I’ll agree with punctual… Meticulous, not so much.
We used Greg for our purchase last year, and well… There was a lot he missed. I told him the toilet in the master bath felt spongy when sitting on it, and his comment was it just needed to be caulked. After escrow closed, I learned otherwise. Linoleum was covering a bad patch job, and there was a hole in the sub-​floor around the toilet.
In his report he noted that the plumbing was polybutylene, but he never told us there had been a class action lawsuit and recall on the pipes. I feel as a licensed inspector, it was within the scope of his responsibility to report such things to prospective buyers. If he was unaware of this, shame on him! Thankfully, a contractor who was bidding the leveling job educated us before there was a catastrophe and we were able to address the issue.
Both things he missed ended up costing us money after the fact, that could have potentially been negotiated with the seller.

Greg Filian is a very good inspector. He is punctual, thorough and meticulous. You could save thousands of dollars in the negotiation with the sellers. I would recommend his service to anybody.
