The Hamptons

I cannot stress enough how awful living at The Hamptons on Columbus was. We lived there for 2 years and thankfully moved out last month.
The constant construction is terrible! As a SAHM there were MANY days where I couldn’t get my baby to nap because the noise level was so loud. Some days it literally shook the apartment when they were remodeling the apartment above ours. And trying to take her on a walk to get away from all the noise was dangerous with sparks flying from welding etc.
We were forced to leave our apartment all day when she was just 3 days old for «renovations»… Windows that could have waited until we moved out to put in. Thankfully due to the help of one stand up guy in their offices, Josh, they cut our required time out of the apartment from a FULL WEEK to just one day. I know most people weren’t that lucky. The one star is for him, because I would have collapsed into a pool of postpartum hormonal tears if it had been longer than a day. Thank you Josh!
The office was NEVER open at the Columbus location because no one can work in all this noise. Dust from all the construction gets everywhere. It always smelled like paint fumes. Tenants are made to move furniture, remove items from their porch, not use their closets, have strangers in their apartments day after day for this construction. And management doesn’t seem to care. They should have been discounting rent during this and not increasing it.
Again, I cannot be happier to have moved out. The one other positive thing I will say is they were fair in their return of our deposit. With all the trouble I was worried they would try to keep more of the deposit than they were entitled to but we received almost the full deposit back so kudos to the management that! Good luck to those still living there and I am SORRY to the people who lived below us… I know the sounds you must be dealing with as they renovate our apartment.

I stumbled upon this place when searching for apartments near work and here’s my review after a year lease.
Apartment, Complex & Amenities:
My specific unit was fairly large at 816sq ft. It was a typical rectangular unit with a fairly large living room, plenty of kitchen counter and cabinet space, a fairly large walk-​in closet, a decently sized bedroom but a small bathroom.
Having a large living room and a kitchen more than made up for the small bathroom since I spent most of my time cooking and lounging on the couch.
Walls & windows were thin and not well insulated so a lot noise, especially a yappy dog and parrot, creeped in from the inner court yard.
I can’t comment on the coin-​op washer and dryers since I always did my laundry off-​site. I’ve learned, through many years at various apartment complexes in LA, that apartment laundry facilities are expensive, poorly inefficient and prone to theft.
Used the gym a number of times including the treadmill and weight machines which were fine and served their purpose.
Tenants were diverse and friendly. I saw quite a few families and professionals and very few college students which was good. Though there were a few dog owners who wouldn’t pick up after their dogs but I didn’t see any poo/​pee in the hallways only out on the lawn.
Management & Maintenance:
Personally I feel like this is where the Hamptons shined. Management team were always professional and courteous. There was an issue with the rent auto-​payment but they resolved the issue by adjusting my last month’s rent.
I had no packages stolen since all items were delivered to the office if I wasn’t home.
Maintenance were always on top of things in a reasonable timeframe when informed.
Yes there was on-​going construction and improvements but that was only during the hours of 9 – 5 or so during which, I was at work. I can understand how that could be annoying if I worked graveyard or stayed at home but hey at least they’re renovating the complex.
Price:
The price was reasonable for the area. I came from Long Beach and it’s Glendale so it’s pricier compared to other cities. You’ll be paying for all utilities including water which isn’t unheard of in Glendale and greater Los Angeles. You can setup auto-​pay of your rent through their web services which was convenient.

Since moving in there has been constant 730−6pm construction that causes breathing issues and nonstop drilling. Management does nothing to help besides letting us know we have another 6 months of hell to live through. There’s always pee and poop to dodge in the stairwell. After having our rent raised 10% when we renewed was just icing on the cake. How dare they raise our tent when they knew the next year was going to be spent in pure hell with all of this construction. Hotels slash their prices 50% due to minor renovations yet Hamptons raise theirs and don’t tell you what to expect. WORST EXPERIENCE EVER! I am counting down the days until we’re out of this lease.

I wish that I could leave no stars or at least include a huge warning sign informing everyone to avoid this apartment complex AT ALL COSTS!
I’ve lived in The Hamptons Court building for over a year & didn’t think that it was terrible until these past few months. NON-​STOP CONSTRUCTION. Zero privacy at all with tons of construction workers lurking around your apartment from 8am-​6pm M-​F. If I had been informed that this construction was going to occur then there’s no way that I would’ve renewed my lease. A total rip off. As you can see from management’s reply this will be on going into 2016. I’ve spoken to them directly and they have no solutions or remorse regarding this grave inconvenience. They clearly do not care about their resident’s living environment.

