The Equestrian on Eastern

Equestrian is great. We only moved out because we needed a bigger kitchen. Marie is wonderful and so nice, we will definitely miss her. The pools and hot tub are great. Nice grill spot for grillers out there. Maintenance is always there within hours or within 24 hours depending on the issue. They are super nice and helpful. Living on eastern is rough, it is hard to get out sometimes when the street is so busy. They do have 3 different exits though, so it makes it a little easier to get in and out. Layouts are great and so are the closets! Would most definitely recommend this!

First and foremost have been derelict in my Unilocaler duties by not updating this review. I have stopped and started many, many times. But, I respect you zany Unilocalers too much to put this off any further. The wounds are still fresh and I must carry on and hopefully spare at least one future tenant, I must. It’s in the Unilocalers handbook, bylaws and I believe it was mentioned in the secret initiation.
Guess you’re not supposed to mention anything secret-​hope I’m not banished.
Here it goes, be patient and learn from my experiences.
The Office Manager, Selena was fired. She lived on the property and it was done in such an unprofessional manner, it was the beginning of the end. If they could treat someone who worked there for 7+ years, how were they planning on treating the tenants and other staff. The writing was on the wall.
The new mgr and Maintenance Supervisor lived next to each other upstairs from me.
Not like they had to go out of their way to find me.
It started when the new mgr went out of her way to make herself unavailable. To be very condescending when she was located, I’m sure by accident, and not making any effort to as their literature mentions endlessly making this property feel like a neighborhood. Where you can know who’s who. Both the neighbors and I felt the same.
I had loved the neighborhood atmosphere that we as a group of strangers had created. We spent holidays together, borrowed sugar.
Our own little Mayberry in the Desert. She made it a point to try to pit us against each other. Gossiping to anyone who would listen. Delivery men and the like.
Warning notices were a weekly occurrence with threats of eviction.
We loved our home, a phone call would have been nice, since no one knew the new mgr, and the staff that she installed.
There were now OUR rules and THEIR rules.
Police were there approximately 3 – 4 times a week. When the neighbors complained about their disruptive and more than likely illegal activities, she just moved them to a different area in the property.
It was always a nice surprise while walking my dogs, Bob & Hank to run into them.
The landscaping that the previous manager took time making attractive again, forgotten within her first month.
My 83 year old Father lived one building over. When his A/​C went out in AUGUST. Needless to say, they sent someone THREE days later who spent the day working on the WRONG unit.
After threatening to contact the Elder Abuse hotline — they placed a window unit.
He was of course staying with me.
That whole ordeal lasted a little over a week.
I had assumed, silly me, that they would perhaps make an allowance on his rent considering it was uninhabitable for an old man with Emphysema using oxygen ²⁴⁄₇ and wheelchair confined.
I’m STILL waiting for there answer.
The new maintenance crew flooded our patio installing a water heater, at the incorrect apartment.
Even got a very stern worded letter regarding my Christmas decorations.
When the dishwasher broke, they told her she could wash them by hand and «that’s the way it is». My 75 yr old Mother will NOT be spoken to in that manner.
And now the camel and what broke it’s back.
A dog that was unleashed attacked my dog Bob. Surgery was required. It was a pit bull. However, I the lease that breed is not approved.
I know what you’re thinking, eviction. After all, breed not allowed, unleashed dog.
NOPE NOPE NOPE
She had the audacity to tell me that since a member of the staff didn’t witness it, their hands were tied. My Unsanctioned
Neighborhood Watch was on the case, Even got video every time I saw the dog off the leash. And I might add not picking up after it!!!
I am seriously on a roll.
I did call Animal control and they were very, very helpful.
Mgr and staff never asked about him, his injuries. Maybe I was expecting too much, obviously I was.
Equestrian took a happy, well kept neighborhood and destroyed it.

While scoping out Henderson in February the Hottie Hubs and I happened upon The Equestrian on Eastern. We took a peek at the apt and grounds and knew we would call it home when we relocated from Los Angeles! We talked about all the places we looked at while visiting the spaghetti bowl and we decided to go with The Equestrian. We reserved our unit online and recieved a move in date that worked with our schedule. We worked with Tiffany and she was really on top of things through out the whole process which was the easiest process ever on the planet! And Brett, Marie, and Angie have always been pleasant. We were able to e-​sign the lease which was convenient especially since we were still in L.A. So by the time we arrived in Henderson our unit was ready and waiting. Everything in our unit was brand new and clean. The neighbors seem super friendly and there is plenty of covered and uncovered parking. In addition to clean maintained grounds, The Equestrian is near (many places are in walking distance) everything from shops and restaurants to medical/​dental practices and pet needs. Also, it’s pet friendly so my old lady baby, Rapunzel is happy to call The Equestrian on Eastern home as well!

