Fountain View On The Plaza

This is a great place to live if you are deaf & ready to throw away lots of money. At first this place appealed to us because of how the updated units looked, the grounds, the rest of its amenities. However, after six months of living here I can tell you that unless you’re on the fourth floor and in a corner unit with as few neighbors as possible, do not move here. With a fan & a white noise device, I can hear my neighbor playing fetch with their dog at all hours of the night. When you call the security company they use, you’ll be told, ‘it isn’t their job’ and the noise will continue until you have to threaten legal action and even then, we still don’t know if it will stop. Currently looking to move out ASAP so if anyone needs a second floor unit with the worst neighbors on the planet & management that won’t honor quiet hours, contact this place.

I rented here thinking it was close to KUMC, first of all I was offered an upgraded apartment and was told all the fixtures will be new including the cabinets and carpets for a higher rent.
I was shown a gleaming exhibition apartment and I happily signed on with the higher rent, but come move in date the carpet was old and stained, the cabinets old and coming off at the hinges. No change of carpet and it took 4 weeks to get the cabinets fixed but they happily took the rent.
Next, within 3 months, a big rain storm caused a major leak in the guest room wall, a large section of the wall was damp and dark with MOLD :(
I was told that I had to move to another apartment in the complex. Ok fine, but here is the catch, I was asked to PAY FOR MY OWN MOVE.
I was floored by the sad lack of consideration and poor ethics displayed at fountain view, what could I do but pack up and move out.
Other friends from KUMC have told me of old leaking sprinklers causing damp smell on their carpets with little help from management.
They will take your money but treat you poorly, renters especially KUMC folks beware.

Recently paid a visit to this little slice of heaven. The hospitality is unrivaled and you may even catch a glimpse of local stars! The kitchen island is ideal for drinking games and the subtle aroma of Coors Light makes it feel like you’ve been whisked away to a cabin to the Rockies. Not only are you a stones throw away from the always lovely Country Club Plaza, but also a short walk from the alley that will likely be featured on the 10:00 news. Hope you enjoy your stay as much as I did!

There is a lot to say about this place and more of it falls on the negative than the positive
I’ll start with the apartments themselves. You may get a new updated model or one that hasn’t seen attention since it was built. The tours will make sure that you only see the most update model. If you get a model that isn’t updated, you’ll have to pay to have anything updated before you move out. The walls must be made of paper. Makes you able to hear everything your neighbor is doing, as well as letting the weather — Freezing wall and pipes are a consistent frustration. The HVAC systems are quite poor and requires you to crank the heat/​AC and still have issues cooling/​warming the far rooms.
The property management is appalling. They are truly running the place down and are one of the main reason that I’m giving the pace a poor review. The lackluster apartments are something you can put up with for the location and amenities. However, the property management consistently drops the ball on communication to residents. Here are some examples: «Pool is closed today» for no apparent reason without prior warning. «The gas to the grills will be turned off for the next three days» — when in actuality it will be 2 weeks and the management will never send any information out about the closure. Doesn’t matter if you are planning to BBQ, there is no telling if any of these items work… CONSISTENTLY disappointing all residents all the time. The number of times there were closures because of maintenance with little or no heads up was just ridiculous. Like I mentioned the most frustrating part of living here for 2 year.
The other residents mostly consist of current students and recent grads who really enjoy nightlife. Not terrible, but you’ll notice the large pool parties on the weekends seem more like frat house party than a nice place to hang on a Saturday.
The price you pay for these apartments doesn’t warrant you living here unless you really love the location or if you live in the three bedroom and split everything 3 ways. I would not recommend.

Living here was at times pleasant and most of the time awful. If you live in Unit 1345, make sure Fountainview fixes the ac/​heating duct issues. Master bedroom gets zero airflow. Master bedroom will be the close to the temperature outside regardless of what the thermostat is set at. Also, the TimeWarner cable needs to be re-​wired. We were not able to have Internet for 8 months due to these wiring issues. The fact that my roommate and I complained about this and couldn’t get it repaired caused us to terminate the lease and move out after 9 months. For the cost, my unit was not worth it.
The pros of this place are the location and that it is relatively quiet. However, the HVAC/​Internet issues and unresponsiveness of management made the place a bad value.

Fountain View on the Plaza is a haven for washed up frat boys and former sorority girls who think they are still living their glory days. There is frequent public drunkenness at the pool and on balconies. Residents throw loud and frequent parties.
If you have any need to sleep or get up in the morning for a job, this is the single worst place in Kansas City to live. Staff in the leasing office will do absolutely nothing about it either. You can complain — you can ask for help — but you won’t get any.
Bonus — the dumpsters and trash chutes are always overflowing and the parking is a nightmare so in addition to all the gross people around you, you get a regular view of the garbage and your guest can’t park.
The pool and the gym aren’t nice enough to compensate for the rest of it.

It’s late July, 2012 and if you’re in Kansas City, that means it’s just ridiculously, prohibitively hot. There are two options for your day: 1) stay the hell inside, or 2) get thee to a pool! I always try and go for the latter. Today, a neighbor and I joined a friend a friend at Fountain View Apartments.

First things first, parking as a guest here is easy on the weekends. Note that all of Oak street has no parking signs, but those are only M-​F. In no time flat we’re in the complex and heading to the pool. Here’s where things get a bit odd.
Fountain View used to have a bit of a party problem, with tons of people crashing the pool. I hear it was overcrowded and full of riff-​raff. To combat this, the powers that be went full a bit berserk and have hired somebody who we at first called The Pool Nazi. He has a variety of jobs, but his main purpose is to stand at the entrance of the pool with a list of all residents. Your host has to show his/​her ID at the gate and sign in, with a strict «2 guests per resident» policy. In addition, they have a no cans or bottles policy. No bottles at the pool is just common sense, but no cans? OK whatever dude. But how do we drink our beer? The Pool Nazi has a solution, to which he explained in great detail. We take our coolers to the back of the pool, and set them outside the iron fence. We are to pour the beers into plastic cups THROUGH the fence, and then promptly throw away the cans. A pretty big pain in the ass, if you ask me.
But then The Pool Nazi did something that was a pleasant surprise. He started making rounds amongst the pool guests, offering them frozen popsicles! It was super appreciated, and hilarious seeing everybody at the pool enjoying the treats. Then he came back around and picked up the trash! Pool Nazi isn’t a pool Nazi at all! He’s a nice guy!
Once you get used to all the rules, the pool is fantastic. First of all, it’s VERY large for an apartment community pool, and the water is crystal clear. Fountains flow into the pool, which is certainly a nice, classy touch. In addition, the pool is surrounded by pretty nice cabanas! This pool is swanky! Plus, it seems to attract pretty, umm, attractive swimmers. Anybody with eyeballs will be pleased at this pool.
Extra bonus points for the restroom being right off the pool, and the fantastic grilling stations with outdoor lounge furniture. Nice landscaping too. There’s music playing, at a pretty normal volume. I like this pool quite a bit. Hopefully I’ll be able to get past the doorman again sometime soon!
