Worst apartments in Denton I’ve currently stayed at (four in total after this one). Place is pretty ghetto, repairs never get made and management is lousy. Piece of resistance, there online payment system had been going under some renovations one month which caused my automatically scheduled payment to become unscheduled. My parents took care of rent at the time so any beef I had to put up with I just sucked up and put up with but what happened next was next level ridiculous. So my parents took care of the rent at the time and that being said, I had no idea that the payment wasn’t scheduled any more after they reset online payments without notifying me. So my rent goes unpaid, I go un-​notified, that is untill management shows up at my door, or rather, uses a master key to just waltz right in, with some big dude and starts for my door. FOR. CHRISTS. SAKE. some one could have been hurt, they could have been hurt, and as it turns out, there intention here was to start tossing my stuff. Well after a brief and very tense exchange of «what the fucks» management, so gracefully and generously, allowed me to figure out what was going on before the just up and evicted me the next day. Well I got it takn care o, but what of I hadn’t been there? What if I had been some crazy person? These people provided no notice of eviction (illegal) and were willing to put themselves in both physical and legal harms way. Don’t stay at university courtyards unless you have a good lawyer

This is is my senior year, i thought it would have been nice to live right across from campus. No, I am disgusted by this apartment. For what I’m paying its not worth it at all.
1. BUG INFESTED. Roaches everywhere, we have complained multiple times. Yes, they did come and do pest control, but they don’t even spray properly or regularly. So the bugs keep coming back. The people in the front office don’t make it a priority to help you with things like this. I did not sign my lease expecting to have more than 3 other room mates crawling around everywhere.
2. NO HOT SHOWERS. When I mean hot showers, the hot water only lasts the first 5 minutes of your shower not even. In the winter its the worst!
3. INTERNET. Always goes in and out. Never have I had a stable internet connection yet here.
4. WATER LEAK. we have a water leak in our apartment, when we put the maintenance request in, they said it was not urgent enough. Even though we had water pouring from our ceiling the whole night and almost flooded our apartment. Then when they came to fix it, they left with us no hot water at all for 4 days, we had to tell them to come back and fix it. Still we have a huge hole by our front door walk in that they made. God knows for what.
Just really disappointed in this apartment. I wish they were more on top of their stuff and cared about our living situations. If you decide to live here, brace your self for BUGS!

Right now you’re probably looking at reviews of apartments to live in for the next year. You’ve looked at a couple, and now you’ve come across the University Courtyards. They have their cool pictures and ‘cheap’ rates. Some of your friends lived there.
I’m here to say, for the love of God, do not live here. Don’t.
I’ve lived here for two years. You might be thinking, «Wow, you must’ve liked it enough to come back». No. No. No. We delayed looking for somewhere else and were left with no other option.
So why, why does this place suck so bad. The people. The people who work here are awful and rude and don’t care about you and don’t care to help. Maintenance sucks. They will say they filled your service request, when in fact they got lazy, and didn’t want to work that day. Do not live here. You will hate it.
If you do decide to live here, whenever you’re about three weeks in and done convincing yourself that this place is awesome (for the sake of your pride), remember that one review on Unilocal that told you not to live here. And then laugh at yourself.

Looking into signing a lease here? Forget it. Look elsewhere. I challenge you to find a more incompetent group of management than you would get here.
Let’s start with cleaning services. When you move in, you’re given a piece of paper to record every little thing that might be wrong with your apartment so that they don’t charge you for it later on. Well guess what? They’re going to lose that paper and charge you $ 100 for that spot that you mentioned on your carpet. Sign elsewhere.
My roommates graduated, and I was looking into moving into an apartment with my girlfriend. The front office ignoramus told me that the people in that apartment weren’t comfortable with a guy and a girl living there. Well that was understandable, so I dropped the issue. Come move in day, however, I learn that a guy is moving into the room right next to my girlfriend’s room. That idiot at the front desk probably didn’t get off her butt and make an effort to help me out. That sums up the personality of all the management team. SIGN ELSEWHERE.
Want terrible internet service that will shut down for 9 hours straight every week while you’re trying to get work done? This is the place for you! Want to make the trek up to the office each week because they give you terribly weak magnetic cards as keys that need to be re-​magnetized often? Well come on over!
If somebody asks for a loaner card to get into your unit, they won’t check I. D or anything. They’ll straight up give somebody access to your apartment without a second thought, so lock your bedroom doors.
Seriously, though, there’s a whole plethora of apartments in Denton. Don’t screw yourself over here. Oh, and not to mention the fact that while the model apartment looks all nice and cozy, yours will look like crap.

