I am counting down to move from this complex! It is very sad. They are not organized. They will misplace your paperwork and claim that you did not submit it. Be sure to save each and every receipt/​copies for rent payments. It is roach infested and you would think you lived outside as many bugs enter inside your home. Poorly patched walls (apparently had holes in them). The dish washer in my unit flooded the first time I ever used it. It is so much rust around it. Just replace it! The stove is the worst. All these supposedly renovations but what about inside of your apartment homes? Take care of that first! Yuck! I am not happy at all about my choice to move here at all.

Big fat rats, big rats. They eat in and out of the wall. Will take the poison with them. Check it out for yourself.

Ms Lorina Gracia, Ms Sheena Oliver, and Mr Chris, they do NOT CARE, LIES, WON’T SPEAK TO YOU IN THE OFFICE. and WILL TRY TO AVOID YOU. IT’S AWFUL
I give Ms Pat, Ms Melissa, the maintenance crew, I give them 5 STARS.

Another year, another update.
The last time I changed my rating for this apartment complex, it was because there was a lot of issues with communication. Thankfully, that seems to have mostly been resolved with the transfer of ownership to a new company several months ago. There are still some issues with things like the hot water having to be turned off for repairs, but the office is much better at A. scheduling said maintenance for the middle of the day when it affects the least number of people and B. actually letting people know in advance when repairs are going to be happening.
Could it just be the new company trying to lull us into a sense of complacency before they sweep the rug out from under us and go back to the old way of not telling people anything? Possibly. I’m willing to give anyone the benefit of the doubt, though, and so far? Things have been much better than they were just 4 – 6 months ago.
Overall, it’s important to keep in mind that this is an older apartment complex. Yes, there are maintenance issues and emergency repairs. That’s a fact of life. The number of them has been steadily going downward the past few months, though, while communication has been going up. The rent is very reasonable for the area, the location is extremely convenient, and the staff are pleasant to work with (if a bit stretched thin at times, considering the size of the complex). It’s not the Ritz by any stretch of the imagination, but it’s a decent place to live as long as you’re willing to give it a chance and don’t mind being a bit patient at times.

Lots towing… All sort problems. Poor Maintenance, slow Maintenance. Esto no es un buen lugar para vivir. No Communication regards to Enter.

Is it possible to give negative rating? I sure would give negative stars if allowed. This apartment complex always have problems … It’s either heating during winter or AC during summer … Otherwise there is always water issue, rude management you will have to deal with.
For the money you pay to live here, you can certainly find Better alternative in surrounding area.

I love this place … No complaints. Maintenance is so great I had a water leak at 1am and they came. From the other reviews I guess it’s hard to please everyone. But over all I would recommend this place. The apartments are very spacious. And Neightboor’s if one doesn’t get into people’s business they are fine no complaints.

Terrible place, complete nightmare living here. Unlike any other apartment complex I have ever been in. The staff pretends to care but when you have a real issue they are all suddenly unavailable. Real issue as in no hot water in the house, an toxic acetone smell coming from downstairs because maintenance ‘forgot’ to open the windows. The maintenance is a joke and will take a month to get something fixed, sometimes they just walk in, look at the problem and leave then they write that they fixed it. Sometimes they just walk in period, without knocking or worrying that someone is actually living in the apartment.
The road bumps don’t get repaired and some of the reserved signs don’t get painted. If you happen to park in one by accident it’s a 140 dollar fine, not to mention having to go all the way to rockville to pick up your car.
This is a cheap place to live compared to others in the area, but you get what you pay for, poor upkeep, poor customer service when it matters. Looking at the reviews it seems that the only person that wrote a good one has a username called Kidding.

I’m sure there are worse places to live, but if you are looking for someplace NICE to live Orchard Pond is not the place. You can hear everything through the walls. The residents, for the most part, do not have a sense of community so they litter and scream all of the time. The complex allows residents to put anything on balconies so there are many couches, tires, clothes and/​or indoor furniture to see daily. One is not proud to pull up and be home. I have seen actual tree branches fall on cars and bust out the windows because the complex does not cut down dead trees. Right now we have not had water for a couple of hours. Not sure why and not sure when it will be on. I’ve called the maintenance and left a message but I have not heard back because they decide if it’s an emergency. There seems to be no crime though so that is the best thing.

This was my 1^st time renting an apartment. I was not versed in the ways to protect myself. Know your rights prior to renting from this place.
Staff: Nice, but what can an office of 3 to 4 leasing agents do if the maintenance staff is horrible. They attempts to use pleasantries to get you to ignore your legal rights. They then look for those loop holes to use against you.
Issue: I was on a lower level and for 10 of the 11 months I lived here the upstairs sewage backed up in kitchen sink.
Management: Changed in the time I was renting but only took the steps to cover themselves.
Warning: avoid this place at all cost.
Old building; recorded bed bug issue, lead paint, poor drainage.

The staff were nice and cheerful when i was renewing my contract with them
they answered my questions in detail and explained to me patiently
and when i lost my precious monkey doll, the staff who was patrolling the neighborhood picked it up and kept him safe at the rental office
the gym is well equipped and the neighborhood is not bad
it’s a nice and quiet place to live
this is my second year living here and i’m really satisfied
