Hilton Head Island Beach & Tennis Resort

The place was okay. The room was nice, but great location! There was a lot of construction at the time. TV had very bad picture. I don’t watch tv much, so it didn’t bother me at all. Not much to say, just okay.

–The place has really improved from my stay years ago. The bike rental station is convenient, they provide linens and towels and the property managers are helpful and the grounds well maintained.
–We stayed in unit 2353, a 1 bdr oceanview with a decent view of the ocean beyond the parking lot. I prefer Folly Beach to overcommercialized Coligny because it wasn’t crowded even for labor day.
–Do not stay here if you are afraid of forest roaches or ants on the beach. These are common to the south and we saw only one when walking in, but you will be paranoid if you’re afraid of bugs.
–At $ 163 a night for a labor day weekend, this was a most excellent value and we will stay again. I would only recommend this unit for 2 adults or two adults and one kid. The bunks are really tiny and the bedroom is not partitioned off from them. Four adults could stay if two were on the sleeper sofa, but it would be a really tight squeeze.
–It was a convenient and short walk to the beach, and I would classify the unit as semi updated meaning. It was lacking in flat screen tvs and had no place to store groceries, but the floors were not carpeted and the kitchen was well stocked.
–We will stay here again. Check out the Unilocal special for 20% off.

Let’s do the positives first. The location is pretty good. Short walk to the beach and pool from even the furthest condos. Our condo was reasonably clean and comfortable. Great for the money. The «palmetto bugs» were plentiful at night, buts it’s the area, and we didn’t see them in the condo but once. The beach was GREAT. The pool was better in the AM before it got too gross after many many kids. Before the final 5 minutes and the two months after we left, I would have given it 3 or 4 stars.
But…
The wifi was awful. We ended up using the wifi hotspot on my phone. No staff at pool to moderate behavior of guests, which was disappointing. The biggest problem; The office/​manager/​staff are not ethical people. We saw an odd $ 60 charge after we left. We called to ask why, and we’re told we did not return the keys. Which we absolutely did. I told them to watch the video to see my 6 mo. pregnant wife handing the keys over. «This happens alllll the time». Well that’s not good. Over the course of two months, we called weekly to ask them to reverse the charge, and we were told it was processed. Only it wasn’t. The snarky manager explained to us how credit cards work, which is nice. He told us we were wrong and it was processed and to stop calling. Finally, over 2 months after the initial call we got our credit.
Poor owners pay these people money to rent their condos. So I kindly went 2 stars not 1.

These reviews are heart breaking as I am a new owner at HHB&T and this resort is top notch. The grounds are so well kept and security is on their game. No one is allowed in without a pass or to use any of the resort amenities. If there are complaints please be specific on the unit as I take great pride in taking great care of my unit A-​138 whick is listed on vrbo and have 5 star reviews from every guest we have had stay in our home. The pool is fantastic and has a brand new patio around and Jamaica Joes has beach bar food and drinks, its not a fancy restaurant but a pool/​beach side vendor.
Coconutz has bad service and it has nothing to do with race, age or any thing other then they tend to be very rude there at times, it is a neighborhood type of bar/​restaurant and they tend to cater to locals, but hey it is within walking distance of every unit and a great place to sit on the back porch with a beer. There are many places to stay on the island and being an owner I did my research on many of the complexes. HHB&T is truly a great place to stay with your family and is right on the beach, cant get any closer. Just do your research when renting your unit.

As an African American we felt discriminated against at the resturant (Coconuts)at Hilton Head Beach Resort. The bartender had Poor customer service toward us, she was very helpful toward the white customers. We ended up leaving the resturant without eating or having drinks due to her behavior– I reported it to the General Manager and he was apologetic and said he would look into the issue…

I’ve stayed here probably 10 – 15 times since I was very young, considering it’s my parents’ top pick. It’s not too pricy and it’s right on the beach! There are two pools, one smaller one on one side of the resort and another large one at the other end. The larger one is accompanied by a small hot tub and a kiddy pool for the young ones. Of course there’s also a tennis court near the front of the resort. They’re not top notch or anything, but they’re average. There’s also a couple of places to grab a drink or a snack near the large pool, not far from the beach. Absolutely beautiful views of the beach from where we normally stay on Admiral’s Row. It’s right near the smaller pool as well. Stay there if you can, most definitely.
As for the rooms, every one I’ve stayed in has been very nice and homey. They’re very traditional beachy rooms. Nothing too fancy on Admiral’s Row, but they’re very average and cozy. Furniture could maybe use an update. I’ve never had a problem with the service, so nothing to complain about there. Any time we had noisy neighbors, or any other problem, they’ve responded promptly.
All in all, I recommend this place 100%. The only thing is that it’s a bit of a drive to the nearest Walmart and other restaurants.

After reading the other reviews, I’m thinking that this resort has made significant changes (or is room-​dependent) because I didn’t see any bugs, the Internet worked, I got the ocean view I reserved, and the bed was so comfortable I wanted to take it home. :) I thoroughly enjoyed my stay here and can’t think of anything negative to say. I stayed in Admiral 402.

