This review is based on a rental house showing experience with Dawnette Fletcher. Found a listing by Dawnette on a rental listening website. We were interested in the location and what the house could offer. Dawnette picked up the phone herself (didn’t have to go through a receptionist). She was very friendly and set up a showing appointment right away for the next morning. We really liked the house, and she shared with us a lot of local tips and information. Really enjoyed the time spent at this showing. Even though we ended up deciding to go with a smaller house around the area, we still appreciated the time she had spent with us. It is not easy to find a good property manager in the area. We would like to recognize those agents who treat the potential clients well. Dawnette is definitely one of them!

First I am very frustrated with the communication we have received from Chantelle Mitchell at WPMS. I am a home owner in a HOA in Kent. We tried to log in and pay the other half of my HOA dues on Friday April 22 and was redirected into a portal which the HOA knows nothing about. As I began to look at the site that I was directed too, I noticed I have items that needed attention.
Come to find out, WPMS apparently posted notice of concern through this portal (which no one in Stillwater Greens knew about). Not only was there the warning but also it stated on April 22 a 2^nd notice I would be fined $ 50.00. To top it off you also have on there that April 22^nd is also my 3^rd notice and a fine of $ 100.00. This all very upsetting due to the fact that if we had known about an issue we would have corrected it.
We NEVER received any type of communication including a physical letter that should have been mail, an email that could have sent to us directly because WPMS does have every email address and phone numbers of every home owner of the HOA. The only way we found out about this issue was because we tried to pay our dues online. If we had not tried to do that WPMS would have continued to fine us. We corrected the issue as soon as we knew it was a problem which was on April 22^nd.
We have contacted a Real Estate Lawyer and I will not be paying any fines. This property management company is the rudest and most unprofessional real estate service company I have ever dealt with. When called, Chantelle Mitchell has been rude and condensing. She was too lazy to create a letter to introduce herself and her duties to all of the homes in our HOA. As a home owner we hired her (thorough HOA) and she needs to learn how to speak to customers and demonstrate better customer service skills. She is non approachable and has even shut out HOA members when they have tried to show up for HOA meetings. Please avoid this firm and do not waste your time or money with WPMS.

This is the worst property management company I have EVER in life dealt with. I should have known that by Lynn Sutherland’s lack of communication. I closed on my home in July of this year. THE WORST decision I could have made. First let me say communication is not their strong suit. I should have known from the poor communication that this was not where I should have moved and let alone purchased as it is so difficult to sale/​rent your house. I was picked to be on House Hunters and Lynn never responded about having the HOA approve my filming. I missed a great opportunity. I move in and the very first week after NEVER responding to my e-​mails. Lynn viciously rings my doorbell. Does not announce who she is. She later throws her business card at me after I ask does she live here. She takes a picture of the car parked out front and tells me to move it or it will be towed. Well welcome to the neighborhood. I am not sure who voted her property manager but I am going to reach out to her boss for the way in which she treated me. I feel as though I have been discriminated against. Possibly for being a young home owner of color. I have had unneccecary warnings sent to my home by a woman who can’t even send me an e-​mail message back. My mother was loading groceries for me. She had her car windows down and the door open. Clearly she was not parked like that. The HOA rules indicate you can load/​unload. They send me a picture. They also send me a picture of my trash being out. I ask what was the day because my trash is NEVER left out until the next day. I do however have a job and work long hours. I put the trash out sunday night it comes on Mondays. I may not get home until ⁸⁄₉ pm so yes the trash is left until I come home. The HOA rules indicate no longer than a 24 hour period. I feel I have been subject to unnecessary harassment and discrimination. Do not RENT or BUY from Windermere. I purchased in Flower court HOA a community in Kent off of East Hill. I will have a hell of a time selling. Someone is already trying to sale as this is the WORST property and property management team. STAY CLEAR. The HOA president who leads in his discriminatory practices is a white male corrections officer. Stanford Prison experiment shows how those types of individuals can become with power and just add being HOA president to his list of titles and you can only imagine the HELL I have walked into.
My families car was also recently towed from visitor parking without explanation. After talking to my neighbors they all feel the same way.

