The Estates at Park Place

Nice views, pretty environment, clean lawns, gated, and a huge complex!
But I am having major issues with management. Heater inspected 3 times but issues still present, need to leave the water running for 7 minutes (waste of water = terrible water bill) in order to get warm water, seen/​killed many silverfish and bugs in my kitchen, bathroom, and garage, and noisy upstairs neighbors.
Complained plenty of times to management. They are really nice and polite but none of these issues have been taken care of properly. For the price I am paying to stay here, all these things should be taken care of.

This review is based on an attempt to view and lease an apartment. They are a HOT MESS!
I scheduled an appointment for 5:30pm to view a property that was being advertised on Craigslist for $ 2195. The woman who answered the phone was very accommodating and even sent me a confirmation email reserving my 5:30pm appointment.
At 4:30pm, I received a call and voicemail from a rep at the Estates to confirm my 5:00pm appointment. I call the rep back around 4:45pm, while en route from Mountain View to Fremont to view the property. The rep lets me know that they do not show apartments after 5:00 pm for her safety and mine, and that she will inform the corporate call center immediately to spare other people in the future. Great, what does that do for me? I was pretty annoyed at this point, and asked her if I had left work for nothing. She told me that she could talk to her manager and see if there is something she could do. She never let me know if she was going to call me back or if I should call her back. She just said bye and hung up.
I called my husband immediately to see if he could make it to the property ASAP to view the unit. He called the Estates back to let the rep know he was on his way, and she advised him that she would be happy to show the apartment at 5:30pm. Great, thanks for the heads up?
He arrives for the appointment, and proceeds to tour the unit that was advertised on Craigslist. He immediately noticed that the unit he was viewing was not the same one advertised, and shows the rep the Craigslist ad. She again blames «corporate» for posting the inaccurate Craigslist ad and states that the apartment advertised is actually $ 2490, and $ 2195 is for an unremodeled, much smaller unit. She explains she will again contact corporate immediately to fix the ad. Great, so we rushed over and left work early for an appointment we never would have made if we knew about the real unit we were going to see. The rep advised my husband that she would follow up with some prices and layouts, we have yet to hear from her.
I called corporate that same night, and was told that the property management would have to deal with all the miscommunication and false advertisement. Essentially, no one knows what’s going on. I wish I checked Craigslist before we fell for their sad Bait and Switch scheme.

I’m not sure why this place doesn’t have better reviews. I’ve been here for about two months now. I wanted to wait to write a fair review. Let’s talk about the grounds, they are lovely and meticulously kept. As a recent transplant from New York I wanted somewhere with a «California vibe», you guessed it, palm trees and pools. Check.
The office staff (specifically Jackie and Megan) are pleasant, knowledgeable, and pretty much awesome. I’ve never seen them without smiles and if I have an issue they send someone up right away.
Check.
The neighbors are quiet and friendly. Major emphasis on QUIET. Double check.
Overall I’m pretty happy with the place. Yea it’s pricey, but it’s Silicon Valley so, DUH.
One gripe is the inspectors for my new renovated place weren’t very detail oriented, minor issues. Just check your place when you move in and notate everything.
All in all I’m pretty happy with my first Cali apartment.
Ok I read some of those crappy reviews. Those people are absolutely ridiculous, the pool table rules? REALLY!!!

This place is horrible. We pay so much money to live here with so much rules. you can’t drop the balls playing pool even if it’s on accident they come and yell as if it was on purpose the staff has one 2 friendly people at most, the rest is horrible and annoying. Don’t move here. Also when there need something fixed in the apartment they should learn to knock and see if anyone’s inside before just coming in. The neighbors all mind there own business the apartments itself is expensive but worth it.

Do your research before moving here.
First impressions:
When we fist toured the complex, we were impressed by the aesthetics, friendliness of the management, amenities, and the apartment options (attached garage and washer/​dryer are very important to us) but it has been a constant cycle of disappointment since moving in.
Experience after moving in:
During move in, we noticed that our apartment seemed very dirty (lots of dust over every counter top, cut pieces of carpet laying on the floor, garbage in our garage). We stopped into the leasing office and they sent over a cleaning crew over, which they did quickly and since we hadn’t moved much in we weren’t bothered by this. Things were then fine for about 4 months until loud neighbors moved in… We submitted noise complaints (many) to the leasing office and called the security number several times while the neighbors were playing especially loud music at night with bass that was very audible in our apartment. Things never got better after they moved in. The leasing management eventually insinuated that since no one else has complained (there is no one else to complain as we are on an end unit…) there is nothing else they can do and eventually stopped replying to our complaints. All of this would be «understandable» if this was a scummy, cheap apartment complex, but for $ 2500 (at the end of the 1 year lease would be going up to $ 3200) I would expect to actually enjoy where I’m living.
Hopefully, if you decide to move in here, you have a better experience with better neighbors.

