Affordable Property Management

I am going into my 3^rd year of renting from Affordable Property Management and as a Property Manager myself for another Real Estate Office I have to say I am quit happy with them and even refer clients to them when I don’t have anything available. The few issues I had during move in and during one maintenance issue had nothing to do with the office. It is usually the homeowner that holds processes up or denies a request and I understand that because that is the case in my office 95% of the time. I love my house and my husband does all of the maintenance, we cleaned it our self, painted, turned the dirt yard into a lush green yard and even installed brand new flooring in the kitchen when we moved in. We viewed the house before renting and knew what we were getting and because we wanted it, we took it «as is» and made it our home and take care of it like it is ours. Most people don’t and think that just because they are renting they should not have to do anything to take care of the home. I have been late one time and didn’t complain about late fees. I signed a lease and they are just doing their job and enforcing the lease that I chose to sign. Maybe I understand more because i have been a property manager for 20 years now but I wish more people would have the same respect whether your renting from a real estate office or an apartment community. You chose the place, you signed a lease and you are an adult that have to follow rules just like everyone else. You don’t get special treatment. I have had nothing but a pleasant experiences with the office the few times I have called them. They are very friendly and also respond to emails quick. The only time I spoke to the broker was during lease signing and every other time has been the receptionist and accountant who are very helpful and nice. I plan on signing another lease and another lease and another lease for as long as they will have us.
As far as not getting your deposit back I also hear the same thing but if you did not leave the house in the same condition or better, fulfill your lease term, give the proper notice or if you did not turn in a move in condition report to protect yourself at move out then you will have money deducted from your deposit. Property Manager don’t just keep money out of deposits for no reason. We can’t and we have to have back up.

Rented from them a while back. I myself never got my deposit back after giving them a 30 day notice. They even charged me to repaint after being in one of their rentals for 3+ years, never missing a payment, being late, having any major repairs except a water heater which is out of my control anyways, and no fuss when they raised our rent $ 50.00 a month. I even turned my mother on to them after moving out thinking I was going to get my deposit back and they were just busy since she moved back to town the same month I moved out.
My mom lived in her house for 4+ years and she did not get her deposit back either after giving a 30 day notice. They called the owner to find out what was up with their deposit and they never heard anything back. They recently got a letter that they owe $ 49.00 to collections for having to have the carpets re-​stretched. Being a Real Estate Investor/​Landlord now after 3 years in a rental having to have the carpet stretched and cleaned is considered normal wear and tear specially in a older home built in the 1960−1970s where they do not/​did put any money into. The owner of the company even cursed my mothers husband out for calling to ask why they were being charged and never even received a letter from them about it before being sent to collections. They will also charge you a late fee if the end of your grace period (if you have one) or your rents due date happens to fall on a day they are closed. Horrible Horrible company. Do not use.

These people are nice no personal feelings but when comes to organization and email responses, they’re not on top of things. Personal opinions they need to find more employees who are good with details and quick. Also and most of all the Account Payable which is now the owner makes lots of mistakes over and over and slow on replying or not at all to emails. Tenants moved in last week of April 2013 and until today August 1, 2013, the AP still hasn’t solved one little issue (sent unsigned check which should be electronic, short payment on my account same time and trying to pay the unsigned check by eletronic later… but still short cause he deducted management fee AGAIN for the same month June!)

I’ve been renting a property under Affordable Property Management for the past month, and I can’t say I’m very happy at all. «Affordable» and «Terrible» are pretty much synonymous when it comes to this company. They always seem to need several reminders for every little question or concern. If the office wasn’t 30 minutes away from my place, they’d probably see me every day… and not for a friendly cup of tea. The head honcho’s office is crazy unorganized, so it doesn’t surprise me that he never remembers to return correspondence. The receptionist is nice enough, but it seems she’s given way too much responsibility and often has no clue what she’s talking about. The condo I’m renting is very nice, but I honestly wish I was paying rent to a much more professional, knowledgable, responsive and organized company every month. =+(

We used them for our property management and even talked to their references before we hired them. But they just take your money and do not deliver results. After having a property under their management for 3 months, they have not even completed the minor fixed up. They quote low and charge high. They might be affordable if you can wait forever for them to bring your property to the market.
Do not believe their references. They do not response to phone call.

I start with the saying, You get what you pay for. These people are basically friendly but slow. They are a bit disorganized and forgetful. If you stay on top of them for information they will get back to you. It may take several tries to get all of the information you are looking for but it can be done. Processing and deposits are slow going as well. Again, if you stay on top of them and contact them, you can get your business taken care of. They could benefit from hiring a few more well organized helpers.
