Just so there’s no misunderstanding between us let me be clear. Unilocal is a forum for consumers to review services. I posted my review here as a buyer-​beware.
We leased this home without setting foot on property as we were relocating on short notice for business. My end of it was handled by a family friend/​realtor who typically deals with sales in The Woodlands. She and my parents viewed the property. I don’t know who in your organization she communicated with. Decorum prevents me from asking, as I would never want her to be aware of our dissatisfaction. I was working in Colombia and my wife was still at her job in West Texas. The selection of this property was based solely on proximity to my Stafford office. When we relocated my wife secured a position in Sugarland, with her commute being approximately 10 minutes during rush hours. In March of last year we learned we were expecting our first child who was born, blessedly healthy, on November 17^th. As our lease term would have placed us moving during the last few weeks of the pregnancy, and in consideration of our unheard-​of– in-​Houston travel times to and from our offices, we opted, solely for our convenience and in spite of our experiences, to renew our lease.
During the term of our first lease I expended a total of 52 hours of PTO (my wife spent 16) to be present for vendors who constantly failed to arrive within the given time frame and frequently never arrived at all. Your recounting of maintenance requests and repairs was far from exhaustive. The only vendor who has provided professional quality work and arrived when he said he would is the A/​C guy. The shower pan repair failed city inspection twice, which led to extensive delays.
Be that as it may, I know I am not in an actionable position with regards to your company, and from a purely business perspective I must admit I admire your style. I don’t know if your model is unique in the world, but it is certainly atypical of a management company. Your system functions in such a way as to place the onus of responding to maintenance issues, which would seem to be the biggest financial drag on most management companies, on the renter. Your online-​only requset system doesn’t leave a paper trail and allows your maintenance manager to respond at their leisure. The average renter is most likely not in a position to take time off for anything other than critical issues, so you’re off the hook for day-​to-​day preventative maintenance. By not offering online payments you avoid paying processing fees. As lean as your offices are, your operating costs must be negligible. If your client contracts are as airtight as your leases, I assume you can maneuver around any liability from that side of the business as well. It’s genius. Seriously predatory, but genius. Props on embracing Capitalism.

P. S. The piece of furniture in question was a hope chest my wife’s grandfather had shipped to her grandmother from Germany at the end of WW2. Insurance can’t replace that.

This company has been a pain since day one!!! i moved into this property 2 months pregnant and the dirt on the floors and in the ad it said move in ready which it was not. we also had a problem with the sewer which was backing up into our shower and filling our house with the worst sewer smell. i had put a couple of requests in for the repair and it took them two months to finally come out and fix. i asked the neighbors around me about the house and they even said the septic had been broken since the day it was installed, i brought this issue up with the president but he was so rude on the phone to me. he will talk over you so you cant get a word in and he stated to me everything worked and they tested everything before we moved in (which cant be true because we couldn’t of broken it the first day we moved in).
when we had moved in as well we had no knowledge of who our electric people were or county and when i asked the management company who handled our electric they said they couldnt give that information out and i would have to call the city of waller to find out. which i did and my house isnt in waller county it was harris!!!
we also had problems with them recieving payments and our letter of non renewal. i had taken these documents up to the office and personally handed the receptionist the documents and they still have the nerve to tell me they havent recieved it.
Worst company ever to lease from. just better to stay away!!! They only want your money and dont care about fixing any issues you may have.

This management doesn’t even deserve a single star. This is the second time in 3 months one of my bed rooms has been flooded and my mattress has been spoilt. The first time when we reported the incident it took them almost 2 weeks to fix it. The day we reported the incident, someone came in removed the carpet and drilled holes in the wall and left it like that for almost a week. The second week they fixed it. We had to move all our belongings into another bed room. This is the second time we have the same issue over the weekend, when we called they were nice to send someone, the same guys who fixed earlier, they came in removed the carpet, drilled some holes. They couldn’t find any pipe leaks or anything. They suspect the rain water is seeping into the house through some crevices. I have guest coming over for christmas, we went to talk in person to managerenthouses, as we wanted a permanent solution to this problem, instead of just changing the carpet whenever it floods. we don’t have time to keep moving things from one bed room to the other whenever it floods. We went to managerenthouses office this morning and told the lady at the front desk about the issue and she is like i can’t do anything you have go online or call us and report the problem. I think the best way to communicate is talk one on one rather than over the phone or emails. I asked her if i could talk with stephanie (i think she is the manager) she is like no she is not here and you have to only call and talk we don’t meet anyone one on one for anything. If that is the case then you should make people sign the contracts/​extend their lease over the phone or through emails. Why do you ask them to come to your office to sign leases? when you can’t talk one or one about any issues you shouldn’t do with leases too. Wojciech Kic, i need a permanent solution to this problem not just changing the carpet every time it gets wet. We had an issue with the blinds and it took 4 weeks for you guys to send someone and the guy reports these needs to be replaced cannot be used and its past 2 weeks still we don’t have anything fixed. You charge me a rent of $ 1600 bucks for a flooding bedroom and none of the blinds are in proper condition. You guys never want to listen to your customer problems, how can your ratings ever increase if you don’t pay attention to your customer needs. I am really sorry to say this but i am really frustrated with your management and this is the worst leasing company i have ever worked with and would never recommend you guys

