If I could give less than 1 star I would. Total scam of a company! They replace everything very cheaply, charge you for FULL price to repair/​replace things that were broken when moved in. BEWARE!!! Take photos of every single little thing, take video too. They took our entire deposit AND billed us for EVERYTHING.(replacing light bulbs?!!) After we cleaned ourselves AND hired professional cleaners! They charge you if HOA sends ONE warning (weeds, leaving trash can out over night etc.) they charge you $ 75 per warning! They tried to charge us $ 75 for weeds PER side of the house. It was our first (and only) warning for weeds $ 150 for weeds?! Then upon move-​out they charged us to replace porcelain sinks that were old (probably 10 years old) and had no life in them anyway (on a side note: landlords can only charge you for the prorated life of what they’re replacing i.e. If the sink was $ 300 and was supposed to last for 10 years and it was 6 years old when you moved in, they can only charge you for the 3 remaining years life of the sink (providing you’ve lived there 1 year) which is in this example would be $ 90). RPM didn’t do this, they charged us for brand new sinks!!! Lastly, they do «inspections» every 6 months and once an inspector TOOK PICTURES of my cluttered island and THEY CHARGED ME $ 75 FOR MY ISLAND BEING CLUTTERED IN «MY OWN» HOME!!! Stay far far away from Real Property Management unless you want both your home and wallet violated!!!

I went to an open house at one of their showings. I followed this companies protocol by viewing the rental and submitting my application. They ended up processing someone else’s application prior to mine even though I was the first person to arrive and to submit the application. I verified everything with Catelin prior to submitting it and she stated I had everything I needed to apply. She notified me 2 days later to tell me they processed another person’s application.
I called the company to inquire how someone else was able to get their application processed before mine. They stated that they applied online so they were able to process their application since mine didn’t make it to their office until the following day. I asked their manager Brandy how that was my fault and they stated that their representative felt sorry for me and that was the only reason why she accepted my application. I would think twice before doing business with this company since they provide horrible customer service and try to blame the customer in the situation where they made the mistake. I would have been fine if they would have owned up to their mistake and or told me they couldn’t have accepted my application at the viewing. That would have at least given me the opportunity to get online and submit it to call them and have it processed that way. However, the whole time I was communicating with them they continued to force the blame and problem on me. Absolutely horrible company to work with!!!

We have had the worst experience reference maintenance!
When we looked at the house, there were several issues including electrical outlets not working and a huge sagging water mark on master ceiling where there was an apparent leak. We were told this would be fixed by move in… it was not. We found out that the person contracted to for maintenance had told them these things plus multiple smaller issues were fixed and then did not fix them.
We understood that stuff like that happens but expected the company to expedite repair of things since this occurred. They did not. Many of the smaller things have been fixed but after over a month of residing in the house, the ceiling and leak have not nor has the electrical issues which have gotten worse so ²⁄₃ of the house has no electricity at all!!! This includes master bed and bath as well as 5 year old daughter’s bedroom.
They have promised repeatedly to have someone out to fix these things over last 3 or 4 weeks but again, my husband is waiting at home for an electrician that should have been there at 9am and still hasn’t arrived. this morning We have talked to Paul and another person there repeatedly. They have been very nice but it feels they tell us what we want to hear but do not produce results.
We like the house but very frustrated with the service. Electricity has not worked for a week already! Would warn anyone to make sure all things are fixed BEFORE move in. Also, if I were the owner, I would be concerned about the quality of care for my house and the value of my investment not being maintained.

I wish that I could give zero stars. I am not one to write reviews. In fact this may be the first review I have ever written. I do feel it is necessary here as a public service. Please, do yourself a favor and do not rent from this company. As a former tenant of this company I can tell you from experience that your stay will not be pleasant from the beginning. Real property management did find us a town home within the short window of time we had available. However the town home was battered when we moved in which we were okay with at the time. The problem was today when they «returned» my security deposit. They not only kept my deposit but charged an extra $ 759 on top of the crazy high $ 1300 deposit we put down on the place! They charged us for replacing light bulbs, mowing the lawn (which was included in our lease), wiping mascara off the bath tub, and for maintenance repairs that their sub-​par maintenance crew «fixed», along with other minor miscellaneous thing were missing/​broken upon our move in. Their maintenance team was another issue. They were unprofessional and never did the job thoroughly or correctly. We had to go with out a microwave for a month as RPM dogged our calls. My worst complaint of the maintenance from RPM was the mice that we had to live with for months. RPM must have known about the issue before we moved in as we found a mouse in a trap. My mistake was assuming they had fixed the issue before we moved in. A few months into the rental we started to see mice running around the house along with holes chewed in our food, and feces in the pantry! The problem is that this didn’t seem to be a priority to RPM. PLEASE don’t expect anything different if you choose to rent from them!

