7 Square

The past year and a half that I have been here has been stressful. I have transferred to 3 different units, upgrading each time and every time I get an eviction letter due to their system not being updated on rent. Constantly having me stressing out trying to have it figured out when they should have double check on their part.
There is always something wrong each unit, the first unit my AC was BROKEN during summer time and they had me using one of their temporary AC unit machine sticking out the window making each nights sleepless from all the noises from the pool and lawn maintenance. There was nothing they could do to accommodate the inconvenience.
Sink disposal in the current unit constantly not working and whenever you call to put in service order for maintenance to come, they always ended up coming couple days later, sometimes leaving a note that the service was done when they’re supposed to leave it all the time.
My boyfriend would visit with his dogs and they said I’m not allowed to have any dogs visiting unless I pay a pet deposit and pet rent. So they forced me to do so by giving me $ 130 fine and $ 10 added each day until I get issue resolved. Finally, after negotiating with them and putting down a $ 500 deposit and pet fee added to rent each month for $ 20 they finally shut it. So when I finally had the dogs registered as an ESA and brought proof of it to them, one of the manager said she would only be able to remove one dog fee not the other one because there were two dogs. I told her there is currently only one dog and the other one no long visits, she finally agreed to remove it completely but not giving the deposit back. At first she said she couldn’t do anything because the dog was registered after they were on property.
If someone parks in your reserved spot after office hours, you have to call the tow company on your own and also show proof that you have that spot reserved on paper… Pretty much a huge inconvenience and defeats the purpose of having your spot reserved.
You leave your trash over for the trash valet to come pick it up when they always come late or sometimes don’t pick it up at all. And someone puts their trash into your trash can past those hours you get a fine of $ 25. What’s the point of having to pay valet trash $ 27/​month? You get fined for their mistake.
You can use the lobby to «work from home» during business hours (the only hours it’s opened) because it’s illegal.
Front staff pretty much don’t know what they’re doing or doesn’t take their job seriously. You ask them to relay over a message to someone and that person never calls back so you pretty much have to keep tracking that person down or show up in person. Let’s be real the only person who is on point with this property and does her job and representing the property well is Priscilla and recently they finally hired a good lady on staff named Diana. Other wise the guys are just careless and that’s the nicest way to put it.

The building was very nice when I moved here 3 years ago, now under new administration it is falling apart. To the point that now, The new administration is telling residents to change their own light bulbs… Luxury apartments… I don’t think so. They canceled boot camp to install a new TV training system… It’s been 6 months since the installation begun and nothing. Last month, inside the building parking lot 3 – 4 cars got their rims and tires stolen… The administration did not even send a letter to report it to the residents. This is not luxury anymore

I can’t stress how much I despise this place. The staff here are all liars! We’ve talked to Eric many many times about the rent cost. We managed to grab and confirmed a 1400/​mo rent for a two bedroom. My roommate and I were getting things evaluated. Bought new furnitures, started moving our clothes and EVERYTHING out. Last minute, I called up there to Eric and go through everything with him again before I moved in and he gave me bad news saying that I couldn’t move in anymore unless I pay 1630/​mo which I wasn’t able to afford on a student occupation. The fact that he lied made me so furious. If I never called and just moved in, I would be charged this amount without even realizing. How inconsiderate and rude?! My roommate and I was stuck nowhere for the whole next month living at other people house and having to get our shit together. The stress I went through was insanely horrific. I don’t think Eric understood the shit I had to go through. It was so rude and selfish for someone to lie after I had both Eric and another staff confirmed our rent cost per month. So this place is a piece of shit! The parking garage is unsafe and never an open spot. People’s car get broken in every time and stolen! The apartment rooms are not updated. So not literally a luxury to live in. The place is covered in dog shit which attract SO many flies. Literally. So many. The gym is sketchy and dark. The staff is horrible and liars. I hate this place! If I had an option to not give it a star at all I would!

