DO NOT BOOK ONLINE … It’s a big fraud.
To all my friends and specifically from India, please read this carefully before you rent at Jefferson.
First do not rent this apartment, and if you have to rent, do not book online, come check yourself and then decide.
First regarding the school– one straight question, do you want your kids to study in a school that is very much similar to the one back in India? Almost all the students in this school are Indians\Asians. And the school is not a great school. The teachers don’t teach even the basics. Everything is send as homework. And we Indians push our kids to complete everything before hand. Every student attends the KUMON, and there is a private tuition inside Jefferson. So basically the kids are studying in the same way as in back in India, and they are performing better due to heavy push and homework. And as a result the school is getting the name. There is nothing the school is putting in for the better education than any other school in this county. AND JEFFERSON pays heavy donation to keep the apartment in the school district. So please do not push your kids into the same old methods of running for grades\marks. Let them free and creative. Do not get into this school and spoil their childhood. My kid is suffering now.
Second location: There are many other apartments in the same location with better amenities, better maintenance and very less rent. so this is not a reason to rent this apartment.
Last about the apartment, by now if you have read the below reviews, all of them are correct and they to have gone thru the pain that we all are going thru.
The apartment is 30 – 40 years old, almost all the apartments are having leakage, breakage issues. No maintenance, most of your services requests will be closed even without checking the problem, the front office is very harsh and they always put the blame on the tenant,
one example is when i complained that there are bugs entering the house, i was told not to open the doors and windows.
one more the windows are very dirty, and the maintenance person said, he will clean only inside of the window and not outside of the window? ridiculous.
And for the ground floors, the benefits are insects, reptiles, roaches, AC noises and vent outlets in the balconies emitting heavy dust. and when complained, it is a normal and minor issue.
The maintenance guys fix most of the problems temporarily and the same problem comes back within a week.
Amenities, expect for the tennis court, nothing else is being used. The swimming pool is a like a village well, don’t even go near it. The kids play area, it is the most dangerous place for the kids, one of the KID broke her hand due to the curve shaped rods. And most of the times the play area is drenched in water.
The parking is a big head ache.
Now the most important thing is burglaries\ break-​ins. At least two break-​ins happen in a month and the best thing is the leasing office will be never aware of this and they don’t call police. Very unsafe and dangerous neighborhood.
Now you may ask the question that, if so many issues, why people are staying in these apartments, here are the reasons:
1. Most people booked the apartments online and moved recently without knowing these issues.
2. Because of the school, once you join the kid, you cannot move in-​between the school year
3. Most importantly, lease breakage is 2 months, which no one wants to pay
4. Jefferson cleverly rents for 12 – 13 months with 2 months notice period or pay the months rent
Mind you, though you will have bugs\coaches\leakages\wall damages even before you enter the house, but you will pay for all these when you vacate, at least extra one month rent is taken as final settlement. there are many other things like application charges of 350 $, hidden monthly charges, heavy rents
So i am warning to all my friends, do not make this mistake of renting apartment in Jefferson like us and suffer, suffer, suffer, suffer,

The absolute worst management ever! Our pipes burst in the cold in January. It is now mid APRIL and they have yet to repair the damage! They charge us FULL price for rent and promise that it will be fixed soon? We currently have no flooring in our dinning room, kitchen and laundry room and our carpet is half torn out and for this we are paying over 1300 dollars per month. I am thinking about relocating to the ghetto. The tennis courts are junk, the fitness room is about empty (what equipment is left is junkie and hardly works), they have removed all but one barbecue grill from the property and the gates are almost always broken. lots of new apartments in Dunwoody to choose from. stay away from The Jeffersons at perimeter!
