We have lived at Riverview Landing for over three and a half years– in fact, it will be four years in June. Our experience with the complex was fairly exceptional up until about four or five months ago when it came under new ownership. I regret that I feel so compelled to write this review given that we had enjoyed our time here. That has since changed and it is only a matter of time before we leave. Late last summer we were having issues with a neighbor directly below our apartment. She was loud(at all hours of the day and night), rude, and overall disrespectful of her neighbors. Not only did they tend to believe total lies that this person was creating, but they basically told us that our only option was to move units. We had no other choice but to do so given how frustrating the situation below us had become. Empathy was clearly not on their minds. We picked a new unit to move into(fortunately in the same building) and the new owner agreed to upgrade it with stainless steel appliances, faux hardwood flooring, and new track lighting. We were very grateful that they had agreed to do so. After being told that we had to take ownership of the new unit by November 1, it became abundantly clear that they were not going to be able to complete the upgrade on time. We had to delay our move in by a day because they were literally still laying flooring the day we were supposed to get the keys. A few weeks into our new unit we started to realize that numerous pieces of the new flooring were starting to come unattached from the concrete beneath it. After further examination from the company who installed it, they decided that they needed to tear the entire floor up and re-install it. Disappointment and frustration truly started to set in at this point. We scheduled a new installation date for January– the office promised it would only take one day(8am-6pm). When I arrived home from work at 5pm the day of the re-installation not only was the project not even half complete, they have moved our furniture on top of our beds and throughout the three bedrooms without even covering anything to protect it. They wound up scratching several pieces of furniture and killed a rather large plant we had by sitting it on the balcony in sub-freezing temperatures. I had initially asked the community director to come and take pictures of our furniture, etc to ensure that nothing was damaged in the process– she said it was not necessary because any third party vendor that the complex uses must have insurance to cover such things… remember this later on in my post. After the flooring debacle, we encountered a wet carpet issue when the next door neighbor’s hot water heater started to leak. It seeped through the wall and under and into my bedroom carpet. ServPro came to inspect and recommended raising the carpet, putting an air blower under it, and running a dehumidifier… all for an entire weekend. The dehumidifier drained into my sink via a thick tube, which rendered it inaccessible. After receiving an offer to use the guest suite in our building and promising to have the keys in our apartment by the end of that Friday(for the weekend while both of the machines were running very noisily in the bedroom), I come home to find nothing. It was after 5pm, the office was closed, and I unsuccessfully tried to reach the maintenance telephone line twice that night to get the keys. All in all, it took nearly a week to fix the flooring issue completely(after being promised that it would be one day) and the carpet issue took a little over a week(which should never have gone past a few days at most). Neither of which were acceptable. It would have been one thing to encounter both of these inconveniences, but the complete and utter lack of communication from the office was incomprehensible. I would email and call with absolutely no response. I would continually be promised things one day and return home disappointed and rather upset that they had not been completed. All in all, there are a number of other issues that have propelled us to the decision not to stay here at Riverview Landing: –the maintenance staff is dramatically overwhelmed and totally understaffed, which leads to small issues taking a week or longer to complete –the front office does not know the definition of communication– plain and simple –after speaking(after an initial 4 or 5 unsuccessful attempts) with the new owner concerning these inconveniences and our concerns, he was completely unapologetic and offered little in the way of compensation– in fact he stated that we needed to go through our own renters insurance to cover any damages associated with the complex’s third party vendors(pretty incredible, don’t you think?!) –Route 422 bridge near the complex will be rebuilt over the next 4 – 5 years and promise nothing short of an utter nightmare– trust me, I am heavily involved in the process

I gotta say, we received our final bill the other day and it was ONLY $ 306. We were absolutely fine with that. It was all for«extreme» carpet cleaning. When I say our carpets were bad, they were bad. We had my parents dog for a few weeks and she did some damage as far as rips and getting into my girlfriends lipstick. Still recommend this place!

This may be a duplicate post. I think I hit cancel instead of post. Sorry if it is. I lived here 2 years ago and never got around to posting anything about this place. If you are awesome and you want to live in an awesome place. Move here. :) I love history and love running/biking. This place has both. It is on the border of Valley Forge and has trails all over the place along the river. The maintenance staff was cool. I knew them best and they were very responsive to my couple of requests but I saw them on the grounds all the time and created a friendship with them. The people who lived there were cool also. I made a few life long friends and loved my time there. There isn’t a better location if you are moving to this area. I can’t say enough about that. Shopping is close by. The highway is so close so you have quick access. The best is Valley Forge and the trails. It is right there!
