I’ve been a resident at their Museum District property for over 5 years before having to abruptly leave. They have been nothing but courteous and understanding.

Disappointingly unimpressed with the phone etiquette and customer service. Called and left messages at two different numbers associated with this company and neither call was returned. I ended up calling again because I was very interested in a few properties. When I finally was able to speak to actual humans instead of voicemail boxes, my interaction was less than enjoyable. The person who initially answered the phone was not polite and very quickly passed me off to the next, who was actually worse. As I was speaking with what I can only assume was an agent (because she did not identify herself), I was not even able to complete my sentence before being interrupted by her telling me the property had been leased. I attempted to mention that the address in question had two units listed and like before I was unable to finish the sentence before she was snapping that they had both been leased. I must say that she did have the thought to ask if I was interested in anything else (I actually had a few other questions), but after the tone of this conversation had been set, I no longer had any interest in doing business with this company. I understand that the Houston market is always busy and they might not need my business, but I don’t think it is necessary to be unkind or discourteous. Was very unhappy with my attempt to work with this company. Good thing I now have two other appointments with other companies who actually took the time to speak with me.

I have been a tenant of the midtown location managed by Olympus Nelson for over 5 years. I am moving out next month as I am closing on a new house. Pros: 1. Rent has been very low and below market rate even with increases. It is one of the reasons I stayed so long instead of buying. Rarely was there an opening in my building. 2. Small complex = less neighbors and less drama. I am that tenant that complains about noise, trash, pets, etc and they always addressed it with other tenants quickly. 3. Maintenance is very responsive. In my time there I got new oven, fridge, ac unit, fans among other updates I would negotiate in my lease renewal. 4. Character– the building has a lot of character with hard wood floors and tall ceilings. Cons: 1. Because it was an old building pipes and energy efficiency was an issue. But this is to be expected in any older rental in midtown/​montrose and low rent made up for it 2. I also had some issues with payment however since I always paid through my bank if there was a late fee issue because it didn’t transfer on time (twice for as long as I lived there) the bank refunded my fees. I later switched to using their online payment system which worked great and I got an immediate receipt.
I didn’t stay a resident that long because I couldn’t afford to live anywhere else. I would scope out the new apartments that were 2.5X my rent and I found shoddy workmanship and cheap fixtures, and similar if not worse complaints about maintenance and management as the reviews below. The price, location and maintenance response was very good and I couldn’t see myself moving and paying twice the rent when I was comfortable where I was.
Overall if I continued to rent I would have stayed at this or another Olympus Nelson location. I think the relationship goes both ways. As a tenant if you are respectful, take care of the unit, pay your rent on time and stay around awhile they will meet you halfway and go beyond when you need them to.

We’ve lived at this property for almost 2 years and received a notice in the mail accusing us of not paying rent this month and threatening eviction (we’ve never even been late.). Luckily, I read reviews online when first moving in about how this happens quite often so I always personally hand in each payment to the office and get a signed receipt. I gave them a call and they were so accusatory and incredibly rude even after I said I had paid it and have proof. I sent them an email with all proof of payment attached and they said they realized they had lost the payment so needed me to cancel and reissue a money order. They were so demanding and non apologetic, still. I informed them I’ll do that as soon as I can speak with a manager about the entire issue. I was put on with the accounting manager who was also incredibly rude. I’m a nice person, I don’t get mad often or chew people out without very good reason. This company threatened to take my home away from me and were so unbelievably rude and incompetent throughout the entire process, even after realizing it was their fault. What would have happened if we were out of town and didn’t get the notice? What would have happened to my pets?! I highly doubt we’ll be renewing our lease. I shouldn’t have to worry about if I’ll have a home and pets to come back to if I leave town for a trip.

It’s amazing to me that this company has the time to do a $ 100 raffle for only «positive» ratings but can’t find the time to actually return phone calls and emails or do the repairs tenants have requested! The ONLY reason we decided to rent here was location to the medical center. And that’s probably why they stay in business because people are moving here in droves and their top priority is location and not customer service. This busy market has really allowed this company to give horrible service and probably see no impact in their revenue. Not to mention if you’re not paying $ 1500 + for your rent they assume you’re a «low-​income» family and treat you as such. Stay away if you can help it! This management company only responds when something is serious (water leak, etc.) but they have no other priorities. I’d love to see them under new management ASAP!

