Windsor at Broadway Station

My boyfriend and I have had nothing but positive experiences with the facilities and staff here at Windsor at Broadway Station. Shoutout to Rachel and Sam: you both have been particularly helpful! From the time we were touring the apartments to the lease signing and move-​in process, Rachel and Sam have been so helpful and welcoming. Whenever we’ve had issues (which have been few and far between), they’ve been nothing but communicative, helpful and professional.
Another perk: we love having covered parking on the same level as our apartment in the building! (Even though it’s on the 5^th floor, so an admittedly loooong trip from the ground floor.) But on the positive side, it’s literally a 15-​second walk from our spots in the parking garage to the door of our apartment. (The key fobs make messing with keys one less thing to worry about when your hands are full, which is nice as well.)
Also: the maintenance team. At our old apartment it was nearly impossible to get repairs done. Now when we have an issue (lightbulbs, sink leaking slightly, etc.), they are there to fix it as soon as they reasonably can, and it gets done right the first time. You guys are so amazingly efficient at what you do.
If you like craft beer and wine, it’s also really close to Former Future Brewing and a really good wine, beer and liquor store. (Divino – they give 10% off on wine to Windsor residents as well, which is sweet.) The Windsor staff also organizes events with Declaration Brewing, which is one of our favorite breweries currently.
Most of the residents are in their 20s to 30s, but it’s also really quiet in our experience. The walls are thick and the windows are triple paned. Our apartment faces Broadway, and we can barely hear the traffic.
The apartment itself is really nice. Ours has hardwood floors and gorgeous granite countertops, but I know concrete floors are also an option on the first and second floors. (That’s the only thing we’d love more than hardwood, but we also love the views from the 5^th floor.)
*Summary*: I can’t recommend this building enough, the staff is great, the apartments are nice, and you should seriously consider checking it out.

Some pros: the apartments themselves are immaculate and very nicely trimmed (attractive designs, cabinets, counters, appliances.), the facilities are all well maintained, maintenance is VERY fast to fix things, may seem expensive but Denver renting is pricey right now and for what you get it’s well worth it, office staff are awesome, community is a diverse and polite crowd (rarely deal with noisy college kids in the hallway).
Some cons: Being by the pool can be noisy during the day in the summer, the freight trains behind the building seems like they’re always on and making noise, and guest parking is pretty tricky (have them park behind Rosewater Construction for the most reliable solution).
I’m the fretting type. I worry a lot… about things breaking, not being able to get to the office in time for a package, hidden fees, terrible neighbors, dishonest office staff… just about anything. This is mostly because my experience renting in CO has been sub-​par at best. I’ve had management companies do anything from send maintenance people to enter the home without my consent to straight up lie about appliances a unit has. I wont go to far into detail there, it’s a story for another time. Just wanted to give a bit of qualification to the following review.
So when I was finally sick of renting and praying for the best, I turned to Unilocal to find one of the only decently rated apartments in the area. I started scoping this place out about 8 months in advance, that’s how bad my situation prior was. This is where the magic began. Rachel Anderson, my contact here at Windsor has been my advocate from the start. She answered all 150 thousand of my questions, called me whenever new info was available, checked in to see if I was still interested, and even went into one of the floor plans to take measurements with me to see if my stuff would fit. She answers her emails very promptly and is just overall on top of her game. She’s a very busy lady and still made time for all that. If that’s «just her job» then you’d be surprised how few are willing to do their jobs. Rachel is the best. All the people in the front office are lovely and helpful, though.
I feel extremely at ease here at Windsor Broadway. I have several contacts in the office that genuinely care about my experience and have proven they will do anything they can to make me comfortable. You can’t beat that. I wont turn this into an ad describing what the facilities and apartments have, you can go to their website for that. But I will say that what they boast, they back up. And continue to back up. I’ve been here since May 2015, and wanted to review right away but figured I should at least make sure they don’t eventually fall back on their promises.

Nice apartments. But my car was vandalized in the ‘secure’ parking garage. We pay for the parking spot as well as 24-​hour security. When I reported it to the company, they took no responsibility and said they’ve been meaning to put up more cameras.

