Just lost 2 stars as they are overcharging on move-out expenses and with no further notice deduct it from the deposit although on the move out walk through it wasn’t brought to our attention. Not what we’re expected!

I have been living here since last year. My maintenance requests are always done and completed on the same day (depending on the request). Even last minute on Saturday! Beto is really awesome, nice, and honest. Management is just as helpful and Debra has been a great person to connect with no matter how big or little an issue I am having. She is a problem solver. My children love living here too since it is right next to a gigantic park.

The maintainance team guy Beto is always nice, helpful, and reliable. He solves problems efficiently, or, if the problem cannot solve instantly, he will come back later to fix it up. The office ladies are kind and welcoming too. However i did once encountered a problem with rent payment when they changed the system. I paid it online with a confirmation email saying it was successful. However it took several days for them to figure there was some problem and I needed to go to the bank and paid with a cashier check, which caused me extra trouble and money. It was not a pleasant experience. Other than that, the daily maintainance of the community is good.

6 months so far in that place and it’s been very nice.
I’ve been in 4 different condos in Irvine before, and it’s by far the most quiet and conveniently located located of them all. I’ts walking distance to lots of key businesses like Movie theater, supermarket, B&N, coffee shops and more, nestled in between two lakes and a great park.
It’s far from any road so there’s not a single noise at night.
People from the Office are very diligent and courteous too, always checking that everything’s Ok.
Woks/repairs gets addressed in less than half a day too and the guys live on site, so they do take good care of the place.
The pool and common areas are always pristine and daily maintained.
Worth noting that it’s a very small condo in Irvine, so there’s a nice community feel to it and people from the management Office manage this place like their own.
I will agree with an another review that the outside doesn’t look very flattering, mainly because of the paint color which looks outdated already and not clean even if fairly recent.
Definitely worth the move and the rent price.

My lease is expiring soon. This has been the worst experience in a living situation I have ever had. I have been nickel and dimed for the entirety of my lease. There are innumerable problems with the online payment system, and I have been charged late fees as a result of their incompetence. The ladies in the office are nice, but completely incapable of performing any essential task. It took them 9 days to let me know that somehow my rent was short $ 2.00, resulting in a late fee of $ 25.00. This place has been a living hell, and I will never move into another Irvine Company community again. I would give zero stars if it were possible.

dont move here!!! i sign a year lease and was in hell!!! i had a crazy, crack head hooker, and her drug dealing boyfriends above me. told the office many times and they did nothing. after a year in that shit whole we moved to find our names in collections these lazy women in the office did not send or call to let us know and to add on to the fine was the cost to repaint (witch they told us was free after the first year and the carpets cleaned to) 860 they said to replace the carpets, 120 for past due rent witch is bullshit!!!
save yourself the stress and money and runnnnn!!! from this place!!!