We have rented with Managerenthouses for over 1 year now. As I recall we have made every rent payment on time or early. We have rented for years from multiple agents and have always had our deposit returned. We have also never had issues getting maintenance items resolved with other companies.
All issues of maintenance must be directed through e-​maintenance request online and the majority of our issues were never responded to unless we sent certified letters, notices from our attorney (due to health and safety concerns) and extensive effort on our part for resolution.
Without going into full history of our efforts to have things resolved, we currently have an existing broken laundry drain pipe that is leaking behind the garage wall. We have sent in numerous requests via e-​maintenance and have physically verified the presence of mold now that my wife, children and myself are all having respiratory issues.
To-​date Managerenthouses has done nothing to resolve the water leak and health & safety concern. I will update this when the repair/​correction is made.
This company seems to perform the bare minimum in regards to taking care of their tenants. Perhaps the goal is to encourage tenants to break their lease in hopes of collecting on the remaining years rent, and getting a new tenant to make as much money as possible.
Updated 11÷10÷15: To date I have heard no contact from any contractors to coordinate a date or time to have correction action taken. I’ll update this review once I do.
Update 11÷15÷15: The plumber arrived yesterday afternoon, looked at the pipe, noted what needed to be done and marked up a proposal to have repairs done. Now we are yet again, several months after this issue was initially reported, waiting to see if Managerenthouses will act and do something about this…

Don’t live here. It’s just not worth it. Last week the entire house did not have any water because a main water valve broke under the house and water was shooting everywhere. I called the emergency maintenance line just to Be answered by a machine. SERIOUSLY? An EMERGENCY line goes to a voice mail. And not only did they never call me back but I had to buy a pipe and fox the water leak myself! I literally saved the house from being flooded. Your welcome Landlord. Also houses are falling apart and I’ve had a broken window in my bedroom for 4 days with the «maintenance manager» telling me for 4 days that someone will come out. On the 4^th day I called to complain and said I’d come up to the office to «throw a fit» to her manager and the manager told me, «sure you can come up here I we will arrest you». WHAT??? I’m a tenant trying to get an emergency maintenance request fixed and she told me that. Great team Guchuck (whatever the owners name is) has there. A bunch of no nothing ladies who can’t even speak properly like business women. They should all be ashamed. As for me living here, I just resigned a lease that I completely regret. The only thing this company has going for them is good property location. That’s it. Save yourself the headache and live in an apartment complex that has a good staff worth good business manners.

I am renting from this company. All I will say is, Delilah McKenna is an agent and is the best one EVER to help you find a property. Aside from that, ManageRentHouses has yet to fulfill my maintenance request… and if you mail your rent on time, you shouldn’t have any issues. I’m giving it 3 stars because so far. it’s not that bad. It’s really not.

They don’t even deserve a star. Like the other reviews before me, this company has horrible customer service. You have to mail your checks to them monthly and you better make sure it gets there by the 3^rd of the month or else you get an automatic late fee along with an Eviction notice.
As for maintenance, they seem to be okay but be weary because they will try to pass the maintenance costs to you.
My advice is to stay far away from them and don’t look back.

I did not willingly renew my lease. Once I realized the mistake, it was too late. I’m not a happy camper at this place. This management company is simply horrible

I’ve been in my rental for a month and been dealing with Managerent since the 2^nd week of April. I have had great success with all of my maintenance requests. The thing people need to keep in mind is, Managerent is a Management Company and they have to get approvals from the owners. Also if vendors do not show or are late or do not respond to requests for service, that is something you will need to relay to the Management Company, if you are the tenant. I personally have no problem keeping up with what needs to be done, and staying on top of things. Cheryl is awesome and gets things handled in the maintenance arena. I am very satisfied. The only reason I did not give 5 stars is that there is no way at this time to pay rent online. That is inconvenient… otherwise, great job.