I’ve been living here for a few weeks now. It’s alright.
Apartments are absolutely beautiful, no doubt about it. Everything is new, quite spacious, lots of natural light and tons of kitchen space! I’m also quite surprised at how well the building blocks out sound. We live on the west-​facing end with a mountain view… and unfortunately a view of the trains. However it’s really not THAT bad. On average I’ll hear a train blow its horn once a week which will wake me up, but after a few nights here you get used to their low hum and it’s more like white noise (for me anyway… my boyfriend still has to sleep with earplugs). That being said, it kind of sucks that you can’t really have your windows/​door open a lot because it’s very loud when the trains are doin’ their train thing. But again it’s worth it to me because of the mountain views :)
It is very apparent that this place’s bread and butter is the fact that they allow dogs, which is a rarity in Denver. Therefore you will definitely be smelling a lot of dog piss in the hallways.
Also, I was definitely deceived by the location of this place. I take I-​25 N to work every morning and was stoked that Windsor is so close to the freeway. However, I didn’t take into account that not only does it take a good five minutes to walk from my apartment to my parking spot then get out of the towering parking garage, but it is literally IMPOSSIBLE to turn left on Broadway at rush hour (morning and evening). I always end up turning right on Broadway then turning around on some side streets to get to 25. They really, really could use a light at Arizona and Broadway. I suppose if you work downtown this place wouldn’t be bad since it’s right by the light rail, but if you have to take I-​25 at all, be warned that it’s a bit of a pain in the ass to get on the highway.
In short, gorgeous apartments, but don’t be fooled by the location.

Pros: Friendly helpful staff, nice updated units
Cons: –Parking is too expensive and should be included. I parked on the roof and had probably worse hail damage to my car because of it.
–Bathroom fan is unbearably loud and stressful and can not be turned off
–No guest parking nearby. They should at least be able to park in retail during non-​retail hours.
–Raised my rent as a single renter 5%, and it was already very high for me (hence leaving). This would be ok, if I was in a 2 bedroom maybe or if a couple is living there and splitting the high rent.
–Exercise machines sometimes had tvs that did not work
–Did not do many resident events like I thought they would
–Elevators smell like dog pee. Can they just put the same wood vinyl in the elevators instead of spraying chemical fragrance that gives me a headache
I would give it 5 stars if they changed the things above and made rent a little more affordable for the” discriminated” against single renters (Of course single renters deal with this at all apartments!)

I’ve only recently moved in, but thought I could help another freaked-​out-​out-​of-​stater like myself considering this property. I was relocated for work & needed an apartment in 2.5 weeks (wtf is right). The Denver market is effing BOOMING and while there is a lot of rental property available, it can also be incredibly pricey. I wanted to live downtown — but that was NOT going to happen based on price & proximity to my office. Search continued.
I found this place and got in contact with Rachel. The staff is incredibly helpful, knowledgeable and reassuring. I wasn’t able to see my apartment personally before submitting my app/​fees, so I was so nervous about picking this place and dropping all my other leads — what if I hate it? What if it looks nothing like the photos or smells like old moldy folders or I get run over by the trains nearby?! Rachel FaceTimed me to show me the unit and so I could ask all my bazillion questions and feel more comfortable with her/​the property. Not having to sign a lease before getting to see the property with my own eyes also helped me settle on this place — sure I had to put down the app/​fees, but she said if I got there and absolutely hated the place I would only be out the few hundred bucks instead of being stuck in a lease — definitely helpful.
I saw the property as soon as I landed in Denver and after meeting more of the staff (whatttttttttup Sam!) and seeing more of the building I’m happy I stuck with this place. I ended up with a top floor, mountain view unit and am stoked. It’s not downtown, but it’s 10 min south & 2 blocks off the light rail, so super accessible to downtown when I want to go there. I’ll be even happier when my damn furniture shows up from Minneapolis.
I’ve yet to really meet any of my neighbors since I’m brand new, but just looking around I can tell that most are around my age (late 20s, early 30s) and most people are genuinely friendly passing by. I also couldn’t stop laughing at some of my neighbors wifi names when I was setting mine up (I win with SwoleTeam6, sorry), so finding friendly faces around the property won’t be an issue.
My only worry is what they will re-​quote my rent at when my lease is up in a year. If the market continues to boom, it will surely go up and depending on how much, could make or break staying with this property. Here’s hoping!