Despite some negative reviews I can only speak for us… we have lived on our property for almost 2 yrs and we definitely hope our lease is renewed! Every repair we have requested has been done in a timely manner. The day we moved in we realized our dishwasher didn’t work and it was immediately replaced with a brand new one. We are also proactive tenants and we fix small things on our own when we can. So in the end we have only positive experiences to reference. Also, quick edit: I scrolled through the other reviews and saw several complaints that reps of O.N. frequently enter properties for one reason or another… Since we have lived here no one has ever entered our property unless we called for a repair.

Every one that I talk to is very friendly. I had an issue with my water heater and they took care of it that day with no issues or anything. You guys are awesome!

Let me preface this by saying that I am a LONG TERM resident that has lived at multiple Olympus Nelson properties. You would think that would get you some consideration.
I recently moved out of a museum district property of theirs. They gave huge rental increases every single time ($ 75 each year), while I saw no benefits. The building was never painted, wasps infested the place, calls to management were ignored.
They seem to only have an answering machine, and I’d have to leave multiple messages before someone would call me back.
When my most current lease came up for renewal they:
1) Mailed it on Friday May 29^th, knowing I wouldn’t get the letter until AFTER June 1^st. (My lease renewed July 1^st). I got the lease renewal on June 3^rd, They do this because you have to give a full 30 days notice (to the end of the calendar month), so they do this so that you have NO CHOICE but to pay at least one month of the inflated new rate or be in violation of the contract. SHADY SHADY SHADY!!!
2) Gave me a $ 75 renewal for a lease that only extended through the end of February 2016. (8 months) When I asked why the leases were not a full year long I was told they were not being extended past that for ANYONE in the building, we were told the church (who owned the building) wanted all leases to end at that date. MAJOR RED FLAG!!!
3) Our neighbors across the street received letters from the church (which they showed us) saying our building was going to be torn down and the site of the new high school they were building next year. When I spoke to Olympus Nelson regarding this they accused me of starting «rumors».
4) Surveyors from the city were at our property multiple times and I spoke directly to them and they said, «THIS BUILDING IS COMING DOWN SOON.» Still Olympus Nelson did nothing. In fact, around this time they moved 2 tenants into the building and not only did they not disclose the shorter leases to the tenants, but when the tenants questioned them they LIED and said that the church had no plans to tear the building down.
When I gave my notice for move out Olympus Nelson was supposed to contact me for all showings, because apparently they were planning on renting out my apartment through February. My apartment was entered without my knowledge or consent on at least one occasion. I was to be informed of all showings, but they entered my apartment anyways.
THREE other apartments vacated the same week as me, with several more planned for soon. This is almost a 30% building turnover rate in ONE MONTH.
DO NOT RENT FROM THESE PEOPLE. They will lie to you and willfully keep you uninformed as a way to get more money.

The rent I have is decent and fair. I live in their Macgregor Garden’s Apartments. The property is well maintained for the most part and they are in the process of updating the units here. I do have some complaints regarding how the laundry room has broken unsafe tiles and we have had issues with keeping the mailboxes labeled. I have found the staff in general to be very friendly and accommodating, though sometimes it takes a while to push maintenance requests through. I would rent with them again, but primarily for the affordability. They also now let you pay your rent online, which is great! Don’t be late though, the late fees are intense.

