The Courts at Fair Oaks

I live next door to the courts. One of their AC units malfunctioned, and screeched all night, ruining my sleep. I contacted them first thing in the morning, and three times throughout the day. By the end of the day they STILL had not even bothered to tell their maintenance staff, and told me the would fix it when they got around to it! Don’t choose to live in this dump!

I used to love everything about staying here until dealing with the leasing office when it was time to move. The customer service entailed a run around, rude customer service, and inconsistent information from different people on the staff. I ended up being charged rent for the following month after I had already moved. The frustrating part is that I had contacted the leasing office prior to ensure I wouldn’t be charged and was told it was being taken care of. Long story short I was told that I would have to wait three weeks to get my money back. Needless to say I am very disappointed with my move-​out service.

We were looking for apartments for a good deal of time and toured each spot multiple times– each time we went Eduardo helped up and provided us with as much info as we wanted. When we moved in we had a few services we would like fixed which we again gave to Eduardo and they were literally done the next day while we were at work. Great and prompt service thus far!

«Meh, I’ve experienced better» is a great way to describe this place.
It’s decent, clean & livable. I never had real issues with neighbors or being able to hear those living around me. It’s surface appearance is very, very nice.
BUT… They like to keep quick turn-​around in all the units, so once you move in, you will start to notice all the LITTLE things that weren’t put together or done correctly. If you have an issue that you need to address with the leasing office staff — they aren’t very helpful. In fact, they aren’t the «brightest bulbs in the bunch», if you know what I mean! That being said, they also have a high rate of staff turn overs as well. Go figure.
They’re also a company that is more focused on getting a dollar from you than spending it to fix things that are wrong in the complex. They will charge you for EVERYTHING you can imagine. At the same time, they won’t fix things like the security gate which is constantly broken (left open for anyone to get in or you’re not able to open the gates with your remote). The large garbage dumpster is also broken at least once a year. And when it breaks, it’s usually out of commission for a few weeks. Imagine the smell during the hot summer months while all the trash just sits there baking! YUCK!
Also a prime example: We had a leak in our ceiling. It appeared in the living room and 2^nd bedroom. The maintenance staff came, looked at it, & told us that there must be a leak from an upstairs apartment. So you’d think they’d fix it, right? WRONG! They came back the next day to «paint over it» (they did one swipe with what had to have been a lighter color — we could still very clearly see the stain). The leak continued to grow slowly. They still did not fix it. We moved out & a neighbor (whom we came to be friends with) moved in. IT STILL HADN’T BEEN FIXED OR PAINTED!
In the end, this isn’t the worst place to live. But if you have options, I’d weigh your options heavily.

