Pinecrest Apartments

Horrible apartment complex. Where do I begin?
First of all, approval alone took more than 6 weeks. My roommate and I are both grad students, we have work experience, excellent credit, and stellar landlord references. Not only did they request an excessive amount of information (UC Davis admission letters, student loan information, co-​signer information, deed of co-signer’s house, SSNs of parents, siblings, etc.). This information wasn’t asked for upfront. Rather, every couple of weeks they would come back to us asking for more and more materials. I found renting an apartment at Pinecrest more difficult than obtaining apartments in Washington, DC, Los Angeles, or Orange County.
Management is so disorganized that they may ask you to come in 3 – 6 months after move-​in and sign paperwork that they forgot to have you sign before.
The amenities I could care less about, but they are indeed dated. You’re lucky if you get any hot water in a timely fashion. The kitchen sink, at most, gets warm water after a long waiting period. Shower water can take up to 15 minutes before reaching a decent temperature (an exceptional waste, considering this drought). The response from Management has been that our building is a far distance from the central water boiler, so there’s nothing that can be done.
As previously mentioned in an earlier post, utilities (water, sewage, and gas) are split between the entire complex – so tenants aren’t responsible for their own usage.
During the tour, management boasts of a «state of the art» laundry facility. The washers and dryers are anything but. They are expensive (about $ 4 to wash and dry) and they rarely work properly (clothes don’t smell clean or aren’t dry at all). When trying to obtain a refund, Management points you to the laundry contractors who provide the machines.
Delivered packages are held at the leasing office, which wouldn’t be a problem if the office were actually open during its stated hours. On numerous occasions, I’ve gone down to pick up a package, only to find the office closed well before the time listed on the building.
My advice would be to stay away from Pinecrest Apartments. They’re not worth the stress, time, or money.

You know, this place is not so bad. I got a unit right next to the train tacks and yes it can be quite loud but after a couple of weeks, you don’t even hear it anymore. The management are super nice and very responsive. The maintenance are super fast and very friendly. This apartment complex was one of the cheaper ones out there which resulting us to renew our lease. If you’re worried about it being all families, don’t be. The management seemed to have sectioned the housing depending on the type of tenant. My area was filled with fellow UCD students. Would definitely recommend to people who are not sensitive to noise and bugs.

I don’t recommend this place! I lived here for a year and am not coming back. The noise from the trains is terrible and not to mention all the bugs! its like an infestation of cockroaches and spiders! !

Do not live here! I lived here for 1 year and it was terrible. This place is a cesspool for Horrible management, section 8 housing, and vandalism. Water/​garbage are split between the whole complex equally, or at least that’s what they say. In reality they have section 8 housing that THEY are reqd. to pay. Instead they factor the cost into the resident’s bill. Water/​garbage averaged to $ 80/​month over the 12 months I was here. They will try to scam you in any way they can, DO NOT LIVE HERE.