Incompetent, best describes these people. I have been in a tenet for 8 years with them and have never ask for anything. When it came time to renew my lease they lost my renewal not once, but twice. The second time I sent it in I did not hear from them so assumed all was well. Big mistake! 3 months later they tell me I own an extra 100 per month that they did not have my new lease agreement. That’s 300 $, Yes, they lost it a second time and didn’t bother to tell me for 3 months. Now I have called 8 times and left messages each time and no one has bothered to return my call. It was only when I paid my rent and they took the 300 out of my rent and put it towards the 300 they said I owed. At this point I was past the point of being mad. I went to their office and much to my disbelieve they would not even talk to me. They ask if I made an appointment and I ask them how could I when they won’t return my calls? Finally the people in the office called about the letter an obviously didn’t know the situation and when I explained what was going on they said they would have to call me back. Of course that was a week ago and they have not bothered to call back. The time and frustration that they have put me through is not going to be forgotten. I am so close to calling my attorney and making them regret treating their customers this way. What ever you do stay so far away from this company or you will regret it.

Way too frequent apartment inspections. I shouldn’t have strangers in my apartment on a monthly basis. I’m a very private person, but I think the inspections would bother anyone. I have pets, so they get locked up so that they don’t accidentally let them out. It’s unreasonable.
Also, they require you to mail in your payment. We were told that online payments were coming soon when we moved in, but months go by and still having to rely on snail mail. I’ve never lived anywhere that didn’t have at least a drop box.
They do fix things in a timely manner, but I have had constant problems. They don’t completely fix problems, but just put bandaids on things.
They told us there was street parking, but failed to mention that I would have to move my car twice a day because for two hours a day each side becomes a tow away zone.
All leasing companies are terrible, this isn’t even the worst I’ve heard of… but it’s pretty bad.

Their rent may be low, but believe me, you get what you pay for. The apt that I live in is not terrible as far as the actual building goes, it needs a little TLC but overall it’s a decent place to reside. The property ‘management’ though is a joke. The other tenants are loud, disrespectful and destructive, yet when you complain to Olympus Nelson, they do absolutely nothing about it. Whether its water leakage issues, property damage or your neighbors actually smoking inside their apt (which is against the lease) they do not give a damn! They put on a great façade but they have no idea how to keep decent tenants because they create an environment ideal for the worst people you could imagine to call neighbors. Unless you are absolutely broke, spend the extra money to NOT rent with this company!

We had a terrible experience trying to rent with this company in summer 2013. It is for the apartment units on Pinedale street in houston near the art museum.
We had a friend living in another unit, and she said a unit was moving out, so we should call. We did and had pictures sent to us. We also saw her apartment, and it was nice. We decided to rent based on the pictures, and signed a lease as our current apartment had been sold on very short notice. They said it wouldn’t be available to walk through until very close to moving in date. However, upon our walk through it was so drastically different than the pictures, we decided against renting and ultimately broke the lease we never started and lost some of our deposit.
The major issue was that they advertised an enclosed porch, but didn’t say it was shared with the neighboring unit. The condition of the porch was terrible, the screen was ripped, it had a dirty wet couch and a very sick cat (the neighbors) living on it. Additionally, they said the building and property was non-​smoking, but the neighbor had cigarette butts and ashtrays all over the porch and the windows of the kitchen opened to the porch where smoking was definitely happening, the unit smelled like stale smoke. It also had a large, out of commission and dirty/​dusty heating unit in the wall, which was not featured in the photographs and looked terrible and was unclean.
It is possible to get a decent unit through this company. But be on guard and ask every question possible. I don’t think it was deceit or purposefully withheld, I really think the realtor working for Olympus Nelson didn’t know much about the actual unit either — which is never a good situation. She worked directly with and at Olympus nelson office, that is where we signed our lease. If you want more details can message me, I don’t want to put in name of the actual realtor we worked with for privacy reasons. Overall she was friendly and nice, I am glad we could ultimately get out of the lease and not be obligated to pay, although we lost our deposit.

My roommates and I leased a home from Olypus Nelson a few weeks ago and after reading the reviews I was pretty nervous about working with this company. However, after the lease signing process and for the few weeks we have lived at the property, they have been professional. They did an amazing job cleaning an preparing the house for our move-​in and they have responded quickly to the few maintenance issues we have experienced.
I felt that with all of the terrible reviews they have received, the could use a decent one.
One area where they could improve is on answering phone calls and or returning messages. I have had to call several times before getting a response on two different occasions.

