Von Klein Property Management

The apartment I have been living in for the past 5 months through Von Klein, I really like. It’s the best place I’ve lived in in my 5 years in Eugene. However, Von Klein is run and managed by people who do not care about their jobs or the ramifications of their mistakes. The day before my lease started, I went to my soon-​to-​be new apartment to check it out only to see a girl walking in and out of my unit. I recognized the girl from when I toured the unit and realized she wasn’t moved out yet. I called Von Klein and asked if my place is ready to be moved into to see what they would say, and the girl on the phone plainly said that they haven’t cleaned the apartment yet and need me to move in a week later. That’s completely irresponsible. Well, I had already rented a truck for the next day so I told them they need to clean it and let me move in. When I moved in, of course the floors were damp from cleaning. The curtains had been taken to get washed and my kitchen burners were missing. I moved in at the beginning of a three day weekend and weekends don’t count in business days so essentially I was without privacy (the curtains) or ability to prepare food (missing burners) for over a week. My friend who also rents from Von Klein had a big scare where Von Klein had not put it into their system that he had moved in already and their staff unlocked the door and walked into his apartment when he was sleeping. He had no idea what had happened and when he called Von Klein they did not seriously apologize. Properties that really aren’t that bad are just run by people like this who are utterly incapable and think they can get away with everything because most of their clients are petty, unimportant, poor college students. Never renting from them again. If you do rent through Von Klein, just be aware that it won’t be a smooth ride.

Getting ready to relocate back to Eugene for work and had the pleasure of dealing with this property mgmt company. I’ve rented from virtually all of the major property mgmt in the area– RANS, Acorn, Jensen, Chinook etc. I have never been treated so rudely by a staff during an application check. I was told I need a cosigner even though I have impeccable credit as well as a perfect rental and work history. Not even contacting my employer about a guaranteed contract was sufficient. Icing on the cake was the patronizing manner in which I was told I had to have a cosigner. I said, «but I have enough money saved to pay rent for several years even if I didn’t have the job.» The response, «what if you went and pulled all of your money out of the bank?». Yeah that’s the wonderful attitude you will be greeted with. Save yourself the harassment and rent from someone else!

I really hated working with Von Klein. I went in to talk to someone about turning in an application and spoke to a woman with a screaming baby in her arms with puke all over he shirt. Very unprofessional to say the least. My roommates and I turned in all of our information and NEVER got a call back from Von Klein about our application. Will never ever go to Von Klein for property rentals again

In town to find an apartment for my daughter who will be attending the U of O in September (GO DUCKS!!) Von Klein showed a very unprofessional approach to property management. Showing properties that are in various states of disrepair (broken kitchen drawers, door knobs falling off…) is a huge waste of others people’s time. Sorry I can’t rate them lower than 1-​star.

Honestly not as bad as people say. They don’t come to cut the lawn really, and we had to pay for it ourselves, but when you request service for other things on the property they actually came (clean gutters, etc.)

Unfortunately in Eugene there aren’t many different renters to choose from if you’re a student looking to live near campus, this is one of the larger ones, and one that I have rented from for 2 years now in two separate apartment complexes on different sides of UO campus
Really the only positive thing I’ve experienced about this company is that they have an abundance of locations to choose from. In my situation I needed to find a place fast, and wanted it really close to campus and I was able to do so. If your rent is coming up and you don’t have a place yet picked out you’re almost guaranteed to find something near campus for a decent price.
In my experience they will charge you for anything they can before you get your deposit back because the rent agreements are usually as long as one of the books in the harry potter series, and let’s be honest, not everyone reads every sentence on the lease agreement.
I would instead suggest renting from a small mom and pop joint instead of a large company like this because small owners are MUCH easier to deal with when problems with maintenance/​deposits arise.
Yes the people who work here are surprisingly as rude as the other reviews on here state. Although, if I worked in an office building with no A/​C and had to deal with whiny college kids who never pay their rent on time I’d probably be pissed off too.
Just pay your rent on time and clean up your stuff when you leave and you shouldn’t have a problem.

This rental agency is staffed by employees who are unfamiliar with their jobs and are brusque with their renters. There were quite a few instances where they have tried to charge exorbitant and unnecessary fees that are not stipulated in the lease contract. I will give them the benefit of the doubt and attribute this to ignorance rather than an attempt to coerce and deceive. Regardless, if you choose to rent with this company, understand that you will spend a fair amount of time in the fine print of your contract explaining why they are not entitled to arbitrary $ 25 «convenience fees».
The units that I have seen are all unkempt and under-​maintained. If your potential unit is not, then congratulations. If something needs to be fixed or repaired, it will take anywhere from 7 – 12 days for a repairman to get around to your problem. There is no sense of urgency whatsoever to fix a renter’s problem.
As stated before, the employees have all been brusque and confrontational in every interaction I have had with them.
Overall, the greatest fault with this company isn’t that it consists of con artists masquerading as a legitimate rental company. The greatest fault is a complete and total apathy in every regard. Simply put, these people don’t care if your unit is in good working order and they certainly don’t care if you are satisfied with their service. They are here to collect your rent check (and a few extra fees if they can get them along the way) and nothing more.
I would strongly recommend that you look elsewhere before trying to rent from this company. However, if a deadline is looming and you absolutely need housing and accommodations from Von Klein are all that is left, it won’t be completely and entirely impossible to work out. Just don’t expect to be treated with any respect or courtesy.

Had bad experience with this company. The people working there were just unnecessarily rude. Unfortunately, they have a «monopoly» with half the student housing around campus. The rental unit was fine though.
