Well I found the ad for a rental home on craigslist. I wanted to view the property, however, there were no pictures included in the ad. I contacted the listing agency via text (as requested) and informed of our interest in the home. 4 pictures were posted of the front of the home, and I was told we could view the home at 5pm later that day. We were told that we would be meeting a man named Ryan to view the home. Upon arrival at promptly 5pm, we waited for about 5 minutes before I texted the listing agency representative to have them let Ryan know that we were ready to view. Well, Ryan was the current tenant and was very welcoming, informative, respectful, and downright friendly; considering he allowed complete strangers to tour his home with his family there. The rental agency rep was not at the tour, nor made any effort to show the home they own themselves. Unprofessional.
After our informative tour, we thanked Ryan and his family for allowing us to see the home and I immediately contacted the listing agency to request information on how to apply for the rental home. I was emailed an application and instructed to mail a check or money order to cover the application fee costs. Due to our immediate need, I suggested I drop off the money order at the office of the rental agency. Well, that «office» is a UPS Store PO Box and the family works out of their home. No problem with that, as long as everything is professional and documented.
I met the representative at the UPS Store the following morning and gave a brief overview of why were so interested and could move ASAP to assist in the current tenants need to have their lease pretty much broken and taken over ASAP.
I was told I would hear word back by later that evening, however, by 8PM i had not heard back so I emailed the representative to request an application decision. I was simply told our application was denied after a credit check – there was no definitive reason. I requested a reason why and informed the rep that we had checked our own credit & scores via the
via the Federal Government. I also informed the rep of a detailed reason as to why a ding was on my spouses credit due to the current pending sale of our home. I was emailed a response that stated a formal denial letter would be sent the following day. I didn’t receive that letter until again, after 8PM. However, the letter failed to explain the basis for denial.
We even had two separate real estate attorneys and real estate rental agencies look over the usual required documentation (credit check, score, income verification, rental history) and approve us for rentals priced MUCH higher than the one we were interested in. Shoot, we just purchase a home in August.
Well, after reviewing the public knowledge website of the rental agency, as well as their rental criteria, I have requested that our application fees be refunded, at the expense of a failure of a legitimate explanation of denial and discrepancies in the rental criteria. They still have yet to tell us why we were denied, but we received an application refund.
I’d say «you get what you pay for» but the rental amount was comparative with other homes, and while the ad was posted and I contacted the agency with interest in the home, they actually raised the price, via text message.
