Finding a rental in this market can be tricky. Especially if the house is priced affordably… this doesn’t mean you should ignore potential renters.
DSM asked for pages and pages of paperwork and an application fee before even showing the property. They also took the application and fees of at least six different applicants — instead of a first-​come first-​serve sort of deal. So that’s $ 30x six for one place. The owners only chose one family, obviously. So the rest of us were out our $ 30 and time. Why not wait to charge the application fee and run a credit check until you’ve narrowed down the field to at least two.
You only have one house!
Also the property managers weren’t very responsive.

Looked at a property to rent. When they asked for paystubs we provided them with w2s after explaining we get direct deposit. They said that was fine. They chose someone else over us without verifying anything from references to credit. I called for a refund since they literally charged $ 40 to accept our applications and do nothing with them. That was denied by Jennifer who stated she did run credit, then when I asked to have that mailed she said they didn’t run it and we were denied for lack of income (make close to 4k monthly, prop was $ 950). She rudely stated everything required is listed on the website.
So then why say w2s are accepted and take money when it’s infact not according to the same person that said it was? What a joke and scam of a company! Let’s see if the manager calls back and cares about his companies reputation and customer satisfaction.

DSM is dishonest, unethical and uses illegal tactics to try to bully tenants paying money they don’t owe. For an extended period of time, my husband lived in a unit managed by them. He rented a duplex that was advertised as having a refrigerator. When he did the walk through, the fridge was there. On move in day… no fridge! DSM said «oh, sorry. It was old and in bad shape, so we got rid of it». When I specified they had an obligation to provide one, because they advertised it, and included it in the lease, they pretty much said tough crap, we aren’t going to. We had to rush to buy a new fridge, because there was no place to put the groceries we bought.
Crazy as it sounds, during a police chase, a drunk driver crashed through the living room wall. During that time, my husband was home with us. When he returned 3 days later, he walked into massive amounts of wreckage, and fridge full of spoiled food. DSM came over to property, shut off the power, and boarded up the hole in the wall. However, they did not contact us AT ALL, so we could come secure our belongings and get the food out the fridge. During repairs, they put my husband up in a drug and hooker infested scummy hotel. Three times, he got questioned by the police while trying to walk from his hotel room to his car. When we requested better hotel accommodations, shocker… DSM said «no».
At one point, my husband temporarily vacated the unit for a period of 2 months. In spite of the carpets being professionally cleaned, they withheld some of his deposit because there were still marks in the carpet from our couch! Having no need for the fridge we bought when my husband moved in, we left it in the unit. When he moved back in 2 months later, they tried to increase his rent because there was now a fridge in the unit. YES, you heard me right! They tried to increase the rent because unit had a fridge… one that WE bought! Also, in spite of keeping deposit money, they did not have the carpets cleaned again, and there still marks in the carpet from our couch.
Thank goodness, we no longer need that duplex. He’s back home permanently now. On July 15^th, he provided written notice of his intention to vacate. His lease doesn’t expire until 12÷1÷15. However, we made it clear we’d be willing to work with them, that he would stay until they had a new tenant. As long as they made effort to mitigate their damages (as they are legally obligated), we wouldn’t leave them high and dry. Much to our surprise, they graciously said that wasn’t necessary. They said that if we would pay a half month’s rent, they would break the lease for him. That made perfect sense. He gave notice on 7/​15, so he’d be in the unit for half of August. Being that they were willing to break the lease, we began moving his belongings out.
A week later, they sent a contract in the mail. The contract stated that we would need to pay rent for the entire month of August, agree to continue paying rent for the remainder of the lease, AND give them an additional half month’s rent! That is NOT legal. Additionally, they were not willing to use his deposit toward any of that, stating they couldn’t guarantee the unit would be left in rentable condition. The thing is, they did a home inspection just days before, so they were well aware that the place is IMMACULATE!!!
Lastly, when my husband did not sign their illegal contract, they tried to bully him, stating that he would be legally obligated to pay double the amount of rent for the entire length of lease. Nice try!

