I worked with Christina in finding a place to rent and she was fantastic. Knew her stuff, gave me good recommendations, and just made the experience of the new renting process much easier. I haven’t moved in yet, but I just hope the residential services people are as friendly and helpful as she was. Thanks Christina!

I have lived at Palmeras for about a year. I do agree with past comments that the property has somewhat gone down in cleanliness outside (spiders, webs, etc). However, when it comes to dog poop, I blame the owners. If there aren’t any bags, why not go home and get some? Better yet, why not have a backup bag? Time and time again, I see dog owners on their phone and not paying attention to their dogs. Granted, there were times when no bags were available. Personally when this happens, I go home, get a bag/​paper towel/​toilet paper/​other, go back out and pick up the poop. IT IS NOT A BIG DEAL. I, a dog owner, am responsible for my OWN dog. There is no reason dog poop should be anywhere outside on the property.
As for the mail box area, I see junk mail EVERYWHERE. Instead of walking a couple of feet to the large dumpster, everyone leaves their junk mail on a tiny trash can between the walls.
And finally, the dumpster area. I cannot understand why people cannot OPEN THE LID of the dumpster to put their trash in. The dumpster with the lid already open is grossly full, but when I open the dumpster next to it, it is completely empty. Often I see the maintenance guy cleaning the dumpster area and I really do feel sorry. Why can’t people be responsible for their own trash/​things?
Honestly, there is so much maintenance can do.

I have lived here for seven years and I’m completely frustrated with Irvine company on the changes they have made. It seems they are more concerned about selling stonegate then they are with Palmeras. I can’t even go to my own leasing office to do anything I have to go to another property and when I did they were closed.
I absolutely love the maintenance guys they are so helpful but it seems they are short staffed for such a large community. The grounds look like crap. The stairwells haven’t been cleaned for months now. I have spider webs all around. It’s completely disgusting. Dog poop is always left behind since the owners are lazy or the fact that there are not any trash disposal containers all along the grounds. The dogs don’t just stay in the designated areas they walk with their owners. So it’s just pure ignorance on Irvine company not to place more trash containers
For the price we pay each month for rent it’s ridiculous that they can’t hire more people to keep the grounds clean.
I’m definately not going to be renewing my lease when it’s comes to that time if this place remains to look like shit

I lived at Mirasol and hated it because parking was horrible and the staff that worked there were rude and inconsiderate. My husband and I moved to Palmeras 2 years ago and at first the maintenance and appearance was awesome. Right after we renewed our lease in January the community went down the drain. Palmeras merged with Mirasol just to our luck so now if you want to go to the office for anything you have to go to Mirasol. The maintenance is horrible. There are spiders everywhere including in the stairwells that you walk by to your apt. There are rats and bugs all over because dog feces is everywhere not picked up. There’s vomit on the ground for 2 weeks. The place is not maintained. It’s disgusting. Don’t move here!!!

My boyfriend and I had the pleasure of working with Sima Sarraf to find an apartment here. She is the BEST! Sima is so personable, professional, and organized. She listened to our wants and needs to find us several options within our criteria. We took at least four different tours with her, and she always made time for our visits, even with short notice. She was proactive by checking in with us to make sure our needs were being met. If you schedule a tour here, definitely ask for Sima. She truly made our experience as friendly and easy as possible :)

Beautiful place to live with nice maintenance. Met a lot of friendly neighbors, and also a lot of neighbors we never saw. Great proximity to grocery store and other shops.
The washing machine and dish washers are not very good.
BEWARE:
If you own a DOG– expect to pay for a full carpet replacement. I have not heard of anyone with a dog who did not have to get their carpet replaced.
Also know that there is a $ 100+ cleaning fee that comes out of your deposit, as well as $ 75+ for paint.
All in all, DO NOT expect to get your deposit back. My friend who moved out had the same experience. It does not matter what condition you leave the apartment.

I lived here for 2yrs from Nov 2012 – 2014. I enjoyed my time here. The pricing was lower than the surrounding Irvine Co. apts, location was walking distance to the Woodbury shopping ctr across the street, & conveniently right across from the 133 toll rd entrance. We had a nice quiet one-​bedrm w/​wood floors in the very back which was surrounded by greenery & trees in the bkyd, so it felt very natural. There are 2 nice pools, gated community (probably unnecessary). If you live on the right side (direction when entering through the front gate) there is always parking, which is a hot commodity for Irvinites. You can’t control which neighbors you get, its always the luck of the draw. I had really loud neighbors who had their kids constantly playing outside our front door for the first year til they moved & gave us some peace & quiet. I did have some move-​out issues (ie. questionable charges), but Christie H. was very professional & understanding & helped me out throughout the process, which I was very thankful for. All in all, I had a wonderful experience in this community.

