I just moved here this weekend from Northern CA, I moved from San Diego a little over a year ago, and just moved back. I read other reviews that were alot negative here before I rented, that is why I am so inclined to right a review of my opinion. From the beginning Josh and Chris have made this a smooth process. They really exuberate customer service. I started renting apartments about 3 years ago because I left the state my home is and now rent that out. So I have experience from renting a fee different places. I am so impressed with the leasing agents, the property is beautiful, the amentities are great, the surroundings are great! I am so happy to be out of North Cal, and back in beautiful SD, I would recommend this property to anyone that is looking for a nice apartment, quiet beautiful place!

I lived here for seven years and, upon move out was charged to replace the carpet because it was not in «New» condition. It wasn’t torn, or stained, just had several years of normal wear. This was also after we paid their cleaning crew to go through the place. There were periodic apartment inspections and just about every maintenance person to come through was unprofessional. I’m not saying not to live here, but you probably need to find a way to hover over the floors.

We just received the final statement from R&V Management (which currently runs the apartments now), they stated we owe a little over $ 261 and charged us $ 1395 for the monthly rent. I’m upset because while we were still there they (the old management AVALON) quoted us for the final monthly rent of $ 1260. That’s is a difference of $ 135, so how can they just add these charges? They also jacked up the water bill, we were paying about $ 54, they want $ 116 for the water bill. So, the $ 116 and the $ 135 is $ 251, trying to to figure out where the remaining $ 10 is coming from. I’m very upset. The new management company is full of SH*T & GREEDY.

I’m a current resident here and about week ago I had a small link in my apt. The link then lead to mold in the wall. Jenna at the leasing office took great care of the problem from start to finsh. She move us to a temp apt while the work was done we also had moving company move us to the temp apt and back to are reg place to. She was will to pay for are cable get putting in are temp place to. She had are old place clean and rugs clean for us. I know some might say well she should have done that, and maybe should have but it was the mannor in which she took care of everything never got a attitude or a singh. She just made something that was kind awful a very easy and stress free event. I will say that this place is great when it comes to costum services.

I have heard a lot of negative reviews about the staffs there but I kept open– mind which it’s actually true. The houses and the area are fine. But I give 1 star for staff service at the office as they’re poor of service and no manner. We walked in and sat there like 20 mins without non of staffs (about 4 staffs there) greeted us at all. Wish they improve soon because it’s another factor for residences to stay.

I am currently living here since june-​2015, i hated the garbage they come at 7 AM !! to remove garbage and thats frustrating and there is the gardeners as well with there machines thats crazy .
the community have new management the old one was avalaon now its R&V which is sucks !!! yes you suck the old management was very good had a lot of staff in maintenance and everything the new management cut everything low and they increased my water bill from 89 $/​month to 114 $ /​month !!! thats crazy there is the new maintenance requests policy when you do request it takes 5 days to be done !!! imagine 5 days i waited just for them to fix my kitchen light, with the old management the longest it would take is 2^nd day morning most of my request were done within 4 hours of submitting my request !! for sure i am not going to renew my contract specially that i am paying 1755 $ and they gonna raise it for sure .

Okay were do I start… First of all if you like to sleep in at all this place is not going to work for you… With the garbage comming every other day at 7 in the morning. There is no sleeping in and then the gardeners… Yea no chance of sleeping in. But those things are minor compared to what you will have to deal with from the staff. Basically if it does not benefit them they will ignore you. We needed to do a month to month after our lease was up because we were on the hunt to buy a new house and our rent went from $ 1560 to $ 2700. More than doubled in price. So we kindly denied and had our move out date set… Now… The bill after we moved out was the icing on the cake. To pay your rent to this place you have to do it online which is awesome. They bill you for rent and utilities. Every month you just pay your balance and move on. Well they tried to bill us for 3 months saying we didn’t pay the utilities which can’t be right because then you would get a late charge if it wasn’t paid in full and we never received any late charges. We tried to ask them about it and then just never got back to us. So moral of the story, please look around before choosing this place. They’re over priced and only out to get your money. Right up the street there are nicer apartments that are cheaper and they actually care about there tenAts.