We applied for a property, paid our fees, and gave all of the information they requested. We have heard nothing from them in 5 business days. (except an email saying they got all of our info) I requested communication on day 3 because I think it’s fair to get communication if you are going to take my money. We are trying to find a home and would like to know the timeline, but nobody has responded. It’s hard to imagine working with a company like this who treats potential customers this way.

Selecting a rental can be a challenging experience, but the process went smoothly for us because of the assistance we received from the professional staff at Delta Star Property Management.
We located a property from the listings posted on their web site, submitted the documentation to apply, attended a showing, paid the deposits, signed the agreement, and completed the walk-​thru with ease. Along the way the communication with the administrative representative was exceptional. Thanks, Monica!
We signed up for the direct payment for our rent, and nothing could be easier!
No surprises when we moved in-​the property was perfect!
Yesterday, the a/​c fan quit working, so I put in a maintenance request, and by noon our a/​c was up and running-​better than ever! Thanks, Carrie!
We are extremely pleased with this property management company, and highly recommend them for individuals seeking a rental or owners looking to have their property managed.

Please avoid this property management company if possible.
Upon move out I had the interior professionally cleaned and was still charged by DSM for interior cleaning. That was $ 200.
I was also charged for repair of a ceiling fan that was a little loose upon moving in that eventually became more loose over the next 2 ½ years but nothing too out of the ordinary. That was $ 100.
I was also charged for the repair of nail holes and touch up paint for $ 450. I concede wall mounted television holes because they are a little larger but all of the other holes were very small nails that should not have been charged to fill in. It seems that DSM does not want to pay for ANY normal charges when you move out and that is not right.
While we lived in the property the company did pretty well at managing any issues that came up. We did have to wait longer than expected for some plumbing repairs that had to be called back but that is more on the plumbing company than DSM.
We did have to pay for our own pest control when we had ants, which I thought was not right. For the most part repairs were taken care of fairly promptly.
The office needs to have a backup to the office manager as I had something come up while she was out of the office for a few days that no one else could take care of because she is the only one allowed to.
If there are a couple of bad reviews among many reviews then you chalk it up to a few people who have bad motives. When there are four to five times the negative reviews to positive reviews you should take notice and call it for what it is. A company that tries to get over. I am allowing DSM to correct this and if not then we will be headed to court. Do not be afraid of them. Small claims court is only $ 30 for claims less than $ 1500.
I am a very fair person but when you have had enough you should speak out.

Criminals.
Same story, different property. They tell you to call when you need repairs so they don’t have a paper trail. They tried to take our security deposit for something written on our move in checklist as broken, $ 600 and my pet deposit taken wrongfully! I took them to small claims court and the owner of the property perpetuated their lies but ultimately lost. These people only care about taking your money and making their owners happy. Sue them and you’ll win, simple as that.
I hope you make the right choice and do not support a company such as this.

Wow… this is the first review I’ve written in my life but feel strongly to get the word out on this slum lord property management company. I own my own business for over 4 years and my girl works for the department of justice we have no kids and are both professional. We have gotten a full deposits from after 2.5 years at our last address and every address prior. I was waiting on my deposit reading other Unilocal reviews and hoping that it would happened to me but it did. Right after I called about my deposit I got a bogus itemization that took all my nearly 2000 deposit. this is after a pre– inspection 4 days prior to my move out that stated everything was clean/​satisfactory. I came to their office to dispute the charges in which Monica billey the property manager knew nothing about even though i called previously and was told by her she was the one that executed move out documents, convenient to play dumb or maybe she really is. Nevertheless she withheld photos from me and two weeks later sent me a link to the photos which didn’t work. Do not trust Monica billey and her air headed act she is very fake and will try to railroad you with legal jargon to intimidate the average person so they can protect their client the slumlords. I left the place in immaculate condition now they want to claim fraudulent charges a month after with no photos or invoice. Trust me the negative reviews here are so accurate to my dealings with them that’s why they’re are so defensive with their response. Their office is literally the size of a tuff shed so you know they have to hang on to every slum client at renters expense avoid at all cost. We will see them in court in due time and ask for maximum punitive damages for wasting my time and to stop this bad practice.

