Piccadilly Square

I have lived here for 2 years. It has been in a steady decline over the last 12 months.
The parking policy was changed to allow only one car to be parked on premises. This leads to parking half a mile away if you get home after 10pm.
The cleanliness of the complex is constantly an issue. You will see vomit, empty beer cans, cigarette butts, etc. in the stairwells. There is a fairly constant smell of pot in the hallways.
The laundry facility has been vandalized twice in the last few months. This leads to residents not being able to put money on their laundry card, rendering the entire facility useless. The last time it broke it was 2 – 3 weeks before it was fixed. It is currently broken. I asked the manager what I can do to finished my laundry (I had a load in the washer and was $ 0.25 short for the dryer) and she told me her Regional Manager won’t allow her to give out laundry cards. Then she said the best she could do was to have me drive to a sister property in La Habra to load money on my laundry card.
Issues brought to the attention of the management are frequently met with an apology by not action. The rent increases ~%10 every year and is currently upwards of $ 1200 for a one bedroom. It is very common to feel like you are getting the bare minimum living here.

It’s a good location, management well it’s management, they deal with what they deal with, Patty is helpful and the maintenance gets done.
The older maintenance man lives here as well, he parks where he pleases and refuses to park outside even though he’s here all day!!! He argued with me and said that he has more rights cause he works here!
Plumbing is crap daily it rumbles and a foul smell comes out of the kitchen sink.
too many students live here, but what can you expect it’s across the street from csuf.
Note to those with more than one car… DON’T MOVE IN HERE!!! You’ll only have one parking spot, and the street rarely has parking especially when school is in session.
It’s frustrating especially if you have a small child.
I was happy here until the parking changes were made, granted it wasn’t the best then either, a chain smoker lived across from me, and because apparently smokers have rights I was screwed, so was my kid and all his ear infections.

Been living here for 1.5 years and cannot wait to leave given the opportunity. Since we’ve lived here there have been at least four managers, with the complex getting worse with each one.
Pros: close to colleges, gym and pool, we got an affordable price (the rate it’s going at now is not worth even inquiring about).
Cons: 1. In our lease we were given a guaranteed parking spot inside the gate and guest parking is first come first served. Having two cars it was difficult but manageable. However residents started parking multiple cars inside, leaving everyone else without their guaranteed spot. Instead of towing the non permitted cars like they should they decided to get rid of guest parking completely and giving only one reserved spot for each unit. This left multiple empty spots inside and every resident competing for street parking (which is dangerous and our car has been broken into). We’ve expressed our concerns with this and they have nothing to say to us.
2. There were plumbing issues for months on the lower level but it affected everyone above. On multiple instances they turned off our water without notice for days and we had to resort to staying at hotels. I completely understand if they need to make repairs but the apartments are not managed nor organized in a way that could ease the residents.
3. Instead of doing regular cleaning they decide painting over the stained floors is the best method, causing layers and layers of paint to peel. Also, I’ve noticed a growing number of cockroaches the past three months and have found three in my unit so far. They’ve neglected to call any exterminator for this disgusting problem.
We’ve spoken to the manager many times about our concerns and they don’t care. We’ve left reviews on
only to find it somehow «disappeared» or got «deleted» just so that they can fake their ratings.

Worst place ever to live.
Pls guys don’t come to live in this place, do a favor to yourself.
I’m living in this place for 6 month, I have a permit parking in my car and they tow the car today.
I ask the office why it’s happened? They have no answer.
It’s the worst place to live their ever pls don’t give your money to this pale it’s ridiculous!!!

Good place

Management is a joke! Plumbing is so bad! Almost all the down stars apt including mine have been water damaged. It’s over priced and good for just 1 person. The kitchen is way to small. Parking sucks too. If you can afford to live here with a roommate for college then it’s perfect for you.

Management, especially Katia, is extremely helpful. She does her very best to accommodate the residents and is quick to address concerns and maintenance issues, at least in my experience. She is a big reason why I enjoy living here; she is easy to contact either by email or phone which makes life easier.

Great place to live. Highly recommended! Maintenance is timely and very accommodating. They recently upgraded the swimming pool and fixed up the lighting in the hallways. Katia in the leasing office is very easy to work with and always goes the extra mile. I lived there for 4 years and I will certainly miss it!

My girlfriend and I have lived here for over a year now and we don’t mind the living space. The complex is older so from time to time it tends to show that. Updates are being added each month. The complex for the most part is quiet, unless you live in unit facing the street. The complex is made up of families and college students. It’s a convenient place to live because it’s relatively close to everything. The price is not bad for the living space, cheaper than most apartment complex’s.

After living at Piccadilly Square for 4 months I finally wanted to give recognition. When looking for an apartment 5 categories are my main focus: Price, location, cleanliness, management, and residents.
First of all, the pricing at Piccadilly is comparable with any other location in the surrounding Fullerton area. What I enjoy most about how rent is done, is it is formally given to you in a statement form that breaks down exactly what you’re paying for and goes into detail. I have been at previous locations where their accountability was lacking.
As a younger, single professional the location is great. Due to the university, and being close to neighboring towns such as Placentia and Brea, the area offers many restaurants, bars and places to enjoy. If looking to enjoy Downtown Fullerton, a simple Lyft ride is less than $ 10.
Regarding cleanliness, I consistently see facility workers and cleaners staying on top of all areas of the complex. The hallways, laundry rooms and parking lot are always respectably clean. They are currently re-​doing the pool area, so I look forward to seeing the completion of that project when it is finished.
Personally, the management has been the most enjoyable experience since moving in. The business manager Katia Vlasova, facility supervisor Miguel, and assistant Stephen in the office are all very helpful. Any time I have ever asked for any assistance they helped me out very quickly. The biggest unfortunate scenario that happened was having my personal car impounded by the towing company that manages the parking. This was partially my own fault (I frequently use different company vehicles and was unaware of the temporary parking [the towing company does not give any benefit of the doubt even if you have a temporary pass in the wrong spot]), however, Stephen offered to personally drive me to the impound to recover my vehicle. This was not necessary, but I greatly appreciated the offer.
Finally, all of the residents I have met so far have been great. From my past college experience living, noise can definitely be an issue. So far, I have yet to have had any complaints regarding noise or shady neighbors.
If you are a college student or a younger adult, I would recommend looking into Piccadilly Square as a viable living location.