I’ve been reading some of the 1 star reviews and I don’t understand the hate. I’ve been here since September 2014 and by and large it has been one of the best communities I’ve lived in. I can’t hear my neighbors (one of whom has a small yappy dog — I know because I see it outside all the time), and living on the second floor the only thing I can hear is the garages beneath me being opened/​closed, or my upstairs neighbor walking/​stomping.
There’s plenty of parking. We all have our own garages. The grounds are very well maintained. Yes, there are some small children who scream, but what exactly are they supposed to do about that? There are families living here. Again, not something that has bothered me, my wife or my child.
I would rent here for as long as I need to. Irvine Company has definitely created a nice community here to live.

This is a pet friendly community. That being said, a lot of dog owners don’t bother to pick up after their dogs messy poo. Dog poo is everywhere on the grass. You better bring a bright flashlight if you want to walk at night just to avoid stepping on the mess. I raised the concern to management several times but they don’t care and all they can do is send reminders to dog owners. If you’re looking for a clean place to live, look elsewhere.

They should just rename the place dog poop central. You cannot walk ten feet without stepping in some mess left by an inconsiderate neighbor. Supposedly the landscaping company cleans it up every day — this is an out right lie. There are areas that are more poop than mulch. It is the most disgusting environment in Orange County.
If you can tolerate the poop everywhere, you can then be tested by the trash strewn throughout the community. Mailbox areas are littered EVERY DAY with junk mail that residents throw on the ground. And maintenance/​management will literally walk right past it, multiple times, without doing a thing about the mess. Every day, every mailbox area.
The dumpster area is just a suggestion for some residents. They throw their trash NEAR the dumpster. And there it sits, for days waiting for the trucks to get it. Maintenance is lazy, management is blind. Nobody gives a damn about the condition of this place.
The appliances are cheap and need repaid constantly. The noise level is extreme, with constantly barking dogs, screaming children and loud music through the day and well into the night.
The great thing about this place — you don’t have to buy your own pot. You can get a serious contact buzz from the smoke wafting through the complex in multiple locations.
I few years ago this place was nice. Change in personnel on both maintenance and management, and it went from 5 stars to one. I’d give it a zero if I had that choice.
Don’t be fooled by the pretty trees and smiling leasing agents. This place stinks of dog poop and pot.

Our leasing consultant, Marwa, was a huge help in finding this great property for my daughter and her son ! This apartment complex has it all from being newer construction with granite counter tops, gate guarded, great pools and a super workout facility! Marwa, even found us the perfect apartment that had more square footage for a one bedroom at 721 square feet! The complex is conveniently located across the street from a huge shopping center with markets, restaurants and a home depot! This was the first complex that we looked at and we did not need to look any farther! We highly recommend Palmeras!

