Avalon Glendale

I lived here for 2 years, management is friendly and helpful. At times your parking spot gets taken but I think you can expect that at any apartment complex. The apartment grounds are well kept and maintenance is pretty quick about fixing things. Washer and dryer is in the unit, which is a definite plus!

I have lived at Avalon Glendale for 5 years. Very nice grounds, safe and pleasant. The only thing to be warned about — they do raise their rent every year. It is a nice place to live and Ms. Molly is very helpful.

One of the staff yelled at my pregnant wife today and she came to me in tears. There is no excuse for this attitude. We have lived at the Avalon for 5 years and we violated their rules by leaving boxes in our parking space and our kids leaving their bikes. This is our responsibility and we have since corrected this. There is NO excuse for the way they treated my wife. The Avalon also increases the rent of their residents drastically every year. We have seen rent increases of $ 400 – 500. I would not recommend this place to anyone.

The best place where I live! In Avalon you can swim in the pool and make bbq. About flats. I live in the flat with 3 rooms. Each room have a bathroom. The flat have large living room combine with the kitchen.

I wish I didn’t have to move because I love living here it’s quiet it’s nice and has a fountain and fake grass area for dogs it’s so cute. The pool is nice too it’s super quiet during the day anytime before 3 or 4 it’s pretty much all yours so if you have time off or work from home it’s super nice. It’s like a little village in the middle of a busier town it feels nice and it’s really clean and well maintained as far as I can tell. Would love to stay here if I could but I’m moving to a different part of Los Angeles, will miss you avalon.

My husband and I lived in Atwater Village when we first moved to LA which was a great neighborhood but we travel a lot for business. We needed the protection and support of a condo complex to get packages held for us, have a clean safe place for our car while away and to not worry about our place and possessions while on the road. We looked at tons of complexes and finally settled on either Avalon Burbank or Avalon Glendale. The solid design and construction standards of all the Avalon properties put them at the top of our list! But we especially liked these two locations. We chose Avalon Glendale and could not be happier!
We love our place because it is well planned, roomy with great storage and closet space, super light and air circulation and terrific plumbing and appliances. We feel safe when we are here and secure to leave town to travel for work or pleasure. All the staff are über friendly and efficient. The neighbors are quiet and respectful. And grounds, garage, pool and gym are spotless and well maintained! And they allow dogs which means we could keep Mr. Higgins, our Yorkie. What’s not to love?
Seriously, I highly recommend this complex. It’s simply a great place to live!

Today was insanely hot. Living here since 2005 I have never experienced a problem with my Air Conditioning. I guess there is always a first. I had just returned from running errands and upon entering my unit I noticed it was very warm. I always leave the air on for the dog. I happened upon Eduardo and it was close to his day ending and I discussed my concern about not having Air. Without any hesitation, he was on it and within the hour we were back in business, he changed the filter, went up on the roof and more than anything, assured me I would have AC for the hot weekend. He also took the time to explain how to be patient with the thermostat and to wait when changing anything. So, there you go, not just fixing a problem but educating a tenant on how to prevent it from happening again. Eduardo is always helpful and goes above and beyond to do the best job. Thank you Eduardo, my home is very comfortable tonight. AMc

I’ve been living in this community for about 2 years now, and so far it has been the best apartment community I have lived in. The maintenance team, and the front desk are outstanding. They’re quick to solve problems, and they do it professionally.

Awesome experience thus far with Avalon. After moving here, there were some issues with the oven/​stove which were addressed quickly and even followed up with numerous times by the management team. Although one issue had a slight delay due to the part needed being not made any more, the appliance was entirely replaced very quickly and we were given a gift card for a free dinner for the delay! Just goes to show how committed the team here is to making sure their tenants are completely satisfied. Additionally, the facilities are immaculate and they apparently take great pride that it stays that way with broken equipment (in their gym one of the treadmill screens were broken which was fixed within a day) being addressed quickly and the maintenance staff being on top of any and all issues reported. I do not own pets but they do have great pet friendly environment with a dedicated dog pooping area and a constant stream of pet friendly events. The rent is a little on the high side but you are getting a much better living experience as a result. All in all, a perfect place for those that are willing to dish out a premium for a better living environment and want excellent customer (or tenant) experience.

My husband and I were looking for the perfect place within a 3 day window period of searching. We were directed to the Avalon in Studio City, then checked out the Burbank Avalon, and then set up an appointment with Dave Mendez. What a relief! We found the PERFECT new home with the Avalon Glendale. I would recommend anyone to live here. Dave was very transparent and clear with our questions, an excellent listener, and gave us the best information to make our choice. When we moved here, we were late in getting into town, so Emma stayed overtime to give us our keys and welcome us to our new home.

