Post Midtown Square

My roommate and I had no issues living here (for the most part) until moving out. Aside from the expected loudness and crowded parking, it was a great location and easy to meet people. Moving was an entirely different story. I’ll preface this by saying, the other reviews you see claiming they «nickle and dime you» are absolutely true.
We cleaned the apartment upon moving out after only living there a year and left it in great condition. ONE stain in the bedroom leads to an entire nightmare of back and forth correspondence with the collections agency. After only living there for a year, we had to pay to have the entire apartment recarpeted to the tune of $ 500 and the loss of our security $ 200 deposit. Upon moving in, the stains we had noted in the apartment were never dealt with so we essentially paid for all previous tenants’ stains and damages to the carpet. The initial notice simply said we owed $ 500 for a «stain» and there were no pictures, no supporting documentation, etc. The short version is, under that lengthy lease you signed upon moving in, management cannot charge for normal wear and tear. The catch: they have the authority to deem whatever they want as «more than normal wear and tear» so there is really nothing you can do when they send you the final notice.
Also worth noting is that the billing notice had no date to pay by or direction of how to pay. «Payment is due upon receipt of the notice,» although this isn’t pointed out ANYWHERE except in a specific clause buried in the lease. If you’re delinquent upon paying when you initially receive it, you can enjoy a high percentage interest rate! The good news: when you’re FINALLY finished dealing with entire nightmare of a process, you’ll once again be in good standing should you need them for a reference in future rentals!
Overall, we were very disappointed with the management and how unprofessional the process was. The reputation of they’re just looking for your money stands true after my experience there.

Really terrible management. They can’t seem to understand how to email you anything important (online payment confirmations, 60 day notices, etc) and frequently assume «it’s your problem». Had an instance where they claimed I didn’t pay rent and had me call my bank to confirm the payment hadn’t been bounced. They then tried to bill me 250.00 for the event. What was the problem? They entered my checking account number wrong. Didn’t even check that before billing me 250.00.
I haven’t tried Metro or Camden but I certainly wouldn’t recommend you try here first. They’re pathetic.

HORRIBLE!!! I have lived here for 18 months now and everything has gone down hill. When I first moved in, management was great. However, since new management has taken over they are rude and unhelpful. Do not dare walk into the office for ANYTHING or they will treat you like you are a problem. Complained about mold, was told very rudely that is was most likely dirt… even though everyone knows what mold looks like. Insisted they had someone take a look but the problem still continues. Weeks later a coworker who lives in the same complex told me she thought she had mold too… Surprisingly the office gave her the same response. After looking past that due to being stuck in the rest of my lease, they continually lose packages and when you have documentation the carrier delivered to the office the response is «well you are more than happy to look yourself, not sure what to tell you». Never have I had such a bad experience. So horrible this is my first post EVER! RUN AWAYY!!!

I have lived here for about 18 months. So far, so good. There has only been one instance of a noise complaint. The advantages for me are being so close to work as well as having a dog park down the street. They also have a nice gym. I only have to drive my car 2 – 3 times a week. Most things are within easy walking distance. The disadvantages are that everyone and their uncle descends on midtown every Friday and Saturday night. The rent is obviously higher here than in other areas of town.

I hate to even give a review here because I don’t like leaving negative remarks anywhere as we’re all just trying to get by each day.
But I understand that nobody has time to read a huge review so I’ll keep it short.
A lot of Bro’s
Something always seems to be broke — Gates, Security Doors, Elevator Panels — Someone consistently actually ripped the panel out of the elevator… I don’t know–
And when you move out they’re going to ding you really hard. You’ll get to know Frances Nichols really well.
Look at any of the Camden Facilities instead. There are just so many choices in Midtown that take care of you better than Midtown Post.
The best indicator is their turnover within their own staff. If they didn’t feel like they were screwing the tenants I feel that people would stay working there longer.
Keep looking guys. You’ll be happy you don’t have to deal w/​them in the end.

It’s Good Friday, everyone is off work. It’s beautiful out. People are trying to enjoy the pool. And this landscaper is buzzing around with leaf blower for two hours, the noise is amplified by the courtyard. Everyone by the pool has complained multiple times and management has done nothing. They told me its not a government holiday. When everyone by the pool looks furious on their day off and that’s managements reply, then you know something is wrong.