I lived here for seven months. I was just there until I could get back into my house. I looked at alot of places before choosing The Equestrian. Staff is friendly. The place is well maintained. And for am apartment it is pretty quiet. Safe and close to grocery and restaurants. Trying to get out onto Eastern Ave can be tricky but if you use the back exit it is a breeze. The only reason they don’t get five stars is parking. Covered parking is open to residents but about one in every four cars near my apartment did not have a parking badge and a few didn’t even have license plates

I lived at the Equestrian Apartments for 3 years. Overall it was a good experience. My apartment was quiet, although the birds can be loud. I am told they are taking care of this problem. My appliances all worked well and if there was a problem the maintenance team was quick to respond. Most of my issues were addressed within a day or two. The office people were very nice and responsive as well. I lived in building 800 where most of my neighbors had lived there as long or just as long as me. I will actually miss my neighbors. The only reason I did not give the Equestrian five stars is because my apartment was not very well insulated. My front room was always cold in the winter and hot in the summer no matter how much I ran my air. I am told this apartment is being remodeled, so hopefully they will address this. You can’t beat the location of the Equestrian.

Don’t move here. Management is ruthless. I did a walk through with the manager, she said everything looked fine, she signed me out. After I moved, I get a $ 1,000 bill for a spot they said I had on my carpet. Wtf. Totally ruined my credit.
Hopefully the complex got a new manager since this happened.

After looking at quite a few apartments my family and I decided to move into The Equestrian.
Marie showed us the 2 bedroom apartments she was very helpful and friendly and we decided to take the apartment immediately. Since moving in the apartments are being renovated and they did a great job. The kitchens are beautiful, all stainless steel appliances, new carpet, everything is beautiful. They are always taking care of the property and making sure it is clean. The maintenance staff is always helpful. We just renewed our lease for another year. We love it here. Want to thank Angie, Kathrine and Marie for always being so helpful and friendly all the time. Great staff at the Equestrian !!!

It’s UNFAIR… to simply compare my residency at the Equestrian of 4 years now, to others within the city of Las Vegas, Henderson, and the surrounding communities without obviously stating the factors that have CONVINCED me to stay here year after year after year without a shred of regret. Many properties can boast grand landscaping… many can even boast of amenities within the apartments .or the amenities available on the property itself. Yes, those are all admirable qualities that I consider every year when the time comes to resign… but let me tell you my number one, non-​negotiable reason that has made me an EXTREMELY happy, and proud resident of the Equestrian:
The TEAM.
I didn’t make it my personal business to MEET the staff members here at my property, and let’s be honest… not every one does! Some people could give a damn who takes the rent check every month, Right? Just a body in the office til next month… but let me tell you how the special unit of people running the day to day operations here-​just make it feel like a home.
Slowly and easily… the extension of pure pleasantness and comfort has ALWAYS been the protocol in the office. The energy of key team members like Maria and Angie are so dauntingly positive… it NEVER is a bad day or moment when I talk to them. The professionalism, and delicate care that Catherine has shown in handling my inquiries about our property are met with a rapid and effective answer that always satisfies me. Terry & his crew members always around the property and approachable with answers to the most RANDOM questions I throw at them… and then… there are my neighbors. The obvious speaks for itself. If my neighbors are complimenting the team in place… and their residency of years much greater than mine, than that is a reflection of the comfort THEY TOO experience as well.
I could go on and on revisiting past members of this great team, who are no longer here yet still had an influence in my continuous stay at the Equestrian… and sadly– if members here now, move on to other opportunities, than I have peace of mind knowing that the culture of maintaining an environment of amazing resident care, and hospitality are at the core roots of what makes this team operate.

My daughter and I moved here in Aug 2014 and it was the easiest process I have experienced ever. I feel very safe and love all the amenities! And the ladies in the office are so sweet and helpful!!!

Hottest day if the yr and they close the pool. WTF
Management sucks, they only enforce the rules that they want. Not kid friendly at all!

I was moving from Los Angeles to Las Vegas and looked at countless apartment complexes and ultimately chose The Equestrian. The leasing process was easy and quick and I set a move in date for early December. Upon arriving and taking control of my apartment the washmachine had a leak which saturated the carpet. I called the leasing office immediately and spoke with Sabrina who helped me with everything prior to move in and told her the problem. Within 15 minutes she had maintenence out there removing damaged carpet, fixing damegs to the walls, cleaning, and drying the affected area. Since I wasnt able to move in immediately they accomadated me with a place to stay until the apartment met their, and my, move in standards. I must say that Sabrina, the leasing office, and management went above and beyond with fixing the problem and made my move as painless as possible.
I love the location, price, management, and the overall quality of The Equatrian and would recomend it to anyone.