Hey all, I’ve been here almost 6 months and figured I better pay some compliments to the staff and facility at Windsor. I need to shoot down the negative reviews on here first because I think they’re a little misleading and might steer you away from a great place to live. Parking tickets for parking where you can’t park? Urine smell where dogs urinate? Late fees for paying your rent late? I’m not sure what to say to that… um…yes?
Neighbors are kind of a roll of the dice in my experience. I don’t know, if you’re looking for an apartment, you might be better served to focus on the facility, staff, and location. If you ask me, of course a nice pool area like this one will have mostly «Cool Bros» trying to nonchalantly flex while they strut around and «Fabolous Ladies» constantly taking selfies. That’s where they thrive. Do we go to dance clubs looking for intellectuals? No one can really give you a fair assessment of the «neighbors» at an apartment building with almost 500 units. I’ll say that I see a lot of 20s and 30s, there’s hello’s in the hallways, and it’s quiet at night.
I just said it’s quiet at night by the way, did you catch that? Kind of a big deal. There’s tons of apartment buildings that love selling you the line, «All the walls are concrete and the windows are triple-​pane!» Well, they actually are here and I’m still pinching myself about how quiet it is. Now, trains are loud. If you merrily fling all your windows open when the trains are being TRAINS, it will not be quiet. That said, and this is important: it’s not a constant theme and I hardly notice it. If you need absolute silence, and I’m a bit worried for you if that’s the case, do not rent an apartment (firstly), and do not live anywhere near a metropolitan area. You’d be most happy in a nice log cabin in the woods.
Ok, good stuff… the staff are great. I had to move here from Buffalo, NY in almost no time so I couldn’t even see the place with my own eyes before moving. Needless to say, stressed out of mind at that time. Good thing for Lily, awesome to talk to, sold me on Windsor, and made the whole process simple. Same goes for Kelli and Rachel, every time I see them, genuine smiles, and always helpful.
The building was built in 2009 I believe, so everything is still in fantastic shape. I saw some criticism in previous reviews about the price and can’t agree. High prices are partly local economics: Denver is booming. All rents are rising fast. Someone told me 10k people are moving here a month. Also, this building was made extremely well. It’s not cheap to have concrete all over the place and expensive windows. If you expect Viking appliances and plush pool chairs with a mini-​bar, stay away from me. Hah, kidding! That’s awesome but you’ll just need to pay $ 3k+/month for a one-​bedroom.
I’m glad I found this place. It’s close to the city and I can get into the mountains in no time. Good luck with your search.

Great apartments, expensive but comparable to, and so worth what you pay.
STAFF: always friendly and helpful. I moved here cross country from Georgia (site unseen) and had a lot of questions. They always accomadated me and got my lease done in a timely manner. Now that Im here, I can walk in any time and no matter how busy they are– the customer service is absolutely great:)
LOCATION: pretty good. S Broadway is eclectic. Wash Park is right down the street, absolutely beautiful. There’s much antique shopping up and down the road. Isis bookstore is my fav– new age books and crystals and psychics, fun stuff. Whole Foods, King Soopers, Sprouts and Albertson’s all at your door practically. A couple spots for live music adorn the neighborhood. I don’t care for the ‘mary jane’ shops all over but if you like it you’ll love it! :/​lol
MAINTENANCE: timely and efficient. If you post a work order online, as long as its not the weekend, they’ll be knocking on your door in 10mins! They only answer emergencies on the weekend, pretty standard.
ENERGY EFFICIENT: when I 1^st moved in a couple months ago, temperatures were down to the teens. my indoor stat stayed at 72° during the day 68° at night I’ve yet to turn on a heater = $ 45 energy bill woo-​hoo:) The buildings are well made, I rarely hear my neighbors walls are solid. O yeah you have a ceiling fan in your bedroom Boo!
NEIGHBORS: young to mid-​age, mature, hip, fresh and cool:) The hot tub and pool area is rather luscious…
Be advised… a train runs on the? west side of the apartments (side with the mountain views). It doesn’t bother me, just depends how light a sleeper you are? Also the potholes on this side of town are as big as People! Jesus Christ! So ridic… Other than that its awesome here yall come check it out: D

