I love living here! The amenities are amazing and what make it really worth it. Also the office employees are super nice and helpful. Would highly recommend!

The location, price, gym, and staff are great. For the most part our service requests got fixed quickly and the maintenance staff is really friendly. I’ve lived here for 2 years and it’s been a good experience.
The shuttle downtown is awesome when it’s running, but it’s down quite a bit, so you can’t rely on it 100% – at least you’re within walking distance of downtown. And, if you have an issue later at night it’s impossible to get ahold of anyone to help – but that’s only happened to me a handful of times.
Overall I’d recommend living here – you can’t really go wrong

The Marquis has been a pleasure to live in thus far. Great apartments, reasonable rent, central location, and close proximity to the downtown area. The maintenance staff has been helpful in fixing anything that needed completed. Additionally, the front desk staff has been been helpful with any requests we have had so far.

All the ladies in the office are great. Although Leah has gone above and beyond to make this Christmas Eve possible for my nephew. She waited all day for his package to come in and put it in my unit. SAVED XMAS!!! One in a million she is.

Great value for location. Spacious apartment layouts with more than enough closet space. Staff are friendly and always helpful. Reasonable rates on gated garage parking spots, too. This place was an easy choice!

My partner and I moved to Denver a little over a month and a half ago and have been living at the Maquis at the Parkway for almost a month now. We absolutely love it here! Ashlyn, who helped get us into our apartment, was the most helpful and sweet person you could ask for when apartment shopping! She walked me through everything and answered the hundreds of questions I probably asked her. We are extremely happy with our new home and all of the amazing amenities we have: workout room, hot tub, swimming pool, media room, tv room etc. If you’re looking for an affordable place with beautiful interior and a wonderful balcony and all kinds of amenities, look no further. And make sure to ask for Ashlyn when you call because she is definitely the best!

Semi-​newish in the Denver area, I quickly found out that apartment searching was CRAZY until I found the Marquis. Honestly, the location and amenities for Marquis are prime when looking at any apartments in the area! Pool/​hot tub, gym, grills, business center, and events at the complex are available, so that’s pretty neat! People are generally super nice in the complex and maintenance is always quick to help with any issues. Good stuff, Marquis!

Great apartments. Reasonable rates. Most helpful front staff I’ve ever had. Maintenance crew will fix an issues within 24 hours for most problems. Hot tub, Gym, and free parties… what more could you ask for!?!

If I could describe the benefits of living at the Parkway in two words it would be «package service.» I thought I knew what true happiness was before receiving a package from their concierge, but I was dead wrong. There are few things in my life that rival the happiness that has been brought to me from that A+++ service. I’ve never been much of a writer, but after experiencing their package service I was up for 6 straight days writing poetry about its quality. I just wish Unilocal offered more stars as this review does them no justice.

I work at an apartment complex a lot nicer so i know how things should be done, and they don’t do anything right here its kinda funny actually. First off i pay extra for a «remodeled» apartment half the «new things» are already damaged (probably bought them this way to cut cost because they are cheap here) then my floor was destroyed when i showed up they told me they had someone coming to fix it this week well i had my lease signed for months you had time to replace the floor before i moved all my stuff in. The worst part about this place is the untrustworthy staff. they will be extremely nice to get you to sign the lease. Then when you move in don’t expect any help from them. They will use any reason they can to charge you more money. (Boarder line extortion) Just one of my first hand experiences they tried to charge me 75 bucks for a new parking pass then threatening to tow my car that night if i didn’t buy it. like are you kidding me they want more then a whole month of parking is just to reprint a pass unreal. i pay way to much money here for that kind of service. Don’t get sold on the pool and theater, the pool has a green tint in it because it is never cleaned so you might use it one time just to fine out how gross it is (same with the hot tub) you will never use the movie theater they also close it when office hours are over so no movies at night. the best thing is the gym it doesn’t have nice or new equipment but has average stuff just enough for a solid work out. I do like the location close to downtown and campus. lots of homeless people around here though (don’t go on the bike trail at night). If you are going to live here just expect shitty appliances shitty service and extortion fees. Even though i got the remodeled apartment the appliances still suck besides them already being damaged prior to my move in The dryer will need to be run about 7 times before your medium size load will be finished also costing you more on your excel bill. They also have their employees wright reviews on here so be careful what you read. I think my overall comment would be if your going to charge this much for this low quality of an apartment you need to match that price with your service, unfortunantly money matters way to much here you won’t see the building taken care of with new things around here and if they are «new» they are probably purchased second hand by these cheap Cheap a holes. Then like i said on the same side they will want more money from you form just about anything they can make a solid argument about. Read your lease and understand the difference between a modification and an accommodation in a legal fair housing aspect.

