Magnolia Preserve

This apartment complex (Magnolia Preserve ofPegasus Residential) is clearly the best in Dothan Alabama. The staff is very professional and courteous. I cannot say that about the local competitors. The move-​in process is hassle-​free and rent/​maintenance etc can be done online as well. The apartments are spotless and smell brand new before move-​in. The area is quiet and upscale. As for the complaint about the stairwell and pests outside, it’s not that serious. It’s part of the outdoors and theres multiple residents that use the stairs. It’s nothing out of the ordinary. This is the first place that feels like home since I left home at 18 about 12 years ago. I don’t think any other residence of multiple units is anywhere near the luxury level of this community. Me personally, I don’t believe Highland Hills even compares to Magnolia Preserve.

Lived here for a year and a half now — I’m really pleased. The apartments are spacious — more spacious than other apartments in the area. My two bedroom has the same or more square footage than others’ three bedroom apartments. They are also fairly quiet and I can count on one hand the amount of times I’ve heard a neighbor.
The kitchen is large and has plenty of storage (including a pantry). The island with a huge cabinet underneath was a good idea. I like to cook and have lots of pots, pans, gadgets — and I still have an empty cabinet or two. Only complaint about it is with this price range I would have expected a glass cooktop instead of an electric coil range.
The ladies (and man) in the office are very nice and always helpful. If I have a valid concern, they address it immediately. Maintenance is also awesome, I have never waited longer than 15 minutes from a call to the office or after hour service to a maintenance man arriving at my door.
As for amenities, I can’t speak for the pool as I am not a pool person — but my husband loves it. And I can’t speak for the many social events they have either as I am a hermit — but it seems like they are a hit. As a dog owner, I also appreciate the dog waste bins scattered throughout, and the provided doggie poop bags.
And about the mess, these apartments have outdoor stairwells and it isn’t anything out of the ordinary. And the residents’ garbage bags, there is one trash compactor on site away from any of the residential buildings. This means most people drive their trash on their way out, and set it outside their door in the meantime. It’s not that bad.
Overall, I really like it here and I’ll be a resident as long as I’m in Dothan.

These apartments are brand new but is quickly deteriorating due to lack of maintenance. There is on going construction on their parking lot due to it failing city code. The stairwells are filled with spiders, wasp nest, cigarette butts, and leaves. The pool is nasty most the time having insects or other floating objects in it. We’ve had issues with maintenance coming in our apartment without notice for no reason at all. Although when we’ve had maintenance issues (our ac went out) they are prompt about fixing it right away except when we complained about the dirty stairwells. The landscaping crew blew rocks all over my car and motorcycles and cursed out my husband when he asked him to stop. I don’t recommend this place. Any time we’ve had a complaint the office ladies have dismissed it and get an attitude. They blame the owner of the property for all the issues stating its his first project. Whatever that means. The only good thing about this place is the location.