Lived here for almost a year.
Positive: Nice apartments, good location (right by light rail station, s. broadway bars, s. pearl street, wash park), pool, hot tub, grills, sound proof walls (rarely heard neighbors), A/​C
Negatives: Expensive (payed $ 1400 for a 1 bedroom and rent was only going up, $ 100 fee if rent is ONE day late, $ 75 fee if locked out, etc.), problems receiving mail (had problems almost the entire year I lived there – mail would be sent back due to «invalid address»??), parking (lots of parking tickets given), storage ($ 25/​month for a tiny storage closet), frat pool parties on weekends (unless you’re into that stuff), fake grass that smells disgusting!
Overall I enjoyed living here but thought it was far too expensive for what you’re receiving.

I recently moved out of state after living here for 3 years. It is the BEST experience I have ever had with an apartment. The staff is amazing. Jeff, Kristen, Lily, and Rachel are always very attentive and helpful. The maintenance staff is always working to keep the building clean and perfect. Overnight security is reassuring, although I have never had a problem with the location. Very dog friendly with clean up bags and a nice dog run. The apartment is beautiful! Granite counter tops and high ceilings. I never had a problem with anything breaking down. The only time I ever put in a maintenance request was to replace some light bulbs. The pool is pristine… a bit of a party vibe on the weekends, but some people love that. BBQ grills, fire pit, and a fresh herb garden make the summers nice. The views from the top of the parking garage are unbelievable!!! Sunsets behind the rocky mountains for free every night. If I hadn’t moved out of CO, I absolutely would have renewed my lease. I would recommend this building for any young professional.

I absolutely love living here. Best apartment I’ve ever lived in. The property is so well maintained, they have security overnight which is fantastic I think, the maintenance crew is outstanding — you see people working on the property constantly and they’re so quick to respond to a maintenance call, even if it’s minor– all of the amenities are great, the leasing office people are so friendly and helpful, and the property itself is very dog-​friendly. You can tell time and expense were put into the furnishings, and its not your normal beige on beige with laminate. Couldn’t be happier. Love love it!

As an update, we have renewed our lease on our two bedroom for an additional year as of August and adopted a puppy. We still love our apartment, the management at Windsor at Broadway Station and everything else. It continues to be a great place to live!

Lived here for 3 years. If I had any complaints about the place it would be about the other residents. But it’s a huge complex so it’s not that surprising that there would be a handful of pigs.
Great A/​C, cranked it all summer and hardly ever had to use the heat in the Winter. Very well insulated. Never heard the neighbors through the walls and had a few good parties that went late in to the night without anybody complaining.
Good size bathrooms and tall ceilings, big windows that block out sound and insulate well.
Staff is great, location is great. Parking is horrible for guests but that’s just part of living in the city.
The only other negative that is unrelated to the staff — don’t expect to get food delivery to your door. Those lazy delivery punks make no effort, even if you tell them ahead of time that you’ll tip extra.
I rarely had to call maintenance, but when I did it was usually same day service. Any time I contacted management about a problem they handled it courteously and expeditiously.

*2 years later edit: Still miss these apartments so much. As odd as it may seem, I miss living on the train tracks more than anything.

Cons:
1. back of the apartments can smell like dog urine
2. street parking can be hard to come by if you opt out of garage parking
3. constant hum from trains on backside units (doesn’t bother me though)

