It’s a shame that a nice looking property is doing so poorly that they will do anything to increase the profit margin, except take care of its residents. It looks nice when you first look at it, but it is two years old and has flooded two year in a row due to bad inappropriate architecture for northern climates. If you choose a #04 or #05 unit, do not put anything valuable near the exterior wall. Be prepared to sleep in the living area during cold nights in the winter and hot days in the summer. The bedroom doesn’t get enough air. The management is awful. Sometimes they find decent people to work in the office, but they don’t usually last long or do the job properly. They lost my security deposit and applied to my November rent. The also applied my amenity fee to my rent. My rent invoice was correct 6 out of the 12 months I lived there. Don’t expect the person that showed you the apartment to be there very long. We had 4 managers over the span of the year. The regional manager told me it was normal for the Frederick market. She very adept at misrepresenting the truth. Please read the philosophy of Wood Partners and Wood Residential Services before moving here. I chose to leave because the management is so irrational and I didn’t want to pay money to such a greedy organization. and . Always ask when the unit they are renting to you flooded last. If you are sensitive to black mold, I would avoid it like the plague. I moved there from a watered damaged building to find out that my building had flooded the previous winter while standing outside in the cold when it was flooding again. The only positive thing about this asset, as they are called by Wood Residential Services, is the maintenance staff. Think about it, if the home you choose is an asset, you are nothing but a revenue stream, not a valued resident.

I’ve been a resident for a few months now and love it here. The location is really nice(sunset mountain views!), the amenities are great, and the rent is reasonable. The neighbors are friendly and the staff is super-helpful too. I’d highly recommend this place to anyone looking for comfortable apartment living in the Frederick area.
