Chateaux Dijon Apartments

Absolutely don’t consider to live here! The only good side of this apt complex is the price, but there’s a reason why it is so cheap… I have been without hot water 5 times in the last two/​three months. When it happens they just ignore you! Either they don’t answer the phone or just ignore the call! Once they even told me the had come immediately (it was 10:30pm) I waited awake for them 2h and nobody came. After an hour I start calling them back but they just didn’t pick up the phone call!!!
On top of that they often forgot the maintenance orders you file online so that you have to wait days and remind them multiple times (I spent a week without food drainer in the sink).
As soon as we renew the lease they start completely ignore us. So be aware of what’s gonna happen if you sign!

Yes, the apartments are unique, which is nice… but it stops there. I have lived here for almost a year and cannot wait to get away. The people who work here really don’t care about what they do and Roscoe properties just repainted an old property rather than actually fixing things. So, here it goes: A month after we moved in, we reported a FLEA infestation — and yes, they did nothing. Why wouldn’t they want fleas all over their property? As a previous reviewer pointed out, there are also lots of cockroaches constantly coming into our front door, granted it is Houston — but I do believe it might be connected to the fleas — poor pest control. Flooding: this past year, you might remember Memorial Day and the historic flooding of this past week — yep, it was impossible to actually leave the complex. Furthermore, our maintenance requests that actually WERE addressed would take over a week — leaks, low water pressure, broken air conditioning… etc. Our oven door wouldn’t actually open because handles from the drawers were in the way. The windows wouldn’t fully close or open while the bug screens don’t actually cover the entire window. About the general complex: The tv’s at the gym broke a month after the «Brand New Gym» opened, and were never fixed. The «Brand New Laundry» machines also broke shortly after — only to be fixed and to break again. The 5 pools are often dirty and are not well maintained. It always reeks of dog urine around the complex. Don’t make the same mistake we made: quirky isn’t always good. The property could be nice, but it just is not well maintained, for the rent, you can get better.

I like the area. Its nice and there are pretty trees and landscaping. The people in the front are nice and they have a coffee bar in the leasing office.

WOW! What a Dump/​I have to post this for a friend. She went to go and try and lease an apartment and this gross place. While there one of the tenants came in and ask Why haven’t Pets Control hit his apartment yet. The lady in the office ask if they set any traps. TRAPS? why you ask””… RATS!!! that’s why this gross place has RATS and Roaches. don’t let the photos are the location FOOL you. I am posting this because they Denied her application for the STUPID reason. I couldn’t believe it She makes over $ 60K a year and they denied her. They said it was because of a misdemeanor a nothing of a misdemeanor. Well guess what We just saw on the news other night a story about that place. Do you remember the news story about the white PIMP and his 9 whores who was running a whore house and they arrest all of them. Showed their mugshot on the news. guess where it was be run out of. that’s right boys and girl. Chateaux Dijon Apartments!!! they denied my friend but its ok to run whore house!!! SO do yourself a favor DO NOT RENT AT THIS PLACE EVER!!!

I have lived here almost 10 years and I am very happy with Roscoe Properties and the Houston staff. I love the new exterior and interior changes.
This is still the BEST DEAL in the Galleria area for a unique probably one of a kind unit!

The staff is great and so helpful! I really appreciate Rico, Crystal, and Patricia – as well as the maintenance staff including Morris. Everything they do on a daily basis makes a big difference and goes a long way.

Pretty nice, vintage apartments. Great service by the people at the leasing office and the maintainance personnel. My service requests are taken care of in a timely manner. I just feel like the outside area needs some refurbishment.

I really enjoyed my time at Chateaux Dijon. My apartment was cute and the perfect size. I loved having a big balcony. The complex is quiet, I never had a problem with my neighbors, and I loved the convenient location. I also loved how pet friendly the apartment is. There are poop bag stations everywhere that are always stocked and the fenced grilling areas now have water fountains for the dogs. I never had much of a roach problem beyond the occasional bug, and parking was never a problem for me and my guests.
There are a few downsides. Not all of the parking lots are gated, and my car was broken into at one point. The post office almost never leaves packages at your door (even the ones that can fit into the mailbox), so you have to go to the office to get them. However, the office does not notify you when there is a package, so unless you have tracking, you won’t know if it’s there. Maintenance is also really spotty. I had to call them out two or three times to fix the same problems, and they would not always respond to the online requests. They also came in once to investigate a leak in the downstairs apartment and opening a hole under my sink. They didn’t close it, though, and that night I heard mice in the cabinet. However, the office staff is pretty nice and had someone out the next day to take care of the problem. The water is also frequently shut off.
Still, this is a nice place to live if you can afford it.