I feel in love with a town home that happened to be managed by DSM. From initial call to view property til present, this agency has been nothing less than professional and attentive. I’ve had one major issue upon move in that was addressed immediately and all other concerns we acknowledged but no other word about resolutions (I.e. Gate remote, manuals, etc). No qualms there cause it states on the deposit paperwork that all health & safety concerns will be addressed immediately while others are left to owner’s discretion/​ability. Not quite 5 star quality but def not the rating they currently have. 4stars

There is no method for responding to a comment so I will respond to the Delta Star response to my original comment here.
The tub was reported broken when we moved in. That is 7 months ago. It is as of yet not fixed. You scheduled a plumber for a separate issue in the middle of last week. That plumber while here, also looked at the tub.
I had the plumbers phone number before calling, which you mentioned, for under one week as my family recovered from illness. That doesn’t make up much of the time that the tub has sat broken.
Those are the facts. I look forward to watching the trends previously mentioned continue to change. We do notice an improved importance placed on our correspondence and the general administration of maintenance.
We are hoping for the best.
Also– I was not nitpicking when I mentioned the washer and (broken) dryer not being removed. It was not simply that Delta was late in removing the units. We had been promised that they would be in the garage when we moved in. We arrived on move-​in day to find them still hooked up. We had to make three phone calls total before Delta communicated internally to agree that this had been promised. A couple of days after move in, the handyman called to set up the appointment for later in the month, when I told him we were a family of four with no washer/​dryer he sounded surprised. He said, «it didn’t sound like it was urgent.» The handyman team was nice enough to move their schedules around to fit us in. But because the units hadn’t been removed before our movers moved us in we had to pay someone to move and hook up our own units after the washer and broken dryer were moved. The combination of wasted time, unfulfilled promises and costs that we shouldn’t have had to pay were unpleasant business.

We have rented with this agency for 4 years and when we moved out, end of the lease, Christina who was suppose to come over and do inspection on scheduled date and time and she was no show and no call, me and my husband had to missed work and we have waited 3 hours for her before I called office and they told me «oh she had emergency», No one could of called and said hey I’m sorry we have to reschedule?. Nope nothing… But list doesn’t end here, when they sent us expense estimate, they charged for so many things that wasn’t even broken or they are allowed by the law to charge us for, also they will try to remodel the house with your money, Very unprofessional. I won’t recommend dealing with this company. Also we had contract stating we pay for water over certain amount, for the past 4 years we never went over that certain amount, on their estimate they charged us for water for past 3 months of our lease and amount still had over $ 50 to be spent in order for them to charge us. Contract didn’t stopped them from charging us for water. They will also make up stories about finding lies in the house to charge for cleaning even though we left house cleaned. And I also had whole year of pest control. They are still charging us for doing pest control. Another thing, when we left the house all the light bulbs were in working condition and they are saying that all the lights were burned out. I have disconnected power on 8÷2÷13 at 10:52am Also called smud they gave me the time power were disconnected and that it was never restored and Christina came to do her inspection on 8÷5÷13 at 9:38am to 9:58 am, exact, have surveillance footage of her coming in and doing the inspection, which I got from my old neighbors. So, she is saying all light bulbs were burned out, I wonder how was she able to turn on light without the power… Their is so many more things I can said about this company, Im not being bitter, just we never missed a payment, only called them once to fix kitchen faucet which they only spent about $ 100 in our 4 years or lease, we were always on good terms with them. But they are acting out bad faith and just trying to make $$$ from us, Im sorry but that is not how you do business. Very unprofessional and wound recommend dealing with this company.

They have been my property management company for 5 years and I have never had any problems with them. They have promptly responded to any maintenance request I’ve made, and have never hassled me about anything. I saw the last review and thought I should defend them so that they don’t just sound like total a**sholes.

Run don’t walk from ANY rental property this firm handles. The story doesn’t matter; ineffective, inconsistent, poor follow up.