First off, your neighbors will probably be idiots. Although that is getting better. A lot of «party boys» tend to move in to the building. They’re harmless, but stupid. But if you can ignore them in the hallways and the parking garage, this place is great.
The first thing I have to compliment — the staff. Seriously, these people deserve hazard pay. There’s a pretty high turnover among front desk employees, probably from dealing with the morons that rent here, but everyone is awesome. My wife & I have been living here for two years and Jeff — the manager — has been the one constant the entire time and he is AMAZING. When my wife’s move in was botched, he went above and beyond making sure everything was fixed. The only real complaint is the high turnover. We miss the employees that we bonded with, such as Aquino, Janelle and Alyssa. That’s no slight on the current front desk employees though (Lily has been great in our limited exposure to her).
Your apartment will be nice. Top notch appliances and furnishings. Washer & dryer are great to have in unit. My wife started out in a 1 bed, 1 bath that was facing Broadway and then we moved in together into a 2 bed, 2 bath that faces the mountains (trains). Honestly, we prefer the trains for «noise». Broadway wasn’t that noisy, but it was constant. And it seemed like there was dirt in the unit from the road non-​stop. The trains, while loud, are easier to ignore. And all of this is avoidable if you keep the windows shut. They do an AMAZING job with the triple pane windows. We’ll occasionally hear a train now, but they never wake me up at night and never did.
The only things I don’t like? The neighbors (although I rarely hear them, and there’s nothing the apartment can do about that) and parking. The parking garage isn’t ideal. But that’s mostly because you will have geniuses in Range Rovers going 45 mph in there. Guest parking is also rough. Your friends will have to park 2 blocks away, and it’s only 2 hour parking.
All in all, this is a great apartment and I definitely recommend it.

I (sadly) just had to move out to be closer to my job. I remember being skeptical before I moved in based on some of the reviews, but I had a wonderful 10 months at Windsor! The apartments are very nice, classy, and look great even with minimal décor! The community facilities are some of the best I’ve seen. Never had a problem with staff, but honestly never really needed to contact them for much anyways. I lived on the side of the train tracks, but I’m a deep sleeper and knew it wouldn’t bother me. It was absolutely worth it for the incredible view on that side too! You can see for miles.
The ONLY negative thing in my opinion was my choice to park on the top level of the garage to save $. I timed it a few times, and the garage is so big/​tall, that it literally takes an average of 3 – 4 minutes to drive up or down from the top level. It’s also a very tight space so there were FREQUENT near accidents from people driving too fast and flying around blind corners. I hated leaving my house for any small errand because of the annoyance factor. That being said, the garage is completely secure, so as a single woman, I loved that I never felt creeped out even at odd hours of the night going to or from my car. I also knew my car would always be there, windows and stereo in tact.

WTF are most of these people giving such terrible reviews for?
1) Don’t move into an apartment RIGHT next to train tracks AND a light rail if the noise might bother you!
2) Don’t get an apartment right above the community pool area when you live in Colorado — a land locked state — with limited access to water areas in the summer!
3) People break rules all the time — people will smoke in a «smoke free» community. The first email newsletter I received from the community urged its residents to report anyone smoking on the property. Do these angry tenants expect the complex to employ a full time staff member to patrol the grounds ²⁴⁄₇ and evict smokers? Pah. Get over yourself.
4) If you don’t want to live in a place mostly occupied by a younger/​middle age crowd, don’t move into a complex that is so close to a college and a «hip» area of town (South Broadway.)
…Most of these reviews are full of displaced anger and great examples of how common sense eludes most people. These Unilocalers clearly didn’t do their homework well enough and are blaming the complex for their oversights. Very mature.
Seriously, this is a good complex. It is very well kept (yes, there are routine set backs like foul smells in some halls, dog poo on the grass, etc., but maintenance addresses them in a timely manner.) It is secure, has wonderful amenities, a great front office staff and is in a cool neighborhood that may be a bit desolate, but is building up. I don’t have a car, so if anyone should complain about the small selection of restaurants etc in the area, it would be me.
No smoke & mirrors here, you pay for what you get, and I am happy with what I got!

