Laureate Ltd Property Management and Sales

Laureate has managed a property of mine in Denver for over four years now. They have done a great job. This property is a duplex, and after an initial two week period to get both units rented out there have been almost zero vacancy days since then. They are very knowledgeable about market rent amounts in different neighborhoods and have been great at getting maximum rent amounts for the units. They have also done a great job at maintenance whenever any was needed.

I’ve been with Laureate for a total of eight years. I left them because of complaints made by a tenant. I decided to return a year later for various reasons.
Since my return they have corrected some things that I was upset about like customer service and responsiveness. In my experience laureate is really concerned about the service they provide and strives to provide better service. As a property owner I feel comfortable with them managing my property.

Laureate has managed my rental property for over 3 years and 2 tenant changes. As a property owner I’ve only had good experiences with Laureate. They handle the showings, background checks and day to day management for me. As a property owner, I have only positive things to say about Laureate. I have found that they enforce the leases fairly and respond to my tenants’ questions in a timely manner. Laureate provided guidance to me as a new property owner and allowed me to make the decisions. I found their guidance to be sound and fair and based on years of experience. I remember dealing with management companies during my many years as a renter. I have found Laureate to be strict but fair in comparison to many of the management companies I dealt with as a renter.

We have had nothing but positive experience with Laureate Ltd. from a property owner’s viewpoint. Very professional. Would definitely recommend them!

For several years, Laureate has been our property manager for a condo that we own and rent out. They have always treated me with great respect and I assume they do the same with our tenants. Whenever any type of issue arises that needs attention, they deal with it promptly and get it resolved to everyone’s satisfaction. They even helped provide a crew to do some improvements to the property in between tenants. We feel very fortunate to have found them because we leave everything in their hands and know that it will be handled quickly and efficiently. I highly recommend them.

I have read all comments and realize as a tenant or as a landlord, some people will be pleased and some people will not. I’ve been with Laureate for years now — I think 13 years — and I’m still glad to have them as a property management company. I think the percentage they take is very fair to manage the property. They do credit checks and background checks which is something that I like. They give me good customer service. If there is an issue at the property, they let me know quickly, and the issue gets resolved fairly quickly, too. There was a time or two when I thought that the fee to fix something was way too high, but lately, the fees seem reasonable, and the maintenance company gets out there and gets it done.

I have been a customer of Laureate for over 15 years as a property owner. They have been very fair with me and definitely stay on top of things when there is a maintenance issue with the unit. Their fees are fair, and they do represent me quite well when there are tenant issues.

I have been with Laureate over three years now. I have always had easy communication and consistent service. At one stage when I was considering changing properties to another managed by Laureate the process was explained thoroughly and efficiently. I have never had any negative experiences and am completely happy with the service I have received.

They are great at getting your money and calling or responding only for that but if you need anything else good luck!

I’ve had issues with the staff here since day one. They are incompetent and unethical. I have called them with concerns and they tell me they’ll get back to me and instead I had to call them back several times. That’s when I was living at a rental managed by them. My wife and I called twice after we moved out of the property to update the address where they could send the deposit. They sent the mail instead to the old address where they knew we weren’t living at anymore. Yes they are so incompetent they don’t even have common sense and they are also indifferent and rude. We lost all our deposit for a rental that had normal wear and tear. We have never lost so much money to an unethical company before.

If I could give this a negative star count, I would. I strongly suggest you avoid any kind of business with these people. There are so many reputable establishments out there willing to go above and beyond for their clients — this is not one of them.

Shady operation through and through. I’ve rented many properties in the past and also rented out my own properties as a landlord, and I can say without reservation that Laureate is the most unprofessional organization I’ve ever dealt with.
I couldn’t agree more with the other reviews. If you want the assurance of knowing you are living in a place where you will be treated with professionalism, and respect, as well as within Colorado Tenant law — STAY FAR AWAY FROM LAUREATE PROPERTIES.
Be warned.

They don’t treat their client owners with honesty and try to milk you for all they can get. Stay away from them. My experience has been totally negative and will not do business with them again.