I have lived here for a year! It was constantly under construction. Water is shut off three days a week because of construction no they typically notify you the night before. It’s dirty and a mess. Staff was usually nice, but distracted and poorly organized.
In addition, there was an attempted homicide one Thursday night around 8 pm by an invited guest to someone’s apartment. The complex would not tell me which complex experienced this, nor had they sent out any information over 12 hours later!
I hope that anyone else’s experience is better than mine. In one year, I’ve had over 20 work orders. And my apartment was renovated when I moved in, however, nothing was connected. No water, no heat. Just electric and I had to pay to have electric company come out. Which is a cost they should have absorbed. No towel racks, no light in kitchen hood or working vent and most of the electrical sockets did not work.

Maintenance is a trial-​and-​error at best. Staff is short-​handed and untrained. Every repair has to be done several times before it is fixed.
Management is high-​handed and cheap. Dealing with them is always a headache. They won’t spend the money to have anything thing done right. And yet, everything is a profit center… «give me more money» attitude !
The only good thing about this place is the location.

The most management changes I have ever been through with an apartment complex and each one is worse than the last. While the staff generally has stayed the same through each, their hands have become more tied, or they have grown to care less and less about their tenants. The Rent increases in the last 3 years have been atrocious and exorbitant. Washers and dryers go days and weeks without repair in the common laundry area. We are told we can use one of the others on the property. Really? I got my apartment because of its proximity to the community laundry as do most of the people in the complex who don’t have hookups in their unit. No hot water for 2 weeks on more than one occasion. Broken boilers that take days to get fixed. I see wasted rent money left and right. Example: New painted window sills, (mustard yellow, really… House of Mustard), that were painted a little under 2 years ago and still in good looking condition. Utility Billing systems that keep changing and that can’t keep track of accurate billing or on time delivery of a bill for that matter. A sad state of business here at the House of Mustard. Staff can run hot and cold when it comes to ranges of friendliness. Some days it’s the best day at the Chateaux on others they could care less and would rather go back to their solitaire on their phones than give you a second glance. its no longer affordable to live at the Dijon. They want to be like the neighboring high rise with highrise prices… greed is true and they chalk it up to property improvement on the exterior, but not to the tenants home they keep raising the prices on. unfair practices? Maybe, or just inconsiderate and again less concerned with their retained tenants and more interested in getting in buggier bucks. Take care of your own first is usually a good rule. It keeps those who pay on time and renew leases happy. Lastly, I think it’s dirty and money grubbing to charge a $ 35 fee to accept a check or money order for rent… And if you pay on line, should you choose to use a credit card to pay your rent expect up to a $ 50 service fee for the convenience to pay with a credit card or debit card. $ 35 for them to accept check or money order. Really?

All I have to say is that this place has roaches! Why would you even try to move here? It’s old and not charming as other would have you believe. Things break all the time! The whole thing about not having hot water has happened countless times to me. All the other people who are writing the good reviews are obviously people who have been asked to write the reviews by the office staff. Yes, the apartments are cheap, but you get what you pay for in this case. I have had roaches in my apartment for the last year and the office staff and management have just accepted this fact rather than try to get rid of them. I have been relentless about trying to get rid of them and they have replied with sarcasm and apathy. Said by one of the managers to me, «It is unreasonable to think you can live in an apartment without bugs.» If this is what you are willing to put up with to save a few dollars, then go ahead.

I moved into Chateaux Dijon apartments back in 2011 when I relocated back to Texas. I lived there with my young son for 2.5 years. I loved it. I felt safe and it was within 2 miles of my job and my son’s school. The staff was always nice and helpful, probably because I was always kind and respectful to them. The few and minor maintenance issues I had in those few years were resolved within a day or two.
I had an opportunity to move into a house with a yard, in the same neighborhood, so I gave notice and moved out.
Fast forward one year later, my landlord decided to increase my rent dramatically in keeping with the current market value of the neighborhood. It was an amount I could no longer afford, so I decided not to renew my lease.
When deciding where to move to, and without a second thought, I applied back at Chateaux. The staff was so happy to have us back, and gladly showed me several units available. I opted for a larger townhome this time around and I’m happy to report that I’ll be moving back in early February.
Although I’ll miss having a yard, I know I’m moving back to a place that felt like home, with nice people around me.

This place is horrible. If you are thinking about moving here please take my review into consideration. I have had so many issues while living here: Bed bugs from a surrounding unit, rats in the air vents, and currently I haven’t had any running water for over 24 hours. (This isn’t the first time btw) There is a reason they are so cheap for this Galleria area!!! They are old and these buildings’ «bones» are starting to fall apart… they may be able to renovate the apartments to make them look nice, but there is nothing they can do to fix all the real infrastructure problems besides tearing the whole place down. Keep looking elsewhere. Also the Jessica at the front desk is very rude on the phone. If you move here, good luck…

I love it here. The place is nice, neighbors are great. Had one minor kitchen problem and it was fixed within a few hours. Will stay here even after my lease expires and will renew again.

