Wish I could go negative stars. How do you be such a poorly run company, miss deadlines, make excuses and still stay in business? Ask this company. I am a lender and work with dozens of property management companies. Theses clowns are by far the worst. I actually had to drive to their office and sit in the lobby to get Valerie to do her job. Incompetence at its finest. We requested a condo cert (2 page form) January 29^th. Three weeks and a dozen emails later I had to camp out in the lobby to get it done so my buyers could close. Professional management. Hilarious.

Incompetent company that sends out unlicensed contractors from in house. I had to preliminary lien homes in an HOA they manage and still have not been paid for services that were completed more than 30 days ago. The HOA said there is money in the reserves and they cannot figure out what could possibly taking TPMS so long to cut checks. Cannot wait til the HOA hires another property management company so we can finish our work over there.

If you’re thinking about hiring this company to manage your complex please think again. There’s a reason why they have low ratings. Almost impossible to get a hold of and my escrow company even states they’re a pretty bad management company.

I wish I could give Tritz zero stars. They are a property owner’s worst nightmare.
My story started 2 years ago, when I asked Tritz (as my HOA service provider) to schedule a termite inspection due to the very visible dry rot damage on the fence.
It took a year to get a response from David Tritz., the owner: «I apologize for the issues you have been experiencing. I will make sure this is addressed.». That was July 29, 2014.
In April 2015, after numerous phone calls and email messages, including photos of dense termite droppings in various places in the house, the inspection finally occurred and found multiple places where the wood had to be replaced and treatment had to be done.
In May 2015, Tritz told me that they need another inspection in order to get treatment scheduled. The same pest control company came out and confirmed their findings.
Many more phone calls and email messages later, On July 24, 2015, I sent them a link to the article on how 6 people died in Berkeley, CA, because of dry rot damage to the apartment building and suggested Tritz to weigh their liability if something goes wrong at my house. I got a phone call from Tritz office that the order was placed and treatment would be scheduled. Naively, I even believed them!
Today, August 8, 2015 — after my yet another reminder, I got an email from them that David Tritz signed the order. Should I believe them yet again?
I will keep the public informed on my story with Tritz. I can share the entire chain of email messages going back at least a year, when I realized that I needed to document my interactions with Tritz for the potential court hearings and started following up with email messages after phone calls.
Undeterred, Tritz continues with their policy (written or unwritten) to do nothing for the owners and HOA that they are charging good money every month. I believe that this neglect of customers comes from David Tritz personally. His employees seem to be more or less OK. But he is never in the office and obviously does not sign paperwork for weeks in a row. I have owned my house for 17 years, with Tritz servicing our HOA for about 10 years. Until about 5 years ago, service was more or less satisfactory. It rapidly deteriorated in the past 5 years.

Staff is not helpful. Left 4 messages, not one call back. Emailed a service request and nothing. They service is very poor and they will not care to help you or your tenants. They will make you use their specific service companies because they have «special» relationships with them. Probably cousins or something. Ask you can see by the ratings here, this company is very poor and most will agree they dont care to help and will deflect you until you are forced to fix the problem on your own.

I am not sure how anyone can give them any stars.
I have unfortunately had a few different reasons to interact with this company and not a single one has been good.
If you try to contact them you can expect to never hear back from them. Some of them will know enough not to send a read receipt but occasionally you will get a read receipt just don’t expect them to call/​email you back.
To property managers and boards:
My wife was attacked by our neighbors dog which sent her to ER via ambulance. We left numerous emails and voice mails for «Rob» and never so much as an email/​phone call. To see what could be done. The only time he replied back was once we got a lawyer involved and specifically listed TRITZ and the Homeowner. So property owners if you want someone who will never reply to your tenants/​homeowners Instead of working with someone so you get sued Rob’s your man.
To others unfortunate enough to be under TPMS control.
We wanted to refinance which required an HR certificate. This should be a fairly simple request. We were told we had to pay and extra for a 3 day turn around. We have the copy of the check being sent on the 17^th, received and stamped on the 20^th for deposit and funds being processed on the 22^nd. However we did not receive the cert till the 27^th almost costing us our refi. We finally got an update from Rob and he said unless we can prove they got the paper with the check we were out of luck since there 27 year employee never made a mistake. So cashed check sent via fed Ed not good enough. Since apparently there are some crazed delivery people who steel documents from an envelope but leave the check. Because as he said we get checks every day with nothing else with it (they are that awesome that people send them money for the hell of it).
Then as an added topper, we needed a few static documents, which should have just been able to download. We requested these documents and after numerous calls and emails we had to physically go to get the documents only to be yelled at, blackmailed to pay $ 300 for some standard papers. The only reason we got the documents at all was to leave with them in our hands they could not send electronically. When called back to ask about one of them they lied to us saying the person was not there. robs answer «we run a professional business so I ensure the documents so 300 is reasonable.
I don’t know about other property management companies but I can think they could be any worse at Management.