I would give them «zero» stars if that was an option. I was in the apartment industry for 17 years and I’ve never known or worked for such a poor excuse of a management company. I have lived at one of their properties for 1 ½ years and I can’t wait to split in 6 months. My apartment is cute… old, but cute and the property was old but not ghetto looking. My problems started immediately, when I moved in they didn’t finish making my apartment ready and the carpets were not cleaned. Thank god I was flexible with my move in date and could wait a two days for them to shampoo the carpet. A year ago ½ the place caught fire and burned. NIGHTMARE living there through that. They could have cared less about the current residents living in bombed out Beirut hell. They even started raising rents during the clean up and reconstruction! Raised mine $ 100 a month after the first year and wouldn’t even shampoo my carpet! My place also got flooded in a bad rain storm and the clean up was a nightmare because nobody knows who’s doing what and none of them can communicate worth shit. The only time they ever fix anything on the property is when I call them and tell them about stuff… broken washers and dryers, clogged drains, broken entry gates or the pool hasn’t been cleaned all week and is turning green. Ya, I live there and I’ll let them know, but I’ve never seen a property manager «walk» the property. Do yourself a favor, stay clear of any property managed by them. Houston is a big place with lots of choices when it comes to apartment living. You’ll never know the headaches I’ve just saved you from.

After trying to manage our duplex from a long distance for a few years, I’m thrilled with the management of our property by Olympus-​Nelson. They thoroughly screen tenants which I greatly appreciate, not one late rent check yet! We allow pets on our property and we’ve had no problems there. They are very prompt in reporting repairs that need to be done on our property. They are really good about marketing our property when a tenant gives the 30 day notice. We are on the market to buy more property and you can bet once we close I’m having ON manage that property too.
For some of you tenants, keep in mind that ON has to get permission to proceed with any repairs or improvements over a certain amount. We are very quick to approve all repairs and improvements, but some landlords are slum lords. If your air conditioning unit sucks and doesn’t get repaired to your satisfaction, don’t blame ON, blame the landlord.
It does bother me that there phone system is now automated, I do wish they would change that. I much prefer to leave a message with a person and not a voice mail. Other than that, I am very satisfied with Olympus-​Nelson.

I signed with them cause I needed a place asap at the time. The unit was really old but i thought i could make do. At the beginning they responded reasonably to maintenance requests, but when the major issues showed up they showed their true colors. After I kept on them about problems, one girl who answered the phone actually sighed loudly like I was bugging her.
Eventually they ignored me completely. I was like is this really happening? Are they really just going to pretend like i don’t exist while they continue cashing my rent check? The problems made living conditions miserable and I felt helpless — it was a very unpleasant feeling. It was only after moves were made towards a lawsuit, they resumed communications.

Yikes. What a waste of time. Apartments look nothing like the pics (and of course, they never give you the square footage of their properties until you’ve taken off work to view them), everything is run down and small, and the best part is, the guy they have showing the apartments is totally pervy and rude. Might seem like an odd combo, but somehow he makes it work. If you come across a listing by these people, run away!

The worst service, or lack thereof. Don’t bother trying to get ahold of them, they never answer and your phone calls and emails are completely dismissed. Awful management, granted the maintenance people are very friendly and try to help you the best way they can. After having someone tamper with my lock, I decided to have them changed and even dropped off the new set before being asked. They lost them and threatened to use forced entry to gain access to my apartment for an inspection. I dropped off a second set of keys only to find out they had «misplaced» them yet again and even had the audacity to question if I had provided them with keys in the first place. Ridiculous, irresponsible and frustrating! Don’t waste your time or energy with this company.

I won’t rent from them again and will advise my friends not to.
I have had many difficulties with this group of people. Too many to list, actually, it will just get my blood pressure up!
but the upshot, and why I want to warn people to be careful renting their properties, is that while some of them do their job competently, overall, the folks who work in the office don’t seem to care much about your experience as a tenant. They would rather skirt around your problem than deal with it.
The maintenance people are personable and do a good job, but they don’t always let you know when they are coming (i.e. they might just come in while you’re in the shower!).