I typically do not write reviews outside of restaurant establishments; however, due to the immense amount of frustration and the poor management here I have decided to let it be known to all how terrible it is living here.
My husband and I have been living here since June 2014, and I cannot wait to move out of this hell hole. I honestly cannot describe it as anything other than a complete hell hole, and I find it appalling that their freaking slogan is «love where you live». What is there to love?
Oh wait, should I love the fact that the alleyway that lines all of the windows to my apartment is constantly filled with every single unruly child between the ages of 3 – 13 that do nothing besides scream at the top of their lungs and smash soccer balls into the garage doors as loud as they can with zero parental supervision? Is that what I should love? The fact that I cannot open a single window half the time because this would just allow for the terrible echo between the 2 buildings that they’re screaming between to flood through my apartment.
It doesn’t end there unfortunately. The people in this community are by FAR the most inconsiderate, self absorbed human beings I have ever neighbored with in my existence. I literally cannot go anywhere in my apartment without being bothered by some obnoxiously loud noises by my surrounding neighbors. I am on the top floor, and the person below my living room listens to music with their bass all the way up until 4AM every single day. I cannot stand to be in my living room later than 9PM without my whole floor shaking. Silly me to think though that I can go to my own bedroom for quiet relief. The person who shares a wall with my bedroom slams their dresser drawers all night as well as their bedroom door. They do it at all random hours of the night between 10PM and 5AM, and then once again from about 7AM to 11AM. It is absolutely amazing to me that people do not either realize or care that they are being THAT loud. What is it that you could possibly be doing all hours of the night and morning that require continuous slamming of drawers and doors?!
To continue on living up to the statement «love where you live,» I feel like I have entered the 70’s with this sliding glass door crap in every freaking bathroom. Like seriously people, who thought it was a grand idea to install these things? They are tacky looking, it is impossible to bend in the tub to clean because you are bending over raiser metal, and most of all its unsafe! I recently fell onto the metal part of the sliding glass door which now has resulted in medical visits because of an injured knee. This wouldn’t have happened if my leg just hit the actual soft part of the tub. I don’t understand how elderly people safely climb in and out of these tubs, nor how it is comfortable to bathe your child in a tub where it hurts to bend over the metal part of the glass door.
To top off my ongoing neighbor issues that management has clearly done nothing about, and now my bum knee issue because of an unsafe bathtub, let’s discuss the fact that its been 3 FREAKING MONTHS and my stove that is having igniting issues still hasn’t been fixed!!! I have had 4 people from the facilities team come and look at it, and 3 out of 4 of them had come not knowing what was going on thinking they were the first to tend to this service call. Are you kidding me??? Lack of communication at its finest. The part for my stove was finally ordered in early July and apparently it is on back order??? So for 2 months now this part has been on back order and you neglect to call me to even discuss the progress or updates on this part potentially being delivered to you to finally install in my apartment. Seriously at this point it is UNACCEPTABLE and you should just send someone to Home Depot to get the damn part and fix the stove!
Please, someone remind me WHY I am paying $ 2000+ a month to live somewhere I am completely unhappy, where there is no peace and quiet ever, and where management doesn’t give a crap if their residents are taken care of properly or not? This place is highway robbery and I dont understand how they even meet their monthly rental quotas. I would never in my life sign a lease here unless you enjoy being cheated, and like loud noises all hours of the day.
There is much more that I could mention regarding cleanliness, theft, and other nonsense, but I will leave it at this.
I will not be resigning a lease agreement, needless to say. I hope any future renters beware of the crap that goes on here. You are spending your hard earned dollars so make sure you know the ins and outs of this place before you go putting your money into something where you’re not getting anything out of it. I would give this place negative stars if I could. Good luck folks.

There are so many huge dogs here barking so loudly all the time. The club room is closed and locked. If you want to go in you have to go to the office and ask for a key. not much activity like yoga or anyrhing fun like other apartments offer.

I love these apartments. I chose to live here due to its close proximity to my work and the layout of their one bedrooms. The pools are great and I appreciate the 24 hour business center. The only issue I had was with their referral bonus process. When touring the apartments I told my leasing agent that I knew multiple people who lived in the complex. They never asked me for a particular name which is what you have to tell them on your initial visit. When I brought up the matter after deciding that I would move in, they gave me a slew of excuses as to why they would not honor the bonus. I thought it was shady and ridiculous. I am going to be giving you guys thousands of dollars to live here and you are making a big deal about $ 400? I let it go and didn’t want to argue but it was still annoying. Other than that I am very pleased with my time so far at Palmeras.

I have lived here since 2009 and I’m obviously quite happy here or I would have moved by now. As with living anywhere, there are positives and negatives. I love the location here. I used to participate in boot camp when they had classes here and I have done a wine tasting event too. I hope to eventually buy a house, but until then I guess I will be here… that is until the rent gets too high! Food trucks come frequently too… yum!

Recently viewed this complex and was extremely happy with the amenities, layout of the apartments and overall property. After touring several IAC locations, I think this just may be the one for us. Everyone we spoke with was extremely helpful and went out of their way to answer our questions, especially Myra!

I’ve lived at Palmeras for almost a year now. My lease is up for renewal in December. If I don’t purchase a new home in Woodbury (expensive!), then I will definitely stay and renew for another year (or more).
The staff here is friendly and answer my dumb questions. I had a problem with stomping coming from my upstairs neighbor, and they were able to speak with her and ask that she maybe remove her clicking high-​heels. I like the odd little things like dog treats in the office, LED lights in the pool and all the dog bags that I can use (and I do use a lot). More resident events with free wine would be a nice touch.
All-​in-​all, Palmeras is a well-​maintained community, decent neighbors in an area close to the Irvine Spectrum Center.