WOOOOOORST place EVER! Save your money and rent elsewhere. We were here for two years, miserable the entire time. Management is horrible. Building is made with shit. Neighbors are senior citizens. I dare you to have guests over. The building security will come, the cops will come, helicopters will fly around your house and the next day manager will give you a ‘courtesy’ call followed by a letter on your door. Elevators are always broken. Jacuzzi always needs water. Hallways smell horrific. Parking… NONE outside. Send a maintenance request and you’re issue will never get resolved. We had toilet issues for months, the maintenance supervisor said «We will have your toilet replaced in January» we left in June and still didn’t get a new toilet. We had to suffer with hearing the water run all day. Rent goes up about $ 100 a year. Dont buy into their $ 500 security deposit scam, that’s their only way to get people to lease. Ohh and front desk workers all look miserable. Try elevating your issues to upper management… NOTHING will get resolved. My first review was deleted for some reason so here it is again.

Management has not relocated people living in flooded apartments, with holes in their walls that go through to the apartments next-​door, mold, bedbug outbreak, washing machines and dryers don’t work (they assume no responsibility for it), management has threatened to call police on tenants that exercise their right to now move, very shady that some families are relocated who are living in better conditions that ones w flooding mold and bat infestations who haven’t been relocated (guess to the management everyone is not created equally)
It is impossible to get a reply from management especially now that they are afraid to leave a paper trail and are trying to get people to only respond via phone call. I refuse to speak on the phone as I have documented every email unanswered and every toxic unhealthy complaint gone ignored.
Now there r bugs and more intrusive renovations that start early and go all day. I have seen mold growing on the wall in the common hallway. Just gross stay away!

If I can give a –5 I will definitely rate it. This place is the most horrible living place that can exist. They claim that the apartment has many amenities, DOG FRIENDLY and great prices… it’s the complete opposite. The appartment complex has tenants with dogs that bark non stop all day and when one prison complaints, they give you a 3 day notice to fix the problem or quit your lease. Dogs are meant to bark and run around. They find a way to make it difficult for your living situation. I heard of some people getting sick from swimming in the pool. Who knows if they actually clean the pool on a weekly bases.
The leasing office management are the WORST, UNFRIENDLY people that always find a way to end your lease or give you a hard time.
The parking structure has so many empty spaces and they don’t have any to rent in the meantime they will get new tenants. The apartment smells like trash everywhere you walk on the appartment and they don’t do anything to fix the problem. I see about 2 – 3 roaches in my apartment a week. That’s disgusting. They don’t do anything to fix that problem. This has been the worst living experience ever and I regret renting here. I rather look for a place that really value their mission and their amenities.

INCONVENIENCE AFTER INCONVENIENCE…
I recently moved here last month after my boyfriend signed the lease back in November. I haven’t been here long enough to have a problem with anything other than the major construction project that’s been disrupting the hell outta my life (parking sucks too – it’s a hassle if you have multiple vehicles).
I’ll admit that I had seen the reviews but figured it was just typical stuff that every older building goes through. Uh, yeah… no. The re-​piping project has been a complete nightmare. They warned the tenants of our floor that they would be working on our units at the end of January. We thought it would just be the first day that we were to be out of our place, no big deal. The thing is, the apartment was left like a bomb had exploded when we were finally allowed back in. They didn’t tell us what we could/couldn’t use or what was/wasn’t functioning. No incentives were given to us and we had to end up going out to eat for almost every meal because our faucet was down. Because I am temporarily bound to being home, I had to deal with all this bs… On top of that, the workers were loud starting at 7am every day (going on 1+ weeks now) knowing we were still sleeping. They sometimes told us to leave even though we were told that we could stay in our places. I can’t imagine how annoying this must have been to tenants with kids and long hours at work.
To put the cherry on top, now that we have FINALLY cleared out the mess from the re-​piping, the management office decides to close because they are now getting re-​piped too. I know other tenants were ticked off about this because I saw a note in the elevator about it. Today I was waiting for a package and wasn’t able to get it because the office was closed and now I have to pick it up. BOO!
I CAN’T WAIT until I get to leave this place!

