The Arboretum at Southpoint

I lived at Arboretum at Southpoint for 2 years from 2012 – 2014, as a female graduate student in her late 20s. Figured I would tell you a little about myself so you understand my perspective.
When I first moved in, it was Waterford Village and then within the last year it transitioned to Arboretum at Southpoint. The transition has been nothing, but positive. I only left because I was moving out of state, otherwise I would have renewed my lease.
I’ll start with the pros, which are a lot.
GREAT LOCATION!!! I loved how close I was to I-​40, Southpoint mall, and majority of the universities in the area. Everything you need is like a 5 minute drive.
I loved the amenities. Washing/​dryer in the unit, trash pick up Monday-​Thursday, beautiful pool and patio (hung out a great there with friends and family), and great fitness center. The pool, patio, and fitness center were always clean. I usually avoided the fitness center immediately after work because it could be a bit crowded. The pool was never overpacked or too rowdy (but yes, it’s a pool so people were having fun) and I always got a family oriented vibe from it, and all the residence respected each others space. My apartment was right by the volleyball court and playground which residents frequented, but I never found it to be loud or disturbing.
Courteous neighbors. I never had a major problem with any of my neighbors. Most of the people seemed to be in their 20s or families, so during the day the parking lot cleared out because people seemed to be going to school or work. No one was blasting music, loud partying, or dirty. There were not random people hanging out on the steps or walkways. It seems that most people respected the complex and where we lived. Of course, there would be the occasional piece of trash laying around, but usually by the next day it would be gone.
Apartment layout. I lived alone in a one bedroom and for the size, price, location, and amenities, it was definitely a deal. My model had a HUGE bathroom and HUGE walk-​in closet. The layout was spacious and balcony and storage were convenient.
I always felt safe. I cannot think of one time that I felt unsafe. I worked out regularly and it would be at odd hours (10pm and on). I walked to the fitness center during those hours alone. I would not recommend it, but I am saying that I felt comfortable enough to do it. The complex is very well lit. I do not recall ever seeing random people walking around that gave me an uneasy feeling. I even recall a few times of seeing Durham police sitting in their police car in the middle of the night at the front of the complex. They never seemed to be there because of an issue, but rather as just a regular part of their patrol.
Ample parking. I never had an issue with parking. I also had plenty of get togethers and gatherings and my friends never had an issue finding parking outside my apartment.
A few cons
Lack of communication. The entire time that I lived there, my only complaint was the lack of communication. I would be told one thing by one leasing agent and then another by another leasing agent. Maintenance requests were handled when they actually said they received them. For example, I would put it in online and then 2 days would pass and I would realize the issue was not corrected so I would put it in again and call, they leasing agent would say that they never got the original request despite me getting an email confirmation that they did. This happened twice. Also, sometimes they are super last minute about informing residents of maintenance issues or they randomly change their method of telling us. For example, only giving 24 hours notice for pesticide to spray or they posted on a 8.5 X11 piece of paper (which was right next to a wet paint sign) on the rail at the bottom of the stairs that water would be turned off the following day from 8am to noon (they typically put letters in our doors. Like I said, I was a graduate student (from out of state) with strange work, travel, and study hours so sometimes 24 hours notice was not enough for me. I won’t harp on every negative situation that I encountered that showed the lack of communication, I’ll just say read and follow-​up with anything that you do with the leasing office. I mean like confirm it 3 times just to be sure. The staff within the office do not seem to communicate with each other regarding residential matters, but regardless they are all very courteous
The maintenance staff stare. A lot of the maintenance staff appear to be horny men who stare. I never felt uncomfortable when they came in my apartment, but when I was out an about in the community, I just felt like they were looking a little bit too long and I may have heard one or two snide comments. It was not bad enough for me to report them, but they could have kept it a little more professional.
Overall, despite those few cons, I would highly recommend someone to move into Arboretum at Southpoint