The biggest problems for us are security and peace. Other tenants and strangers keep coming in late nights or early in the morning to the pool and making a lot of noise. After complaining many times about other tenants and non residents being really noisy in the pool after hours (11pm, 2am, 4am), I am now told by the management to move to another unit or leave the apartment altogether.

I’ve lived here for seven years, and have slowly watched as the quality of life declines.
When I first moved in, the lease was reviewed with us in great detail. Every minor rule was explained and they made sure we understood. Things from «don’t hang your laundry on the balcony» to «respect the quiet hours» were gone over in great detail. It seems that even management and security now have no respect for the rules that many of us try so hard to follow. I was at the pool an hour before closing, and a group of college-​aged kids came in and started drinking and smoking weed. I filed a complaint, but have no idea if it was received or addressed.
When I attempted to rent a larger apartment at the end of my most recent leasing term, they gave away the new one I chose, despite the fact that I had been working with one of their employees for about a month on the switch. When I asked the leasing manager what she was going to do to remedy the situation, she laughed at me. Literally. I asked her how I can live here for seven years and not be treated like I matter, and she suggested that I hadn’t done my part to get to know them… I figured paying my rent on time for seven years should be enough to be treated with respect, but apparently not.
And now, I’ve returned from vacation to find that my sink is so clogged (I have no idea why; I’ve been gone for a week), that it’s halfway full with brown, chemical-​smelling water. I called in a maintenance request last Saturday. By Monday night, the problem still wasn’t fixed. I talked to the office, and reiterated my request, emphasizing the fact that this is the only bathroom I have, it smells like chemicals, I don’t want to go in there… And here I sit on Wednesday without the problem being addressed.
The sad fact is that the lease terms prevent me from moving until spring, and the rents in the area have gotten so high that I feel trapped in this miserable place.

Very expensive — good maintenance staff. Noisy — lots of «parties» at the pool at pretty much any hour of the night. Hot tub water is frequently so filthy you cannot see the bottom on Mondays. Office staff can be pretty frustrating, but mostly they do try. Apartments are nice, but appliances are original (built in 2000). Lots of dogs — some bark most days all day. Hallways are pretty nasty — concrete floors with LOTS of stains (people put garbage out for collection and they leak — yuck). Hard to recommend this place, but choices are pretty limited in Fremont.

Coming from a 4,000 sq ft home from a different state. This was the worst place I have ever lived. I have been living here for almost 2 years. There is always light to see at the end of dark tunnel. There is some pros and MANY MANY cons to this place. As of any apartment I believe you’ll have problems with your upstairs neighbor. I could hear almost every single time they were walking or doing something. We had the apartment with the attached garage and 2 bedrooms. And one of the bedrooms was on top of another garage and unfortunately it was motorcyclist. For the past 2 years we have been awaken at 6 in the morning by a motorcycle and our neighbor didn’t have the decency to turn it on or park it elsewhere. THE WORST OF IT ALL was one of our neighbors would cough up his mucus in the morning and that would be the first thing that we would wake up to. It was terrible. As someone who has to wake up at 5 in the morning on weekdays and trys to sleep in on weekends it got very annoying. Management is pretty ehhh. We were perfect tenants never once was late on paying our rent, so we asked for an extension for one more month since finding a place to live in Bay Area is difficult and they outwardly told us no… Like we were living there for free. This is not a place to make your home. LOTS OF PLUMBING PROBLEMS. Our rent went up from 2,500 to 3,200. Overpriced to the max. I have no idea about the renovations but before the renovations the place is pretty basic and ugly for the price and it’s not even close to worth it and even the area is not worth it. Lots of homeless people Parking is a hassle usually none left by the end of the night unless you want to park all the way in Egypt.
Some pros
–decent pool and club house with renovations but don’t be fooled
–nice spacious and bright house lay out
–it’s definitely clean
— I felt safe
Who knows though maybe you’ll be lucky enough to have better neighbors.

