The ONLY inspector who I recommend and use. He will find and notice things that other inspection companies don’t — either because they don’t know or don’t care or don’t think important. On one home, he found serious issues that 3 other inspection companies never even saw. Although more expensive than others, well worth every dollar considering he is inspecting a home that could probably be someone’s life investment.

Edit: I received Kelly’s feedback later wrt builder’s fight back. I really appreciate that he took time to write very detailed response. Recently we used Kelly Thompson on a new construction. I have to say he’s great inspector, who made builder pissed off. Compared with other inspector I worked with on another property, Kelly is by far more better. Kelly gives a report on defects with photos that are especially targeting seller as reader the following day’s night. He also provide another reference report a week later, that are details of what he performed, what worked, and advices and suggestions for buyer. Kelly is expensive, but may worth the money when compared with other inspectors who barely find any issues on new constructions. I hoped the reports can be delivered earlier, but I understand he’s very busy. He accepts credit card with a fee, so I paid check instead. Later I asked for advice on items that builder fought back. I hope he can answer my questions soon. I would recommend him to anybody. If you need to inspect new construction, he would be definitely a great choice.

Kelly is absolutely worth all the money he charges. He’s extremely through and is very sincere. He looks out for the little guy. He just inspected my home yesterday and I have no complaints about him whatsoever. I am telling all my friends about him and the next time I need an inspection, I am going to him.

I have been referring my buyers to Kelly for 16 years now and they all are extremely thankful for the referral. He is as thorough as they come but is not an alarmist. I just had an inspection where, a previous deal fell through because of some wood rot found in the crawlspace by the prior inspector, but Kelly found thousands of dollars of additional rot. Needless to say, the seller and listing agent were absolutely shocked that the prior inspection did not uncover the additional rot. My buyer was extremely thankful and couldn’t stop talking about how Kelly’s fee was well spent.

Kelly Thompson is worth every penny he asks you to pay him(and it is a lot of pennies :-). I bought a house about a year back(my first) and a friend recommended Kelly(he also came highly recommended on a wiki page at work for home-related discussions). When I took Kelly’s inspection report to the seller, the seller flat-out told me that other inspectors had found nothing wrong — and he thought all the stuff was minor. But he conceded the point that if he needed to buy a house, he’d probably go to Kelly too. Kelly is exactly the kind of inspector a buyer needs. He made a list of all the issues he found, classified them into A-type defects, B-type defects and C-type defects. He took a lot of photos, and then made a detailed PDF with the photos and his analysis. To this date, his inspection report is my reference for deciding what house repairs to tackle next. Kelly has built quite a few homes himself — so he knows what to look for. Highly recommended.
