WORST PROPERTY MANAGEMENT COMPANY ON ISLAND!!!
I’ve been a tenant for over 15 years in the apartments I rent. Out of nowhere this property company comes in and tries to change everything up. They took out benches where the children could sit underneath the trees on a hot day, they charge you $ 100 for a pool key when the pool is part of the complex. You have to pay $ 80 for a parking stall, but if any damages happen to your vehicle, they have no proof because they don’t have cameras recording in any area but the management office! They decided one night to tow all the cars without parking passes (first time in over 15 years. we have never before had to have them showing) and they towed over 30+ cars after 10pm! They take no responsibility and basically blame the tenants or say that’s what you signed off on in your agreement. On top of that, if you take it higher all they do is protect each other. They tell you to make a police report and file a claim with insurance even though you’ve asked them to help you weeks in advance. They are slumlords. They take your money and could care less about you as a human. They have a huge list of what you cannot do and strictly enforce all these rules but when it’s their turn to get called out on doing wrong they all act like it’s not their fault and that we the ones doing wrong! I’ve never had a worse experience with a property management company before! Save yourself and don’t rent with these guys ever!
Oh yeah! If you ever want to get your deposit back, you have to make the place look better than they gave it to you! Everything has to meet their standards or they take it out of your deposit. Without proof it was like that before, they are considered in their rights. So shady of a company. I would rate negative stars if I could!

If you read the reviews, ALL of the 5 stars are from the home owners and the rest are from renters.
Marcus Associates are very faithful to their homeowners. But with that said, they are not renters-​friendly. Why? Because in this market, they know you need them more than they need you.
RENTERS– do yourself a favor and stay away from this management. Although I haven’t rented from them, the realtors are not very friendly. (Except for Kelly who was very helpful on the phone) Like I said, this management is for their home owners, they are the customers not the renters who are pretty much the ones paying for the home owners’ mortgages…
Application fee is $ 25. The application process consists of credit, background and reference checks. Expect your credit score to drop 3pts after the check. In addition, although their site say «call to make an appointment», you actually do not call to make an appointment but rather call to get on their schedule. There is a big difference and that’s false advertisement, same with their rental listing that is not up-​to-​date.
In conclusion, do what I didn’t do the first time, do not even bother.

Renting from these people has been a headache since day one. Avoid them at all costs! They have cost us $$$ and have been unorganized and unkind. I have run into many unhappy people at their main office so I know it’s not just me. I got a Unilocal account just so I could give these people a bad review and warn people not to get tangled up with this company. STAY AWAY!

I am so grateful for having the opportunity to work with Lorriane Fukamae. She has exceeded my expectations! The moment I spoke to her I knew she’d be the perfect person/​fit to help me through my struggles of house hunting. Her knowledge, dedication and enthusiasm overcame all my worries.
Overwhelmed with the protocol and ongoing obstacles of escrow, none (of several) were able to successfully close. Every case was strangely different. The whole process was taking a toll on me. I was losing hope. Luckily, after a year and a half of being denied Lorriane (whom was highly recommended) came to my rescue. Unlike the others, her expertise, confidence, persistence and patience turned the tables around. She worked diligently and tackled the challenges of my intricate situation. We were able to successfully close on the first offer accepted!
Considering my financial difficulties (due to back taxes a small budget, ect…), never-​ending wish list and long distance transactions, she and her partner Nick made it a mission to keep me happy. Being discouraged from previous experiences, Lorriane kept a positive attitude and had no doubt that everything would fall into place. All her comforting encouragements gave me hope again.
Primarily living in California unable to attend open houses Lorriane and Nick were able to strategize and schedule live virtual tours throughout all areas as requested. Questions were answered immediately as they took me along every tour. I was really impressed on the accessibility provided. Regardless of the time difference they were very accommodating and made it convenient. She guided me through every step and made it simple for me to follow every transaction. Her professionalism, easy going personality and prompt services made the whole process run smoothly. She did a superb job in executing everything in one shot. She’ll go above and beyond to meet all your needs. Words can’t express how relieved and appreciative I am. My only regret is that I wished I met her sooner. Forever grateful!!!