I am a parent and financier of a UNT student who has just lived a University Courtyard for the past year. What a miserable experience this has been for him and his friends! Don’t let them fool you that they match you up with «like minded young people» or «e-​harmony» for apartments. My son (a pretty regular young man) was placed with the most unlikely room mates — a complete disaster! No-​one was getting along. So he and a friend got together and decided to share a ⁴⁄₂. The other two room mates were chosen by the UC staff, one was a fine young man, while the other of the room mates is completely awful, making life miserable for everyone else. They don’t seem to have any control over any of this, and will keep the crazy there unless she doesn’t pay rent.
The furniture is broken and frankly even Goodwill would not have it when they do eventually have to toss it out. Simply awful — nothing like the model apartment they showed us at all. I made a two page list of things that were wrong in the first apartment, and I am still waiting for them to fix even a single one of them. Everything was cruddy — chewing gum stuck in the carpeting, doors missing from the closet, toilets that blocked all the time, a light fixture that was hanging out of the ceiling and could not be turned on safely (my husband had to fix it after a month or so as it was never repaired by UC), just filthy, even on move-​in day! $ 500 per month just buys a pack of lies at this complex!
I have tried on many occasions to visit the office during their posted office hours. No-​one there, hour after hour when I returned multiple times to discuss issues. Seems to be run by a bunch a residents most days. I eventually managed to talk with a manager when my kid had personal belongings stolen from his room — but then they were more interested in the possibility of litigation than they were about the traumatic experience we were having. Very disappointing!
Around Feb or March I received a phone call to ask if we wanted to renew the lease for next year. I said no, and thought nothing more about it. Next thing I get a $ 100 penalty for not letting them know, in writing, on their official «not for renewal» paper that is housed in (you guessed it!) the damned office that is always closed, before 90 days to the end of your contract. We paid the fine only because it is in the contract and we missed it. However, I strongly recommend you never place your kid in this apartment building. You will feel a sense of daylight robbery, and will regret moving your kid to University Courtyard

Bad roach problem, no matter what floor.
Cruddy front desk service, hit or miss, either helpful or really rude and useless.
If you order a package, don’t expect them to call you when it arrives, get the tracking code and follow it yourself. That office is a black hole.
I stayed over with a friend for one week and in this week: Over a month ago the upstairs neighbors air conditioner on the 3^rd floor was leaking, soaked through to the 2^nd floor, my friend issued a service request. That soaked through all the way to the first floor, they issued a serviced request. Finally checked out by maintenance, temporarily fixed. A week later the water started dripping again. Another service request issued. Not recognized. Little to no hot water for a month. Another service request goes unrecognized. A few nights ago when I was there, the water heater starts smoking with water still leaking into it, which is a severe safety hazard. Called the office for emergency maintenance, girl can’t get ahold of the maintenance guy, doesn’t call back to notify us of this issue for thirty minutes. The water heater catches on fire and the lights all go out, smoke detectors don’t go off and there isn’t a fire extinguisher on the second floor. Calls again, relays events, she calls guy again. 5 minutes later, fire goes out on its own lights still off and still smoking, 20 minutes later we’re wondering if the lady got ahold of the guy when, he shows up, would’ve been nice to know that someone was reached and coming before the fire department needed to be called, except she didn’t tell us. Thanks.
I gave this place two stars for two reasons, 1: this guy Curtis got out of bed in the middle of the night to come fix a problem someone should have fixed over a month ago, and he was a rockstar, super sweet and knew exactly how to fix the maintenance issues and did so immediately. Over the past week maintenance has come over at least once a day, getting closer to a fix, not there yet but maybe eventually.
2: They’re renovating the apartments and maybe it will get better.
If you consider living here, be ready to spend a lot of time calling the office to spray for bugs and call multiple times to get a problem fixed.

I freaked out after signing the lease here, because it was afterward that I decided to look up reviews online. Every post has a pretty common consensus that this place sucks.
I have now lived here for 3 months.
When my fiancé and I arrived to move in, they decided to let us know THE DAY WE CAME that our apartment was getting renovated and therefore wouldn’t be ready to move in for a couple days. Although this was an crappy inconvenience, we moved in a few days later with brand new «wood“flooring in the living area, kitchen and bathroom and brand new carpet in the bedroom and fresh paint! I’m not sure if they do this for everyone or if the people before us were super sloppy, but I was definitely impressed by this.
They also allow us to have a dog! I believe this only applies to the 1 bedroom apartment, but this was definitely a plus as well.
I have seen several complaints online about bug issues, but we have not had a problem… I think if you keep your apartment clean and take your trash out, you’ll be good to go. Maybe they’re worse on the first floor? Who knows.
I gave this place 3 stars for a couple reasons… I despise the furniture and the fact that you cannot choose to have an unfurnished apartment annnnd the worst of all… USPS drops off a box of mail to the office and you have to rely on the kids working there to sort the mail into the individual mailboxes. Needless to say it gets backed up hardcore and is extremely annoying. That being said, the people in the office are super helpful and friendly in my experience!

Since the management has been bought out I really don’t know what things are like. I lived here a year ago for my sophmore and junior year of college at UNT and although my experience wasn’t that great it wasn’t terrible either. Probably because I knew people on the staff so things got done really quickly. I’ve heard lots of people complain about the management and how things never got done and they would send request form after request form after request form. I’m hoping that since there are new managers that things will change for the better. The outsides of the apartment were certainly renovated, maybe not for the best but meh, however the insides of each apartment haven’t been changed as far as I can tell. If you’re looking to move to an apartment make friends with someone who lives there so you can really get the full story.

I lived at University Courtyard my first year out of the dorms, and ohmygod the place sucks hardcore.
I give one star for having a washer and dryer in the unit and another because they keep the grounds nicely landscaped and for the bus to takes you to campus, but everything else about the apartments is terrible.
If you move here, prepare yourself to hear people bouncing basketballs on the court (which echoes throughout the complex) at all hours of the night. Go to sleep already. The office staff is unhelpful and rude, the rest of the tenants are toolbags, and the construction of the units themselves are pretty bad.

) a look. I moved there after my lease with University Courtyard was over and stayed there until I moved to Chicago. The have great amenities, decent parking, and waaaaay better staff (who actually learn your name and get to know you as a person, not an apartment number).