I got a pretty solid deal on a Groupon so a friend and I came down for a 3 day, 2 night mini vacation just before the beginning of the main season.
Things to keep in mind: most of the units are owned privately, then sub-​rented by the larger company. This means you should expect some variation in accommodation. I’m only reviewing Admiral 401 — an ocean FRONT rental. It was a one bedroom, one bath, with kitchenette. Honestly, it reminded me of a suite at a hotel. Do be aware that while you may just rent for a few days, other people live here full time.
For the price, I had a good experience. This isn’t a five star hotel and resort — if you want that, pop down the beach to the Westin and pay their (wow, super high) prices. There are two pools, a small beach bar/​snack bar, and direct beach access. Parking is for residents and guests only, so you’ll need a pass to park here.
The room we stayed in was designed for up to six people. There was a queen bed, two built in bunk beds, and a pull out sofa. The open floor plan meant the whole thing was set up like one long hallway with no dividers between — so from the front door you could see all the way to the balcony.
The mattresses were cheap and thin, and pretty hard. Not my best night’s sleep. The sheets were ill-​fitting. A mattress pad would’ve probably solved it for me.
The bathroom was nice, but small. If you have a group of folks getting ready, better plan for extra time.
The kitchenette was a lovely and unexpected addition. It was great to be able to store snacks and drinks.
I’ve read a few complaints about bugs. I didn’t see any. The whole place was very clean, though well-​used. I made sure to keep the screen door to the balcony closed. No home is perfect, but you can try to mitigate bugginess by putting up food and drinks and closing doors.
I did have a few small issues like ceiling fans that didn’t work.
My biggest complaint? No WiFi. No, I’m not going to use it on the beach, but in the evenings? It would’ve been nice. The beach bar had wifi, but it only goes so far.
Staff were friendly and nice. No complaints there.
Overall, this is a great budget place to stay, and I recommend it for families and college kids who aren’t loud looking for a spring break spot. Just know that there are noise ordinances.

I have lived here at HHI Beach and Tennis for 4 months now. The place has a great beach. The ocean views from my balcony is nice. The sports bar, restaurant and pizza place are all above average with good specials that won’t break you. Nice pool (which is about to have the deck replaced). They do a lot of work to keep the resort repaired and up to date.

We have been here for 4 days now, and prior to arriving I was a little nervous based on some of the reviews. However, I have to say that I don’t see what all the complaining is about! You come to the beach to go to the beach, and the beach where we are is great! The resort itself is older, yes, but it has a beachy vibe and we’ve been having a great time! It seems that some of the reviewers maybe had bad luck with their unit, but we rented ours from Trip Advisor and it’s nice and it’s clean. Yes, you will do some walking, but I’m pretty sure you’ll survive. The food we had at the beach bar wasn’t great, but I didn’t really expect great, I was just hungry. Coconutz isn’t a bad place to hang out at night either. If you’re looking for an inexpensive beach trip I would definitely recommend this place! You just may need to be careful who you’re renting through.

Stayed for a few days and on the second day caught 4 palmetto bugs aka cockroaches. Kids fled their room and I will have to sanitize everything before it comes into my home. Food awful. Bar on the beach mediocre at best… Will not return.

I stayed here for 3 nights with my family in room G-​19. I slept in the front room in the twin bed. I got bitten on my arms and legs in numerous locations. At first I thought it was a sun burn or mosquito bites, because how could it have been anything else, right? Wrong. When I returned home, I went to see my doctor, who determined that it was scabies and it was spreading all over my legs and arms. This just happened to me so it had to have been that bed I slept in at the HHIB&T Resort. My doctor gave me a px cream that was very expensive. I thankfully did not pass it along to anyone else (yet) but my condition is much better after the cream. It was a miserable experience– I was itchy, uncomfortable, and couldn’t sleep still, just awful. I wish they did a decent job of keeping the beds and linens clean. I would not recommend this place to anyone if you care about your health and well being.

It sounds like the reviews so far are for each individual unit. Please review the resort as each unit is individually owned. We’re going to stay here next year. If anyone has any tips about the resort, we would love them.

The food here is just ok rooms were dated and not the best views. Nice if your staying for a while and need the kitchen for cooking meals. Beach is close but felt the the whole resort could use a facelift.

Checked in with my two daughters Saturday evening. If an ocean view to you means a view of the parking lot and the houses next door you’re in luck. One is under construction so until the second floor goes up you can still see a sliver of ocean. Dirty is the only way to describe the unit. The couch is visibly filthy and the carpet literally looks like a crime scene. The kitchen is poorly stocked and utensils are both lacking as well as dirty. No skillet, no cutting board, no collander and no knives of any use to be found. Cock roaches abound but this was the least of our problems.
Giving the fridge plenty of time to cool as directed, the following day we loaded up our groceries only to realize the refrigerator wasn’t cooling. I used a temperature gauge and found after hours of being closed the fridge was above 50 degrees. And so begins the saga. We didn’t get anyone over for 3 hours. Because most 5 year olds love hanging out inside at the beach waiting for repairmen. After a few more calls they sent someone to look at it. He determined it in fact was broken and offered to move us. Naturally we jumped at it given our units poor condition. Until we discovered the new unit was worse. No view at all and missing a tv. Assuming the fridge could be replaced we declined and they brought in another fridge. But not to replace the old one merely to sit in the already tiny cramped dining room. This goes on for two days, back and forth, repairmen in and out. Food spoiled and management wants nothing to do with us. So we eventually moved to the other unit only to find the original broken fridge which is now supposedly fixed. Nightmare. We are checking out after two days. I wouldn’t wish this on my worst enemy.
Not to pile on but the pools are big crowded and ugly with little landscaping. Wifi doesn’t work at all. This is not a resort.

Very nice resort: clean, affordable, and relatively close to the beach. Wifi is RIDICULOUSLY slow and you have to log in every time which is really annoying. We were happy with our condo even though it had poor air circulation and toilets. The restaurants in the resort are pretty good if you don’t want to drive. Plan to eat early if you do venture out: places get very busy around 4:30 and waiting over an hour for a table is common.