I wish I could give zero stars. I’m currently renting a family home that belongs to my father and my aunt. I know what this house is supposed to look like.
When I moved in, there were dead bugs in all the window ledges, gum in the carpet in at least a dozen places, black handprints all over the walls and was overall disgusting. There were broken light switches, more than half the light bulbs were burnt out, an electrical outlet that was just hanging from the wall, abandoned furniture all over, the back screen door had been ripped off and was tossed in the back yard… I was GUARANTEED that the cleaning work order had been completed four days prior to my move in and was sent an email that Zeb Maloney has personally inspected the property the day before I moved in. I’m not sure what he inspected, but even dirty people would have been disgusted by this place. I would have just taken them their keys back and told them to try again, but my movers were already at my old house getting ready to move me.
Since then, I’ve had nothing but unreturned phone calls, maintenance requests that have now taken a month to fix. The hood above my oven hasn’t worked since I moved in. They sent an electrician who reported that it «sizzled» at him when he tried to fix it. It was supposed to be replaced on Friday and wasn’t. I was supposed to hear back from Adam in maintenance on Friday and haven’t. I’m just hanging around, waiting for the place to burn down.
I’ve put in several maintenance requests, each taking more than a week to be addressed. When they are addressed, the subcontractors come and do good work. All four of the people I’ve talked to have terrible things to say about RPM. I was told a story about a woman that waited more than 8 months to have her requests taken care of.
I understand that renters are a dime a dozen. My warning isn’t solely to those looking to rent. It’s more for those with properties they would like someone to manage for them. They clearly don’t care about your home or your investment. Like I said, they inspected this house and deemed it just perfect, with filth and dirt everywhere and exposed electrical wires hanging out of walls, with appliances that sizzle and shoot sparks. The only way that I’ve been able to get them to do anything is to get the homeowner involved. If the people who rent your home are smart enough to check county property records and get ahold of you, I assure you, you’ll be dealing with your rents too because your property management group is worthless.
Manage your property yourself or find another company. They will not take care of your property.

They stole my house’s listing and sent people to my house to look at it (uninvited — I do not work with them).
This is part of a scam to get more clients.

I am a current renter through the real property management of colorado and havent had any issues… until i wanted something fixed! It is currently 95+ degrees in my apartment because my heater will not turn off! I have put in 3 work orders to have it fixed and still have not heard anything. My fridge also broke about a week ago. to my surprise someone came out and looked at it said yup its broken and i havent heard from them since. I have called the manager of maintance and emailed several people and no response. RENTER BEWARE! (unless you like living in unbearable heat with no fridge)

A horrible property management company. From a renters perspective you may as well forget their cleaning list, because the property I left was in horrible condition and had rotting trash in the home when I took it over. The smell was so bad I had to leave the windows open for 2 days to get the smell out. I left the home spotless! They charged me for cleaning without cause. I was even paying for trarsh removal and they charged me anyway. If you can rent from a property that isn’t managed by this company — do it!

STAY AWAY!!! I normally do not go out of my way to write good or bad reviews although I am an avid Unilocal user. However, I feel compelled to write this so I can help protect future Tenants of RPM’s unethical business practices.
PLEASE PLEASE PLEASE review your contract. RPM includes abnormal and irrational lease terms and conditions.
1) RPM will charge you a 2% fee on your monthly rent every month for «administrative charges»
2) Any notice that RPM delivers to the tenants including email notices come with a $ 75 fee.
3) RPM will conduct regular inspections on your Rental. We had a minor at the home alone and RPM will use their key on file to enter regardless of the child being home alone.
4) If at all you need to sublease the premises, RPM will try and charge your 100% of your rent calling it a «coordination fee»
5) Beware of positive reviews on Unilocal.As of this summer, RPM has been offering $ 25 Starbucks giftcards for new tenants who leave positive Unilocal reviews. That’s how I found out about RPMS bad reviews on Unilocal to begin with.
In our situation RPM conducted an illegal inspection on an unannounced date while a minor was present and thus breached the Rental Agreement. We terminated the lease due to their illegal entry. From what I have been reading, RPM will rarely return your Security Deposit in full. Regardless, we will be suing RPM for the return of our security deposit. I have nothing to hide of my experience and I am willing to share my RPM experience in full. Feel free to msg me for any questions.

