CIMS, one of only a select few CACM Certified Management firms in Northern California, is a leader in the Community Association Management industry and represents over 200 residential and commercial Associations in the Greater Bay Area. CIMS manages communities of all sizes and types, and work with both new communities and established ones. The company formed in 1990 as a sole proprietorship and then changed to a corporation in 1993. Headquartered in Danville, CIMS maintains a fully staffed office consisting of Community Association Managers, Customer Service Professionals, a full service Accounting Department, a maintenance team, and an Escrow Department. CIMS also has offices in San Mateo and Campbell to better service our increasing client base along the Highway 101 & 280 corridors and South Bay Area.

It’s the common stupidity of homeowners that keep with the same bad «management» company without bothering to replace them; don’t complain here, fire and replace them with a better customer service oriented business.

Received a call from a supervisor and after the conversation began politely enough I told her that I disagreed with her interpretation of the rules. She quickly began threatening and yelling at me on the phone while I was at work.
I’m a register nurse and happened to have her on speaker phone in my office. Severely unprofessional behavior while the emails sent from them seem polite they save the rudeness and threats for the phone.

I’m updating my review because a manager named Christa finally reached out and contacted me (after my Unilocal review) and was able to provide us the info needed. It looks like our by laws were changed and hardwood flooring is now allowed with inspection by the board. Although no inspection was done on the unit prior to the hardwood being installed, the owner of the unit above us had decided to install carpet instead of going through the process. This will definitely help with the noise!
Thanks to Christa for helping us out and responding to us, it’s good to know someone does care at that company.

They don’t have a good base of vendors nor much experience in talking the talk with vendors and leaves us doing it ourselves.
But we had identical issues with Associa too.
But she is doing good in responding outer requests of late.

I think I have gotten some resolution to mine and the communities issues thanks to some due diligence by Melanie and Dan. I am monitoring my parking situation which is about to become more complex I’m hoping for some cooperation in this matter.

I have been dealing with Dave Rosenblatt over a situation that has arisen with one of his employees named Skip at Greenwood Condominiums. I will let the photos speak on the experience that I had with him.
What I will say is that he refused to accept or return any of my phone calls. His response to my last email was contacting my landlord saying that the HOA has the right to tow my vehicle anytime.

First time home buyer in 2010 and I have had the unfortunate luck of having them as a management service. Within a month of me buying my house I sent them pictures of cracks in the walls that enclose my patio and separates my patio from my neighbors. Took an unbelievable amount of time to get them repaired. Never got an email or call saying someone would be out to fix them. Just some random guy showed up on my porch moved my bbq and began to «repair» the cracks… paint did not match and they are cracked again. Also emailed and asked for a copy of the association rules… never got a reply. Did I mention every year I’ve owned my house the dues have gone up. I don’t have one positive thing to say about this company from the response of emails to the people they hire to sweep up the leafs from the trees that are not even on our property as a hoa.

I have had nothing but a positive experience working with CIMS. All of their staff have been responsive to issues I brought up and I found them to be very professional and pleasant. A special hats off to David Rosenblatt who I have interacted with a fair amount. From what I have seen they do an excellent job dealing with the many challenges and demands of a large HOA. I think for every 100 happy residents there is the 1 unhappy (and usually the most vocal) resident who decides to flame this company. I think they well deserve 5 stars.

Horrible service! I sent 2 emails to Melanie and never got a returned email or call. I finally called and spoke with Cara and was told she will call me back by the end of the day. Of course that didn’t happen. Who thinks they can run a business that way? This is an office condo association and I think I should run for the board just to get them replaced.

We are pleased with CIM as our HOA management for our housing development.
We know CIM from our prior townhouse ownership and appreciate the challenges and complexities of property management.
We think CIM is doing a great job here. I attend HOA meetings and am impressed by the professionalism.
Recently, our architectural form process got reviewed/​approved in a reasonable time frame. Rose, as our customer service rep, is outstanding.

If I could give zero stars, I would. I have called them THREE times over the past couple of weeks with no returned phone call. Two times reached a recorded message where I then left a message with my SIMPLE request along with my phone number to call back. The last time I actually reached a live person who, after hearing my very SIMPLE request, said «you have to talk to Heidi about that» and dumped me into her voice mail — never to receive the courtesy of a return phone call. SIMPLY unacceptable!

My experience with Common Interest Mgmt is from a REALTOR’s perspective. My interactions are with Heidi Mann in escrow services. I have found her to be prompt in responding to my emails and questions. She is very thorough and professional in her correspondence. In my industry we are often met with vendors who lack the courtesy or professionalism one would expect. It is refreshing to have someone like Heidi to help make my day-​to-​day move along smoother.

These people do not do ANYTHING! Welcome to the mafia. pay your dues and get nothing. I have to constantly email, call, come in to get problems solved… EVERYTHING takes extremely long! They send out the same documents over and over again. They send out garage codes and then a week later a new latter with change codes! WOW! ALWAYS
NO ONE THERE KNOWS WHAT THEY ARE DOING!
I would give 0⁄5 if that was an option. Anyone who gives better is a shill account. Working with these people is a pain. It takes them FOREVER to produce and respond to calls and emails. Half the time its one sentence bla bla bla problem never addressed. No returned calls and when i come in person they say they will get back to me and never will… Better yet they give out false information and no real solution to the issue. AMAZING!
They take several hundred dollars a month to do nothing! Its been over 100+days since the previous person left and now when friends of the new tennants get «called in» the system calls the person who no longer lives there… I had to pay money for new tenant move in free/​charge which is 150 dollars. They have not completed the needed SIMPLE change!
Look at all these reviews. Look at all the angry people here. They don’t even try to come here on Unilocal and say anything cause they know they are horrible people/​business.
Are you going to refund money for the lack of work? NOPE! well then great business strat you got here.

Customer Service, quality and accurate work, protection of budget through cost saving measures. All of these things are the mark of a good management company. When we hired CIM those were the things we thought they stood for. But not now.
In the last year our HOA has experienced a manger’s total disregard for the wishes of our HOA. Basically telling us that he took offense that we expected quality worked performed to our satisfaction.
This year against our wishes, we have gone from coupon books at a cost of $ 620 a year to monthly billings at a cost of over $ 3000 yearly. And the method of paying bills has change and increased our yearly costs about $ 800. What will be next?
Project management is lacking. No one checks to see if work was completed. Requests for work are not monitored and it takes months to get things completed. Often it is only finished because a board member nagged. Requests for bids are not monitored to insure they are submitted in time for board meetings. Homeowner letters are sent to the wrong address delaying communications. I could go on, but, why bother CIM’s rating going from 4 plus stars when we hired them to 2 tells it all.
The sad part is it is almost impossible to find a qualty managment compnay. Leaving would only disrupt the homeowners and the next one would propbably be just as uncaring.
Bottom line, hire at your own risk

I’ve lived in a 100+ unit condo building for about 16 months now. This building is «managed» by common interest. I use the quotation marks because in my opinion, they do not truly manage much.
Communications — Sparse, not timely, often typos and poor formatting. Not much effort is put into explaining things to the residents.
Tools — Their website that we are all supposed to use is antiquated and difficult to use. The sign-​up process for the website is way too complicated. We have less than 50% of our residents on their site.
Customer service — Extremely poor. Response times are sometimes in days or never. When they do respond, the attitude and overall manner is poor. Not much effort is made to explain and help residents understand.
Transparency — Non-​existent. Our building seem to be run under a «on a need to know» militant basis.
Community building — They have not been proactive about helping us build our community.