The Hampton Court in Glendale is not a great choice if you’re looking to the spend the money required to live here. The average 2 bedroom is around $ 2000 and they raise every lease; guaranteed. The management office has been collecting dust due to the Manager (one of the many who don’t really care that are in and out) never being in there. The issue here is deeply managerial with failed fulfillment of maintenance requests to washers and dryers in the rooms being completely inoperable for weeks. The apartment building and it’s layout are okay, but it’s truly the care and management of the building that drives such a poor retention rate.
Overall synopsis; Due to substandard management, poor tenant support and continual raises in lease obligations, I would definitely not recommend the Hampton Court Apartments to my worst enemy.

INCONSISTENT RENT PRICES!
False advertised prices. When you call they will tell you a different higher price.

Beware of rent hikes, and extremely unprofessional staff.
I’m a current resident since Jan 2011. I would never recommend this place to anyone. I’m moving out end of this month, the only reason I stayed longer is because of an illness which prevented me from having the means to move.
Cons.
1) Unreasonable rent hikes, I attached a pic to show the rent hike for me. First two years $ 100 rent hike, after that $ 240 and if I were to stay month to month, rent would be $ 5,543. My 1 bedroom is basic, with no walk in closet or hardwood floors, nor stainless steel appliances.
2) Unsafe: My car got broken into while being PARKED WITHIN the structure. They have no cameras or security. Parking is gated but anyone could come in break in your car.
3) I had my mail stolen and was a victim of ID theft. After not being able to file my taxes this year, I failed a police report. The agent told me my mail was stolen from someone living within the vicinity.
4) Extreme plumbing issues and leakage even after their two month long plumbing repairs.
5) Mold in apartment which they just paint over, it cannot be fixed and comes back over and over. If you have allergies, it makes it really worse.
5) Extremely unprofessional staff. Peter was decent, after he left the current manager Erica needs professional communication training.
6) Dogs barking and there’s nothing you could do. By that I mean all night!
Pros.
Given the above cons, there’s nothing in «Pros» that comes to my mind. I’ve had a very unpleasant experience and I can’t wait to move out.

Honestly, where do I begin? Well, since management asked for reviews…
Was not told about the forthcoming construction until DIRECTLY after signing the lease. The management attempts to pull the wool over everyone’s eyes one way or another.
Yes, the elevators are rickety and scary. Someone is constantly buzzing the alarm.
Yes, it’s a gated community but the gates are ALWAYS propped open.
Yes, the washers don’t thoroughly clean clothes and the dryers leave clothes damp after a full cycle.
The garage is dark, and does not have cameras or nightly-​security patrol (luxury-​apartment basics). There are screws and pieces of sharp wood all over the lot.
Management is NEVER in the office because a staff of less than five is shared between the sister-​apartment (Hampton Place, which will begin construction after Hampton Court is done). The management phone always goes to voicemail. Even if a voicemail is left, no one follows through. Suggestion: Start enjoying telephone tag!
Management have no sense of professionalism. They avoid acknowledging asbestos rumors, play down the construction’s duration, avoid communication.
THESE WALLS ARE PAPER THIN. There is a specific family whose children and mother YELL ALL DAY in the courtyard. It doesn’t matter if its 3pm, 8pm, or 12 am. I’m almost certain other tenants surrounding the pool courtyard know exactly what I am talking about. There is no consideration for fellow neighbors. Hopefully potential tenants won’t be working or studying from home.
The new ac’s work, but there are only two vents in the 1 bedroom apartments that fail to cool the kitchen and dining area.
The construction workers and security turn the front door’s handle and attempt to enter WITHOUT knocking first.
There is one maintenance man, one groundskeeper, and one maintenance supervisor for BOTH buildings. The maintenance man makes excuses for everything one asks him to fix. Be stern with him though, he caves.
The gym is TINY. The lobby bathroom is located inside of the gym and ALL of the construction workers used it during the work day. Half way through the entire construction process, porta-​potties were finally brought in for the crew.
Once while going to my car, I saw and heard the construction crews being lectured not to use apartment bathrooms, eat inside of apartments, or sit on any apartment furniture.
God bless the older woman who makes up the ENTIRE cleaning crew. She is so sweet and most likely exhausted. Again, this place is always understaffed to save money.
I feel like I’m forgetting so much because I am positive there is more to complain about believe it or not. Point being, this place is not worth half the rent a single tenant pays. It is not luxurious. It looks and is old (from the ancient carpet to the popcorn ceilings, the laminated counters, and the old faucet fixtures).

This place does not respect tenant rights and all of these other reviews are all from people living here right now as am. i and having to live with the hell that they are putting us through of remodeling and not allowing us in our homes from 8 am to 6 pm Monday through Friday. I’ve had workers just walk in my front door without knocking many times now. We are breaking our lease to leave this place. Do not live here!