The apartment is nice from the outside and the amenities are great. Pools are grwat to look at but I would not get in. Parking situation is terrible as there are way too many cars for the number of spots on each floor.
The walls are extremely thin and you can hear everything. We have been subject to constant bass, like we are at a rave, for the last two months. Even after complaining 4 times, nothing has changed. This issue and a couple of others have made it almost impossible to live here. So much so, that we are cancelling the lease, paying the ETF and finding a new place.
This place has pros and cons, but the cons far outweigh the pros. List of them are below.
PROS (it’s not a good sign when pros are listed with drawbacks):
–great views if you live near the pool, as long as the pools are clean
–ammenities are up to date but only open during certain times of the day (while people are working)
–staff is nice but they don’t really do much if you have an issue
–trash valet M-​F, if they show up (anywhere between 6−10pm)
And that is pretty much it for the pros.
CONS:
–dog feces in the hallway, parking garage, and really all over the grounds, never gets cleaned
–hallways smell like marijuana throughout the day
–people leave their cars in fire lanes all day like it is their personal parking spot
–very thin walls. You can hear your neighbors and the people above/​below you
–appliances are outdated for a «luxury apartment»
–wood floors have seen better days
–carpet was disguating when we moved in
–mold in the shower when we moved in
–staff seems like they dont seem to want to help you if you have an issue. Also not very apologetic
–rent is paid online but you dont get to see the fee breakdown
–gym always has people from other apartments in it
–trash in the hallways and for some reason people dont use the trash chute. They leave it next to the chute.
This was a great place for the first month because we just moved to Houston, but then we started noticing the little things. Apartment living should be easy, stress and worry free.

Great apartment complex. New management Rocks. The staff on site is super accommodating and helpful. My brother and I had to terminate our due to a personal emergencies and the staff was there to make the process as seamless and stress free as possible. I’ve lived in 8 different complexes in houston, pearland and college station over the last 6 years and can easily say this was my best living experience. unfortunately we could only stay through half of our lease but we enjoyed every day. I couldn’t recommend this complex enough. The staff, location, ease of parking, etc, i could go on. I would highly recommend if you work in galleria, katy, washington area.

The staff at 7 Square is unresponsive and incompetent. Here is a record of management’s incompetence:

⁷⁄₂₉: I left an email. No response.
⁷⁄₂₉: Visited property and met with Rebecca. I mentioned my frustration. She was nice.
⁷⁄₃₀: Paid application fee, deposit, and admin charge.
⁷⁄₃₁ Emailed requested documents, asked for confirmation. No response.
⁸⁄₁: Called to confirm receipt of documents. Staff said they would call me back at 3pm. I never received a call.
⁸⁄₆: Called twice, answering service picked up. I hung up.
If they can’t respond for easy money on a lease, imagine how they treat their tenants. The stories about dog shit left in the hallways for 3+ days are believable. They’re nice in-​person but I guess they don’t respond unless you can physically grab their attention.

I have lived here for almost 3 years, and loved it initially. However, the property was sold and has changed drastically. Management is unresponsive and complacent. I could write a book about all that is wrong here, but other reviews cover most of the issues.
All I can say is keep looking. I would not recommend living here.

There are pros and cons of every place an individual lives, however, this is by far the best place I’ve personally lived.
PROS:
–Great amenities
+Work out room and fitness room.
+Free Starbucks coffee.
+Sweet pool with fountain.
+Gameroom.
+More but too lazy to type it out.
–New building
+Just the fact that this building is new eliminates most problems.
–Safe
+Great area.
+Each apartment has its own personal security alarm system.
+Gate
+I was weary about safety when I first moved in based on some dude who kept writing in these reviews how his car AND bike both got stolen. After living here I have never had a problem and started to think that the odds of lighting striking the same spot (dude) twice is pretty unlikely unless dude is just dumb and runs around in a storm wearing metal (maybe left his keys in his car or windows open like a shmo).
CONS:
–Music volume in the pool
+I can not hear my neighbors at all, however, every single day the leasing office BLAST music into the pool area. My windows are closed and I can hear their music through my walls and even over my TV. I have made multiple complaints about being woken up every single weekend to music blasting into my apartment. They always immediately accommodate my request but then will later just put the music back up.
+If you want to live in a dance club for 8 hours a day then this place is nice but if you enjoy relaxing in a quite apartment, watching your own TV, or sleeping then this is NOT the place for you.
+Unless the leasing office learns the difference between background music and having a rave I will not be spending $ 1,200/month on my rent again with this company because even with all the pros mentioned above, I personally feel the fact that I can not even sit in my own apartment for 8 hours a day outweighs any other benefits that this establishment offers. Sometimes I have to leave my apartment to get work done and go to a busy coffee shop instead because it is more quite at a busy coffee shop then it is in my own bedroom due to the music volume (can you tell I’m annoyed by this problem yet ;)~) Just to give you, the educated consumer, a perspective of the music volume, when there is 30 – 40 people in the pool I can not hear anything in my apartment, BUT the music is so loud in the pool that I can even hear it in the backrooms that don’t even boarder my walls that face the pool (meaning, the music goes through my bedroom walls and then still even travels into the next room over…)

Resort Style Living. Recent ownership change. New staff taking time to adjust. Good people though. Working hard to transition all the residents. NOTE: They just rebranded the apartments to a new name «7 Square».