I used this company to rent my property and was astounded. I cannot believe they are still in business.
One tenant broke the lease by getting a dog and notified me by text after they supplied him with my number. I couldn’t get ahold of anybody at the company to help me by email or phone and had to physically show up at their office to demand help. I paid extra monthly for eviction protection and was told to suck it up because it would be way too hard to do anything about the fact that he now had a dog at my property.
Against my better judgment I rehired them as life was so busy and I figured it couldn’t get much worse. The agent they hired to find a tenant was completely unavailable and never answered his phone or text messages-​I didn’t even get an email. I would have many people approach me while I was working on the property saying they had been trying to contact the company on the sign and could not get ahold of anybody to put in a rental application.
I had questions about the tenant they were considering and the agent told me he was ‘not allowed’ to tell me anything about the people I was entrusting with my massive investment but wanted me to approve their dog and ‘would send a picture’. Funny because the prior agent told me everything about the tenant hoping I would be on the same page with approving them.
I should have smelled trouble there-​he approved their application and sent me a picture of the dog 5 days later and when I objected to the size of the dog being double my size limit he told me they had all but stopped advertising and had pretty much told that family yes. The family was very nice but insanely large for the size of my property– I am guessing RPM had dollar signs in their eyes thinking of the damage these tenants may cause for them to ‘repair’.
At this time I approved RPM them to do a repair on my laminate floor estimating $ 200 or so per RPM. The boards were spacing out and there was minor water damage, I didn’t want to deal with it. They went out and ‘installed reducer’ (per their invoice) and did not tell me the work was done-​just billed it (at about $ 350) so I wouldn’t get a chance to inspect it before the new tenants moved in. Then they showed up unannounced (and unauthorized by me) on the new tenant to do MORE work and charged me an additional $ 300. I finally went over, the tenant told me they did not TOUCH the floor and had only inspected it. The floor did indeed look exactly as it had prior to their $ 650 worth of ‘work’. And now I was in contact with the tenants-​which is why I hired a company, so I wouldn’t have to be. They did refund the second trip when I contacted them and threatened to report them but acted like it was all some big misunderstanding and insisted it was quality work.
During this visit the tenant also told me the garbage disposal was full of nails when they moved in. Killer inspection on RPM’s part.
Those tenants ended up bailing 3 months before their lease was up and left my property trashed with holes in the wall, broken fences, broken sprinklers, a dead lawn, furniture in the lawn, a fridge full of food, torn screens, scratched floors, a costly nightmare.
RPM had zero respect for them or me during this situation and was fuzzy and unclear about the law and how we would be proceeding with them breaking their lease. The tenants were contacting me under the impression their security deposit would be returned before moving out and thought I was somehow in charge of the money-​which I can assume was thanks to RPM’s super helpful agents.
Again, I tried to get help from RPM who I paid about $ 200 a month. Despite my ‘legal protection’ RPM essentially told me tough luck and tried to keep the tenant’s security deposit because I was not going to be contracting with their company to «do» any more work to my property. It took me about a month to sort out that fiasco with them and finally collect the deposit to do the repairs that were way over the amount anyways.
These guys are essentially check collectors. They will not help protect your tenants or you and will need their arm twisted at all times to do anything resembling their job, which they will do poorly and with great attitude. All they want to do is take a bogus commission and make up ‘laws’ to scare you into complying with their bogus repairs.

I’m really disappointed by the customer service of this place. We found a condo listed on an outside website for a very good price, & my roommate & I were willing to sign an application on the spot. We called to see if we could view the property and they told us that there was only 1 open house, which would be Friday of that week at 4:00. I told her we were really interested and wanted to move it sooner, & she told me no. Okay.
Wednesday, I called to see if the property was still available and to confirm the open house. The receptionist said that it was still available and would be hosted at 4:00 on the Friday. My roommate and I both have work and don’t get off until 4:00, so we were planning on going right from there. Luckily, my roommate’s mom called as well about the open house, in which she was told that the open house would be from 4:00 to 4:15. A 15 minute open house? Really? Thanks for telling me that the previous two times I had called.
When we got there, it was more than awkward — the guy at the door didn’t say anything and just stood there, and we felt so rushed. We were told that when we applied, we would get noticed of our application status whether it was accepted or not 48 hours (not including the weekends) after. At the 48 hour mark, I still had not heard anything. I called the office, and she informed me that the 1^st applicant had been approved & already paid his deposit. Thanks for letting us know. Very unprofessional, and both Lisa Krier who I was contacting and the receptionist had conflicting information. I will never use them for real estate, & hope I never have to live in an apartment and deal with them. Plus, the deposit is ridiculous. A whole month’s rent? Good luck.