Today is August second no plumber or A/​C work done, we are keep getting news that there is a delay. They open most walls in bedrooms, closets ans bathrooms and covered with plastic. Almost one week nothing done. No respond from management office after 6 messages. It’s a shame to deal with non séance people. My living and dinning room is pack with our
mad and frustrated, wish to get other tenants together and so something for it. My balconies are closed and can use them either.

Get ready to spend twice as much of money doing your laundry because their washers and dryers do not work every week.
Be ready to shower with boiling water. Water temperature control doesn’t work well. Also water pressure is low.
Don’t be shocked if the elevator shakes and makes sudden stops. The management will maybe fix it once a tenant ends up in a hospital.
Get ready to be pissed at the management because they treat you like kids and never give you a straight answer. You might hear from them after you’ve made 10 attempts to get a hold of them.
Good look finding luxury from this apt. I clearly couldn’t any.

worst place to live!!! Its been really bad for the past 3 years but things just got ridiculous!
Very dirty, smelly, very noisy old apartment building, they try and pass it off as luxury but nothing about this building is luxury except the leasing office!
Everything is cheap and old! faucets, sinks, cub-​bards, door handles, everything is outdated and cheap. The bathtub is just painted. When something needs to be fixed, they send over the Three Stooges to do mickey mouse work. They dirty your place and when you show them their footprints on the carpet, they proceed to take out their dirty rag from their back pocket and rub the dirt into the carpet even more. Just very very unprofessional!
If you have a neighbor above you, you will hear every footstep and/​or crackle!
Dogs pee all over the building, on every corner in the halls, you will see a puddle of pee! Trash area and garage is filthy and smelly!
Management is a joke and has gotten worse in recent months.
Recently, the building is going through a re-​pipping phase and management seriously has said if «We were Excited ?» they throw reverse psychology at you by saying, «the good news is, we’re not going to charge you for these new pipes»
They told us, it was mandatory that we move furniture, clear out closets, clear out all bathrooms and kitchens so they can work. Working hours are 8am to 6pm and you have 10 – 15 work men in and out of your apartment all day, no privacy, no alternative placement, not even a break in your rent for those 10 days!
We are basically living in a construction zone! And Management doesn’t care!
Asbestos ridden walls are exposed for those 10 days, in our case with the 2 weekends, it was 14 days. The AC unit is removed and you are left to fry in this summer heat with dust particles in the air.
Management has refused to accommodate or even say they are sorry, its like talking to a wall! no regard for the tenants health, needs, or even basic comfort!
Rent continues to get increased every year and I’m not talking about $ 10 or $ 30, we are talking about $ 150 to $ 200 each time and if you opt to pay month to month, they charge over $ 3000 a month for a 2 bedroom, broken down building.
Constant leaf blowing, not only in grassy area but also in the garage where they blow dust on all cars but also leaf blow in the indoor halls outside your door!
The constant noise is appalling!
I can’t wait to move out of here, it’s a depressing unhealthy environment!
With all these problems, management have put up a sign to encouraged us to rate them on Unilocal, that’s how blind they are, They live on another planet!
Since they wanted our reviews and ratings, here is mine!!!

Been in this building 9 years and I have no idea why I have put up with it this long at all.
There is no luxury in these luxury apartments.
Both of the elevators have had expired permits for at least 6 months each off and on.
The sauna room has broken wooden floor panels with slivers of wood poking up and is not safe to walk on.
The water gets shut off for extended maintenance periods.
The latest endeavour The Hampton Court Apartments building is «re-​piping».
It turns out they are also removing mold and asbestos without having consulted ANY tenants regarding the issue. There are families with children, even new born children being exposed to this without their knowledge. Not only are they removing asbestos and mold but they are also removing the tenants themselves. When a tenants time comes to have their renovations they are expected to be out of their apartment between the hours of 8AM to 6PM for the 10 days of work. Did I say 10? It turns out that the 10 day claim they are making is a resounding lie. All those who have had work done have found themselves out of their places for 3 – 4 weeks (not 10 days but 21 – 28 days). Beyond the asbestos and mold removal they are also switching your AC unit. This means for the 21 – 27 days of work you have only a bulky window ac unit — in one room– that cools about 3 feet in front of the machine and that’s all. The time of most of this work has been the summer.
If that all is not enough to turn you away, hear this:
RENT GOES UP WITH EVERY ANNUAL RENEWAL
If you still have decided against taking this advice you should know that the building also has a bat infestation which has left a large number of tenants exposed to bed bugs in their apartments. More ‘maintenance” occurs.