I’ve lived here for about 6 months now and have had a great experience. The office staff is great, and takes the time to get to know you. They respond quickly and even moved a large stack of boxes into our apartment for us when we were getting married. The maintenance team is always on site, and even stayed late on move-​in day to help me take the front door off to move in furniture! I’ve never had an issue with parking, or a concern for safety. And I love the neighborhood. The pool by my apartment is almost always quiet and is very well maintained.
With that being said, it is absolutely an older complex. Don’t expect fancy appliances or amenities. Sometimes the community washers & dryers are broken. Sometimes things break. Sometimes the cable company is confused by the old wiring.
For the price and the location, I truly don’t think we could’ve found a better option. I definitely recommend it!

This is my first apartment on my own, out of college. I love, love, love it! I’ve lived here for 8 months now and I haven’t had one issue. This apartment complex is old, but to me it has a lot of character and is in an excellent location. The staff does a great job at keeping all of their tenants up to date on arising issues or holiday closing hours by putting notes on the doors. They are also very friendly. The parking is great, and my neighbors are also very nice. I’m very satisfied with my choice to live here, it’s been a very good experience so far.

My wife and I were shown a lovely place on the south side by a nice employee named E********. We were also «helped» by a woman named C***** who did not seem knowledgeable about what apartments were available or keen on helping us find any– kind of the «I don’t know what to tell you» type who couldn’t seem to get motivated to help us. Had to keep going back 4 times to look at apartments, because you need an appointment and they kept forgetting we made one, losing the key, etc. Major pain. Finally agreed to move in, put down a deposit, signed the lease, etc. Just needed a guarantor. We were told the first one was not approved that evening, so we immediately had another guarantor (parent) fax in the application they very next morning. That day, I get a call from G***** at 6:30 pm– long after the office has closed– they claim they never got the fax, the supervisor got angry that the application was «incomplete» and that the apartment has gone to someone else, no apologies whatsoever, but maybe they can show me another apartment? I told them the application was sent in at 10am, she basically called me a liar because she hadn’t seen it. I wanted to give them the benefit of the doubt, but this was the straw that broke the camel’s back. I put down a deposit and they never even called me to tell me they were cancelling because they «were soooo busy today.» What a nightmare. No desire to live there now. Also, giant flying tree roaches, everywhere.
UPDATE– Was able to get a full refund on all deposits paid and have updated my review slightly to reflect this. I know the people at Chateaux Dijon are reading this and feeling bad not about the situation, but that there’s a 1 star review ruining their reputation. But my wife and I spent so much time and patience (5 visits) working around C-D’s mistakes, only to have an impatient supervisor throw out our application due to an error on his part and not tell us, and then *refuse* to correct it. And worst of all, G*****‘s attitude, as if it were entirely my fault that this happened, and her seeming apathy to the problem– no «mea culpa,» no apology, and why should she? Chateaux Dijon has a huge fan base of long-​term renters, plus applicants apparently lined up to take the apartment we had signed for, that I’m sure my wife and I are seen as just commodities, an acceptable turnover in this poor housing market. That is the attitude I got from G*****, whether she wants to accept my opinion or not.
I am, however, glad the supervisor had the courtesy to refund us our checks. I’m not unreasonable: if Chateaux Dijon is *truly* sorry and willing to apologize, then I will take my review down. I’m not asking for money, or an apartment, just an honest apology from G***** and her supervisor. But if the apology contains the phrase «I’m sorry *you*…», the review stays.

I love this place more than any complex I’ve ever lived in, and more than some houses.
It’s older than I am — the buildings were built in the early ‘60s — and the apartments have a ton of character. My particular place is on the second and third floor, and there’s a loft upstairs that overlooks into downstairs.
The age of the buildings, I guess, is why they seem sturdier than newer complexes. I don’t hear my neighbors at all, or noise from Richmond, and I am practically on that street.
There are a ton of floor plans, and all the places I’ve been in are different. Some of them are curious — one floor plan in particular is sorta maze-​like, and I suspect that the bedroom wall, which is brick, actually used to be an exterior wall that got enclosed — but they all have wonderful details.
Ceilings are high, nine or ten feet, and they come with ceiling fans. There are many closets; the ones in my unit aren’t particularly large, but they are numerous. Other models I’ve seen have more closet space.
The complex is gorgeous and reminds me of something in the French Quarter. Huge big oak and magnolia trees, wrought-​iron fences, nice pool areas, ample parking.
The office staff are really nice, and very helpful. They worked with me during my divorce, and answer maintenance requests promptly and thoroughly. They really DO care about stuff other complexes let slide, like people putting their trash out on non-​collection days.
All in all, I can’t recommend Chateaux Dijon highly enough. Several of my friends live or have lived here, and I’ll keep pimpin’ the place to whoever needs a new pad.
