The Ledge House Bed & Breakfast

We really enjoyed our stay here. The view is unmatched, and the hosts were very nice, friendly, and helpful. The breakfasts were very good, and the room and bath were spacious and clean. We stayed on the first floor, and we really liked the private entrance. I deducted a star because it was so difficult to get to. Other than that, amazing experience.

I had made reservations several months ago to rent one of the Armory Quarters. I was notified 4 days before the date I was to arrive that the place I had reserved was no longer available as the owner wanted to let someone else stay there. I have never before had anyone not honor a reservation and can’t believe they stay in business if that is how they treat potential guests.

Had a great time! Located in the heart of Harpers Ferry, close to National Park and Appalachian Trail. The view from the porch is spectacular. And they have chickens! Stephanie was great and made quite the delicious breakfast. Will be back for sure!

This was my husband and I’s first experience with a B&B and we were so impressed. Chad was very accommodating. We arrived late on a Friday night with no issues. The room, Suite 100, was extremely comfortable. The on-​suite bathroom was large and there is a small living area as well. The room itself was large and cozy for a fall weekend. The B&B’s location is super convenient to all of Harper’s Ferry. We walked everywhere. Breakfast each morning was delicious! We are already thinking of booking another trip!

My wife and I stayed and really enjoyed our time here. We rented suite 1 and loved the close proximity to the Appalachian Trail and the downtown area of historic Harper’s Ferry.
Our hosts gave us some recommendations to some restaurants in walking distance and set out a fine breakfast each morning.
The best views of Harper’s Ferry was right on the deck! You can see three states and two rivers in a single spot.
–Odd comparison warning– Topography of Harper’s Ferry compared to a piece of pie: If you look at a piece of lemon meringue pie, and view it from the pointy end, the Ledge House would be on the top of the meringue towards the point.
I don’t pretend to know the backgrounds of some bad reviews, I can just say that the owners were great to us, the place is beautiful and we had fun.

We stayed at the Ledge House on 5÷30÷14 for three nights. The view was spectacular and the inn was updated and clean. We stayed in suite #2 and I loved the bathroom, plus the bed was super comfy. The inn keepers are laid back and leave you alone, which I personally really appreciate! We will be back. Thanks again!

My husband and I were pretty shocked by the hostility of Chad, the owner of this B&B. In fact, I’ve never been treated so poorly by a B&B owner before.
After initially reserving us one of their rental houses, Chad then cancelled our reservation via email 10 days before arrival (and our friends were flying in, no less). Chad and his staff didn’t return any of our phone calls (approx 4). When I finally did get in touch with him, two days before the planned trip, we tried to negotiate a discounted rate for one room in his B&B. He then hung up the phone on me when I suggested a $ 50 discount for all the trouble and hassle we’d gone through trying to book a room somewhere nearby (everything was booked that weekend for Freedom’s Run).
He admitted it was his fault that he overbooked his accommodations, but it was so odd that he wouldn’t even try to help us find alternative accommodations. It was even stranger that this guy hung up the phone on a us for suggesting a discount and calling us «upset guests.» Well, duh, I wonder what made us so upset…
The nice folks at Stone House B&B in Harper’s Ferry said that they’d heard of this overbooking problem before at Ledge House. So I’d stay clear if I were you.

We stayed for two nights in the spacious suite 2, with a balcony and beautiful views of the river and gap below. The owners were friendly, welcoming, and laid back. Breakfast both mornings was delicious and huge — we didn’t feel hungry again till well into the afternoon. Highly recommended. We’re planning on returning this winter for a long weekend.