I wish I had read these reviews before I signed a lease. There is black mold due to extensive roof leaks. I have submitted multiple maintenance requests over the course of months and have sent emails to no avail. Today I went to their office and tried to speak with the Executive Vice President but was told that she wasn’t there. I left and then called and spoke with her on the phone. She was very unhelpful and unfriendly. She interrupted me frequently and then only to give me robotic, canned answers. What horrible customer service.
Even if you see your dream house/​apartment, if this company is managing it — RUN!

I’ve been very happy with MANAGErenthouses. I have a house that I recently let them manage. Immediately upon their take-​over, the tenant stopped making rent payments. Wojiech and Stephanie did great in beginning the frustrating eviction process and working to make sure I was finally made whole. They met with me face to face to help me understand the whole process and while also keeping me aware of the process via timely email responses. They did and have been doing a great job and have been working hard for me. So far, I’ve been very pleased.

This management company is the worst. In January i had a broken heater for over a week before anyone even came to look at it. Now my A/​C is not working and after 3 days still no one has called. We have called and put in service requests but nothing. The door to my shower doesn’t fit the opening so water goes all over the floor when we shower. We have put in service requests for over a year and nothing. This is a safety hazard yet they claim the owner has not approved the repair. Really!!! We have a 6 month old infant that was freezing when the heater broke and now she’s too warm in the house. Do they care? Absolutely not. Do not use this company they are unprofessional unethical and RUDE. I am counting the days till I can move!

It would be laughable how horrible a management company this is if not for how miserable the last 12 months of my life have been. They don’t respond to emails. They send the worst vendors imaginable for repairs who are all rude and unprofessional. These people are slum lords. Nothing more. DO NOT RENT FROM THEM! As a property owner, I defnitely would never allow them to manage my property. I can’t wait to get out of this lease. I only hope these people get what they deserve and go bankrupt one day.
Response to owner’s comments: What?! There’s no way in this world I would ever renew a lease with you. Don’t thank me for renewing. That’s a joke! I made this post in hope that I can help someone else from making the same mistake I made by signing the initial lease with your company. I’ve worked with a lot of different real estate professionals in both my career and as a tenant having been relocated many times for my job. You, sir, are the worst and definitely far from what I would call a professional.
Also, it is quite interesting how quickly I get a response from Mr. Wojciech here through Unilocal.Over the last year, I have not received a single response to any of the emails I have ever sent to Stephanie. If you are unfortunate enough to get trapped in a lease with this company, try using Unilocal to get answers to any of your questions. You’re just wasting your time sending them emails. I can’t say this enough. They are horrible, unprofessional, and dishonest.

I ignored your request to reach out the the BBB because I did that years ago (reference #8 367 789) and you would not budge other that to let me fire you as a management company. Why would I waste my time again? Why don’t you reach out to the BBB and revisit the complaint?
Again… you admitted «mistakes were made» in the first response you wrote and I stand by my request for reimbursement. Add up all the fees you collected from me for a job you didn’t do if you truly are sorry and are willing to be held accountable for your actions.

You say that obvious errors were made in servicing the account and I’d like to point out that you and Stephanie were the only people that I dealt with– save the lawyer who essentially threatened me for standing up to you guys. Yes, these errors could and should have been avoided and you should have been held accountable. Because you never were, I aim to try and prevent other property owners from working with you and Stephanie.
You never did a move-​out inspection nor was I provided with tenant info so I could take him to court and I was left with $ 5000 worth of damage to get the house back in the condition it was when I hired you. Put your money where your mouth is and reimburse me if you are so sorry because you sure didn’t do your job (which I paid you around $ 6000 for). Sounds like your profits are just fine since you’ve felt the need to show everyone your business specs, which sadly sounds more like insincere marketing since you purchased the company from Larry.
Seriously, you had one tenant for my home in 5 years. You had 1 job.

Is there a way to reach an agent to view a property? I’ve emailed, called and left messages for the past 2 weeks with no response. Is it best if I contact the Owner directly?