STAY AWAY! Horrible company to lease from! They will totally screw u out of ur deposit! My apt was left in better condition than the filthy, dead bugs on move in! I listed stains on the living room carpet on my walk thrulist and was deducted $ 250.00 for those stains when I moved! They also charged $ 250 for hauling off bulk and apt was EMPTY! Not ONE ITEM IN IT! They charged me ONE DAY RENT FOR MEETING AGENT AT 10 AM (ON 1^st-​she was late and brought people to show the unit!!) Also, FYI. They will charge u $ 100!!! If u do not have rent in office by 5:00 on 1^st! HORRIBLE COMPANY! This is FIRST TIME I HAVENT RECEIVED MY DEPOSIT IN FULL RETURNED! STAY AWAY!!!

I r recently used their construction company at my new condo in the Yacht Harbor Towers. The paperwork involved in a remodel at my building is very daunting but they were able to help me get through the process. The work was very good, the men showed up on time and cleaned up everyday. They communicated with me to make sure I new what was happening and let me know if anything was running over budget so there wouldn’t be any surprises. I was very pleased with the final result and am recommending them to my friend who is buying a house. My only disappointment is I didn’t use the real estate company they belong to, to do my purchase of the condo.

Do not rent from these people, they’ll lure you in, jack up your rent, annoy you with annual inspection that never gets anything fixed (if they do fix anything, watch out, that means they’re getting ready to get rid of you). They will terminate your lease when your at your worst, (Hardships mean nothing). They’ll send in the new fresh faced resident manager, who will be nice to you at first, then come in and tell you your lease cannot be renewed, tell you «it’s best for both parties» and «she just, doing her job».
When your struggling to find a home for your family, clean the place so you get your deposit back, pay 450 $ for the carpet cleaning (they require from «Their guy»), find a place and pay the first months rent and security deposit for the new place. Then, they’ll tack on a 650 $ repair job on drywall that obviously occurred from the upstairs unit leaking, that was reported to the annual inspector two years ago.
Read the other negative reviews, they are all true, I have experienced first hand everything that has been mentioned. Beware.

I was looking for a place to rent and found an apartment that they were in charge of. They basically made me wait an additional 2 hours. I originally had an appointment set for 10am to view the apartment, I was waiting outside of the apartment, but no one was there. I called 4 times until someone finally answered and they told me that they could not show me the apartment for another two hours… TF?

Terrible performance record and no attention to detail. Customer service is prioritize in the beginning but as things go along becomes almost absent. Contracts are written poorly in a cut-​and-​paste format and tend to be misleading

I have not rented with this company but I wanted to. Thanks for their rude attitude and lack of communication I decided to look for another company. I kept calling these people few times a day to schedule a showing, left couple of voice mails. No one got back to me. It should have been a warning, but the prices was too tempting. I sent them a message through the website and I was shocked of lack of good customer service, the inconvenience and the rudeness of ROWENA. I wanted to schedule an apartment seeing but they already had two times set and it was inconvenient to me and my partner, since we both work Mon-​Fri 8:00am-5:00pm and the times was in the middle of the day and in totally opposite side of the town from our jobs. I asked if there is a chance to see it after 5pm or on weekends and I got rude message back simply saying «Make an arrangements». You are not making me a favor you are making money out of me so don’t give me orders, who you think you are? Don’t you work in somewhat customer service business? Shouldn’t you be flexible with you schedules? And even if you can not do this at least don’t have this attitude. It is like saying «I don’t give a s*** about you». Oh, also — reviews were incredibly helpful. Apparently I am not the only one who is unhappy with Rowena’s business ethics.

This review is for Joy Yonemura Oda of Marcus & Associates Inc, who I have had the pleasure of working with several times since I arrived in Hawaii back in 2002. Joy’s parents named her appropriately, as she is truly a «joy» to work with!
As a long time professional home inspector here on Oahu, I have the tough job of delivering the truth about the properties I am asked to inspect. Not everyone appreciates that. It always makes my day when I receive an inspection order where Joy is representing the Buyer in the transaction, because she brings a level of professionalism and good sportsmanship that I very much appreciate. Not only that, she makes me laugh and I thoroughly appreciate her sense of humor! No matter what I find, she is professional and proactive about it, and seems to genuinely appreciate the level of thoroughness and experience I provide our mutual Clients. Joy is a breath of fresh air and a model Realtor, and anyone who works with her is in very good hands.

