Avalon Green

Well it continues ! This complex continues to get worse … They really have no management !
Because you honestly can’t call yourself a manger if all you ever do is put people off and tell them they have a choice to move. You would think Avalon corporate would be smart enough to realize they have a huge customer service issue .
They must not care either. Well guess what, there are a lot of new complexes being built in the county ! Now we are going to get charged to have our packages delivered !!! What’s next?

Stay clear of this «community» located on 500 Town Green Drive in Elmsford N.Y.. Very poor customer service. Onsite Management’s responses range from being apathetic to defensive when any concern is brought to them. They are especially ineffectual in addressing matters related to safety. Electronically locked doors to buildings are continuously propped open, apartments have been burglarized, and cars are broken into on a frequent and routine bases (as well as being raised up on cinder blocks and having their tires stolen!). It has been suggested by onsite management that I leave and move to a «safer complex «when concern over these issues where brought to their attention !! Moving as soon as lease is up.

Avalon Green is the ideal location. It is central to a huge selection of restaurants, businesses, and shops. The gym and pool are great features of membership of this community. One of my favorite aspects is the communities dedication to cleanliness. I have never seen filth accumulating around the property and have never seen a single bug in my apartment. Maintenance staff is always available to assist in any of your needs and winter months are usually no trouble with contractors being efficient in cleaning the property. The cost of renting is pricey, but you certainly get what you pay for!

Again I am writing another review. Due to the rent increase my husband and I can no longer afford our apartment. Being that we need to move it is very difficulty coordinating moving with end of lease date so we have come to terms with the fact we will have to break our lease. We were expecting paying ones months rent since we would be breaking lease and understand there will be a penalty. However I just spoke with management office and they would charge me two months rent which amounts to approximately $ 6000. I am literally in tears right now and don’t know how we can afford it. They pushed us out by raising our rent and now they are making it almost impossible to leave. I feel so trapped with this community. No human approach at all. This is a horrible place to live. I have already spoke with the leasing office which is why I am writing a review so when the company responds with basically an automated response it adds insult to injury.

If you are looking for a place that is overpriced and basically a ponzi scheme then you are in luck! This place overcharges you and when you move out they will most likely take all of your security deposit. They tried to increase our rent 20% after the first year because of «market» then I looked about a month later and it was back to where we paid. They then charged me $ 500 between carpet cleaning, apartment cleaning, and repainting the entire apartment which I know is a lie. Also, in the fall of last year multiple apartments were broken into and they barely did anything about it. They one time gave us about 12 hours notice that all the power and electricity would be out for that day and door wouldn’t work. DO NOT WASTE YOUR MONEY.

Avalon communities are beautiful on the surface. The bright rooms, fresh paint, gyms and pools all wow you when you first visit. If there’s some sort of move in special, that will surely impress and entice as well. You sign the lease as you are still floating on the Avalon intro cloud and then you move in.
For starters, I hope you rented a top floor apartment. At some point, you find out that the walls are paper thin. Probably in the middle of the night as your upstairs neighbor stomps around like an elephant in a stampede. That’s surely how the whole complex burned down in New Jersey. Paper walls plus fire equals disaster.
Avalon properties are called communities but there is no community. There are just a bunch, and by bunch I mean an absurd amount, of people who happen to live next to each other. You will run into them, lots of them, in the summer at the pool. Where 20 of you will take turns on 2 large grills and 100 of you will swap sweat in a pool that’s better suited for 20. You’ll also run into their trash when you go to dump yours. The receptacles don’t nearly accommodate the number of residents and you will see mounds of trash and boxes like you wouldn’t believe during the holidays. Or you’ll run into their cars, and their families and friends cars, when you come home from a long day of work to find that all the spots are already taken. Many of them taken by cars that don’t have parking permits in them.
The gym is great. Could be better equipped but it’s sufficient and very convenient.
The rentals are expensive. Which is fine in and of itself. What makes such a costly living experience so cheap is that you pay the rent and also have to pay for a parking space. Seriously? A parking space at a place where I already pay to live. Each unit should have an assigned space. Period. Want an assigned space? More money and you can have one. Well, you can have one if it’s available when you request it. See, there are only 4 per building. How many units in a building? 30. If you pay for a reserved space like I did; have fun trying to get a car that doesn’t belong there out of your space. It’s not an every day occurrence but it happens more than it should and it’s extremely annoying.
As you make your way through your first lease, you’ll become a lot less impressed by the Avalon. Then, you’ll get your lease renewal offer. The «market rate» hopefully doesn’t bury you financially. This is the point where a large percentage of people realize what they actually got themselves into and move away. No exaggeration. It’s almost as if someone moves in and someone else moves out every day.
In conclusion, these places are really pretty to look at. You’ll be the envy of all your friends until they find out how much you’re paying. Beyond the surface however, Avalon is not all that great. It’s actually pretty poor once you realize that it’s just a machine. A machine designed to build as many living spaces as geographically possible as quickly and effectively as possible with the least expensive materials that look the prettiest. Minimum investment for maximum profit. A machine that cycles through people like a towel dispenser.

this place is a disgrace for what they charge as if it is in a ritzy area what a damn joke meanwhile its also ghetto, if i new construction would have been going a few weeks later i moved in i would have never ever moved in this eliminated parking caused lots of noise dirt everywhere re routing traffic caused much stress and inconvenience and on top of it they prohibited smoking after the lease was signed!!! how dare they have the audacity to charge the steep rents and implement rules after the damn lease is signed who the hell do they think they are??? meanwhile the nj complex went up in flames and destroyed hundreds of apt’s due to their negligence which caused so many to lose their most precious personal belongings how dare they??? They should be sued big time although i’m sure they have been already and will continue to be sued!!!

I have lived in the north village of this community for more than half year. I’d like say If anybody want to enjoy the annoying loud music in the midnight then you can decide to move in here. The guy lives in front of the pool likes holding party between 10pm to 4am everyday. Different kind of people came in and out in the night makes that unit look like a business place. nobody knows what they are doing inside. The police had came several times, but did nothing except taking written records. some former neighbors had already moved out, and i’m on the way. Hope this post can provide some help to people who is looking for a decent community to live.

Once you move out, you will be charged without any details. Any questions will be transferred to «specialist» who never calls you back. Don’t trust what office tells you unless you record them.

I love this place. Whenever I had a problem, maintenance came right away. This morning I made a call to maintenance to let them know my hot water and heat were not working, maintenance called me back in ten minutes and told me someone would be there at 8:30 am. I got home tonight and everything was fixed.

When we first moved in, back in May 2012, everyone was great. Quick to answer questions and help with anything we needed. Then, something drastically changed. They reduced office hours right before the holidays making it impossible to get packages. The office staff was overwhelmed and constantly forgot to log packages or misplaced your packages… and then yelled at you for questioning them! Now I am having an issue with noise coming from the hot water heaters that are clearly installed next to the walls of our bedrooms and the service staff here has been belittling our request for over a month. Their «Senior Community manger» show no sign of wanting to help and the woman they put on the case, Jenn Gonzales, is a mess. She claims she is «working on it» but can never clearly explain what that means. Today she was supposed to have her maintenance team come by and speak with us but instead we wasted our Saturday just to be stood up. Apparently the fact that this noise has woken us up every night since Dec 26 thus affecting our health and wellbeing is of no concern to them.
I used to rave about living here, now I’m not so sure I can even find a nice word to say. Right now my advice is dint be fooled by the shiny new apartments. If something goes wrong you are own your own. Rent at your own risk.