We own a property that Dawnette Fletcher of WPM/​South has been managing for us for about 5 years. We live outside the United States and feel so comfortable having our property in Dawnette’s hands. She has found us wonderful renters who have paid their rent on time each month and treated our house as if it is their own.
She is right on top of anything that needs repairs with her list of contacts for any contractor needed.
Yes, there is a stiff contract in order to rent through WPM, but as owners we are happy about this. We make the ultimate decision as to who we rent to, WPM does not. If you have nothing to hide, have a job and good credit then renting through Windermere will ensure your rental home will be a home that you can be happy with.
Dawnette has her own staff and we have NEVER had a problem communicating with her at anytime of day or night. Our latest tenant is moving out after 2 years and Dawnette had our condo re-​rented within a week. We could not be happier with her service. We have always had piece of mind with Dawnette and her staff.

If it were possible to give negative stars I would. I’ve rented with several property managers in the past and none of them have came remotely close to the underminding, disrespectful standards and shady business practices of WPM South. One moment they are charging us bogus, unwarranted fees and trying to shack us down with threats of eviction if we question them and the next they are shafting us on our deposit. And God forbid you need to contact them because unless its about money that you owe them they will take their sweet time to respond if they respond at all.
If you are unlucky enough to have to rent from them take before and after pictures of ever inch of the property and document everything. Communicate solely through email and keep every email for the next 2 years like a stenographer so you can call them on anything ridiculous they try to do. But before signing a lease really give thought to living under and over pass because frankly it would be better than dealing with these crooks.

Well, I should have read Unilocal reviews before renting from these folks. Sure, the contract is stiff, but we knew that going into it and we take really good care of our home, so I wasn’t worried.
I guess I should have been. These folks held back 900 of our deposit and used it to improve upon the condition of the property. I am contesting it and will undoubtedly win if we go to small claims court, but I shouldn’t have to deal with this nonsense.
Definitely would not recommend renting a property that these folks manage.

Actually, i don’t want to give them any star. I got really bad experiences from this company. Watch out for the contract! There are some unusual. I’ve rent so many houses and never ever seen thing like that before.
I deal with 2 property managers. Both of them are so unprofessional. I got really bad time with Kim Clifton, she could ignore your call and would never reply your email when the problems were occurred. I would not recommend this company to anybody.

I found a property that I was very interested in seeing to rent. I called both numbers of the two contacts. Finally heard back and she reported she might be able to get into the still occupied apartment that weekend. She said she would call me. Surprise, surprise, I received no call. So I began to call again. I tried the office line over the weekend. The website clearly stated they have a realtor on call on weekends. Unfortunately, the voicemail greeting says you can bypass the greeting and just leave a message. All it did was cycle back to the main greeting with no way to leave a message. I enlisted my friend, also a real estate broker, and finally got an appointment to see it. Then, I get a text saying, thanks for your interest, but we have an application pending. As I’m unfamiliar with renting, I was unsure if we were still going to meet as a contingent renter. I called the office number and they told me no, that it was essentially rented. Thanks for wasting my time, Windermere! While I’m only a renter now, someday I will probably avoid working with your company due to my experience.

My family and I rented a home in West Seattle through Paris Johnson and her team at WPMsouth. Paris and her team were extremely professional to deal with. We placed very few service calls, but the ones we did were answered in a prompt and thorough manner. Most of all, when my family was notified by the homeowners of our need to vacate, Paris and her team jumped in to assist us in finding a new rental. I would recommend Paris and her team.

This is one of the the WORST companies I have ever had the displeasure of working with. Their level of incompetence is unreal.
My first property Manager, Shelly was an absolute waste of time. After 8 months she was unable to find a renter for my Condo. She never responded to emails, phone calls, or my request for an every 2 week update, or even providing me notifications of when they were going to be doing walk throughs of the Condo. She was so useless that I fired her.
My second property manager Charity, since I was giving the company the benefit of the doubt that it was just Shelly who was horrible, but she hasn’t been a whole lot better. She spent about 2 months trying to find a renter before I actually found one for them. Wasn’t it their job to find a renter for me? I mean, that is what I’m paying them for. For the next year, I didn’t hear one thing from Charity except for the monthly checks and the tax form at the end of the year. That’s fine, means nothing is going wrong. Fast forward to July of this year, when I informed her of my intentions to sell.
I switched my renter over to a month to month agreement and had her tell him that I had intentions of selling and I would be giving him a 2 month notice when it was ready for it. I also had them switch bank accounts since I switched banks.
A month later, I spoke with my tenant. It turns out that Charity had never spoken to him at all. Thank you Charity for being a liar! Also as of right now, they have failed to even pay me for the last 2 months of rent. This company is at best full of a bunch of dysfunctional morons. At worst its a bunch of Scam artists. I give my friends this companies name so that they know who NOT to utilize for a property management company.
Oh, and to top it off, Ed Verdi, their manager. He still hasn’t called me back after 2 weeks. It sounds like the incompetence starts from the top down.