Recently the apartment was bought out by a new company called «Seven Square Apartments», they secretly rebranded the Alexan Silber to Silber Apartments. Honestly it seems like they are going to open up this apartment for section 8 living. They dropped the standard online payment system and introduced a new payment system where you have to «give up your right» to know what you are being billed on a monthly basis. Honestly, that in it of itself is incredibly illegal. Both pools are always dirty, feels like a cheap motel. They force you to pay for trash pick up that does not always come so you get to wake up to a hot trash bag outside your apartment. Management never returns phone calls, they figure if they ignore it, it will go away. Staff is no longer present on Sundays, so Saturdays they are always out touring the property with no one available to help their actual paying tenants. Everyone is now routed the answering service, about half the time messages get through.
A few years ago this was a luxury apartment complex, now it is becoming like the cheap apartments around the corner. Do not even waste your time touring here.

My husband and I called this place home when they were first built and we were the first person to live in our apartment and actually couldn’t move in until it was actually finished being built that is how new these apartments were. I have to say that when we first looked at them how excited we were to move in to these apartments, it was our first place together, it was new, and everything was beautiful! The complex had offered dog events, cooking classes, and great for city life which were all true and a great thing, just the cooking classes were always then scheduled when I had to work so sadly I never got to go to one of those or I was in school because when we lived here is when I began attending culinary school at Art Institute. Our apartment by no means was big, but it was big enough for us for our first place and I adored the kitchen and all the storage. The only thing i was never a fan of was that we lived on the second floor and were eye level from our patio to I-​10 but at least that in itself was also convenient for getting to work and school for the both of us. We also loved the pool area, where sometimes was very crowded on summer week ends, but there were quiet evenings we could swim and laze around and have a good swim and rest. We also loved having the grills there because my then bf now hubby loved to grill the only inconvenient part was having to go up and down the stairs/​elevator to check on stuff or bring food back up to apartment but still they were nice to have! The apartment complex was also very dog friendly and the office seemed to adore our dog Kingston, he was the siberian husky and apparently the only one because every one in the office and even other residents knew him by name and they always had a treat waiting for him when we passed by the office, even the office manager asked if he could come hang out in the office with him some days, so if we ever needed a dog sitter there was one there that was convenient. The big thing of why i give this such a low rating though is that everything was fantastic and happy for us up until the last 3 months of our lease when there was a big scare one day when we came home from dinner to find the complex covered in cops and our floor was taped off by police tape and we couldn’t get easily to our apartment because there was some man in the complex who had gotten in past the «security» gate and started shooting people and apparently the person he had been looking for was our neighbor next door. So just the idea of having a shooting like that so close to home and coming home to our complex swarmed in cops and having our husky laying under our bed hollering and scared to death gave us an uneasy feeling and we broke our lease 3 months early due to the situation as did a lot of other residents within the next week or so of that same event. I think everyone just didn’t feel safe, and who can blame us after that? So the only reason we uprooted was because of the shootings.

The place looks nice… but that’s it. The first few months from move in, everything seems ok. But after awhile you start to notice the flaws. Then your thinking «how much am I paying for this place?!». There are fast drivers in the parking garage, so if you have kids, be very careful. Make sure you have good insurance on your car also, because there is a car broken into every week. Oh, for how much we’re paying, there is no security guard. And the gate is a joke, you can just push it open yourself (there is no camera at the gate either). We have an ant problems for three months now. Pest control has failed every time. Just today my girlfriend got bitten by a fire ant in the apartment! We’re trying to get a hold of someone from the company to help us… but no answer at all numbers. I realize now the Alexan is a made to look high class, and thats it. It’s just there to bring in large amounts of cash to the owners, by suckering us renters. Please, I got suckered but I don’t want anybody else make the same mistake, look elsewhere. I hope this review helps. Good luck in your apartment hunt.