I live in the mainland and relied heavily on my agent, Ashley Medina, to get my relative’s home sold. I was pleasantly surprised that we ran into no big problems. From all the showings to the closing, Ashley was whom I trusted. He really looked out for family’s best interest and not there just to make a commission. Mahalo Ashley!

If you are looking to buy a home and need a realtor look no further than Marcus and Associates. The agents I worked with were extremity friendly and knowledgable. Ashley Medina was especially helpful and went out of his way to help me find the perfect home to fit my needs. He was willing and ready to show me any properties I was interested in. He also kept up on new listings that fit my needs and was quick to help me put in offers. His friendly demeanor and positive attitude made house hunting a less stressful experience than I anticipated. I highly recommend Ashley Medina and the other Marcus and Associate realtors.
I also wanted to add a recommendation for Brett and the Marcus construction crew. They installed my sliding patio door and the result was awesome. The crew was professional and efficient!

(Rented an Apartment) In regards to service: They simply do not respond. Takes them forever to get back to you. Upon moving in over a year ago, they did not state that there was a door in the unit that automatically locked when shut. Unfortunately, this was not made evident until a few days later the tenant was moving in furniture and was Locked out of the bedroom since the wind had shut the door closed. Since the realtors were all unavailable (did not respond for over a week) the money for a locksmith came out of the tenants pockets (over 70 $). The realtors offered no solution, stating they do not even have a key for the door. Thus, the tenant had to put unsightly blue tape across the lock in order to prevent any future inconveniences. Not to mention the multitude of other issues, it got to the point that contacting the agency was just not an option since the chance of a response from them was little to none.
For the move out process: This is for Rowena, who at first was adamant that there were missing fixtures and such in the unit and then claimed the tenant was lying! However, once she let the tenant explain that the realtor that had moved the tenant in did not mention that there were supposed to be any such things in the unit, she conceded and claimed that it was because she was not the agent who moved the tenant in. You would think she would be up to date on that before moving a tenant out. The fact that the tenant did not have access to those things that Rowena claimed were supposed to be in the unit meant that the rent was unjustifiably high for the unit since it was clearly missing items. When moving out, she lied about what she would take from the security deposit. Initially, she said it would only be 30 $ to replace the burners and stated «that is all to be charged.» So, the tenant agreed and signed. However, almost 2 weeks later, she said that it would be 50 $ to replace IN ADDITION to 200 $ for «hauling away the trash that was left in the dumpster.» There is a sign on the property that states large items such as couches would be taken away once every month. In the property lease there is no mention of not being able throw out the trash (included three large black bags of trash, 1 loveseat couch, and 1 mattress) at the property dumpster. Again the property lease did not state anything about this specific matter. Also, Rowena clearly states that she would not charge for anything else but the burners. 200 $ to haul away trash in a dumpster is absurd. Don’t work with this agent. Hopefully, the rest of the agents are not complete liars.

She is definitely the best realtor we could have hoped for. 3 years ago she found us the perfect home. She is professional, punctual, extremely knowledgeable, and makes the whole process of buying a home stress free. She has so many connections and tricks of the trade, which helped us to get the house we really wanted! My husband and I have extremely busy schedules, but she managed to have all the closing paperwork done electronically, which made things so easy for us! We moved in within a month of finding our home, which is super fast! We recommend her to all our family and friends, and they all love her and wish we had recommended her sooner. Jamie is such a pleasure to work with and definitely will get you the house of your dreams!

We used Marcus & Associates for both the selling of our previous property and the purchase of our replacement property. Couldn’t be more happy with our Realtor, Kapono Kanoho, who took us on an awesome journey, in upgrading our home.
Kapono is very knowledgable, easy to work with, providing excellent customer service and communication throughout our transaction. Our first meeting with Kapono was about a year before we decided to sell. We knew we wanted to upgrade but didn’t know where to start. Kapono, took us step by step in looking into our situation, making sure it made sense. No pressure at all. I highly recommend Marcus & Associates and Kapono Kanoho, for all your Realty needs.