I love it here! I have lived here for almost a year and I just renewed my lease for another year. I hadn’t lived in an apartment for over 10 years so I wasn’t looking forward to it. I took me a month of searching and tours of at least 10 other communities by other property management companies and I was literally in tears. The rental carpets and the ugly, outdated kitchens were too much to handle for me. Also, having 2 big dogs, I didn’t want to deal with the cheap rental carpets that stain easy. I have always had Travertine so I never worried about the dogs. The weight of my dogs was also an issue at most places. So with all that to consider, I knew if I wanted something that fit my standards, I would have to go with an IAC community. I am very familiar with The Irvine Company and their high standards across the board but I was still surprised at how nice these apartments are the floorplan in the M unit, which I ended up getting. I love the granite counters and pergo floors. What I was impressed with the most was the floorplan. I love the open floorplan and the homey feel of having a big, unattached center island rather than a typical apartment kitchen. The inside of the apartment is more soundproof than the big house I lived in before. The TV can be loud in the living room and I can’t hear it in the master bedroom with the door closed. I also can’t hear anything from the neighbors on either side of me. Also, when the windows are closed, it closes off virtually all of the outside noise. The outside impressed me just as much. I love all the amenities, cleanliness and beautiful landscaping, especially the Olive trees on both sides of the main road and throughout the community. The staff is very friendly, courteous and helpful. I’ve had a pleasant experiance from maintenance up to the community manager. There has recently been a mass turnover due to all the new communities, but the new staff is just as wonderful as the previous staff.
Having said all of that, nothing is every perfect so here is the downside. I don’t like the white applicances, being that I’m used to stainless steel, but I quickly got over it. The bathrooms in the M have very little storage space and virtually no counter space. however, there is room in both bathrooms for shelves. The other drawback to my unit is the lack of windows and no balcony. Being that its the biggest unit, I don’t understand why the 3 things I mentioned are even an issue. The other problem is the sound from upstairs. I purposely got the unit above the garage so I wouldn’t bother the person below me if my dogs are playing around but I didn’t take into consideration that I would be dealing with loud people above. So if you are not a heavy walker yourself, I would highly recommend the 3^rd floor. However, the leasing office and courtesy patrol are very responsive to dealing with this issue and with most people, being notified by one or both, they usually stop. I just got unlucky and have the most annoying family in the community living above me.
Having said all that, the positives far outweigh the negatives. You will never have a perfect situation when you live in such close quarters with other people. I have had worse neighbor issues living in a house with a big yard and plenty of separation. Someone also mentioned the price being high. I belive you get what you pay for. The extra couple hundred dollars I pay here is a small price to pay for what I get back in quailty, location, amenities. My friend who lives in a big house was so impressed she said she would rather live here after I gave her the tour. It really has a resort type feel. I can safely say that apartment living is not the nightmare I thought it would be and it all has to do with Palmeras and the standards of The Irvine Company. If you are thinking about living here, I say go for it. Just ask the right questions when picking the location of your apartment. If quiet and privacy is an issue, ask if there are children living above or below you or to show you an apartment where there is the least amount of children around. My side only has one family with young kids but I have seen certain sections with a lot. I hope my big long review helped. Good luck!!!

I LOVE living at Palmeras. The apartments are clean and still very new. The rent is not cheap, but what do you expect for Irvine Company. As far as I’m concerned you get what you pay for. My apartment is on the outskirt of the complex, so it’s nice and quite. I never have to deal with loud parties on weekend (except for Super Bowl) and the kids are all pretty quiet. The only annoyances are from the street, people squealing their tires and construction truck driving by. That’s on the outskirts of the complex, nothing Palmeras can do about it.
I have always found the front office staff friendly and helpful. I don’t have a lot of maintenance issues and any that I have had were fixed within 24 hours. I like that they do garage inspections, it helps make sure that parking doesn’t get too crazy because people use their garages as storage.
Love the amenities, was able to cancel my gym membership, the pools are amazing and when my printer broke it was nice to go use the printer in the business center. Also love the free wrapping paper at Christmas!
Would definitely recommend to a friend!
