Slum-​Lords that steal money and rent out homes that need to be condemned. Ours had asbestos and black mold and led based paint! Do not rent from these people! They are so backwards and will sue you for everything and anything they can get their filthy paws on. Paul is a scam artist and a thief!!!

I rented at Woodlawn near Foutain Square. It’s a shabby place, has bed bugs, and no water pressure. The washer and dryer were always broken. Their furnace broke down in the middle of the winter and wasn’t repaired for several days.
Pricey and small, no maintenance, and impolite management staff.

After loosing several renters and being hammered by the Public Health Department, we replaced our previous property management company with Paul Rees and Dawn Til Dusk. My only regret is that we didn’t find Paul sooner. Paul is a man you can trust. He is a man of his word, and for the first time in over a year, I am breathing easy about my rental properties.
When you enter into a property management agreement with Paul, you enter into a true partnership. He is the only property manager (we have 39 properties in 4 states) I’ve encountered who takes a personal interest in meeting our needs. Great communicator, great manager. I can’t say enough good things about him.
UPDATE:
A year has passed since hiring Dawn Til Dusk. I was hopeful. Paul talked a good talk, but over promised and under delivered. Sloppy bookkeeping, mistakes on billing, failure to track rents/​deposits, placing unqualified tenants in our homes … we are frustrated and moving on.
Dawn till Dusk placed tenants that stopped paying rent after the first month and did so much damage, complete rehabs were required. He failed to collect the deposits on these tenants as well.
We had to do a full audit on his bookkeeping. It probably took 100 man-​hours to complete and we found numerous errors, double billings, billings for work not completed, and other issues. The bookkeeping isn’t even consistent month to month, causing more frustration in trying to figure out what in the heck was going on with our money.
We were charged three times the actual cost of repairs to the houses. We ended up doing our rehabs ourselves and saved the overcharges. We were told that when Dawn till Dusk does a repair, we never hear about it again. That is only true if you are not around to hear it. We visited many of our homes and had our tenants complain about the sloppy repairs that were done by Dawn till Dusk.
Dawn till Dusk took tenants to court for damages and back rent. Dawn till Dusk prevailed in the cases, but the awards were placed in Dawn till Dusk’s name. We had no way to track how much the tenants paid on these awards and never received any of the money until I accidentally stumbled across an amount that was paid to them. Then we received the funds. However, I have no way of knowing how much other money was collected and not received.