I’ve rented with Marcus Property Management for a total of five years between two different apartments. I’m really surprised at some of the complaints because I’ve never had any issues with them at either times. Each year I have an inspection and any repairs are done really quickly.
At the first apartment I had an issue with condensation behind the dish washer affecting the wall. I didn’t notice it until my inspection and someone called me to schedule something within a couple days.
Aside from that, I haven’t had too much interaction with them. I’ve had questions here and there and have always received a quick, courteous response.
There was a $ 50 rental increase at the first apartment but we were month-​to-​month at that point. I felt that the rent was still really reasonable for the pet-​friendly apartment we had.
If I ever need to move, whether to rent or purchase, I wouldn’t hesitate using Marcus & Associates again.

Our realtor, Ashely Medina, was so helpful, kind, and supportive in guiding us throughout the process of becoming new home owners. He was punctual and on time with getting us all the papers we needed to make our dream a reality. My boy friend had a little bit of trouble with acquiring a loan, but with Ashley’s help and guidance he was able to qualify. We really appreciate all of his support and knowledge throughout this process and are so incredibly happy with our new place. He truly is a wonderful realtor and friend!

I have been renting with Marcus for a few years now, and I have had nothing but good experiences with the company. Since move in I have always been informed in advance about inspections and maintenance on the building. When my garbage disposal broke, I called Marcus and they sent someone and had it working the next day. The best part is being able to pay your rent online! Renting with Marcus has definitely been the easiest renting experience I’ve had on the island.

Bad management company. Keep raising the rent every six months to a long term tenants. I am not sure if the building ‘s owners know about this. Contacted couples times to got someone. Demand very high in cleaning or your deposit deduction if tenants wanted to move out.

I never thought I could own a home. Living the life of what I assume is the typical Unilocaler — eating, drinking and shopping my hard-​earned money away, I regrettably didn’t squirrel away a fortune to buy a home, which is what I thought I needed to even entertain the idea.
It’s a good thing I met one of Marcus & Associates’ top realtors. On a whim, I was invited to stop by an open house at a condo a stones’ throw from where I was employed at the time. Not only did I never think I could own a home, I especially thought it impossible to live in the heart of Honolulu. Fast forward a few months from that open house, and I was a full-​fledged condo owner!
It’s all about taking small steps. I’m not saying I was able to buy my dream McMansion, but I am now in a position where I am able to sell my condo for profit and move on to purchasing something bigger. Of course, I am using Marcus & Associates again to sell my current home and purchase a new one.
The experience as a seller has been just as swift, efficient and easy as it was as a buyer. They take care of everything from any renovation recommendations to help the place sell, staging, photos — I don’t have to lift a finger.

I had been a renter for more than ten years and have never had problems with any of my landlords. I’ve never been late on my rent or utilities, I’m neat, clean, no pets, nonsmoker, professional, with excellent credit and references.
I had a bulldog of a woman manage my account. Within a few months of moving in, they hiked up my rent. She then tried to bully me into changing all the vertical blinds when the apartment building found the unit in violation due to the color. I tell her that the responsibility to change it is the unit owner’s, not mine, as those blinds were there when I moved in. So she makes me measure the windows so she can replace them. I tell her perhaps it is better if they did the measuring, I don’t want to do it wrong. She sends someone after many grumbling emails. The vertical blinds arrive a few months later, and during the install, they were all a foot too short. Oh, the irony!
Then another time, the washer dryer broke down. It took them 3 months to replace it, the whole time I was paying for rent for a unit with a washer dryer. No rent adjustment. When they finally sent Best Buy with the replacement, Best Buy couldn’t get the old one out of the skinny doorway, so they had no choice but to take the new washer dryer back. Bulldog landlady blamed me for that. Landlady and underlings accuse me of lying about the doorway and sending Best Buy away. Why would I do that? I want to wash my clothes already!
There is more… I can go on and on about bulldog landlady but you get the idea on the ridiculousness of it all. The kicker was 2 months after I moved out. Said landlady tried to collect even more money from me stating they calculated my deposit refund wrong and I owed them because I already cashed the deposit check before they could cancel it. Know the law, friends! Tenant’s rights state that your landlord only has 2 weeks to bring up anything they need to settle with you. After that, you are legally done with them and in the clear!
I would give Marcus Property zero stars if I could. The one star is because that landlady inspired me to actually buy my own home so that I would never ever have to deal with a landlady again! When I bought, one of my criteria to my realtor was to chuck out all listings that had Marcus Property written on it, no matter how nice the home was. It just wasn’t worth it to deal with them any longer than I had to.