Not sure what the bad reviews are about. This is a great price, great location for anyone working in downtown Denver. Pool, dog park, and gym all make it an amazing place for 20s and 30s crowd. Only complaints are the cheaply done floors inside units and the fact that dog owners dont pick up their poop… but welcome to Denver.

First off, I think most of the reviews are from people who are new to Denver. 99.9% of downtown Denver is drunken 20 – 35 year olds. I’ve paid 3x the amount of rent I paid at the Marquis and still had drunken neighbors throwing up in my hallway at 3 am. Ah, Denver. Since I’ve lived in downtown Denver for coming up on a decade now, I thought I’d review my year at the Marquis and give a little perspective.
Anyway, I lived at the Marquis between 2013 and 2014. The staff was always nice and helpful. Mainly, I loved the gym. Most apartments do not have barbells, just Smith machines. As a gym rat, it was heaven to have three full rooms to work out in.
I lived in the building attached to the dog park on the first floor, so I was away from most of the noise, which was nice. I lived at the private condos next door before going to the Marquis, which was a thousand times worse since they have no office to call if your neighbors are annoying (which mine were). So, I applaud them for that.
It was awesome being so close to King Soopers, especially since it’s a ²⁴⁄₇ supermarket and is perfect when you’re coming home from downtown late at night and just want something to eat. Plus, on Sunday nights most things are for sale, so shop then. Now, I’m closer to Rockies Stadium and the best I can do is a ⁷⁄₁₁ for some late night snack.
I have a dog, so I can’t thank them enough for having agility options at the dog park and for it being so big. My dog is a hyper dog, so it was heaven to be able to play there for hours. It’s rarely crowded during the week so I often had it to myself. The apartment I’m at currently in LoDo has about 5 square feet of space and it’s all covered in rocks with poo everywhere. So, let’s just say I was grateful for my time with the Marquis dog park. Also, next door at West High School, they opened up their track in the evening for community members to walk around their turf field.
The parking definitely was crammed, and a little expensive, but I don’t own a car, so that was something I never dealt with, thankfully. Public transportation is really close along Santa Fe and also Auraria campus.
Yes, there are homeless. That’s Denver. If that’s an issue, this isn’t a city for you because they are everywhere. I don’t blame Marquis for this, and it was actually nice to run into security guards on my evening walks. I walked around my whole complex and surrounding streets at every hour of the night and never felt scared. There are so many street lights and a good amount of traffic along Speer.
Having Dazbog just across the street was AMAZING and perfect for the morning hangover. Plus, the Santa Fe Art Walk is just a block away and iSushi is over there, which is hands down the most incredible sushi spot.
One time my apartment started to flood (pipe burst in and apartment above mine), and although it was a pain to move everything out of the way, maintenance was in there immediately with fans, buckets and helping me move my desk/​papers/​books out of the way. All the repairs were done in 3 days, including a complete re-​modeling of my bathroom since the walls were pretty much destroyed. They always fixed minor repairs within 24 hours, which was appreciated. I lived on 16^th street mall in 2010 and my apartment then took a month to fix my disposal. Just saying. The maintenance also opened the gate for me to move out, which was a small thing, but it was nice.
Whoa, that got long, but seriously the Marquis rules if you know what you’re getting into when you move to Denver in general. There are places just a few blocks towards the city that offer the same amenities that are 3x more expensive and you still have to deal with drunken idiots and homeless. That’s downtown Denver.