My boyfriend and I stayed at the Ledge House last weekend for 2 nights in Suite 2. It was the perfect DC getaway, especially for us since we don’t own cars. I would highly recommend the Ledge House to anyone looking for a relaxing, adventurous trip and a laidback B&B vibe.
We took the MARC train from Union Station on a Friday night after work and arrived in Harpers Ferry around 8 p.m. when it was pitch black out. I’ll be up front about the very worst part of our Ledge House/​HF experience, then get to the plus sides: directions from the train station were terrible, we couldn’t find the place on the dark street (if I had been alone, I would have run away screaming — this street is spooky!), and we could not reach the owners by phone. Just when we were about to walk back towards the lighted train station to re-​orient, we found the place at the very end of the dark street. I couldn’t have been happier to see that Ledge House sign and be welcomed in by the intern staying at the guest house. The owners weren’t there, but we didn’t care. They left a note and our room was unlocked and waiting for us. We instantly felt at home.
The house is beautiful and the owners don’t care what you do. We put some beers in the fridge and my boyfriend played guitar in the living room after we got back from dinner. I personally enjoyed the freedom of the common spaces that I haven’t experienced at other B&Bs. There are tons of books and magazines to read, comfy spaces to relax and enjoy the view, and besides the other guests (who were all very polite), we felt as comfortable as we do at home.
Suite 2 was fantastic and I’d recommend it over the other two rooms. It’s spacious and pretty luxurious. You can tell the owners didn’t try to be cheap, as the king-​size bed is plush and so comfortable, the huge soaking tub was a great perk, the room is impeccably clean, and the shampoos and conditioner are high-​end. The deck was also awesome — unbeatable views! Colleen M.‘s review below said the room was freezing, but we were always comfortable or hot and it was early March.
A few more high points: the breakfast was served hot and at a reasonable time (between 9 – 9:30), breakfast is a serene experience with the panoramic view of the mountains, and the location is fantastic since it’s removed from the tourist-​y center of town, but within short walking distance from it. I’d recommend walking through the cemetery behind the house, stopping by Jefferson Rock, following the trail past the old church remains, grabbing lunch in town, then taking the foot bridge over to hike the Maryland Heights trail. That was our great HF day.
The owners aren’t awkward — they’re just laidback, and unless you’re awkward, you’ll have a great B&B experience here. Once again, I highly recommend the Ledge House and I’d go back in a second!

Beautiful place, comfy bed, huge bathtub to soak in, DELICIOUS breakfast. Fireplace burning when we arrived was delightful. We’ve been here twice and had a great time on both occasions. The couple is super sweet and even let us borrow their car to go to dinner in the next town over! Watch out because lots of harpers ferry closes down in the winter. Also, the train comes through the town intermittently. We thought it was charming but if you are a light sleeper, may want to choose a different town.

The Mister and I stayed here for a weekend in January of 2012. It’s great that this couple are trying to have a little business in Harpers Ferry, but we got caught in the crosshairs of their amateur attempts and didn’t really enjoy it.
The directions we were given from the train station were terrible. And it was dark. And they didn’t answer the phone number they’d provided. Lovely.
We finally found it. The house is cute, but we felt more like house guests who didn’t know our hosts than guests at a bed and breakfast. It was just so awkward! Like, looking at a house on the market when the owners were home. The TV didn’t work properly and the furnishings screamed ‘guest room decorated with leftovers from the rest of the house.‘
Our room was weird and disappointing. There was a window from the bathroom to the sitting room. We had a lot of problems with the toilet and their commitment to low-​flow technology. (Had to wait like 15mn btwn uses.) The shower was weak, totally weak. The water pressure was insufficient to wash out shampoo from my hair.
The room itself was constantly freezing. There was no way to increase the heat and there were no vents in the room. There was a faux fireplace that didn’t work. We were freezing our entire visit. The bed was a busted down mattress on wheeled frame that traveled great distances with little provocation. The deck — which was the reason we selected the room we did — was completely rotted and absolutely unsafe to stand on. Seriously — it’s a liability to allow anyone on it.
If your’e going to be innkeepers, having the right personality goes a long way. This couple isn’t there yet. They seemed to be constantly trying to evade making eye contact and couldn’t even recommend a good place for dinner on the evening we arrived.
They hired a woman to come in and make our breakfast each morning, and that was the best personal interaction we had. The breakfast wasn’t really that good, although the coffee got the job done. I did not appreciate begin fed faux meat.
Can’t recommend, even with their low prices.

My wife and I went to the Ledge House for the weekend to celebrate our anniversary. I have to say that the views from the breakfast table, and outside deck were really awesome. When we arrived we were surprised to find out that we could not lock our doors. The keepers assured us that we had nothing to worry about, and we didn’t, it was just odd to hear coming from city living. :). We had breakfast both mornings. If you have dietary restrictions be sure to wake up early to tell them. My wife and i have a pretty restrictive eating style so to base breakfast on us would be a little unfair.
We had suite 1 which had it’s own private bathroom. The room was a nice room, with a comfy bed. The sun coming up over the mountains though will serve as your alarm clock, as there is no blind or dark curtain on the door in your room so, either plan on waking up early, or, bring a mask for sleeping ;). The bathroom in our room had a distinct smell of cat, so if you are not a cat lover be sure to try the other rooms. I am not sure if this always the case, but it was constant for our two nights there.
The proximity to the lower town was really nice. If you are planning on visiting lower town, I would just leave your vehicle parked at the house, and navigate through the adjacent cemetery, down the steps to the Appalachian trail and head south. If you want a great view, and some exercise take the Maryland heights hike. It is about 6 – 7 miles round trip, and it is probably 15 degree grade all the way up, but once you are there… it is very worth it.