Literally the most shittiest apartments I have ever lived in! I’ve lived here for the past 6 years and the maintenance is so lazy beyond words. The BBQ’rs break down constantly. When we need the dishwasher replaced it took them a month to finally come in and replace it. Even after a lot of nagging to tell them to fix it. The people who run the apartments are very bitchy with a smartass attitude. The cabinets are peeling and falling apart. When they came to fix the air conditioner they left stains all over the carpet which we’ve tried everything to get it out, but it won’t. The maintenance people complain constantly over the simplest things. One maintenance guy smokes cigarettes and flicks them by our house and we get blamed for it. WORST APARTMENTS EVER TRUST ME! They say luxurious apartments, but hell you could of fooled me. Wish I could put a half star.

The apartments are fine. Now that we are moving however everyones attitude has changed. No longer friendly. We were going to move into a larger apartment and changed our minds after 5 days and they wont give us our 200.00 deposit back!

I love it here. Just renewed lease. I’ve lived in some crappy communities this is NOT one of them. Quiet great location plenty of parking friendly leasing.

This is the worst managed apartment I have ever experienced in my 25 years of renting houses and apartments. I rented an apartment in Los Angeles Koreantown 10 years ago from a poorly English speaking around 75 year old lady manages apartments 10 times better than they can. Their policies seems to be meant to take more money from you and I will list the examples. This is the first rental property in my 25 years that requires you give them 60 days notice to move out. The most common notice is 30 days. You are required to give them $ 200 non refundable for application fees and for whatever else plus $ 200 refundable when you move out. They state that their apartments are luxury when it is more like the slums. Their quality of kitchen, bathroom cabinets and sinks are the lowest that they break down so many times. I have had my kitchen drawer fall apart 3 times in a year. Their maintenance is a different story. My ice maker broke down and they came to fix it but to leave blood smears/​drops all over my freezer and even on my ice. The apartment reps will greet you with a real smile and once you sign the contract, it is fake smiles until you move out. I wonder almost every day how did the assistant manager got the job when she does not know crap about managing. I will be advising my friends and families to avoid the Picerne rental properties. I would recommend my enemies if I had any to stay there because they will make their lives miserable. You will thank me. I am pretty sure I am not the only one they have screwed over. There are cars in the parking lot that have not been moved in months gathering spider webs as if it is a junk yard. I can go on and on but you get the picture. Avoid at all cost! They charged me $ 65 for the cleaning fee when it should have been part of the $ 200 non-​refundable.

Not a bad apartment complex as far as the landscaping and ample parking. Lived here for about 1 year and a half in a 1 bedroom and 1 bathroom unit. The insulation is terrible for these houses. The window in my bedroom had a draft which easily raised my electric bill. Staff are somewhat friendly and maintenance responds usually in 2 – 3 days of your order.
What I DON’T like about the Equestrian is that they will KEEP your $ 200 security deposit. What do I mean about this? Well after I moved out they said they will send me back my security deposit of $ 200. Guess what? I end up getting an invoice stating that I have the following fees:
$ 75 carpet cleaning
$ 75 apartment cleaning
$ 25 Drip pan replacement
$ 25 Touch up paint
WHAT THE HECK? I never wear shoes in the house, nor did I have a single stain on the carpet. When we moved out, we vacuumed the entire apartment and made sure we left NOTHING behind. Drip pan replacement? Touch up paint? We left this house AMAZINGLY clean. We did not nail ANYTHING to the walls. We also did not scratch the paint on any of the walls either.
Trust me, if you want to give up your $ 200 security deposit, this place is for you. Either that or paint the entire apartment before you leave and hire people to carpet clean for you even if our carpets are in amazing shape.
Good luck to you future tenants, they will attract you with the great landscaping in the front of the apartment complex (just as they do with all Picerne apartments). Just be ready to give up your $ 200 security deposit.

I lived there recently and the place is older and rundown a bit. I had a big problem when I left as far as them charging me for things that were out of my control. They claimed that I did not pay for certain things when I signed up but I had proof and they still charged me and put a lawyer on me. The only real positive was the location. I say the manager of that place needs to know what customer service is and for about the same price you can live somewhere much nicer with better amenities.