I have actually rented through WPM south 3 times. They are professional and Kim is the one I would recommend. She is professional, courteous and will do her best to be available. She is quick I’m response. I give 2 stars when I’d actually love to give none. Kim is the only nice thing out of that place. I had the displeasure of dealing with another lady that not only is totally unprofessional, rude and inconsiderate, she clearly doesn’t abide by any standards. I actually just drafted a complaint to the corporate office. It seems most people at Windermere are at least somewhat helpful, some more than others, but thanks to this lady she ruined the company reputation in my eyes and I wouldn’t recommend wpm south to any of my clients or friends and family, the are rules and laws to abide by, that clearly this lady doesn’t seem to care about. If you must go here, see Kim, she’s the only one that cares and knows her job. I think I might even file a harassment charge against the other lady. Yea, it’s that bad.

I am surprised by the other reviews I have read.
We are currently renting a house we found through WPMS and have had nothing but great service.
We were able to quickly get a showing and the property manager we worked with (Dawnette) was in constant contact with us.
Dawnette’s assistant, Melissa, is fantastic to work with. She always responds to my emails within minutes and has never failed to help me with any concern. She even went out of her way to pick up our rental check (on her personal time) when I realized it would be late.
I would definitely recommend WPMS to anyone and wouldn’t hesitate to use them again!

If I could give no stars I would.
Hired a pm at the Kent branch to find renters for my home. She took the first people who offered her a deposit, lied about the references checking out, and rental history. After the first few months of bills not being paid, rent being late, and reports of numerous lease violations, this pm quit on us when we called her on what was happening. Knowing that we were out of the state and were being put in a horrible position.
Needless to say, we called the broker who never listened to a word we said and never asked to see any of the proof we had of her negligence. Then we contacted Windermere Corporate in Seattle and were told that anyone can buy into the franchise, and it really doesn’t matter whether they practice good business or not.
When all was said and done, the renters caused thousands in damages, not to mention the vandalism they did upon moveout.
This company violated us, our home, our family. Many companies would be grateful for your business… this isn’t one of them. Go elsewhere.

If you are looking to rent a house, I recommend looking elsewhere. Through my expirience at both the buried and kent locations I am not apt to recommend this company.
At the burdien branch office I said I was looking to rent, they sent me to the website to find some properties. So I did, I selected five and indicated I wanted to schedule a viewing. Their site takes your phone and email address, I would assume for contact purposes; however, five days later, no one had contacted me via either method.
So my friend recommended I try the kent office (this office). After spending about an hour getting here, I am again greeted with the «have you gone to our website» question (seriously, both locations have done this… You would think if I’m standing in front of you that perhaps I don’t want to be pushed off to a website).
I think the only reason I got to talk to a person was the fact that I told the lady at the desk that «yes, I have been to your site and I requested to schedule a viewing for five different properties, five days ago, and no one has gotten back to me… So I’m here».
So I get to sit down with someone, we pick out three properties and I get the card for the person who manages all three. Though during the process I get the impression that if you make anything less than three times what the rent is for your gross pay, you’re wasting your time.
The following day I call the lady that is handling the three properties (she is actually the second person I’ve called about properties). She gets back to me the following day and asks me the question the first lady did «why are you calling me?». Well, gee, I don’t know, probably because you manage the properties I’m intersted in.
I explain the properties I want to look at, that there are three of us who will be paying the lease, but that none of use make 3x the rent in gross pay, but we are all pretty close. We pick two. I call her back later to inform her that I cannot make the Sunday viewing but would like to schedule a Saturday viewing if possible, so far, no word back.
From my expirience so far I’ve noted several things
1. If you are renting, look somewhere else. These people seem much more helpful when you want to buy, but you say the word rent, and it’s like your getting shoved off to someone who really doesn’t care.
2. If you make even $ 60 under 3x the rent, your probably wasting your time. As soon as you say this, it’s like you just said, hey pretend to care about me, but really don’t.
3. Hit the site before you go to the office (not that it’s going to be all that useful anyway), it will at least get them to talk to you instead of shoving you out the door.
4. Apparently no one who manages rental properties knows why you are calling them. One wold think that if I’m calling you, and you manage rental properties, I probably want to rent some property you manage.
In the end, it’s kind of shame. My co-​worker swears by Windermere because the person he went through helped him find a good condo. I might have had the same experience if I was not looking to rent.