I have lived her three years. I only write this because i am moving and its been pretty bad. At this very moment I am unable to park in my paid for space. There is a car there so i have no place to park my car. why you ask? I ask that very same question. These are nice apts. don’t get me wrong. not large or fancy but ok. I came home tonight to find a car in my covered space. I didn’t do ballistic i just parked in the fire lane and sent a ton of messages to the staff. its unacceptable in everyday so i am going to ask of refunds on my rent for every hour someone else is in my place. I took pictures to prove my case. Its not a good thing at all

The apartments were great when we first moved in two years ago. Now the quality is very low. $ 2500/​month for a two bedroom apartment with horrible plumbing. The drains are always clogging. Sink, washer, break often. You hear everything your neighbors are doing. Crime is higher here (car break ins, theft of items from garage and porch). It’s gated but code is easy to get and you can use a card to Jimmy the locks or wait for a car to follow in.
Also, the pool area and parking area outside the back gate are late night hangout spots for drunks and drug users. Majority of the time it’s young adults who do not even reside here. They leave huge messes and keep you up all night. Not just beer cans and cigarettes, but needless. I’m constantly calling security and the Fremont Police. Why they don’t set up cameras or lock the area up after 10pm is beyond logic. My kids shouldn’t have to wake up on school nights at 2am to naked people partying. Way over priced. Also, they have yet to fix the shower at the pool, which gets left on for long periods of time. Yeah for wasting water during a drought. Can’t wait to move!

This is a great place to live. I enjoy the amenities and the quick response from the maintenance team is incredible. I recommend this place if you are looking for a clean and safe place to call home. It is a bit pricey but its probably one of the nicest in the Fremont area.

Been a resident for 4 months as of today.
All my appliances are old and have needed some sort of repair since I moved in, and not just mine, but «as long as they are running…“seems to be the policy here. Rent in the end seems too expensive for such ugly old appliances and carpet. Appliances are so old and are just duct tape fixed, the dish washer is rusted and dirty I just hand wash my dishes Now.
I asked if my carpet was new when I moved in, and I was told it was but it seems its too late to complain now of dog hairs I kept finding stuck among the fabric. The washing machine is also old and leaves clothes needing two washes to clean. My garbage disposal was explained to me that it cannot handle onion peels or any other organic small things, and the repair man talked to me like I had never seen or used a disposal before.
The collection of trash was advertised as free, but when I looked at the Community bill for water trash and disposal, it is not free, it multiplies the number of MWF and charges for those days and I KNOW I did not leave trash out to be picked up that many times. I am now keeping meticulous records to see how my next bills will be.
The good thing though is the apartment layout is good, and Aliah at the leasing office is very nice. Some layouts do not have a lot of light coming to the living room, but the patio on the first floor is big, so that’s nice.

Great apartment complex with wonderful staff and maintenance crew! The clubhouse includes a pool, hot tub, fitness center, movie theater, business center, and a great party room that you can rent for events!

I lived here (2003 – 2005) before buying a place with a lonnng commute attached to it. I returned here because of the good memories.
Pros:
The maintenance staff is excellent! They’ve arrived within 24 hrs to fix any clog that I’ve had. They even replaced a faulty/​old washing machine with a new one. The grounds are well-​kept. Aliah in the front office is a gem. She always has a smile and doesn’t make tenants wait too long when they retrieve packages. Easy commute to work. Beautiful clubhouse and pool area. The apartment’s walls are not too thin and its design is modern.
Cons:
Somewhat expensive. I wanted to move because of an issue with a neighbor’s annoying dog that barked incessantly at odd hours (I work shift-​work). After several complaints, to the neighbor and the front office, I decided it would be best to relocate while they were ‘working out’ what to do about the lonely (?) dog. However, the office declined to waive the termination fee and required a 2 months’ notice to leave. So, I decided to stick it out for a while longer. I ended up purchasing a bark deterrent from the pet store ($ 85), which helps. As soon as I hear that crazed barking though, I know its time to change the battery, which is about monthly.
To summarize, do your homework before moving anywhere. Once you move into a place, you sometimes have to get re-​motivated to pack your things and move again.

