Advantage Property Management

I can highly recommend Advantage from an investor’s perspective. Before we used them, our last management company let the rental house we owned get completely trashed; it was often vacant. Now, we never worry about anything. Advantage always fully vets any rental applicants. They check on the houses frequently to make sure they’re not being misused. And they stay on top of the renters to make sure they pay on time and that there are no issues.
They do make us keep up on maintenance of the house, so we often end up paying for repairs and maintenance we might not do on our own. But I think in the long term it keeps the house in better condition, and the houses are also more appealing to renters.
Erin in particular at the office has always been super helpful and responsive, so I would highly recommend them to anyone.

I have been renting from Advantage for 2 years now. I would say 99% of my experience has been a positive one. They were extremely quick to reply to any issue I was having, even encouraging me to use their emergency line even though it was just a minor issue with the heat. They are on top of their business, and I never felt like they were disorganized or rude in any way. Definitely a good group! My only suggestions would be to take care of the lawn, because we definitely didn’t and got charged a hefty fee when they had to hire their own people. Also, write down every bit of damage that exists in your house before you move in, because we only got about 5% of our deposit back from my last house.
Overall though, they are definitely kind, courteous, and up front about anything going on. As long as you (and your roommates) are responsible, you will have a great experience with this company. Honestly, if you hear bad things, its probably because the tenants didn’t do what they needed to (namely, my roommates and I)
They also wanted to keep us as tenants so they went out of their way to give us first pick of houses they thought would be good for us. I think that speaks well of a company.

From the first showing to the lease signing and everything in between, Advantage employees have been very nice and easy to work with. They are on the ball when it comes to creating, reviewing, and completing paperwork. The property was immaculate when we moved in. There was even a welcome gift waiting for us! They kept us up to date on things happening with the property as the seasons changed. Maintenance was always done on time and quickly, as promised. I would definitely rent from them again and recommend them as a property management service!

I love this company. Full disclosure: I have not rented from them. I have worked for them quite a bit as a sub-​contractor though and let me tell you — they treat their renters well, they treat their vendors well, and they are just overall one of the more ethical property management companies I have done business with. They are well organized, respectful, and NICE (which can be hard to come by in this industry!) You can’t go wrong renting from these guys.