As a renter with RPM I’m happy to say I had no problems in the two years I was in one of their properties. I only needed assistance from them once, but my issue was taken care of quickly. Every experience that I had with RPM staff was professional and friendly. Obviously we all have our own experiences, but if I was looking I’d gladly rent from them again.

My experience with RPM has been pretty poor. Take it from a renter, do not trust your property with this company!!! They don’t really give a crap about finding tenants in a timely manner or qualifying them for that matter. Additionally, when it comes to maintenance they will find any excuse they can to raise the bill to bilk more money out of you. All the while not being very helpful to tenants.
We are apparently one of the lucky ones who do not get the quarterly or twice a year inspection. This is the best part about them from my angle. Bad for property owners who were promised this as part of their contract though.
They have been awful from even before we rented the place. The place was on the market for over two months prior to us moving in. If they even cared a tiny bit about getting it rented it should have been gone in the first weekend because of the great price and location. It took me a full week of calling twice a day to reach someone who would actually show me the place. Then they told me it was «first come first serve.» If you have income and you’re the first to turn in the application you get the place. No real screening at all. It then took me multiple phone calls and emails to even ensure I could move in. They didn’t seem to care at all about making sure I followed through on the lease. Everything was up to me.
Maintenance here is so slow. You first have to call a 1 – 800 number somewhere in the deep south. They can only set up service appointments and can’t tell you the status of anything. For appliances they then forward it to Sears. They book an appointment 2 weeks away, show up with no spare parts or tools (and charge you «diagnostic» even if you knew exactly what was wrong in the first place), then order parts and come back another few weeks later. By the way, google Sears appliance service that will confirm everything. Its impossible to track what is going on because there are so many middle men in a maintenance request. You just have to be patient and hope it gets fixed eventually. Every request will usually take a month until its completed.
They love setting up these service appointments because they get to charge the owner every time someone shows up. As a result, things never get fixed right away. Perfect example, we had a broken pipe that caused mold in the basement/​crawlspace. They sent someone to fix the pipe pretty fast but then left all the chewed up junk from the pipe and mold all over the basement. It took SIX TIMES of someone coming to clean up the mold. They kept sending someone over who would come in and leave without doing anything. They then called me and would say it was fixed. If we had taken their word I’m sure the entire crawlspace would be covered in mold and no one would have known.
Another example, broken wheels on a dishwasher. First tech visit was $ 75 to diagnose. Second visit to install parts would be another $ 75. Actual parts cost $ 20 and a monkey could have installed them in less than five minutes. I was out full use of the dishwasher for over a month while they played games. The poor owner was charged probably $ 200. No one wins but RPM in this situation.
I’m in the middle of the repair limbo game AGAIN right now. I am the one who has to do all the legwork between Sears and RPM. Instead of calling to ask me what the problem is they call Sears, then Sears calls me and they reports back to RPM. Backwards much? If you need a new appliance you are better off just buying one off craigslist and replacing it yourself to save yourself the stress. Yes, it would cost you out of pocket but you would actually have your issues fixed in a reasonable amount of time.
In summary:
–Overall, as a renter it may be better if you have a newer place. Our place is 100 years old has appliances on their last leg and that may be why we’ve had so many issues. Their main downfall is their appliance maintenance and repair through Sears. If they went local and also brought the maintenance requests in-​house I could see RPM being multitudes better. They actually were very good and fast on the emergency requests I’ve had.
As a renter I just see them screwing over the owner at every turn. It begins right away by them not giving a crap about finding tenants or even choosing the best one. In regards to maintenance, I can’t imagine the amount of bills the owner has received on behalf of our place. Eventually it backfires on the renter because the owner doesn’t want to pay anymore. I know I wouldn’t want to either. I’m actually hesitant to call in any more maintenance unless because I’m afraid they will just list the place for sale rather than paying endless overpriced bills. I’ve had to sign most of the receipts and most of the problems could have been fixed at a fraction of the cost.