We’ve been residents at Park Place for a couple years now. In that time, things have been better, and things have been worse than they are now.
The Good:
Great pool area. Adequate gym. Nicely kept grounds. The end of the reserved uncovered parking system is a vast improvement. 3x weekly garbage pickup at your door is super convenient.
The Bad:
The water pressure isn’t great and there seem to be frequent issues with the plumbing complex-​wide. The management occasionally sends out «nasty-​grams» chiding the residents for doing this or that — rather than addressing the direct culprits (do they not know?). Garbage is not always picked up on the day is it supposed to be.
The Ugly:
The rent has gone from expensive but worth it to over the top. Guess the market will tolerate as they still maintain a high occupancy rate… but really starting to feel like the cost does not match up to the value.

I lived here for 2 years with my boyfriend and his 3 friends in a 3 bedroom apartment and our experience was amazing. It was able to meet all of our needs and never really had no issues. They have great amenities, amazing kitchen, amazing floorplan, great managers and a great staff, there is nothing I can really complain about. It is however very pricey, but if you have the extra cash laying around I’ll say go for it without hesitation.
Every time we ever needed something they would be there. We were really good at paying our rent always on time and never really caused issues therefore it was a very pleasant stay for us. We all decided to go our own ways as my boyfriend and his roommates had been living with each other for 5 years before they lived at Mission Peaks, and overall they said their stay here was way better and worth their money.
After we moved out we honestly didnt clean up head to toe so I dont think we got our deposit back (only 600 for huge apartment), I didnt really care as we didnt leave it all messed up but living in other apartments I know the protocol they somehow end up charging you but they didnt it was just no return, but again we just packed and left. I had a package accidently arrive there and they took care of it, very friendly staff. Once we are able to get a few extra bucks we will definitely be back… if we end up choosing staying in Fremont and renting.
I didnt give it 5 stars simply because it is expensive, but you get what you pay for.

My fiancé and I have been living here for over a year and a half now and so far haven’t had many issues at all besides the place being over priced for a one bedroom apartment. The area we live at is pretty quiet. Although, we do live on the first floor and do hear some noises upstairs, it doesn’t bother us too much. Everyone around us has been pretty friendly.
Before searching for an apartment, my fiancé and I agreed on choosing an apartment that looked clean, well maintained, gated and safe. After living in Eastside San Jose, I wanted to settle somewhere safe. i wanted to make sure our cars were not broken into or anythingovert outside our porch was stolen. I wanted to live somewhere where i’d feel safe coming home in the middle of the night and not worry about anyone attacking me.
So far, I can honestly say I love living here because I feel safe. My fiancé left his keys (car keys/​apartment keys) outside the door when he came home late one night and it was still there the next morning. If we were in ESSJ, someone would have came into our apartment and stole something or better yet, stolen his car.
Anyway, all I’m trying to say is not all apartment complexes are perfect. however, just keep in mind you should do your research and compare other apartment complexes and always remember «get what you pay for».

Sonia Mirabrishami, Marketing Representative, was by far the best person I met with during my weeks of apartment hunting in the Bay area.
She took her time and went over anything and everything about the complex. The tour was inclusive and the amenities lined up moreso with my lifestyle than other complexes. 24 hour gym (albeit small) and the reserve able club house for parties. Not sure if there was a fee or not. I can’t remember. Anyway, I could have easily seen my apartment warming party there haha. I think we both used the saying that the place appears to be resort like. Big barbecue area too to use by tenants. The projection/​movie theater area looked cool. I just wondered if people really used that room haha.
We chatted a bit and she was very personable. She really got a feel of my situation despite it being so close to the end of the day. She even opened things back up because we went into off hours a bit, so I could see everything that the community had to offer.
What impressed me the most from Sonia, was her follow up. She didn’t follow up with me once but a couple of times, each time to keep me informed and up to date with what was going on availability wise. This was phenomenal. I figured once she reached out to me the first time and it wasn’t what I was looking for, then she wouldn’t contact me again. I guess I was wrong. Unfortunately, the unit that I liked was on the second or third floor, so I continued my apartment search because of the need for a ground unit or elevator.
This was the place I was considering the most when I was in Fremont and primarily because of Sonia. Thanks again!

The outside looks beautiful
…however, we found many problems when moved into the apartments
1) the stairs that lead towards the apartments are very dirty, with cobwebs for days.
2) The apartment is very over-​priced for the amount of room they give in each apartment
3) there are no elevators, which makes it difficult to bring in heavy supplies and/​or groceries
4) People have to come through your bedroom in order to use the restroom, a big NO NO.