The Marquis at the Parkway is the worst apartment complex I’ve ever experienced. The unit itself was terrible. The carpets were old and dirty. The walls hadn’t been painted in years. The toilet constantly ran and the shower always plugged up. It didn’t matter how many times I had maintenance come and fix the toilet or shower because it always plugged up again within a week. The kitchen appliances were very old. The oven didn’t have a temperature gauge, which made using it difficult to use. The heating/​AC units were loud and didn’t have a temperature gauge either, so you were forced to turn it to ‘5’, then when that was too hot, you’d turn it down ‘2’, which wouldn’t be enough to keep it warm. Also, forget about energy efficiency in the unit because the heat or air conditioning would escape through the windows almost instantly after you turn off the heater/​ac so your bill would be at least $ 200.
The dryer on my floor didn’t dry, and I had to SCREAM at the front desk to fix it. They had some technician come and look at it, and he claimed it worked. I tried drying it again and it still didn’t dry. I once again had to SCREAM at the front desk to fix it. They tried to make me seem like I was crazy and causing problems for no reason. I asked them to try and dry something in it. Later that week I received a call from the front desk saying that I was in fact right. Finally after a month it worked again.
They claim to have cheap downtown living, but that is simply not the case. They will try to nickel and dime you every chance they can get. Payments on their web portal will mysteriously vanish and they will charge you a late fee even though you paid on time. If you do any research in the areas you want to live, you’ll find units that are slightly more expensive, but they are a million times nicer. Hell, you can find cheaper places to live that are nicer than this place.
The amenities I think were nice at one point in time, but haven’t been updated years and it shows. The gym is small, dirty and at least one machine will always be broken. The movie theater and club room I never used, so I can’t speak to those. The pool is disgusting. I went to their big pool party during the summer and the water had dirt, leaves, cigarette butts and other things I don’t even want to think about floating in it. The pool’s heater didn’t work so the water was freezing. They also had limited one guest to the pool at a time, and they had a rent-​a-​cop there patrolling to make sure you didn’t have more than one person with you.
The location is in a very low income part of town, which draws unwanted people to the area. I have dealt more with the homeless in this area than in any previous location I’ve lived in. I have seen someone Over-​Dose in the elevator of my building, and once somebody died on the front lawn of my building. I really wish I was joking.
There is nothing around the apartment in terms of activities, parks, restaurants (worth going to at least) or bars. Everything worth doing is a cab ride away. You’re at least a 40 minute walk to LoDo and further than that to South Broadway bars and restaurants. This defeats their claim of a «great location».
Do yourself a favor and do NOT move in here.