UPDATE don’t live here. Corporate is a big, unethical corporation. They sent me a signed letter stating this was my ‘final statement’. I paid it and then they continued to find other things to charge me for. Apparently they can continue charging you to their hearts content up to 30 days after you move out. Even without your consent.

UPDATE: all the gates are broken to get into the apartment. for days, and are still not fixed so fedex and UPS cannot get in to deliver packages. Therefore, they try and leave the packages at the office to give to the residents… I just went to get my packages and management told me THEY SENT THE PACKAGES away because they didn’t have room to put them anywhere! No phone call asking me to get them, nothing… just sent them away and no I have to find where they are.
AGAIN do not live here!

So looking at everyone’s reviews here I think I need to add a review from a *former* resident.
I liked the place well enough when I lived there. Parking was a pain and they NEVER enforced pool rules (hello, 4^th of July vomit-​fest!), but for the price and location it was ok. They didn’t really spray for bugs (hello, cockroaches feeding on the 4^th of July vomit!), but again, I didn’t want to spend much more. I lived there for 2.5 year and actually moved apartments within the complex just fine.
But then I moved and Post showed their true colors. I am not even sure how to tell you how disgusted I am. I’ll start at the beginning I guess:
1. I got into a PhD program and tried to break my lease a month early. No dice. It costs two months rent to break your lease, so I figured, I would just keep it. Of course, they require you to turn in your keys as soon as you leave or they can fine you there too, so basically you pay them for a month of rent while they rent it to someone else. Again, that’s just basic shitty landlord behavior and not surprising.
2. But then after moving on, not expecting any deposits back (again, normal shitty landlord behavior, to be expected) we got this nasty email about how we damaged their property and were charged for both «HEAVY CLEANING» and HEAVY HEAVY CLEANING”. Um, yeah. No. I mentioned I had moved between apartments once within Post. I left that one way dirtier than this and had no charges. It was obvious that this was beyond shitty landlord behavior and was inching into extortion.
3. I asked how and when I could pay this «fine» because as soon as I turned in my keys, even though I still had a lease active on the property I was no longer allowed on their online system. I was told there were no late charges, which was great because I had to pay their stupid lease I couldn’t break and my new one and couldn’t really pay fines on top of my two leases (again, for my apartment they wee getting paid double rent while I was paying two rents and some fake fines).
4. Haha, nope AGAIN. Post came back with a wonderful representative named Frances who kept on saying they had sent physical bills with terms (NOPE! DID NOT HAPPEN) and kept threatening and saying we had no grounds to complain. We paid the stupid fees.
5. I GOT THE BILLS THEY SENT. Two months after the day I left, Post sent me a bill… TO THE ADDRESS I MOVED OUT OF (which was forwarded to my new address, courtesy of the USPS, a government organization with more brains than this stupid company). Seriously, how dumb is that? And to say I owed them money and interest without taking 3 minutes to consider where they were sending the bill? Its pathetic behavior.
I guess if you live at Post till you die you are fine. Otherwise don’t bother. This is a terribly unprincipled company and I have made a complaint to the BBB because of their behavior. I can’t say NO NO NO enough.
Edit: I was also the victim of two stolen bikes and a hit and run in the garage. This place sucks.

Well I’ve lived here 7 months, and so far, so good, for apartment living. I live in the brand new development and everything has held up well. Full disclosure: I was the first person to move into my apartment. I have a corner unit, and although I can sometimes hear noise from Majorca, it doesn’t bother me. I can sometimes hear the stairwell door slam as well, but that’s about the extent of the noise I hear. It’s a good thing I’m a heavy sleeper.
So what else is good about Post?
DirecTV, and you don’t need to put a dish on your balcony to get it
AT&T U-​Verse (I use them for Internet)
Great Location
Plenty of guest parking
Public areas are well-​maintained
New apartments have laminate wood floors, granite counter tops, flat top ceramic stoves, and stainless steel appliances
They do community activities every month
Maintenance requests are handled in a timely manner.
Lots of security theater with the multiple keyfob entry points, if that matters to you.
The not-​so-​good:
Parking can be a pain. You’ll likely park on the 5^th floor if you return in the evening. Late night… you’re parking on the rooftop uncovered.
Guests have to pay for parking… and their cars WILL be towed if it lapses.
No elevator in the building on my side of the garage — Makes for a difficult move-in/move-out…and a confused delivery person.
No washer/​dryers in unit, but you can buy or lease your own… or use the public laundry in the other buildings.
If you’re a Comcast person (I’m not)…you can’t get Comcast here.
Everything else is your typical apartment living stuff. I’ve heard violent crime is on the rise in the Midtown area, so be aware of your surroundings regardless. For what I’m paying, I feel like I’m getting a great value.