This apartment complex has a very high turnover rate. There is a reason for this. The garbage areas are not well kept, tenants are allowed to throw their garbage all over the ground with no upkeep whatsoever. Additionally, vagrants come by on a regular basis (seriously every Weekday morning at around 7) to fish through the trash. The maintenance service is average in terms of wait time, but they don’t address all the issues at hand. For instance, we have a vermin problem here (both inside and outside) and there are no efforts to curb the growing population. The trash that is strewn about also attracts many skunks and makes it difficult to walk my dog for fear of getting sprayed.
Overall, I would not rent here again.

I really liked living at Eaves Rancho San Diego! The complex is beautiful, has good amenities (gym, swimming pools) and is also close to shopping, a variety of restaurants and a movie theater. We lived in what they called ‘podium’ apartments (had parking underneath so was raised a bit above some of the other buildings) which had 2 assigned covered parking spots (not all the apartments come with covered spots) and had a good view! If you are looking for a nice place to live I would highly recommend you check out Eaves by Avalon! Their office and maintenance teams are great and the units have laundry in them! Also they accept most pets.

I just love how pet friendly this place is. My dog thinks she’s in Disneyland every day. The staff here is great and the maintenance crew are always so willing to help right away. I highly recommend this place.

We’ve lived here for almost nine months and have not had any issues. We love the neighborhood and are sad to be leaving. We are military and the only reason for us leaving is because we needed more space with our expanding family and needed to save money, so we decided to do military housing. This was our first apartment and I am so thankful for such a wonderful experience. Maintenance is awesome! Anything that breaks or needs to be replaced, they will come within an hour and fix. The pools, BBQ’s and gym are always kept up and clean. I wish there were more BBQ’s on the property because they often were crowded but we didn’t mind waiting and hanging around the pool. There is security that roams the property, which we always saw out and around. The online billing was very easy and we never had any issues. The neighborhood was fairly quiet, besides some weekends (we reside near the pool) but we are night owls ourselves so didn’t mind. The only thing that I can think of that was negative was a small ant issue but that can happen anywhere. I wish prices weren’t so high and that there was more space for us, but that’s what you get for living in San Diego. We really enjoyed our time at Rancho San Diego and I highly recommend to any small family looking for a nice neighborhood with tons of amenities.

Our experience with eaves Rancho San Diego so far has been excellent. We worked with Alex, he was hands down the most knowledgable and nicest leasing agent we have ever met. The grounds are exactly what my wife and I are looking for and we are excited to move in soon! I will update my review with more experiences from this property as time goes on but so far it has been a seamless transition and all of the paperwork has been a breeze!

I love this place they have a gym and 4 swimming pools and 2 spa … But the price is too high

(Dec 2013) About to move in, super happy so far. Wish they had a small microwave in the kitchen, wish they offered a garage on-​site but found a great storage space within 3 blocks. Jen has been great at answering our questions, process so far has gone very smoothly. I like that all the leasing paperwork is online — no need to take time off of work to go in during office hours to sign papers.
(May 2015) Maintenance is great, they come quickly and solve any problems right away.

Be wary of parking you extra vehicle on Hilton Head there is someone stealing stuff over there. Last month my brother had his gas stolen and now this month my tailgate was stolen today. I made a report to the sheriff and sent an email to the management hopefully it can prevent someone else from being ripped off.

For the year that my husband and I lived here, we rented two apartments. The first apartment; a one bedroom, one bath, 600 square foot apartment, was wonderful. It was a lovely little introduction to creating our first home. The washer and dryer in unit was wonderful. We had no issues and decided to stay in the apartment complex but go into a bigger size.
We had a two bedroom, one bathroom apartment that was about 900 square feet. It was comfortable. There was still a washer and dryer in the unit. Any minor issues we had (it was an older building) were quickly eradicated. We had minor issues with mold, spiders, and a slight neighbor issue. However maintenance was efficient and swift to come out to our apartment.
With a husband who is active duty Navy, I am so pleased to note that the complex is pet friend, military friendly and very understanding. Jennifer (who no longer works there) was one of our favorites. Alex is also someone really outstanding and knowledgeable.
I would rent again from this place.

