1000 Jefferson

update: do you want to live in a building where your packages will go missing/​get stolen? There is a 1000 Jefferson Facebook group where people regularly post about packages that are noted as delivered and go missing. I finally had it happen to me, and the office staff had the gall to suggest that UPS lied about delivering the package. Ummm yea. I’ve lived in TWO other buildings than this one, and NEVER had a problem. In fact, Becky hung up on me and ignored my request to look into it. I’m not surprised packages go missing though. That «lovely» and «modern» (tacky) furniture in the lobby has been slept on by bums and packages are often just strewn about in the floor. These are all 100% facts. On another occasion, I had to seek out the contact info of the regional manager because I was so fed up with their lack of responsiveness and accountability. I’d be happy to provide that info to anyone that needs it. Can’t wait to move out this month!
The management company also recently cut the extended hours they had to compensate for a lack of doorman. They also stopped providing for security during holidays so any noise complaint about college kids has to go to the police. My baby gets woken up in her room from loud music and yelling on a regular basis. The amount of Stevens students has exploded since we moved in, and I can only imagine it will get worse in the coming years. Not all buildings have this many students in them, and many nicer ones have none at all.
Anyone that has lived her for many years without complaint is just used to subpar living standards, and probably pays significantly less than what people do now. I’m sorry, but I’m sick of parquet floors, management that doesn’t respond to complaints in a timely manner, dog poop in the halls and elevators, getting woken up at 2 am by loud noise, etc. maybe that’s how you’re used to living, but not me. If you think this is a «luxury» building, you’ve never lived in one before.

I have been reading these reviews and wonder where these people live. I’ve been in the building since a week before Hurricane Sandy hit — yes — there have been many, many changes. Furniture in the lobbies seem to change regularly but are always new and modern. When i moved in we had doormen, now we don’t. At first I was furious but now I’m used to it and all has been fine. The apartments are great — big, spacious, light and fairly sound proof. When I place a maintenance request, it is done within a day. The other day I said that my dishwasher door wasn’t working and a day later I came home to a new one in place. I find the office staff, while fairly new, the new manager is very responsive, pleasant to chat with with and quite competent. Yes, they do rent to Stevens students, most apartment rental units in Hoboken do since there are so many students looking for housing. Yes, sometimes on the weekends I hear partying/​music/​laughter going on down the hall — but sometimes my sister hears partying going on down the hall from iher million dollar apartment in a coop in Manhattan too. That is just the fact of life living in an apartment building.
The apt. building took over the garage and is managing it well. The pool, the gym, rec. room are all clean and well cared for by the management team. During holiday weekends the building hires extra security which is a nice addition. The shuttle to and from the path runs on time and the drivers are great.
The building is a pet friendly building which I appreciate. They offer community events for pet owners, parents with kids, exercise enthusiasts and a monthly breakfast for all.
I have no complaints about 1000 Jefferson. I would recommend it to anyone coming to Hoboken.

Horrible building manager never reply email or answer phone call. She is never available for when we need to follow a complaint .
The parking garage door never work and so many residents parking their car without paying which is no fear for others who been paying every month .
Wall between apt are no insulate so noise are very clear .

My husband and I were looking to move into 1000 Jefferson. We did a site visit back in April and asked to be added to their email list so we had insight into what units would be available for our target move in date of August. They never added us to the list…
Despite that initial red flag, I contacted them in July asking which units would be available. I got no reply via email or phone despite leaving messages. I took matters into my own hands and filled out an online application. It took them 4 days to respond back to my application (I am trying to give them money you think they would be more responsive!) and even then the information I got back from them was incomplete. It then took them several more days to mock up a lease agreement but at that point I had it.
There are other buildings and management groups in the area that are far more responsive. Although the apartment units and complex itself seemed nice, I don’t trust a building where management and rental team is so unresponsive and unsupportive to new potential residents. I would avoid this one!

Renter beware: It’s a nice building that’s horribly managed. Upon moving in, we were handed our keys without so much as a ‘welcome home.’ Inside, we found a giant gas grill left in the unit, a broken washer full of greenish water, broken fixtures in the bathroom, etc. Staff never came up with us to inspect the property. Some of this issues were fixed, but others, like our name not being listed in the call box for a month and the broken washer, were only fixed after a month. The staff sends dozens of unnecessary emails each month, but try to get an appointment with the property manager and she’s left for the day or cancels your appointment without telling you. Staff does nothing to control the volume of the pets in the building, even though they’ve had problems with people ‘walking their dogs’ in the trash rooms. Noise complaints are ignored. On weekends, it becomes a dorm party for the many Stevens students that rent here. I don’t take the shuttle, but I’ve heard nothing but complaints since they got rid of it for two minibuses that don’t fit as many people. And after a year, rent is increasing more than 10 percent, amenity fee nearly doubled and the management firm just got the parking garage, so I’m sure that will be going up, too. The physical apartments are nice, but it’s not worth the cost, or being managed by a group of girls who are a few months out of high school.