I want to be fair, I wish there was more of a book on this place before we signed our lease but nearly 2 years have passed and we are moving on. On paper this place sounds awesome but as the months go by, you start to get fatigued by problems that living in fringy part of Denver shouldn’t really have said problems. Bad parking, super high rent, terrible neighbors, etc.
While overpriced (you’re paying for location) the apartments are clean and modern on the inside. It’s cool that they have sunday ticket, even if dolts come down and watch things already on broadcast TV on the televisions set up with the ticket. (Grr) Don’t watch soccer on Sunday.
Why are you even watching Soccer? Answer: You’re a terrible person.
The staff is generally always nice and helpful. A few employees from back in the day working here should have been sainted because really try to be kind and good when you consider the shenanigans and asshats they have to deal with. The gym is clean and well stocked with machines, the clubhouse is fun to hang out in when it’s not crowded. We have a beautiful view of the mountains and being from the midwest and Chicago, I enjoy train noise…
But the tenants are generally what make this pretty awful. The dog landscaping stinks constantly of dog piss and the noise is very loud from the train if you face the mountains but I rarely hear my other tenants around me inside the building, the building has changed hands since I moved in and they try to keep the building nice but it was unpleasant to find out our apartment went up WAY in rent after our lease runs out if we go month to month. This seals it, while I don’t really want to deal with moving the overpriced rent guarantees that we will be moving on. What do they care, there seems to be a never ending stream of DU students and tasteless «professionals» dying to get in.
It was fun living here at first but this building seems to be the terminus for everything awful about Lodo creeping down South Broadway (Punch Bowl, etc). Weekends are pretty much a nightmare if you live near the ground floor or pool because you get to listen to the idiotic caterwauling of the Bros and «ladies» that live here. Meh, whatever, at least its not like when we basically lived in an episode of the Wire in City Park… everything there that was communicated outside had to be shouted down the block, oh wait, no, that’s just like here too. Anyway, DU Bro /​Whiteboy nonsense galore at inflated and still escalating prices.
Regarding the rent hike, yeah, I know there is a rental shortage but I guess $ 300-​$ 500 increase is the thanks they give tenants that pay on time, never cause trouble and generally quiet. Parking is always full and mostly abysmal due to the fact that sometimes people with parking spots still choose to park on the street. Management claims that the retail spaces are needed but when you only have one very uninteresting business tenant, well… Is towing necessary? Still, if you live in the building, don’t park in the courtyard. I’m all for towing tenants that do this. Buy a damn parking spot you cheap bastard, you already pay $ 1500 for a 1 bedroom, whats another 85 dollars. Oh, and please remember to leave the garage going no slower than 40 MPH.
Bottom line: You can’t legislate taste, no matter what you charge. Some tenants are the kind of immature meatheads and seem to steal /​mess with everything not nailed down, including my girlfriends wet boots, an elderly ladies decorative plant that someone felt the need to toss down a hallway for sport spilling dirt everywhere and yanking the batteries from remotes in the clubhouse (not kidding) but I guess if your mom paid your rent at age 35, you’re probably a petulant waste of carbon anyway. Basically, the only reason to live here would be if you go to DU or simply had to be walking distance to a train or really think that a Nissan Pathfinder with a ski rack (even though you don’t ski) is a great car to own. Lesson learned.

The first important thing to consider is that people are far more likely to go onto Unilocal to write a bad review than they are to praise anything. I have live at this property for a very short while, but I felt compelled to write something based on my initial experience.
I couldn’t have asked for a better apartment (for the price — 1br at $ 1085). I made the decision to stay as far away from the pool because years of apartment-​living have proved to me that pools = noise. Since it’s December, I have yet to deal with any noise. I guess I’ll see what it’s like in the summer. That being said, people should really consider the placement of their apartment more often.
What has really impressed me so far is the staff. I’m sure that dealing with rude tenants all day takes some endurance. Like any management staff, a big factor of how you are treated depends on how you treat them. Nicole took care of me from day one when I came to visit the property. There were a couple of things that I really needed in order to be «sold» on it, and she worked with the manager to make it happen.
All in all, I haven’t lived here very long so I can’t comment on a lot of the issues that people are complaining about. Time will tell if it’s true, and I will certainly update this review (for good or bad reasons) as time goes on. So far, I’m loving it.

Awful. This place is designed to rip you off. The management office is a bunch of liars who say one thing knowing that they can screw you out of your money because their paperwork will say the complete opposite in impossible to read font.
DO NOT believe anything they say. READ EVERY LAST MICROSCOPIC SENTENCE! Because they WILL find a way to screw you out of hundreds of dollars.
Oh and the place is a shithole. The unit they showed me wreaked of smoke and was basically a disaster zone.