The staff in the front office are really nice. Apartments are pretty good as well. The only big problem we had so far is when stuff breaks ie the ac or the sink, some maintenance people do not know what they are talking about and give us wrong information and do not fix the problem until we ask them again to fix the problem. Their gym could also be bigger as well but we like it here

We have been renting here since September 2013. Let me first give you the positive things I have to say about the complex
— The grounds of the apartments are very well kept. I never see trash anywhere and the gardeners are here every week to tidy up the landscaping.
— It is in a nice neighborhood, surrounded by families and many stores are located within a mile to make shopping very easy.
— Washers and dryers are inside of the home.
— Staff responds quickly to maintenance requests.
— Quick deposit return upon moving (if they don’t keep it).
Now for the negatives of living in this complex.
— Staff does not take complaints of any type seriously. We had to change apartments (paying many additional fees to do so) in order to get away from our two extremely loud, rude neighbors who routinely smoked– not just cigarettes which we could smell within our own home.
— You will most likely have to park an uncomfortable distance from your home. We experienced this in both apartments.
— The rent is pricy.
–While they do offer amenities to compensate for the price; the gym, pools and tennis court they offer are overrun with people who do not live here making it impossible to enjoy what you are paying for.
— The «newly remodeled» phrase is a laughing matter. The cabinets are from the 1960’s and in both apartments they were chipped but painted over and a silver knob was added to make it look ‘classier’. Countertops are faux granite sprayed over old Formica which chips with ease.
— You will need to purchase lamps for every room as there is no overhead lighting besides the bathroom and kitchen.
— Many motorcycles. Residents here have motorcycles which may seem fine until their motors begin to blare at all hours of the day and night. Many of these folks rev their engines unnecessarily at bad hours.
— They do not separate smokers and non-​smokers nor are there any rules regarding smoking. People are able to smoke ANYTHING on their patios and in parking lots. Smoke from patios can and will come into your house making it impossible to open your windows for fresh air.
— There are many poisonous spiders everywhere and unless you request it maintenance never comes to clear webs from over your doorway.
— Stairs and doorways of upstairs apartments are not cleaned. After a rain the stairs are covered in debris which makes it dangerous to come and go.

DO NOT MOVE HERE!!!
This has got to be one of the worst management offices and companies I have ever dealt with. I even called their main office back east to lodge a complaint and no one ever returned my call. A lady got on the phone when I called the actual office and she hung up on me twice because she did not like my tone. NO WHERE IN MY LEASE DOES IT SAY THE OFFICE NEEDS TO LIKE MY TONE! I was extremely upset about an ant problem that continued to go unfixed. It was so bad they were crawling in my family’s ears while they were sleeping and the office had the nerve to say it was not that bad. I don’t know anyone that would stay anywhere with insects crawling in their ears!!! And the fact the office manager hung up cause she did not like my tone after I explained what we were dealing with is absolutely absurd!
— The security gives keys to non-​residents.
— There were a bunch of car break ins and we never received notice to be aware until I watching my neighbors car while she was on vacation and someone broke her window and broke into her car and she called the office and threw a fit after the police told her this had been happening for a while here.
— They raise the rent a ridiculous amount every year when it is time to renew your lease.
— They have gardeners mowing the lawn at 8am almost every day. It’s practically impossible to sleep in without disturbance.
— PISS PISS POOR CUSTOMER SERVICE IN THE OFFICE.
*The only good thing here is most of the guys on the maintenance team are very sweet and get the job done no problem.
**IF YOU ARE THINKING OF MOVING HERE, SAVE YOURSELF THE HEADACHE AND LOOK SOMEWHERE ELSE. IT’S NOT WORTH IT, ESPECIALLY SINCE THEY CHANGED MANAGEMENT!!!

We are renting here since June 2012. Positive: I do not have complaints with the staff. Jason is friendly and very responsive. When we had our lease renewal, yes it increased significantly, but we were able to negotiate. (Having to work for a property management co. before, I learned that even rent is negotiable!). Also, maintenance is commendable in our experience. Whenever we asked for something to be fixed, it is done within the same day. The apartment is basic with Washer and Dryer so that’s a plus. The area is very nice. Close to the plazas, not so busy freeway to downtown where my husband works. School district is highly rated too.
Now, why I only gave 3 stars is because they need to be more strict with tenant screening. I agree with the other reviews. I do not have a habit of discriminating people but in more than 2 – 3 occasions I saw shady people just «hanging around» the dark corners. Sometimes we can here them walking and talking at 3am about God knows what. Just a couple of months ago we saw policemen knocking and trying to barge in the apartment in front of us. I just wish it got resolved, whatever it is.
Overall, this place is better than the apartments we had before but I hope security would more efficient/​effective especially because a lot of residents here are families with children.