I was on the fence about this property when I first came in because of the reviews I was reading but I’m not sure I can agree. I love what this property has to offer and the changes that have recently gone into effect have only made things more effective. My apartment is spacious and brings in awesome natural light due to the nice size windows! All the appliances are stainless steel and gorgeous! They recently updated the hallways and the color scheme and we love it! I have made friends with a lot of other residents due to the fact that they throw a lot of resident events! I love this idea because it really helps you be introduced to fellow residents who live in the area, especially for me because I am from Florida and was new to the area! The outdoor area is beautiful, the patio and pool was a must since I am from Sunny Florida and you can without a doubt find me there all summer! It baffles my mind to read some of the reviews regarding the new management team. Yes prices have gone up and things have been taken away such as the doorman but what did the doorman really do for us anyway? The value of this property has gone up with all the changes and really shows you, you get what you are paying for. For instance, we were recently provided with a Shuttle and as you got onto the Shuttle they welcomed you with a «Breakfast to go»! I thought it was so nice and thoughtful! The leasing office is always ready and willing to listen to any concerns etc. I have never had a bad experience with any of the ladies so I am not sure where all the animosity is coming from, from «Anonymous». I will say if you have so many bad things to say about this property and management, why don’t you just break your lease? It saddens me to know people like you live somewhere in my building! I love this place and although it is costly, it was my decision to move in here and I am getting what I pay for, a beautiful, safe community with a great team that is always ready to help! I love the people I have made friends with and I really owe it to all the events that are thrown. 1000 Jefferson, keep doing what you are doing! I’ve been living at this building ever since my boyfriend has moved in. The apartments are beautiful and the staff really is great. Ever since new management has come in, the building has cleaned up immensely and they really work to meet all expectations of tenants.

Moved into the building in 2012. At that time, the advantages were as follows:

In early 2014, the owners hired a new property management company that used to manage 800 Madison (and no longer does). The following things have occurred since the new property managers have taken over:
Pool is still in use — they have purchased new furniture for the pool deck. This seems nice, but is a waste of money, because the old furniture did not need to be replaced.
Gym: they recarperted and repainted and replaced all of the equipment. Again, this SEEMS nice, but none of the equipment or décor needed to be replaced. This was not the replacement of old, worn out stuff, because it was all less than 5 years old.
Doormen: THEY GOT RID OF THE DOORMEN. Now there is a big, turd-​brown machine in the lobby on each side of the building they are calling a «package concierge» which looks like it belongs in a prison. Nevermind that we can no longer leave a key for dogwalkers, maids or other people to access our apartments with a doorman, and we cannot have a doorman assist us in opening the door when our hands are full, or notify management of maintenance needs while we are at work, or hail us a cab, or stop the school bus from driving off without kids. The REAL concern here is that there is now NO ONE at the front door keeping randos from wandering into the building after a tenant enters.
Nice Neighbors: After the new management jacked up rents by 15% (instead of the normal 5%) and nearly doubled the amenity fee from $ 500 to $ 800, most of the NICE neighbors fled the building (like people would expect), only to have their apartments turned into Stevens’ Dorm blocks, resulting in an influx of immature, young nonprofessionals with no sense of neighborliness or courtesy. What used to be a kids and pets building, is now a college dorm, complete with wasted students, and loud parties late at night mid-​week.
Free Shuttle: Well it is no longer «free» since they have begun referring to it as an amenity, and after we finally got a full sized party-​bus shuttle, the new property managers got RID of it to replace it with two vans. So where before we could walk without hunching over onto a big person transport, we’re now forced to double over into a van that doesn’t even accommodate enough people at peak shuttle times. In addition, they added a stop at 14^th street in addition to the PATH, and started taking the ONE resident that was going there to his stop FIRST, making all other passengers headed to the PATH wait longer to get there, throwing the commute times into chaos.
$ 500 Amenity fee: Is now $ 800, AND THEY GOT RID OF THE DOORMEN. How are we paying more for getting less? In addition, they’ve changed the furniture in the main lobby seven times since last April. Apparently wasting our money isn’t that big a deal when they can just jack up the amenity fee.
$ 99 Deposit — not sure whether this is still in effect or not.
Modern fixtures — they are less modern, but the fixtures are still nice. Except when they break.
Spacious Apartments — they are still spacious.
Shop Rite is STILL next door. And they have still not fixed the flooding problem.
Friendly Management: Nope. Not even remotely friendly anymore. They foist new «amenities» on the residents with no notice, such as a Trash Valet service, which, of course, they are going to charge you for. Never mind that no apartment in the entire complex is more than 100 feet from a garbage chute room, or that setting our garbage in the halls at night is unsightly, smelly and quite possibly a health hazard, but THEY ARE GOING TO CHARGE YOU TO DO IT. We now have people living ACROSS from the garbage chute putting garbage out for the valets to pick up. And they are paying to do it. Never mind that when everyone voiced concern over the departure of the doormen, it fell on deaf ears. They simply don’t care.
Friendly, prompt maintenance team: they are pretty friendly. They are not prompt at all. It has taken more than 4 months to install new light fixtures in the hallways and get the hallways carpeted and painted (none of which needed to be done, by the way… another waste of money), and in the meantime, lights in the halls were hanging by WIRES.
Did not rent blocks of rooms to student housing: They do now. And the property managers want to raise the rent 15% despite the devaluation that the influx of students has brought to the quality of life at what used to be a fantastic place to live. I’ve got nothing against students, either. I just think that if you pay such a high premium to live in a modern building with all the amenities it shouldn’t feel like a dorm.