Why is it you won’t answer a phone call or email but choose to communicate on Unilocal?After not getting a response from Stephanie, I sent a letter on the first giving our 30 day notice. I requested an Oct 31^st walk through with the former managers to also come. I also sent a copy to the owners of the property. I have heard NOTHING FROM YOU. You only answer what you want to answer. Learn to communicate with the tenants and treat them with the respect they deserve. In 5 ½ years I NEVER had an issue with the former property managers. I will expect my $ 950 deposit returned in FULL within 30 days of Oct 31, 2014. You seem to only be able to communicate through Unilocal,why is that? I am sending copies of my correspondence via fax AND dropping another copy off at your office.
Maybe you should make a company policy where you acknowledge tenants by emailing them back or returning their phone calls. Now, I have asked via email and written notice what time the walk through will be on Oct 31^st. But of course I’ve had no response from anyone in your office. WHAT TIME?
Here you go again responding by Unilocal when I specifically asked you to respond to me in a PROFESSIONAL BUSINESS MANNER! Oh you did receive my notice by mail, but you’ll never admit it. You can’t even contact me like a professional. Pathetic. As I said, the house was rented to us in an already deteriorated condition. It hasn’t been updated since it was built in 1940. The house will be left clean but I better not be charged for any of the home’s already poor condition. This is my umpteenth request for a walk through with you and the precious manager/​owner. I will expect our full $ 950 refund from them or you. Now, why won’t you email or call me directly???

I have been renting from
for 1 year and my experience has been just as poor at the other reviews.
I have submitted 7 maintenance requests for 2 different problems and not once was I contacted about anything. I mentioned it several times when I paid rent and called several times as well. Each time I was told the same thing «if you are not contacted in 2 days call back». I was not contacted, I called back and still nothing. They are not friendly and willing to show any customer service.
I put in my notice to vacate and asked for a signed and dated copy and they refused me one. I was told they do not do that and USUALLY items like notices don’t get lost! I should have known it wasn’t going to be a great experience from the beginning when my apartment was dirty upon my move in date. I asked for them to clean it before I moved in and was told once more that it was not something they do. I do not recommend renting from Manage Rent Houses!

Worse company to ever rent from. I’ve been trying to get ahold of the owner or head manager here for weeks and she’s always dodging me. I have had nothing but the worst service with this company. DONT RENT FROM THEM!!!

I have been renting this house in spring for a year and a half paying my rent on time, and yesterday I got an eviction notice simply because they didn’t receive the rent check by the 3^rd of this month. The very first month I paid rent I mailed a post dated check and they cashed it before the date and drafted the money from my bank before I got paid. They don’t allow post dated checks, they don’t offer a drop box, they don’t offer online payments and they charge you $ 90 if they don’t receive date by the 3^rd. I work during the week while their office is open and it’s a 45 min drive from where I live. When we first moved in there was a bunch of junk in our garage which they never picked up. An old car windshield fell on my wive’s new car from the rafters in the garage and we had to pay the damages for their neglect. Avoid this company if at all possible. Just read other reviews.

Yesterday, I got a notice of termination of residency because – supposedly – the postal employee I handed the rent check and envelope to – on Halloween – lost the mail. So it never got there on the 1^st, the 2^nd, (the 3^rd was a Sunday) the 4^th – or even the 5^th. So, in order to take care of this, I had to pay 90 dollars in late fees – thirty of which was because I got one of the automatically drafted notices. It said on the notice, it was supposed to be certified mail – not hardly.
Magically, they found 90 dollars in late fees right when our lease renewed, and our rent went up by 100. We had given them a hard time because the month-​to-​month option was going to be 200 more; well, they found a way to get it out of us. Ridiculous company! Rent will be delivered in person, or certified from here on out.
Repairs are at a snail’s pace; I’m still waiting on my bathroom faucet after repeated requests, and MONTHS of waiting. A plumber came out once over the summer after numerous requests, said «that faucet has to be replaced” – left after five minutes, and never came back.

I’m with the few that have actually taken the time to rent from managerenthouses.
My experience was similar in that their view of customer service is that they dont really care about their customers… which would make sense because we think we are customers… but their customers are really the landlords and so long as they keep expenses down and rentals filled, they’re probably happy.
But for us renters, repair work was slow or neglected. They do not offer electronic rent payment. So, the only way to get a payment receipt is via fedex/​ups or certified mail OR dropping rent off in person. It’s pure conjecture, but I think this is a great way for them to find unsuspecting late fees. While on the subject of paying rent, submitting payment in advance with a post dated check is apparently a no-​no. we submitted a check about a week before it was due and post dated it for the 1^st of the month. we were charged a late fee as well (which was later rescinded after involving the BBB).
Lastly, I went to turn in my statement to vacate the property as my lease was up and they refused to give me a confirmation of receipt for my statement. i was told to «send it via fedex/​ups/​certified mail if i wanted confirmation.» i asked about getting an email confirmation of receipt. and was told to «send it via fedex/​ups/​certified mail if i wanted confirmation.»
My suggestion is to look elsewhere for a unit unless you absolutely love one of their properties.
