API Property Management

Mell Livingston is a psychopath with no education. I would hate for him to give me legal advice or any advice for that matter. His illegal methods are dangerous and on a road to destruction. When I went to check status on a payment I had sent he responded with strange poems. I do not know how he was hired by our HOA but I am fearful. I plan to go to court to protect my rights as a homeowner but fear he will skip town before this can be accomplished. Stay AWAY

I have worked with API as a Board member of two homeowner associations for the past 7 years. The property managers assigned to our complexes have been responsive, informative and professional with every repair issue and circumstance presented to them. Having to place owners in collection at the direction of the Board of Directors and having cars towed and violation letters sent to comply with the association rules, many times results in poor ratings placed on Unilocal unfairly. I would recommend API to any association without reservation.

We have been working with API and Mell for over 4 years and it is always a pleasure to work with them. We have only had positive experiences with them. Great company to work with!

API Management has been a pleasure working with for our condominium units. Staff is very professional and understanding. Very affordable and when it comes down to fixing a problem, it gets done! Mel especially is a pleasure to work with. His legal advise is always on point and although he’s a very busy professional he always manages to respond to messages promptly. Thank you API!

Some individuals are quick at complaining, especially if they do not have it their way. But slow at complementing and thanking those individuals that go out of their way to help others!
There was a big leak, coming from the exterior of the building and it happened to fall on a hot weekend. The answering service contacted the property manager and had him on the phone within 7 minutes. He not only arranged a professional plumber to come take care of the leak but he also came out to inspect the work and my home the next business day. The attention to detail and follow up was very impressive to me. Things have changed for the better since API Property Management took over.

Where should I start with this!!! There business specialties and goal is to «…maintenance professionals to assure each homeowner that a safe, clean, and enjoyable community is maintained.» I wish they would live up to their goals for their business. Sadly this is far from the truth!!! I don’t think these guys don’t have a clue about what they are doing.
A new parking sticker was issue to the homeowner. We didn’t get one and we were not notify of the changes in writing (via mail). I call them to ask for the new sticker, the person (at API) there tell me to call the patrol company to get the new sticker. I called the patrol company and the patrol person told me to call API. When I called API again I told them that they should be the one that be issuing me the sticker since they manage our property not the patrol company. The lady said ok and told me to park my car outside in the street until she gets me the sticker. WTH??? I paid my HOA, you didn’t send me information for the new sticker, I have to contact you for the sticker, and I have to park my new car in the street! That makes no sense!!! After complaining to the lady saying that it is their fault and that I can’t park my new car in the street. She said that she will take care of the issue and I wouldn’t have a problem (of parking my car inside my own complex that I paid my HOA).
And of course she didn’t do it and my car got towed. When I contacted API, Mell said I was rude and that I should not assume things. PRETTY FUNNY GUY!!! What is there to assume when someone tell you «you should not have a problem with the parking and it will be taken care of»!!!
I know for a FACT that this issue will be resolved since API will be paying for my towing fee and lawyer fee.
On another note Mell. We are the one that’s paying for your salary buddy. Also please practice what you preach!!!

«We treat every client with professionalism and respect.» I’m one of their clients and they treat me with nothing but amateurish disdain. One of my tenants had an issue with API and to clear things up I just needed a few quick pieces of information from the building manager. Literally nothing that would take more than 30 seconds to answer. Well, I’ve called and left him 4 messages and sent him 3 emails over the past 9 days and nope he did not respond. I finally get a hold of him after 10 phone calls and he tells me «I can’t release that info over the phone, please send me an email.» Well, I sent you THREE and you responded to ZERO! Unprofessional mickey mouse organization, next HOA meeting I’m asking for a change in building manager.

Wouldn’t even give these people 1 star. Most unprofessional, unethical, disloyal group of individuals that think they are leaders but sadly lead with ignorance… Avoid this management company at all costs, they will bullsh*t you and never deliver on there promises… Our HOA doesn’t even have a reserve study, never have they done an audit, and we are on the brink of being taken over by the state and to top it off our property is deteriorating and losing value because of poor management and leadership skills… Feels like we are dealing with high school drop out employees, isn’t the job of the management company to help the board raise and maintain the value of the property? Wonder if they know this… stay away!!!

They are so lazy. It is hard to believe that anyone would hire them much less tolerate the consistent LACK of attention to everything you request of them. They are the LAST COMPANY to hire.
Save time, money and frustration, use a company that cares about people and not about sitting on their hands doing nothing.
