Tristan from (Cervone Deegan & Associates) sold my property is 20**. At the time, I was disposing the property due to a loss in the family. Tristan started off stating 6% commission and I was too distraught to negotiate. Moreover, he aggressively low ball the selling cost which was at least 10% below market. After the first 2 weeks no one bid, he asked for me to lower my below asking to an additional 20%. I refused and you know what??? A three weeks later someone bid. Tristan WILL NOT DEFEND YOUR INTEREST! He wants to make a sale and get out off there quick. Slimy man.

I agree with Quinn. I’m not selling or buying but I live in a home that Juan Murray is trying to sell. He’s underhanded and lies to the landlord. I now make sure I get everything in writing when it comes to showings, availability etc. Last week he came in, never said a word, led the buyer through closed the door and never said if this was the last person or not. An hour later, after wasting time on a work day I assumed that he was not coming back. He called my phone over and over again from different numbers while I was in a meeting trying to confirm a showing that I never knew he made. I left work early and as I arrived he told me the potential buyers cancelled. Only problem is that they were standing in front of the house waiting for him! The landlord had to e-​mail him to put him in his place. Trust me, I would never use him to buy or sell.

I worked with Coldwell Banker since I went with a program through work to look at condos in JP. I was assigned Juan Murray, and after reading the other Unilocal review here, I was worried that he might not be a good agent — I’m glad that I got him because he was awesome. Juan is a selling agent for some properties, but he also represents as a buyer’s agent, as he did with me. He was always on time, upfront and honest, and he knows his stuff.
The entire process went smoothly — we looked at quite a few places in the area and once we put in an offer, Juan was great about keeping in contact with me and giving me his opinion. I also spoke with a mortgage broker in the JP office, Christine — she was also great. She wasn’t the main mortgage broker I worked with, but she was so helpful in answering all my questions. Like Juan, she was prompt in emailing me back and available to chat on the phone whenever it was convenient.
I had to write this review after seeing the nasty one that was left. I can’t speak for having Juan as a selling agent, but he was great in my experience. I would definitely deal with Coldwell again in the future.

This review is specifically for Juan Murray, an agent in this office. Do not go anywhere near a transaction involving this guy. He is über-​sleazy and conducts business in an underhanded and deceptive manner. Not to mention he’s completely lazy. All through my dealings with him I wondered why he didn’t want to help make the transaction go through and get his commission. I still don’t know, but I do know that he doesn’t give a shit about you as a buyer OR a seller. All of the nasty stereotypes of realtors– that’s Juan.
I was interested in a property he was selling, and put an offer in which was accepted. It was a short sale, and Juan told me that it had already been approved and was ready to go. Lies. I waited about a month for the short sale to be approved (which screwed up my moving plans), while Juan sent impatient emails to my agent rushing us and and threatening to go with other buyers, when the real problem was on his/​the sellers’ end! After the sale was finally approved by the sellers’ bank, my bank rejected the condo due to a high delinquency rate in the association. Again, this had nothing to do with me and everything to do with the association. But while I was trying to get it approved after the homeowners paid up, Juan pulled the rug out. Sure, the sellers made the final decision to go with this backup offer, but Juan definitely had his hands filthy with this, and gave my agent and I the impression that all was copacetic just one day before dropping the bomb. Not classy.
I have worked with Ellen and Janis at this brokerage and they were both consummate professionals. I am shocked that they would share office space with this classless sleaze.