This is absolutely the worst building to live in Hoboken! The building itself and apartments are nice (minus the mice infestation). The doormen and maintenance staff are GREAT!!! The management office is the worst, poorest customer service, constantly trying to screw the tenants one way or another by either raising the rents obscenely or try to screw you out of the so called «REWARDS» your supposed to be given each year you renew!!! Marci and Allison are both words you cannot write on here! Do yourself a favor and check out other buildings and talk to tenants!!!

I DO NOT RECOMMEND THIS PLACE. Our rent has been drastically increased to $ 150 every eight months and we had some serious safety issues during hurricane sandy. Instead of apologizing management sent us an email saying how we can pay out rent online. Do not fall for this Crap.

The good
General maintenance requests are met with timely responses.
The roof deck. Tremendous view of the city.
The on-​site personnel are helpful.
It’s right near Shop Rite. You can shop as needed rather than buy for a whole week.
The not so good
The Gables Corporation (not the on-​site building management) is inept. They are based in Atlanta and did a terrible job during the Hurricane. Who sends emails to people with no power? All the staff were MIA while the conditions in the the building rapidly deteriorated. It took nearly two days for a private security firm to come and secure the building, particularly the parking garage, from looters. To add insult to injury, they offered every apartment a $ 100 gift card to Shop Rite (which was destroyed during the storm) for their inconvenience.
Walls can be thin. You will hear kids running above you.
It’s Hoboken post-​Sandy. There are frequent rodent sightings.
If you don’t like living near a high school stadium that’s frequently used by both the local youth and adult sports leagues, you may be in for a rude awakening. Some leagues can run til 11PM and you will hear them on the east side of the building.
The bad
Any significant rainstorm will produce noticeable flooding which would prevent you from even walking to Shop Rite.
The «shuttle» to the PATH which is really a small airport van is not large enough for a building of this size.
Exclusive contract with Cablevision. You can’t get FIOS here.

Living at the 1000 Jefferson building is an excellent choice for Hoboken residents. The apartments are very large — and look identical from the pictures shown online (minus the ones that are computer generated). All the residents are very friendly, finding someone that is rude is extremely rare. The amenities are great, the pool scene in the summer is awesome and great for BBQ and some day drinking activities. The gym is on the small side but if you need to run or get some exercise in it’s quite adequate, however if you’re a meat heat you will venture elsewhere. All the people who work in the building are great and extremely helpful — particularly the management office. They get back to you instantly and will work with you in pretty much every scenario. Living behind shoprite (the biggest supermarket in Hoboken) is fantastic — not to mention that there is a dry cleaner in the building. I loved living in this building and would recommend it to anyone looking for a place in Hoboken. The only negatives I noticed: walls can be thin at times, packages can get delayed, the dryer takes up a lot of power and puts a dent in the electric bill, oh and you can only get cablevision or direct TV — no Fios… but apparently they are working on that.