I’ve been renting a 1-​bd/​1-​ba in West Wash Park from Laureate for about 7 years. I’ve only rented from two other places, personally. I can say they’re average. The professionalism leaves a lot to be desired. I recall the guy who showed me the apt. originally couldn’t answer anything about it. He didn’t even know if there was parking or where the laundry room was. I see from other reviews that times haven’t changed.
And don’t throw away the For Rent sign for crying out loud! They never came and got it months into my lease, so I threw it out. Apparently it cost $ 15 and they still want their money back.
And if you’re late on your rent, i.e. 7^th day, expect to receive an eviction notice taped to your front door. Or even worse, if they can’t get access to your apt., taped to the front door of the lobby entrance for everyone to see. It’s never in an envelope. It’s the full invoice letter, face-​up, highlighted brightly in yellow highlighter what you owe, who you are and where you live. That’s just unnecessary.
Don’t get me started on their maintenance, or lack thereof. There’s no annual/​bi-​annual cleaning/​upgrades like in most communities. It’s got to be broke or burned to be fixed or replaced. I had to have my kitchen floor redone and they offered to replace the 30+ yr-​old appliances. That process took two weeks due to bad scheduling and slow work. And the work is always shotty. They laid down an $ 8.00 roll of vinyl flooring (I know because I saw it at Home Depot), which ripped and tore when they moved in the appliances. There’s a big hole in front of the oven and the fridge. It’s a white floor showing ugly brown vinyl beneath it. I complained, sent them photos. They said they would send someone out to fix it, and never did. They’re good for not following up on the maintenance mistakes they make. And be prepared to follow up with them over and over to set up a maintenance call. I guess they’re busy, but I’ve had plenty of times where I’ve taken off work to be home for them and they don’t show up. So get ready to just fix it yourself or call in a professional. They welcome that… go figure.
I do appreciate that they are willing to work with you if you find yourself unable to pay rent on time. I’ve been laid off from work a couple of times during my stay and had to go on unemployment. They urged me to let them know if/​when I would be late so they could make arrangements with the owner. So in some months, I was allowed to pay late without penalties. And they respect your privacy, i.e. no pop-​up visits to check on the property. And you may have to remind them that your lease is up. They’re pretty laid back about renewals as long as your rent keeps coming in.
And now you can pay your rent online, which is a HUGE help because who mails anything these days? Especially rent checks. The cool thing is you have until midnight on the 5^th day to pay without a late fee.
All-​in-​all, they’re laid back in their approach with renters… unless you’re late on your rent. They could improve on some fronts, but overall, they’re alright in my book.

Welll Shana, I do remember showing you the unit and I am remember being very talkative with you becasue I was able to talk to you about the current sound issues at the place you lived at before you moved in to our unit! I do not remember my clothing being an issue when it came to professionalism. I was was friendly, informational, appoachable! I ran the showing as we do– very similar to an open house style showing. We allow the prosective tenant to freely walk around and check out the space and then when they are all done we ask you about your thoughts on the property and if your are interested in getting a application.
When it comes to sound issues, I am very sorry that the other people in the building made for a bad living experience. We unfourtunatley did not manage those units and we did ask you to contact the HOA to make a compliant also if that did not work then to contact the police for noise voilations. I do understand that noise can be very distruptive and is hard to control in a communal living enviroment,.

Hi, Jordan. Thx 4 the feedback; however, if u read closely, a woman showed me the unit initially. U didn’t show me the unit. U performed my move-​out walk-​thru inspection. I don’t have a personal issue w/​u & always had decent communication with u, when u were available, but I have had enough experience w/​privately-​owned communities & as a property mgmt professional 2 know how things should be handled n such situations & I do not feel ur company was very accommodating @ all n the matter. Due 2 that, I cannot rent anything else managed by the company (though I believe I am a good tenant & I think, 4 the most part, u r a good communicator & u present urself well) & I cannot refer any1 else based on how my situation was handled.

Hello Shana, I, Jenn actually showed you the unit! I am not sure why you would have a personal issue with me. I only meet you once when I showed you the unit, which at that time I was only doing because we were short handed that day. I actually do all the re-​leasing for the office and you NEVER worked with me on any other level. Nor did we ever speak during the time you lived in that unit. I do apologize if I was not dressed to impress. I do beleive that you are miss representing me, I was very knowlegdable and friendly to you and I remember showing you the unit very clearly. I can understand if you do not want to rent from us, and that is your chocie. The real reason you moved is because of noise coming from other tenants/​owners of other units that we do not manage. In fact, the reason you moved from the last place was that it was too noisy as well. Our office did everything in our power to help your situation. And I was never someone you worked with besides showing you the property you did ultimatly rent. I just want to make sure the whole story is told to other Unilocalers. I do appreciate your feed back and I will absolutley use it to my advantage and as a learning experience. Thanks

My apologies, Jenn. I thought it was Jordan who emailed me since u r under his log in & did not sign off on the initial email. With that said, I don’t know y u emailed me back or made any comments about what the staff attempted to do on my behalf during my stay @ Terraces since, in ur own words, u’ve acknowledged that we have only dealt w/​each other 1 time & that was at the initial showing. U were not involved n any of the dialogue thru out my stay nor were u really a participant n any real dialogue during the viewing. I mentioned the issue w/​the noise levels at my current place & u told me it was really quiet at the Terraces which was untrue. I don’t have any personal issues w/​any1 n the company. This is about professional representation & business etiquette and, being new to Colorado & working n the property mgmt industry for 7 years, at that point, the experience was unsatisfactory. If u offer an open house style viewing experience then that should b relayed either on ur website or n ur introduction when u meet w/​a client instead of assuming ur clients r familiar w/​that concept. I’ve never been 2 an open house. However, don’t fret bcuz u’re making urself a much bigger part of this then what u r. Ur role was minimal but it was part of the experience, hence the reason, our meeting was mentioned at all.