I think it’s about time I review this apartment complex that is nearer and dearer to my heart than any I’ve actually lived in. That’s right, I didn’t technically live here, but I think I earned honorary resident status as I spent nearly every Thursday or Friday through Sunday at my BFF’s apartment (the reason for my many Midtown establishment reviews) for almost two years. Let’s begin, shall we?
If you’re a 20-​something (maybe older, but I know you Texans settle down fast) and you like dining out, nightlife and Sunday Funday without worrying about calling cabs or designating a driver, then the location of the Post really can’t be beat. Within walking distance you have food of all varieties, dive bars, a fancy-​shmacncy club, 2 rooftop bars, and everything in between. Pub crawls routinely start at your bar-​next-​door. On the Fourth of July, you can laugh at everyone sitting in traffic while you take yourself on up to the top of the parking garage and watch the show.
The prime location, does of course come at a cost — totally worth it costs that can be mitigated by strategically selecting your apartment and telling your friends to arrive just before 6 pm Mon-​Sat, so they can find street parking for free. My parallel parking skills improved exponentially. Since your apartment will inevitably be the hot spot among your friends, it may be a little difficult for your friends to find parking during prime time, and if you don’t live close to the garage, you might have a bit of a hike yourself. The other thing to watch out for is that if you’re a light sleeper, you should opt for an apartment on one of the quieter blocks because the woo!-ers will be out Thursday, Friday, and Saturday nights. But hey, at least it’s predictable. And you might just find you’re the one doing the woo! ing from time to time.
The apartments themselves range in quality and fanciness. There is a whole new sections of apartments, so presumably they’re nicer, but my friend’s older one was nice too. In the 2 years my friend lived there I rarely heard a complaint about day-​to-​day apartment living problems, and besides the occasional parking annoyances (including my first ever parking ticket), this honorary resident has no complaints. If you don’t hate fun, you should live here (or make friends with someone who does).

Well, after my first night at Post Midtown Square, everything seems to be going well.
My apartment seems to be in working order, super clean – as I am the first tenant to use this apartment because I am in the new building. Parking isn’t terrible. I left my place and returned from a grocery trip around 9:30pm on a Sunday night – I could find parking in the garage right next to the door on the 5^th floor. Not bad, especially because I live just across the bridge (you’ll see if you come visit). It may be a different story for folks who live on the other side from the garage.
I received an email from Post informing me that the gym will be closed on the Monday (7 days ago) due to a major leak. On Wednesday, my roommate told me it was still closed, but when I arrived Sunday night, it was open. So, at least we know they CAN handle maintenance issues on community stuff within a week…

Post will squeeze (extort) every dime out of you upon moving out.
I did not get a dime back from my $ 1000 pet deposit and one top of that they claimed ‘pet damage was so extensive’ that they had to reseal the concrete floors and replace the carpet completely. For that I received an additional $ 550 bill in the mail. They finally provided pictures of the ‘extensive’ damage, which included two stains one very small and the other maybe 8in in diameter, which to them warrented replacing the carpet in my bed room, living room and dining room. They threatened to hand it over to collections if not paid in full. I believe it’s essentially extortion and as a result I WOULD NOT recommend renting from them. They kindly reminded me that I agreed to this in the lease and would be glad to send it to me.
I have stayed at many places with my pet and never had a problem like this. Here, apparently they take full advantage of anyone who moves out, so if money is not an issue and you have no problem with them taking yours, stay here, otherwise, there are much more honest options IMO.
The only reason to stay here is location, which I will gladly admit was great. Price per size and quality I thought was outrageous, but hey that’s the cost of good location.
–To add to this review I was charged $ 50 for not completely cleaning out my apartment, I accidentally left my small toaster oven in the kitchen cabinet and that warrented another fine. That is lousy customer service (it wasn’t like I left trash in the place) and my overall opinion does not change about POST.