Run away from this apt.
You will regret it.
I guarantee it.
Rude managers and maintenance crews.
Never responsive over phone or emails.
You have to hunt these people down to get things done.
Sometimes, things don’t get done even if you tell’em.
So you gotta hun them down again.
The rent goes up every year.
When you go month-​to-​month, it goes up by 50%.
When you sign a new lease, it goes up by 30%.
You will see a moving truck every week because the tenants don’t wanna stay here.
Right now, they are doing re-​piping schedule with no accomdation for the tenants.
Yeah, so the tenants are living in contruction sites.

Where do I begin… lets start off by saying you have been warned.
Throughout the year, you constantly see tenants moving in and out. No one stays long term at this place. When you sign your lease, the leasing office will tell you that you are paying the lowest monthly rent. When your lease is up, they increase the rent 10−15%. To get a handle on how much money that is, if your rent is $ 1850+10% of that is $ 185, your new rent is $ 2035.
The Maintenance crew is very nice, I have no problem with them at all. The average time to finish an order is 24hrs from the time the request has been submitted.
The pool is in a covered area, as you can see in the pictures posted, and gets no direct sunlight. During winter, there are very few people using the pool. As soon as the weather gets hot, you will start to see a lot of people, even some who don’t live in the building, smoking and drinking in or around the pool making the pool pretty unusable to the family. Management knows about this but aren’t doing anything about it.
Parking can be a pain for some people. You either get tandem parking or side by side. Some spots have water leaking from the ceiling and I can assure you that isn’t safe for your cars paint.
The Elevators are old and very slow. During some weekends, the elevators are «out of order» on Friday/​Saturday and then magically work on Monday.
Elevator #1 (Lobby), has a brass look to it but inside smells really horrible especially after they have just wiped it down.
Elevator #2 (Middle), this one opens and closes really slow.
Elevator #3 (Pool), Moves slow and in general is hot inside and during summer gets twice as hot.
The laundry is disgusting. The washers always have a horrible smell and are not kept clean.
Moving onto the units itself.
Do no move to the 3^rd floor especially if it is facing the courtyard. The 3^rd floor in the summer gets really hot because it has a flat roof and it becomes unbearable to stay home. The heat also intensifies the trash smell. As soon as you get off the elevators BAM! the smell just hits you. 1^st and 2^nd floor are much cooler than the 3^rd floor.
The ceiling above the shower constantly grows black mold spots. It doesn’t matter if you clean your house every day or once every two weeks, the mold is inevitable.
If you face the courtyard, there are a few problems. There is no breeze at all. Opening up the windows to get any kind of cool breeze is pointless. The outer apartment facing the street have better cooling. I can’t speak for the other two courtyards, but the one I faced was noisy, especially during the weekends.
The AC is another problem. It is a horrible system. With the expensive Glendale Power prices, this AC takes all your money. They say its a central AC but takes forever to cool down the apartment.
The Water Heater is electric, that also sucks your electric bill.
The Stove is electric, if you need to boil something you have to turn it up to setting #8−9. The rest of the settings 1 – 7 pretty much do nothing. It takes long for the element to heat up. I have had to put a couple of work orders in to change the elements, because they would not work and they would spark.
The most disgusting thing for last,. I have seen cockroaches in our unit and my friend has reported some in his. We have both reported it to the management and all they do is put black little poison pad where the water heater is. I have also seen some of these little creatures in the parking lot too. I wouldn’t be surprised if every unit gets at least one throughout the year.
Overall I would never recommend this place nor would I rent here ever again.
FYI: Be warned that you might not get your deposit back even if you give the unit back the way they gave it to you. They will find something to hold you against. This has happened to 3 people that moved out in the same time frame.

The place isn’t that bad and management gets things done when you ask and maintenance is speedy.
The neighbors don’t bother me and the overall space of the apartments are fairly large.
So ya, it wasn’t bad to live here. I almost prefer that a larger management company (like this one) is running the place than a mom and pop place. They do have to follow a fairly strict set of rules and such with paperwork that follows. So when you leave the place you’ll get the majority of your security deposit back unlike my friends who lived in small run places the land lords would keep most of it and have some crazy excuse why. This place can’t do that. So overall, it’s not bad to live here.