Convenient location and the apartment rooms themselves are decent… but the complex itself is terrible. Screaming children running around the downstairs halls and the floor above all the time, constant loud power tools being used as early as 7 am in the parking lot, basically its super noisy. The best part is the COCKROACHES. This may be only in the summer months, but you cannot go out past 9pm without running into some type of cockroach. Either dead on the ground or crawling around the hallways/​walls and they are HUGE COCKROACHES. My friends and I came home around 10 one night and saw 2 cockroaches the size of my index finger outside the hall and creeped past them… soon enough, we were in the hallways and three were climbing along the walls and flew TOWARD US. I will try to live here through my lease but its really hard and I may break it because the complex is terrible.

I don’t like my selfish neighbors who make loud noises, smoke marijuana, and leave trash on hallways, but management does their job well.

Just moved in and the staff is really friendly. Very easy to get a hold of the manager through email. Haven’t had any issues so far. Maintenance is done quickly and the same day, some times even the same hour. Very happy to live here.

Our lease is up in a few months and my husband and I can’t wait to get out of here. While our experience hasn’t been horrible, and I know you’ll never find a perfect apartment complex to live in, this place is definitely not something I would come back to. Management is border line horrible, they’re never in and one of the younger girls is always snobby, parking SUCKS and if you come home after 9pm you’re out of luck. It makes it very difficult that they don’t have enough visitor spots too. They do a horrible job at fixing things in your place. For instance we had a leak in the bathroom and it’s been over a week since they had guys come out and we STILL have a huge hole in our bathroom wall. They have yet to come back and fix it. God knows what is crawling out of it and in it. We live right accross the street from the University so our complex and the one across from us is crawling with annoying students who always smoke pot and walk around shirtless everywhere. If you’re a college student who likes to party you’ll love it. We have a TON of spiders and roaches all over the complex too. I can’t tell you how many spiders i’ve killed in the last 9 months of living here. They need to do something about it though cause it’s really dirty and gross. The apartment itself is cute. We got a semi remodled unit, it’s just VERY tiny. But if you don’t mind that then you’ll be fine. Another positive thing is the rent is cheap. We pay 1075 per month but it’s due to a special that was going on at the time of signing. You get what you pay for I guess.

Been here a year and it isnt really that bad. My roof leaked when it rain and the cul de sac behind my complex is insane. I have seen fights in the middle of the night, drug use, car accidents and people vomit and urinate back there. But the actual complex is chill… as of lately the new manager isnt that great. I walk to the office and 4 out of 5 times it is empty. The new maintenance guy isnt that great either. They took the trash cans from the bbq area because he’s too lazy to empty them. Some of the residents leave there trash in the hallway outside their door. Hoping someone will take it out I guess. In the last 2 days I have found 3 roaches in my bathroom. Not just any roach, these are giant roaches with wings. And although there is no smoking allowed 100 feet from the building I am constantly smelling cigarette smoke in my apartment. But after a year there none of my vehicles were ever vandalized. Parking is just tough because there is no assigned parking. Considering its across from the university it could be worse I guess. I am moving because the conditions have gotten worse and they want to jack up my rent if I stay. I would have thought the rent would have gone down to keep good tenants from leaving but not this place. Also you get charged about $ 90 a month for water, sewer and trash. Seems kindve high to me.

I’ve lived here for about 6 months now and it’s very nice. The management is probably the best part. They do everything they can to make you comfortable and fix any concerns or problems that you have, if its within their ability. My only complaint, which is not awful, is that it takes some time to get a maintenance request fixed. But if you come into the office to make sure they still have your request on the list, they will make it a priority to fix that day. Parking is tough, because most of us have two cars per unit but you only get one parking spot. There is parking on the side street but its very small. The grounds are always clean and well kept. Neighbors are nice and we don’t have any loud or inappropriate behavior from the residents. Its a very convenient spot if you attend CSUF.

It’s been a pleasure living in this apartment complex.
I live in an end room near the dumpsters which has been very convenient. I thought at first that this would cause problems with bugs and foul odors, but I’ve had neither issue. The few times I have noticed any pests, they’ve offered to have the apartment sprayed for free (I believe people come every first or third week of the month? Something like that I can’t remember). In addition to that, when I’ve had any other issues, they have an on-​site maintenance team that is pretty much always available. It’s been very nice. In my other apartments I’ve lived in that were privately owned, most maintenance costs were left to me as the tenant which sucked especially in older buildings I’ve lived in. It has been so nice to have it all done for free and so quickly!
Also, I absolutely love the management team. Everyone is always very friendly and easily approachable. Michelle in particular (who I first sat down with to sign my lease) always recognizes me and never has to ask my name or which apartment I’m residing in. Kind of cool considering the size of the complex is pretty decent.
I’d say the only real complaint I can come up with is parking. There are very few visitor parking spots, and they fill up fast. Luckily the CSUF parking lot is directly across the street, and you do not need a permit to mark there on weekends. It’s just parking for visitors during the week (especially at night) that can be a bit tricky.
I’ve been living here nearly two years now and will likely sign for a third (unless my husband gets a new job once he gets out of the military that is too far away to stay here). I highly recommend this complex!