Great place to live, best location in the city of Houston.

FIrst off, I think my review is a bit biased since I live in the building with the parking garage attached. I actually was not even considering living there without being attached to the garage. No, not because I am lazy, but for the fact that my wife and I were about to get married and we were in and out of town all the time having to lug presents and luggage. While I think the last review over exaggerated the noise factor, it is almost spot on about the obnoxious people. I have to say, most of the people that live here are douchebags. Too many 30k millionaires that think they are too cool to even say hi in the hallway. Seriously… where did these people learn their manners? Living in midtown of a large city, you have to expect some noise. Our apartment faces Gray and is above one of the restaurants… duh, it’s going to be noisy. I am not going to complain about that, because that was a given going into this apartment. We chose to live here, because we wanted the ability to walk to the store, walk to bars, walk to restaurants, and be close to work. We have a 1 bedroom for $ 1050 and that is 750 sqft. You pay for the location. The main advice I can give is to make sure you like the part of the complex that your apartment will be. Facing the pool… not so good, it’s like MTV spring break beach party all over again (minus the cool people like Bill Bellamy and Daisy Fuentes). Facing Front Porch Pub will probably make you take whatever MJ needed to go to sleep. Facing West Gray… it’s going to be a mixture of watching drag races and the Macy’s Thanksgiving Day Parade without the impressive balloon characters. With all of that being said, we have actually enjoyed our stay. There are break in’s, but have been at all 4 complexes I have called home in Houston. There are people that do not care that they have neighbors, but this is also common for most places I have stayed in. I would definitely recommend this complex to a friend.

of course noisiness can be expected in this location, but when the same stupid fucking hicks incessantly shout the same shit that can be heard crisp and clear through the paper exterior every day and night, it can get irritating. i mean, i’m just as much of a drunk as the next person, but i at least have regard for my idiot neighbors – whether or not i should is a different story.
also, of COURSE it’s okay to get a little sick after being drunk. but it’s disgusting that someone would actually puke in the elevator without having any intention of dealing with it him or herself. the same goes for the dog shit and piss that is always left in the halls. it just goes to show how lazy and stupid half these tenants really are.
all the bars around this area are pretty lousy because they are just filled with obnoxious «bros» who sport the TACKIEST college team apparel: backwards caps, texas university shit orange silk basketball shorts, socks and sandals. they walk around aimlessly yelling things such as «WOOOOOOOOO!» and «MIDTOOOOWN!» as if they’ve never been in an inner city environment.
yes, i know it’s shocking to see office buildings, or anything for that matter, opposed to vast NOTHINGNESS, across from your bedroom window, but it’s a simple thing to get over. it really is.

I moved here from NYC in August, and wanted to be right inthe middle of everything, so I chose Post. Paid $ 1540 for a 2 bedroom, which for the size I think is outrageous, but you can’t beat the location. Walking distance to all the bars/​restaurants/​shops you could ever want. My window faces a major street so at times it can be noisy, but you have to expect that in this location.
Property manager Kim was awesome. Any time I had a problem I would just go straight to her. Maintanence was always on top of things. One time I had to ask them twice to replace microwave, but nothing to lose sleep over. Walls are pretty thick and I never hear my neighbors unless they are vacuuming or moving furniture, have never had an issue with this.
They only allow DirecTV for cable service and DirecTV is my arch nemesis, but that’s not entirely their fault. Also the parking kinda sucks. They have a garage that’s only attached to 1 of the buildings, so you have to park there, walk across the street, walk up your stairs… and don’t for a second think you can trick the meter people, they will get you at 5:59pm if there is no money in your meter!
I also read reviews that this place is crawling with drunks, vomit in elevators, etc. First of all, you are in midtown people! People live here because the enjoy the bar scene! And I am one of those drunks!
Pros: Location, location, location!
Cons: A bit pricey (but what in Midtown isn’t?), parking can be a pain in the arse, frat party pool days (again, what in Midtown isn’t?)