We’ve lived here for the past 2 years now. When we came to see the demo apartments we thought they were fantastic. They went over all the amenities with us and we were simply floored by them all.
On the day we moved in we noticed a really bad pet odor in the carpets and the appliances were no where near the quality we expected. There were many scratches and minor damages to the countertops. The fridge kept leaking water on all of our food. Our screen door had staining that wouldn’t come out and kept falling apart. The toilets were (and still are) rusty in places. Slowly, our first impression got tarnished.
The office staff seemed understanding and did everything they could to help us but, we still have crappy counter tops, rusty toilets, and our screen door and fridge were finally replaced after a year of problems.
However, the fridge they replaced it with is an even older model with less storage than the first! The screen door has been replaced several times and the one we have now is about to bite the dust too. We’ve had to endure all of this despite their 24 hour 7 day a week maintenance «amenity.»
Speaking of amenities there are a lot of things that have changed since we’ve been here:
1. Clubroom with Theatre: We were told that we could schedule a time to use this facility to watch movies and live games with friends. Not long after we moved in they sent us an email stating that due to licensing rights no one is allowed to bring and watch movies or watch broadcast games in the theatre anymore. So, what’s this amenity good for now?
2. Shuttle Services: I use the shuttle as much as I can to save money on gas. What’s even better is that one of their stops is right in front of my office. This amenity was one of my favorites and almost justifies the price of living in this complex. However, the shuttle bus has had more maintenance issues than it should for a complex like this. This leads to unexpected shuttle service cancellations that put a lot of us out. On average 2 – 5 times a month. While we appreciate the email notifications of planned maintenance schedules (and there are plenty of those as well) it hurts us more than helps us when we actually need this «amenity.» I don’t understand why they haven’t just purchased a new vehicle. The one they have is filthy, the seats are worn down and feels far from safe when we can hear the interior buckle under its own weight.
3. Controlled Access: we all love to feel secure in our own homes but, there is a line and our building crosses it. We have a coded/​mag enabled security door in the front of our building. This is fine. What I don’t understand is why our elevators are secured with card access. This means that every time we have visitors or a delivery we have to, leave our apartment, go downstairs, and let people in. How is this an amenity? Why have a coded door then? I’ve had countless visitors and delivery drivers calling up asking to have them buzzed in only to have to meet them in the lobby anyway because they can’t get up the elevator. If that’s not enough we receive community emails advising us to start meeting delivery drivers downstairs because people are complaining about the number of them hitching rides on elevators with residents. Unbelievable.
We’ve had many more issues with The Parkway but, these are some of our biggest issues. To add insult to injury our rent went up last year.
We are also getting tired of being condescended too by maintenance and staff when we have legitimate problems. Time and time again, when we bring up a problem, the protocol seems to be the same:
First, we submit our issue. Next, we get a response that asks us to try obvious solutions most people would attempt before submitting the issue. Then, we send a reply (by phone or email) reassuring them that it really is a legitimate problem. After that, we either get another condescending response to try something else or, we FINALLY get the issue taken care of. Even then, maintenance will either misunderstand the original issue and leave a note telling us that «nothing was wrong so we didn’t fix anything» or, just apply a minor fix that ends up being a future issue… like having our fridge replaced with an even older fridge.
To be fair, we understand that running a complex like this is not an easy thing to do and to expect a perfect maintenance/​performance record is unrealistic. However, we do pay a premium to live here and for that premium we do expect what we are promised. These promises over the last couple of years have dwindled and are now making us reconsider renewing our lease.
I’m not going to sit here and tell you that you shouldn’t live here or to beware anything you wouldn’t normally expect to experience in any apartment complex but, I will tell you that you should do your research and talk to as many current residents as you can before you consider this place.
Some people can tolerate the issues we’ve had but we can’t. And that’s why you’re reading this.

This place is not bad for short time, then it becomes annoying. Good location, King Soopers is across the street, few blocks from light-​rail, art district etc.
However, marijuana smell and loud music get to you quickly. Management is not the best. But, their biggest issue are appliances. In my first month a had 16 maintenance requests! About 40 of them after a year — not joking.

I love living at the Parkway, it may not be the best place on earth but it has everything I need. The staff is all so wonderful and helpful too! They all were so concerned when I lost my kitty and were so supportive and just as excited as I was when I found him again :) My favorite part though is my amazing view! I love being able to see downtown and I got this awesome shot one stormy night. :)

Love this place! Friendly staff and awesome tenants. The maintenance crew is fantastic and keeps the buildings spotless and in ship shape.

If I could give this dump no stars, I would. All they did was steal money from my roommate and I. I can’t even begin to explain all the shit this «apartment complex» pulled. None of the appliances worked, they made us pay for an «upgraded» unit (even though it wasn’t), they lied about the utility bill price and monthly water price, the units have wallpaper flooring that looks like wood and will turn your feet black, the walls and ceiling are paper thin (I could hear the people above me peeing), our unit had to be sprayed multiple times for spiders, and there was airborne mildew that turned our countertops pink… And that’s not even half of it. PLEASE DO YOURSELF A FAVOR AND LIVE SOMEWHERE ELSE. There’s homeless people everywhere and the leasing office is full of incompetent lazy assholes. Good luck finding parking on the street. If you actually find parking and your car doesn’t have an alarm, it WILL get broken into and the leasing office won’t do anything about it.
Did I mention they found a DEAD BODY on the grounds?
Yeah… Save yourself the trouble and look for another place to live.