Beautiful. Reasonable. Extraordinary Views of Harper’s Ferry. A soaker tub with a nice flat screen TV. Among the best B&Bs I ever stayed in. I highly recommend it. I stayed in Suite 2. Oh, and we were on the C & O canal trail, hot and tired, and the innkeeper picked us up so we wouldn’t have to walk up the hill. It’s not such a long walk, so I encourage you to try it if you are biking, but we appreciated that so much (it was very hot and we were exhausted).
The Ledge House is memorable! If I ride the trail again, I’ll be back!

The Ledge House is a beautiful and homey B&B with a fantastic view of Harpers Ferry, the Shenandoah and Potomac Rivers, and it is also walking distance from any and everything interesting in the town of Harpers Ferry.
We stayed in suite 2, which was perfect. We had a small sitting area with an antique writing table, antique couch, and stained glass lamps. In the sitting area is a door leading to a balcony, where you can see the river and mountains with ease, you can watch the trains go by. The best thing about our suite was the extremely comfortable king-​sized bed and the bathroom which boasted a fantastic deep tub, separate standing shower, ceiling fan, and a flat screen tv (which only got fuzzy channels, strangely enough). We checked out the other suite after the occupants checked out, and we definitely got the better bathroom. Suite 1 has a more romantic bedroom with sexy lighting, better decoration, and more coziness (there is also a door to the outside so that you can enter and exit in private), but the bathroom was narrow, with tiles that were broken in places and the tub is as shallow as what you find in motels. There is a 3^rd room available for stay, which is nice, but it has an adjacent bathroom (though it ends up being a private bathroom since the other two suites have their own) and no balcony. GO FOR SUITE 2.
The hot breakfast is served at 9am, and it wasn’t quite enough food for me. I would have liked the option of seconds, but as soon as breakfast was served, the cook grabbed her purse and left. I understand not wanting to waste food or have this lady standing around waiting on us, but it was pretty dis-​satisfying to have to go out and buy a second breakfast. The food itself is great — tasty and well prepared, the portions are just a little too small. For me.
A big plus of staying at the Ledge House is that if you pay cash, you can get a 10% discount on the price of your stay. That made the suite completely affordable for me and my partner — we had a great time! I really do recommend this B&B to anyone visiting Harpers Ferry — great rooms, good food, and a very reasonable price in the fall and spring. Summer rates are about $ 50 higher, so if you aren’t sure, save it for the winter.
The only downside to my stay was the unavailability of the innkeeper. My genius boyfriend locked us out on the balcony and we just couldn’t get anyone on the phone. We called the reservation line and asked them for help, and even they couldn’t reach the innkeeper or her husband. We eventually had to yell until another guest heard us and let us in. When we found the innkeeper, she was outside, talking on her cell phone. We also tried calling to find out what the wireless password was and we never got a call back, though we left a message. Good thing it was easy to guess. When time came to check-​in and check-​out/​pay, we had no trouble finding anyone, of course. Also, we never received free wine or appetizers (they probably don’t offer than in the fall and spring), though we did get a coupon for free lunch at the restaurant owned by the Ledge House innkeeper.

Several things influenced my decision to stay at the Ledge House on a recent road trip to New Jersey. For starters, the proprietors of the quaint B&B advertised free wine and appetizers in the afternoon. That alone had me sold on the place. Photos of the view from one of the rooms, a free hot breakfast, a reasonable rate, private bathrooms and the fact that the website was «made on a mac» all served to confirm the notion that this was the place for the BF and me. When I arrived, I was more than pleased with the cordial, laid-​back attitude of Carrie (one of the proprietors) and the glass of wine she offered us within ten minutes of our arrival. Although the town of Harpers Ferry is seasonal and not very «happening» during the month of March, Carrie gave us several recommendations of nearby places to eat, drink and be entertained. The king-​sized bed in our room was extremely comfortable, the large deck (with in-​room access) overlooking the Potomac and Shenandoah Rivers was beautiful and the landscaping around the house was top-​notch. In the morning, eating a hot breakfast of walnut-​spice pancakes, sausage and strawberries while enjoying the breathtaking view from a large picture window in the sitting room really enhanced our experience. The only drawback to the Ledge House and probably all of the lodging options in Harpers Ferry are the very loud trains that blow their whistles as they roar by periodically. But the stunning scenery (especially during the off season when it is quiet) and natural wonder that is to be found in Harpers Ferry more than make up for it. Just bring ear plugs.
