Gables at Waters Landing

I had a horrible experience dealing with management while living here. Renters be warned ***you can’t use lofts as bedrooms*** in apartments with lofts. For safety reasons, lofts can’t be used as bedrooms because there are no windows or doors in the loft to use in case of a fire. Management knew we were three people moving in and yet never told us this rule before or after we signed our lease because they knew it would compromise renting the apartment. We found this out when we called the county to fix an issue after we couldn’t get anyone from management to return our calls. We were told that not only would management not be fined for misleading us but that if we didn’t move the bed out of the loft we would be charged, NOT management. Stay away from this place.

Since The Bozutto Group took over this property, it is now an awesome place to call home. JUST prior to them coming, this neighborhood and community had gone downhill quickly. We wanted to move out! We are so thankful that we stayed. From the grounds to the necessary upkeep inside and out, they have turned this entire community around for the better. So many closeby stores, resteraunts, walking trails and a beautifully landscaped propery are just some of the many pluses!

The appliances suck, and every time I turn around, something is breaking down. Constantly having to call maintenance, who take their sweet time doing repairs, which are not up to par. The worst part is the trash. Only ONE DUMPSTER for the entire complex. I wouldn’t be surprised if there were rats. Nothing but trash laying all around – disgusting.

I’ve been waiting a year to write this review. PLEASE don’t live here, if you can help it. The Gables has been the absolute worst living experience I’ve ever had. Thankfully, my girlfriend and I have purchased our own home and will be leaving soon, so it’s review time…
First off, my girlfriend and I moved here from NY. Unfortunately, due to time constraints and not knowing anything of the area, we had to blindly find a place to live. Unfortunately for us, we landed here.
The first time we ever walked in the apartment, it was in absolutely disgusting condition. There were black stains in both bathroom toilets, huge spider webs filled with huge spiders on our patio, splatters of white paint on our kitchen cabinets and globs of whatever the hell they use to fix the oven on the oven. It obviously hadn’t been prepared for someone to move in, and we had to call to request the place be cleaned up for us. The leasing agent also rushed us through our apartment walk through, filling it out herself and not allowing us to see it, as if she were hiding things.
The first time we used our washer, it broke, which became a recurring problem, and had to be fixed multiple times. I had to call maintenance more in the first 4 months I lived here than the entire year and a half I lived in my apartment in NY. Everything is cheaply made and breaks easily.
The management is another issue. Apparently, they’re under new management from when we first moved in and the agent we dealt with the entire time was absolutely horrible. Besides the above mentioned rushing us through our walk through inspection, she also caused a huge argument with my girlfriend, calling her a liar and accusing her of making everything up. I’ve honestly forgotten what the issue was over, but it was a simple issue which we just wanted corrected, not something that needed to escalate to the point that my girlfriend went to her manager and refused to deal with her anymore afterwards.
A couple months later, I’d ordered something online which I waited over three months to have delivered. After such a long time, I called the company to find it’d been delivered three weeks after I ordered it. I called the rental office, again dealing with the same agent, and asked if my package was there. She said she hadn’t seen it, so I called the company and asked who signed for it. Surprise, The same agent. I called her back to let her know she’d signed for it over two months ago, I was never informed and I wanted my package. She denied ever signing for it and claimed she didn’t have it. Two hours later, she called to tell me she’d found it and pulled some excuse outta the air about FedEx for why she didn’t know about it. Long story short, she sucked, and whatever «new management» has taken over hasn’t done anything different.
The grounds are horribly kept. First off, I’ve had an orange traffic cone in front of my building for the past three months because the pole that held the building number sign fell in a storm and they refuse to replace it. The broken GLASS sign also sat in the front grass for three weeks before they picked it up and replaced it with the classy road cone. Besides that, the grass is ALWAYS overgrown, as they seem to mow only every 3 or 4 months.
When the spring rolled around, they did an «update» of all the landscaping, but they only paid attention to the landscaping in front of the rental office. While the rental office is covered in beautiful, colorful flowers, huge plants and a brand new water fountain, the rest of the buildings were given shrubs and bushes WAY too small for the area they were to cover. No flowers, no color, absolutely no thought to layout, and most yellowed and died within weeks. My girlfriend sent formal complaints about the landscaping with not only none of it being fixed, but her complaints not even being responded to.
The tenants don’t care about the grounds either. There’s constantly trash and half eaten food in the grass area, and people leave their pet waste everywhere even though there are pet waste areas for convenience. Parking sucks, as if you show up anytime after 5 pm, you’ll be parking at least 3 buildings away.
While its usually pretty quiet and there are a handful of nice people here, the complex is mostly filled with the type of trashy people you don’t wanna live around. I’ve seen people drinking in plain sight on stairs in front of buildings… on Sundays… at 10 am… more than once. Just classless. People walk out with their dogs off leashes constantly and let them run anywhere.
All in all, the place is not worth the money. The rent was $ 1430 when we first moved in, and luckily for us now that we’re moving, we’ll get to miss out on the $ 70 rent increase to $ 1500. It wasn’t worth $ 1430, and it damn sure isn’t worth $ 1500.
Stay away from here. Your money will be better spent elsewhere.

I’ve only lived here for 2 months and we’ve already had to move to a new apartment because of the noise level from our downstairs neighbors, the management isn’t very good at taking care of issues! We’ve had constant problems with appliances such as our ac unit breaking and it taking them 2 weeks to fix when it was 99 degrees outside!
Besides the issues the apartment is a good size the grounds are kept neat and clean the complex is overall quiet and the pool area is nice. I just wish the management would step it up especially with constant complaints about noise from our neighbors to the point we’ve had to call the police, they took the easy way out and just moved us to a new apartment!!! So the next people that move into our old apartment; good luck!