I just moved in a month ago and have had a great experience so far. Emma is the best! She went out of her way to help.

I do not live here; only visited for a viewing. Ended up living in a different location.
The property is beautiful and just across from a Ralphs. There is a small yet beautiful patch of grass for your dogs to relieve themselves. The pool is very nice, a good size and there are toilets nearby as well. The apartments are good quality. The whole property is gated.
The gym is small but very new and smells nice. We wish we could’ve lived here but we ended up living in a different area.

Beware renting an apartment here or anywhere in Glendale. There is no rent control, meaning, they can raise the rent after your lease is up any amount that they please. We lived at Avalon Glendale for one year, finishing our 12 month lease, and were fortunate enough to find a house and get out. They attempted to almost double our rent from $ 2500/​mo. to $ 4800/​mo. I negotiated a lower rate to about $ 3700 for month to month, but that is completely ridiculous for a 2 bdrm, 2.5 bath apartment. If we had signed another 12 month lease, it still would have gone up about 10%. Who gets that kind of raise? No one. To raise rent that much is completely out of line. We moved into the complex because they do have a good pet policy with no size limits to the dogs, but we also paid $ 100 a month extra for 2 dogs. Out of our $ 1200 deposit, we only received back $ 340, due to replacement of carpets and pads, etc. I am sure this was completely necessary, dogs and people are hard on carpet, and this stuff is not the best quality, anyway, but what was that $ 100 per month being paid for? The carpet is clearly «throw away» quality with every tenant, so that also leaves me puzzled.
On the plus side, the complex is very well maintained, our unit was always quiet, and it is a safe neighborhood. Maintenance guys are great in their response times, etc. Appliances are only so so, not the best quality, but they work, and if there’s a problem, it will be fixed promptly. The kitchen is the worst I’ve ever had as far as storage, the design is very impractical. And, they do seem to change office staff frequently, there were 3 sets at our complex in the 12 months we were there. Not sure what that is all about. So, just be cautious and look around at other areas. Avalon has a very high opinion of itself, and it shows in its business practices.

Just an observation — I noticed for the past 3 years at staying in Avalon communities that they rotate their staff to different communities, especially management, every year… I think this is so that in case anyone is unhappy, Avalon has the excuse that they have new management. Sounds pretty shady to me.
Also, they just raised my rent another $ 100 and are completely unwilling to negotiate.
I wouldnt recommend Avalon to save my life. Its a shame because its a nice place. They just have a horrible business practice.

After living at the Avalon for 5 ½ years, we finally moved out and I was told (by the maintenance crew manager) that if the carpet pads needed to be changed, they would provide us pictures as proof. Avalon Bay charged us $ 197 for changing the pads in the ENTIRE apartment and when I called to ask for the pictures, I was told that they were not required by law and therefore were not taken. After filing 2 disputes, my husband was sent an email by Susan S. (who doesn’t take phone calls) informing us that the dispute was closed and they were keeping our $ 197 and that was the end of that. Customer care told me that I couldn’t speak to Susan, and that she investigated the case and closed it. I asked to see what exactly she looked at which led her to the decision that the case should be closed and was told that there wasn’t anything I could look at. Basically, Avalon took my money without providing me any proof as to why the pads had to be changed. We paid thousands in rent every month and they ended up taking an extra $ 200 without proof from us in the end.

My family and I have lived here for 3 years and our experience has been a string of one disappointment after another. Behind the veneer of a «modern luxury» apartment complex is shoddy craftsmanship which allows us to hear every conversation, argument, television program, phone call, scream, moan, and groan from our neighbors who flank us on three sides. One neighbor even has an indoor basketball hoop setup against a shared wall. The way most tenants store items on patios, balconies, and even common spaces lead me to believe that there is a yard sale going on in the complex 7-​days a week. The front office staff is an even bigger treat to work with as you will be privilege to their 2-​hour lunch breaks at peak hours, false promises of «handling problems», and no attempt whatsoever to follow-​up with you on serious issues you bring to their attention. In a word, I cannot recommend this place to anyone because with the new apartment developments in Glendale, there is no reason to pay these exorbitant prices when many more options will be available to you on the horizon.

My family has lived in Avalon Glendale for nearly two years and they love it. I was just reading reviews and this place really needs honest feedback. This place is kind of like a palace compared to surrounding apartments. The stone little blocks are gorgeous, it is always clean, maintenance is great, underground parking with easy accessibility, pool and hottub and gym access 24 hours a day. Besides the pool being very cold, we have had no complaints at all. The townhomes are huge and really feel like houses and the one bedrooms are just as cozy. I really don’t know what more you could ask for– oh and it’s walking distance to Ralphs, baskin robbins and one miles from the Americaina– this is a beautiful place!
