The principal owners of the company are licensed real estate brokers and have over 25 years of direct real estate and property management experience. Mike is UCLA graduate and a licensed California real estate broker with over 25 years of direct real estate experience. He began his career managing a large portfolio of apartment buildings for a regional family investment trust. He is well versed in all aspects of property management including marketing, tenant screening and evaluations, lease and contract negotiations, maintenance and construction oversight, budgeting and accounting, reserve planning and asset valuation. Mike works personally with every property owner and is available 24⁄7 to address any questions or concerns. In addition to Monticello Property Management, he advises Easter Seals Southern California Disability Services regarding their 70+ unit portfolio of leased and owned real estate assets.

I submitted an application to lease a condo through this company, which I did not get. The reason I’m writing this review is that I am so impressed with the responsiveness (Gillian kept me updated at all times and responded quickly) and integrity of this company. They look at one applicant at a time and don’t run everyone’s credit to make money. They refunded my application fee. When I own property again, I will use this company to manage my rentals.

Having Monticello Property management manage your property will restore your faith in humanity. Seriously, Mike and his team are true no nonsense professionals and get the job done right. I have an apartment building in Long Beach and before Monticello PM, I wanted to sell it– there were so many problems. From day ONE, Mike and his team have managed this property like pros and have taken care of business.
They have overseen some very complex renovations with ease and even got rid of a very hostile laundry leasing company that seemed destined to be squatting on my property forever.
For the first time, I am seeing a positive return on my investment and the peace of mind that comes from knowing I have capable property management to oversee it. Thank you!

I have been working with Monticello and Mike for over two years now. He helps manage my property in Huntington Beach and the tenants there. From the beginning of the process, he was very good with the tenant screening process, advertising the property, and making suggestions on how to make it more appealing. He found two very good tenants in about 30 days and they have been great since. I literally have not had one issue since they have moved in! Very pleased and would highly recommend.

My father had a home. I was moving out of state so no one would be left in the house. We decided to rent the house out and provide my father a steady retirement income.
I was referred to Mike at Monticello Property when I was looking for a property manager. Mike was to the point, quick to act, and responsible. After a quick walkthrough, he pointed out some essential fixes and had his guys come in and finished the job in half a day. The speed, responsiveness, and quality of service was exactly what I was looking for!
Now I’m getting monthly financial reports that clearly states all the fees, payments, and repair costs, and Monticello Property is taking care of the rest!

I have been using Mike Flory at Monticello Property Management to manage my rental property in Costa Mesa for the past 2 years. I had a very bad experience with my previous property manager and interviewed about 5 others before selecting Mike. I chose him because he is an effective communicator, my bs meter didn’t go off with him, and he was more experienced and knowledgeable than others I interviewed. So far he has found 2 great tenants for my condo and I hope to use him for many more.

After interviewing several property management companies, we chose Mike at Monticello Property Management to manage our rental property. From our initial meeting, Mike was always prompt, honest and efficient — no nonsense. He worked extremely hard to find the most qualified tenants, and his efforts certainly paid off. I recently transferred my job and needed to rent out my OC condo. A family friend recommended Mike Flory and his company. I was very nervous about the whole process but didn’t want the hassle of being a «landlord». I met with Mike and he was extremely patient with all my questions (I had a lot!). He made me feel comfortable and did all the research to find the right tenant and rent. He is responsive and I love the automated statements. I am very happy with what they promised and delivered!

Extremely unprofessional!!! There is a woman that you will have to work with upon deciding to go through this agency and she is the MOST condescending, ill mannered woman I have EVER had to speak to. We were driving from L.A. to get there for an appointment 10am and we gave them a call just to make certain everything was on track and after being on hold for quite some time was told that she would have to get Carrie to call us back. Thank goodness we called because when Carrie did return our call, she told us the appointment had been cancelled and she was getting around to calling us with the news! If you absolutely have to use this company to find a home you want, get ready to be treated like slime.

I needed some help with renting out my home, therefore I went on Unilocal to looking for some property management companies. I found Monticello on Unilocal and read their great reviews. I decided to give them a call and get some details about how they could help. I worked with Mike and he spent a great deal of time explaining to me the whole entire process. I didn’t look at any other companies and decided to go with Monticello because of the great communication with Mike.

We rented a property through Monticello properties 6 months ago. Mike Flory, the principal, is absolutely amazing! He is super professional and still incredibly personable. He has taken extra care to detail in the preparation of the property, answered every question we have had, and worked with us every step of the process. Any time there was a question or a need in the house he respond right away and got someone out to fix it. Great response time. I would recommend him to friends, family and anyone looking for a rental property. His staff is also very helpful, but most of our contacts as through him personally. Honest and true to his word, I recommend him as a business professional and commend him as a person.

I was interested in an apartment nearby in Westminster. I called to schedule to view the apartment. The woman asked me some questions. She told me that she was going to see if a tenant would show me the apartment. That was the first red flag for me. It has been nearly a month and she never called me back or contacted me since. The apartment is still for rent. Just for the inconsideration and lack of communication and professionalism alone give this company 1 star. I emailed her back and still no answer. Needless, to say, I’m not interested anymore.

I’ve had the pleasure of working with Mike and his company for many years. He’s handled several Huntington Beach houses for me and I couldn’t be happier with the results.
For a little more than the cost of our gardener, Monticello literally handles everything. I don’t worry about anything and get ZERO calls about our properties. I tell anyone who will listen that they are crazy if they haven’t considered a property manager and that Monticello Property Management should be at the top of their list.