The last review this apartment complex got was a little under a year ago, and as a new resident that’s been living here for about 3 months I can definitely say things have CHANGED! B Before signing my lease I did all my research and came across the previous reviews and honestly it scared me off for a short period of time… I took the «risk» and signed the lease because the second I walked into the lobby, met one of the leasing managers, and took the grand tour, I was sold. This was actually the first place I decided to apartment-​search for when looking for a new home. After my visit I went to about 20 different places within the week, but every place I went to did not match up to the Alexan. Love at first sight, no? (:
If you want amazing customer service and professionalism with no-​fluff-​straight-​to-​the-​point service, ask for Damon. The entire staff is very professional, friendly, and helpful, but Damon is my absolute FAVORITE! He walked me through the entire process and continuously followed up. I’m not an extremely difficult person to work with, but let’s just say I had a lot of questions that needed to be answered and he gave me a in-​depth run down of everything I needed to know, AND more. Very patient with my indecisiveness and always gave me a follow-​up phone call after every visit just to make sure I was content.
So three months later, here I am still happily satisfied with everything.
Management — This isn’t one of those places where they put up a front of amazing customer service and once you sign the line, they leave you out in the cold. An example would be Damon giving me a phone call the morning after rent was due to notify me of my payment not processing. I had set up automatic payments but the system didn’t register it. He was quick to follow up and move forward to get my payment in and didn’t push any late fees on me even though it was after-​due. This is a huge example to show that they really do care about each resident.
Parking — Honestly, any garage or parking lot you park in, there’s always a risk of it getting broken into if you leave stuff out and if you’re not careful. Just be smart about it. My car’s been in perfect condition (knock on wood!) and I have no hesitations about where to park. I live on the first floor but don’t have a reserved spot so often times I’ll have to park on the 2^nd or 3^rd floor, but that isn’t an issue for me. The elevators/​stairs are a quick and easy access and cardio never hurt anyone!
Amenities — ABSOLUTELY LOVE. I used to be a 24 hr gym member but recently have been frequenting the gym at the Alexan. It’s 24 hr and super convenient. Has all the equip my gym-​rat self needs. It’s NEVER packed, the most I’ve seen it was 3 people (including myself) and there’s two levels to it. The pools are beautiful and always kept clean.
My ONLY complaint would be the valet trash service. The issue is that I think the trash pick up guys that go from door to door are just rushing and careless. For example, I’ll have two trash bags (stacked) inside the trash bin. They’ll only grab the top one and move on to the next door. I’m assuming they’re just grabbing-​and-​go without even looking. It’s happened more than once and it’s annoying to have old-​trash sitting there just waiting to be dragged back in to try again tomorrow. Small issue but big pet peeve.
Anyway, hopefully this review makes up for the past. Will regularly update the longer I stay here!

I moved into this apartment complex when it was still under construction and have spent almost 3 years in this place. Although I have had some great memories in my apartment, I DO NOT RECOMMEND THIS PLACE IF YOUR LIFE DEPENDED ON IT.
PROS:
1. Great location. Easy access to I-​10, Washington Corridor, Galleria, and Downtown (adjacent to the park and rides if you use that)
2. New apartments
Now Lets get into the CONS… (this might take some time)
1. Bad Management: Since I have been here, we have changed managers 3 times. For good reasons: everyone of them sucks! If there is vomit on the corridors, leave it to management. They will get on it in approximately 3 – 4 business days. If there is dog poop in the corridors, fear not! It will still be there for a couple of days. If you lose a package, don’t worry! They are not responsible, because you sign a waiver (They truely think that waivers stand up in a court of law!) and they will not apologize. If you need to extend your lease a couple of days to move, they will give you only one and call it customer service.
2. Bad Building Design: The walls are paper thin. The location is next to a major freeway. If you do not live in the back of the property, you hear everything. If you enjoy traffic noise and pool parties, this is the place for you. If you enjoy listening to your neighbors TV for hours at a time, you will love this place.
3. Bad Garage Design and Parking Enforcement: They ask all guests to park on the 5^th floor of the parking garage, but they never enforce it. So there is no parking for residents on their floor after 9pm on a week night. The garage itself is poorly designed. People speed up and down the lanes. People walk to get in their cars have to dodge traffic. But they have a great solution– Speed bumps! Except, speed bumps move or break and they don’t fix them at all. Then you are on your own.
4. This is not a pet friendly complex: Depending on where you live in the building, if you want to walk your dog, you will have to deal with the traffic that comes and goes to the parking garage. There are no walking paths next to the grassy areas, so you either walk on the grass (which is full of dog poo) or on the street that leads to the garage. Warning: don’t walk your dog at 7 – 8:30AM or 5−7PM. You will have to deal with crazies driving into or out of the parking garage. I have almost gotten hit approximately 5 times. Each time you go to management and ask what they are going to do about this, they shrug.
5. Resident Events no longer exists. They promised monthly resident events, but since we have a new manager, they no longer exist. So if they say that to you upon signing your lease, know that they are lying.
I lived here so long because I wanted to call somewhere home. It didn’t work out for me. Maybe it will work out for you???