I used this company for two years to manage my condo rental. I’m surprised they were able to stay in business that long.
When I first interviewed them, they seemed great. They were very convincing and attentive to all of my concerns. That is, until I signed the contract.
Once we were under contract and found renters, RPM effectively disappeared. It was nearly impossible to get ahold of them. I believe their policy is to not answer the phone. Oftentimes I would have to call and leave messages repeatedly before I could even get a call back. I feel that their intent is to return the calls they want to return and hope the others get tired of leaving messages. This is very frustrating, and no way to do business.
RPM’s business model is to get as many clients as possible under contract, then sit back and collect their money. That’s it. The receptionist answers all calls and transfers the calls to voicemail where they are screened and usually ignored.
Toward the end of my renters’ two-​year lease, they would call and deal directly with me rather than RPM because they found RPM to be unresponsive and too difficult to deal with. This is NOT what you want in a management company. They are paid to take care of business.
If you are thinking of using RPM either as a landlord or a renter, I strongly suggest looking elsewhere.

I recommend utilizing any property management company other than RPM. Their maintenance department is unresponsive to issues and is letting the property we’re renting rot (literally) while they along with the HoA keep the landlord in the dark. There’s significant water damage due to a roof leak, causing mold to grow (possibly black) in our unit. The place had a musty scent from mildew/​mold growth. Even the contractors throw RPM under the bus, when they actually do arrive to make repairs. RPM had known about the issue since last November, but continues to blame the HOA for the damages. The only way to get a hold of the maintenance manager is to show up at RPM unannounced, as he hides there to avoid doing is job. They continue to argue with us despite an ongoing complaint via BBB, hoping we’ll grow weary and stop.

My wife and I were moving from out of state and in an extreme time crunch. I found a house I liked and called RPM, Catelin got back to me promptly and I scheduled a showing, submitted my application and RPM got back with me quickly saying we got the house.
I think RPM would be outstanding if they stopped charging a processing fee every month and doing random inspections. I like my privacy and I thought we paid a deposit to prove we will take care of the place and we don’t need to be «inspected» every month like I am back in the military.

I am very disappointed that I did not get a chance to review these posts earlier, as I completely agree. I was told when I signed the contract that I would be notified of any repairs costing over $ 300 so I could determine how I wanted to handle them before any work was done, and I have been charged more than once on fees higher than that. With no response other than ’ we will not cover the fees’.
My tenant called for a broken furnace switch which was deemed by RPM to make the house ‘inhabitable’ when the house has 2 separate furnaces and a gas fireplace. That was their excuse for not notifying me. Not to mention the multiple ‘inspections’ I have been paying for where they are supposed to ‘check the water heater, plumbing, furnace, etc.’. I want to know why their team did such a poor job on the inspection that they didn’t even notice the second furnace in the hallway downstairs plain as day. They claimed I am responsible because it wasn’t ‘noted in my file’ after I did two separate walk throughs before even signing one contract and it was never mentioned to me that I needed to call this out more than once in the first place.
And even if their team didn’t find it, had the repairman even had one conversation with my tenant he would have come across this information. Had he even stepped onto the stairs he would have felt the heat from the furnace downstairs.
The bottom line is that their team failed to take the appropriate notes during our walk through, your team failed to do proper inspections to check for the ‘interior & exterior condition, water heater, plumbing, furnace, etc.’ because if they had done their due diligence they would have found the second furnace regardless, and their team failed to notify me about the charges being over $ 300. I understand they were under the impression that it was against colorado law and required immediate fixing but the fact of the matter is that was incorrect. I work in customer service and I am well aware of the grey area between contracts and client satisfaction. I even offered to pay for the hard costs on the switch that needed to be replaced but the blatant disregard to customer service here is just disgusting.

Pathetic! They are rude, incompetent and expensive. Their maintenance department is absolutely useless, they did not turn on our sprinklers until the middle of summer and never did turn them off. We had to contact the landlord to get that done.
Last year a tree fell in our driveway, blocking the entrance to the garage after several calls/​days I pulled the tree out of the drive with my truck. I finally contacted the landlord to have it removed.
Last week they called me to inform me that a NEW service fee had been added to the lease (approximately $ 20). I pay promptly on their website which was not even updated to contain the new fee.
Don’t waste your time and money with these people, I can only hope they go out of business.

DO NOT MOVE INTO A PROPERTY MANAGED BY REAL PROPERTY MANAGEMENT!
They are the worst property managers I have ever encountered. They are lying crooks and everyone in the office seems to hate their job and hate you for it.
They leave significant issues unaddressed and their lease forbids you to complete any repairs yourself.
They love to waste your time and invade your privacy.
The owner of my unit paid them to paint the entire unit. They painted less than half of the unit and did a poor job at that.
Never again.