They don’t even deserve 1 star. This «company» is a joke. Customer service is non-​existent. The employees and «managers» are flat out rude and lack any sort of professionalism. They make excuses as to why they are incompetent and say they «are busy,» or «doing there best». It will be a good day when this sad excuse of a company goes out of business.

I sold my property in December (Condo) and am STILL getting (as of end of March) monthly bills to pay for HOA despite the property closing sale in early Dec. I called 4 times and no one answers during business hours. Left messages and no return. I had to google to find a place to email. No way to contact anyone there. I have never experience anything like this in customer service. Seriously, monthly HOA bills for a property that I haven’t owned for 4 months now and someone else bought and lives in. These people can’t get their act together.

I had to deal with this company again. Unfortunately as a condo owner I have this company. I have requested a building application via email. Never heard back. I had to call. The lady who answered my call was uncertain of my request and sounded put out. I’m going to my board members and suggest a new property management. Rob never takes the time to return calls. Shame on this company. Zero zero stars!

This company needs to be put out of business. I sold a condo in a property that they manage. The fence was illegally modified by the previous owner of the condo. They are now assessing us for the fence that we never touched. They are a rip off and full of shit. I provided photos to rob and we still have to pay the assessment. Assholes! !!

I recently purchased a condo that is managed by this company and I have to say that all of my experiences so far have been absolutely terrible.
I had an issue with someone parking in my assigned space and, although I had asked the person responsible not to park there (four notes and twice in person) I was unable to resolve the matter. I contacted Tritz and they were completely unhelpful. At first, they advised to me to just have the car towed. This was problematic in that I didn’t want to be liable for a car that was illegally parked and, after eventually calling four towing companies, I could not locate one that wanted to accept responsibility for towing it.
Out of the 10+ e-​mails that I sent to Rob attempting to solicit advisement and providing detailed information about the car and where the offending residents lived, I received exactly two replies, none of them containing any sort of apology or useful information. I should also mention that I brought up this issue on the 26^th of June and it took until July 22^nd to get any kind of real response and I had already resolved the issue myself at that point.
In short, they are not customer service oriented in the slightest, they are incredibly slow with any kind of reply or communication (I would say to the point of incompetence) and the few times that I called them, the phone was either unanswered or I spoke with a woman that was so rude that she in no way belonged on the business end of a telephone.
I will say that I spoke with a young lady named Dana twice and she was the only helpful person I encountered (she pointed me to Rob, who is apparently in charge of communication for my complex).
I honestly hope that I never have to interact with them again.

Poor customer service, unresponsive, difficult to deal with.
A recent plumbing issue with a property we own under their management really illustrated the character of the business. Truly disappointing, lobbying the board of directors to find a replacement.

I live in a community where Tritz Property Managment is the property manager. We had gone through numerous other companies before Tritz. I’m very happy with them– they are responsive to our requests, are very professional and friendly.

Useless. Ignores home owners. Everyone here hates him. Lazy bum never does anything to help. Ignores graffiti and gang problems. Closed pool during three major holidays.

I had a problem with my plumbing due to my neighbors being blocked up. I called the association and spoke with Rob Tritz. They handled the problem promptly and with no hassles. Its nice to know that the management is efficient.
Thank Tritz management.

Stay away from Tritz. They are unprofessional, they lie, and most important their negligence can be a liability for any landlord that would hire them. The building I reside in is filthy. The common areas are duty to a point that are a health hazard. The parking garage has various problems that need to be reported to the housing board; which I am in the process of doing.
Here is my personal experience with this company. I am a tenant in a gated community managed by Tritz. I reported a termite problem on 9÷30÷11. A termite inspector was sent, I called Tritz this very same day to find out when they were going to take care of the problem, next steps, etc. Rob, the owner, told me that it would take around 3-​business day for the exterminator to send the report.
11 days later, no call, no service, and plenty of termites. I called Tritz yesterday 10÷10÷11. Rob informed me that they were not going to take care of the termite problem because it was not covered by the HOA and that it was the owner’s responsibility. I asked Rob why he had not informed the owner or myself? I have a problem and as a management company they have a responsibility. I also asked the basis for the determination that it was the owner’s responsibility without inspecting the roof/​building, the inspector only checked my condo and left.
Rob said that he wasn’t the expert and for me to call the exterminators and gave me their number. so I called the exterminator they said that they had submitted the report and the decision of who was responsible to pay was up to the management and HOA.
I passed on the information to the homeowner. Today, 10÷11÷10, the homeowner informed me that when he called Tritz they said that they had just received the inspector’s report today, and that they would take care of the problem ??? What was all that about? SO all the stuff they said yesterday? And it took almost two weeks to get the report? I have phone records of my calls to them and the exterminator,
Anyway, to anyone looking for property management, stay away from these people. They are negligent, unprofessional, liars, oh and check their references and court records, they have been sued a couple of times.