I have lived here for 4.5 years. I lived in a single bedroom on the 1^st floor for a year and then moved to a 2 bedroom. This place used to be nice back in 2008 – 2009 but since then everything started going downhill. I will provide a list of pros/​cons below:
Pros
— The maintenance team fixes all problems the same day
— Plenty of parking
— Gated community (only when the gate is NOT broken, which happens a lot)
— Good location (close to Fairs Oaks, Fairfax Corner, Fair Lakes and the Government Center)
Cons
— Thin walls and floors. You can hear your neighbors’ dogs barking all day long (I will talk about the pet policy below), people walking, going up the stairs, the laundry machines, and of course music. All these are common issues with apartments. Just don’t believe the leasing office when they tell you that there is sound insulation in the apartments.
— You need a guest pass if a friend happens to be visiting and you want to go to the pool. Back in 2009 everyone could bring a friend to the pool without any issue. The pool was never full so there wasn’t any reason to ask for guest passes. Don’t get me wrong it’s not about the cost of the guest pass (it’s something like 2 $ per pass) but about the hassle of having to visit the leasing office to ask them to make one for you which can take up to 24 hours! As I mentioned before when the apartments were owned by Post Properties there were no guest passes for the pool.
— Towing. For some weird reason they decided to enforce car towing. This place never had any issues with parking. However, they decided to enforce towing and if you have a guest visiting you will have to obtain a guest pass otherwise they will tow your visitor’s car. In addition, they will tow any car with an expired state inspection sticker even if it’s been expired for a day. (they towed my roomate’s car).
— Expensive. Compared to other complexes in the area this one is more expensive. For the same money you can get a renovated apartment with new appliances and more space.
— Management. With the exception of Post Properties (back in 2008 and 2009) all management teams that followed were really bad. The office staff was rude and wasn’t willing to help you. For example, Greg and Diane would ignore you while you were standing there waiting for them to help you. I remember once I went to the leasing office to pick-​up a package. I asked Greg politely if I could get a package and he asked me to come back in an hour!!! Are you kidding me? Just open the damn package storage and let me get my package. Another time I went there to complain about neighbors playing loud music at 3AM. Greg’s reply was: «Call the police. We can’t do anything». They replaced both Diane and Greg recently (a couple months ago) but the new staff seems to behave in the exact same way… In general try to avoid having to deal with them. Avoid calling because they will just hang-​up on you or put you on hold. It’s better to talk to them face to face.
— Some apartments on the first floor have AC compressors right outside the living room window. The compressors are not only for that apartment but also for the apartments above. As a result, if any of your neighbors turn on the AC the compressors outside your living room will generate an excessive amount of noise. The noise is so loud that you won’t be able to open the windows and/​or sleep at night. Avoid leaving on the first floor at all costs! If you do make sure there are no AC compressors outside your living.
— Pet policy. A few years back there were very few pets in the community. Nowadays you see dogs everywhere! I mean it! The community is full of dogs. When a dog starts barking you can hear a symphony of dogs barking in the entire complex. Dog owner’s do NOT pickup their dogs poop. This all happened because the pet policy changed in 2011 and the cost of having a dog in your apartment was significantly reduced.
— People leave trash outside their main doors on the shared hallway for days.
— Ants. On the first floor apartments there is an extreme problem with ants. I had to use Raid multiple days a week to get the ants of the apartment. I haven’t had the same problem on the third floor apartment though.

It’s all smiles and nice from office staff until you have REAL and legitimate problems. After Iease signing and upon move-​in — reality begins to set in. This place has merely face-​lift superficially of modern appliances. Look beyond that. LISTEN to the reviews– I wish I had. Office staff seems wonderfully attentive up until you point out reality –that’s when your nightmare likely begins. They will shun you and be inconceivably rude. They will usher you out of the office when you have come to say you have been kept awake night after night, woken up early morning after morning by loud neighbors. These apts are said to have concrete floors (?), but you WILL hear everything as they truly are horribly insulated, and the walls and floors are like paper. Smokers abound and the smoke seeps in through closed windows, floors and other openings and ventalation. There are ants in the summer and your furnace will squeek. then squawk, then bang as it turns-​on and crash as it turn’s off in the winter. There may be crowded #‘s of people next door. Due to the poorly constructed and/​or insulted walls/​floors a cabinet, door or drawer closing can shake your walls and floors. «We are surprised, and you are the first to have ever complained.» is how you’ll be made to feel — Don’t believe it and read the reviews as you are not alone. If your problems persist and you have the unfortunate luck of living next to a family of 6 in a small one bedroom or inconsiderate people who seemingly never sleep, don’t waste your time with office staff. They don’t care and provide little by way of assistance. Better yet, dont’ move-​in. Loud neighbors, paper-​thin insulation, rude office staff that won’t allow you to express your justified dissatisfaction combined with cigarette smoke seeping through closed windows and more makes for a truly awful and unfortunate living experience. Unless you are a noisy smoker who doesn’t require sleep — I suggest you Stay Away. If you are having a similar experience, write a review, document everything and move-​out. Do not pay premium rent for the privilege of being miserable.

Been living in this apt complex for 3 years now and getting ready to move out. Lived in a two bedroom for two years and currently live in a studio apt. They are jacking up the price on my studio over $ 100 so im getting out. The gates to get in and out of the community keep locking up and sometimes cars can’t get in and out. Alot and i mean ALOT of people have dog and it gets old. Tired of going to dump my trash or get my mail and I have to avoid someone walking their 3 dogs in the street or at the mail center. The office staff members 75% of the time are jerks and are hard to deal with.
On the good side though the property seems to be well maintained even during the snow storms. They hire companies to come in and plow the lot. Crews are out all the time cutting grass and planting flowers. Recently the parking lot was repaved and several trees were cut down. The outside maintaince crew which I have dealt with a few times are really cool and out going.
