Harbor Pointe

When I first moved in everyone was so helpful, the homes appeared to have nice finishes ect. Once you move in everything changes, they aren’t so quick to help and he finishes in the home are SO cheap. For the cost of rent this place is a dump. I also have a rodent problem and after bugging them for 48 hours they have done nothing! Terrible service. Disappointing because I really like the location and the staff was helpful at first. Super disappointed.

The management staff, specially Vikki and Angie are extremely rude and unprofessional. Rent is way too high for these old apartments & maintenance is always needed! Only some apartments are remodeled, the rest are old. They raised the rent over $ 200.00 after one year so be ready to pay more or move out when your lease ends. It took them one year to finally remove the old mattresses and furniture from the dumpster in front of our apartment. Oh if you turn in your old leased car with the parking permit sticker on it they will charge you $ 100.00 for the new car sticker. There are so many more reasons I can give you not to rent at Harbor Pointe, but I will just end it with this… DON’T DO IT! You will regret it!

I live on an end 2 story unit that was completely remodeled, besides the cost its a great place to live. The only complaint would be the other tenants who are constantly calling the office because of my music. I mean it will be 7pm and ill have my stereo on a normal volume and the next morning will get a complaint.

I’ve been meaning to post this review for at least a couple of years. The sliding glass doors to the front patios can be «bounced» open. I was burglarized when I left for work one early morning and my jewelry and laptop were stolen. I don’t know if that one manager is still there, but I’m convinced it was her son, who rented the unit right next to us. Let’s just say he went somewhere for a while after the incident, e.g., got a few grand and blew it on… stuff. Hope they replaced the doors. If not, steer COMPLETELY clear.

I’ve lived at Harbor Pointe for over a year and I have gotten a sense of community unlike any of the numerous neighborhoods I’ve lived in prior. Everyone is very friendly and jumps to help out when you are in need. The pool and spa are clean and updated and the chairs are very comfortable complete with cute pillows. The gym is a little small but it has essential equipment I use occasionally. The neighborhood is very quiet for the most part although the kids like to play outside sometimes I’m not shy to tell them to tone it down. As for the apartments they are very spacious and have nice bathrooms. If anything goes wrong the maintenance team is quick to respond and fix the problem. The staff is always friendly and professional. There is a lot of construction going on because they are repiping the entire property because there have been issues but it’s temporary. Overall it’s a nice place to live I find myself coming and going and enjoying the beautiful landscaping and useful amenities.

Paper thin walls and floors. Our floors didn’t even have simple vinyl underpayment to stop the bleed through of noise. My car has had the doors hit over 5 times in the parking lot because the spaces are so close and people rush. You really don’t get any of the perks of living in Dana point here with the exception to being close to ocean ranch center. It’s all the financial downsides to a place in this area with none of the geographic perks. No view of the valley, no view of the ocean, no walkability easily to down town or the harbor. It’s kept very clean and nice but what the other resident said about the swarms of gardners and leaf blowers is accurate, and the atmosphere is kind of down. It’s quiet at night which is nice, but it’s taking on a feel a lot more like a depressed unofficial senior community than anything. The architecture is just really flimsy and there’s little to no privacy no matter what place you have because sound bleeds through so easily no matter how considerate everyone is. The staff is very nice but I think they’re only so much they can do to pick up slack on buildings so very far past their prime. When I moved in you could also pay the same rate whether you are leasing the property for three months six months nine months or 12 month period of time and then when the economy took a downturn they removed the 3,6,9 month options and now the only way that your amount will stay pretty much the same is if you do a year and even then it’ll go up a little bit each year. it’s really been kind of a bummer because it’s hard to get settled and coming from someone of modest means I don’t have the ability to just move all over the place all willy-​nilly it’s been a pretty downer experience all in all unfortunately. I’m grateful my neighbors don’t smoke and that there’s no loud party’s and the area is very very safe. No one will steal stuff off your porch if you have decorations which is a huge plus. :)

Like other comments stated here it is very loud but the worst part is the Rent Increase and unprofessional, rude, staff. Beware at renewal time. One year goes by quickly and even though you may intend to move out at the end of the 12 month lease, just in case, ask and GET IN WRITING how much will your rent go up. Normal is 2−4% but mine went up $ 224/​month in two years which is higher than the going rate and much higher than the increase I was quoted when I moved in. Rules change with new employees/​management.

Yes it’s very LOUD, as mentioned several times. If u have a place over the garages you’re screwed! Noise simply echos through the streets. Lots of kids so you get that noise as well. Loud skateboarders day and night… yeah NIGHT like 3am. Lots of younger tenants blasting car radios… including all their friends, partying etc. There is a security service you can call but not really much follow up by management. DO NOT expect to work from home here, the gardners are here ALL DAY twice a week and they love their leaf blowers and edgers. And yes as mentioned by several other reviews there is constant construction noise.
If you don’t work from home I’d recommend a unit overlooking the lawns or the ones with a court yard and garage in the front, and pray you have decent neighbors because you’ll be stuck with them.

Not worth it!

DO NOT MOVE HERE. We were there just a few months and had to leave due to problem after problem after problem. We had a stack 3″ thick of maintenance issues that had to be repaired regularly. Moving day we found water gushing through the pantry — obviously this had not been check prior to move in. We then could never get rid of the mildew smell left in the pantry. These apartments are old and show their age.
They are overpriced for what you get. We tried to graciously provide a 30 day notice and when we were told by the apartment manager that she would happily send our 30-​day out invoice — she never did and now claim that we owe triple the amount that was originally due.
The parking is a nightmare, there are never spaces available. If you get home at 4:00 in the afternoon, you better stay there or you will be walking from the other side of the complex.
The management of this development is horrible and unresponsive with the exception of Jamie the Maintenance person who tries very hard to keep everything done.
Save yourself the trouble… there are too many other options in the area.

I’ve lived at Harbor Pointe for a couple of years and plan to stay as long as I can afford the rent (it is one of the higher priced apartments in the area). The property is well maintained and staff and management do their best to be helpful.
There has been some turnover in staff since I have been here but the most recent change in has been great with a more professional & knowledgeable approach.
In an effort to be forthright in this review, I will say we were disappointed when we moved in that not all of the items promised were done. Carpets were not replaced and cabinets were clearly not refurbished but the apartment was clean and the few maintenance issues were corrected promptly.
We have had a few repair requirements (hot water heater was the big one) which were dealt with quickly.
With the exception of a very few tenants who don’t bother to abide by their lease agreements, the posted rules and are just plain inconsiderate of their neighbors, this is a great complex!
To those very few, less than considerate neighbors (at any apartment complex): curb your dogs in marked areas and clean up after them. Keep your pet on a leash. No skateboarding (I’ve seen a couple of kids inches from being a hit by cars in the parking lot — nothing against skateboarders but go to the skateboard park) and be responsible in the pool and gym areas — don’t leave your kids unsupervised, be respectful of others in the complex — this isn’t a single family dwelling.
Great area, close to shopping, the beach and all-​in-​all a nice place to live.

The following is our opinion only… your mileage may vary.
Yes, we know apartments are not condos or houses and we need to manage our expectations when renting, but the level of disservice, dishonestly, and unprofessionalism we perceived from the Harbor Pointe management was unnecessary for them to run a profitable business. We found the staff to be unknowledgeable of their own policies. We were told conflicting statements of policy from different staff members on more then one occasion. You would think they would all be on the same page, since it is a large part of their job responsibilities.
We left after 6 months and gladly paid the lease break fee to escape from this hole. Here is a summary of the nightmare we experienced there in hopes that you do not have to go through what we did. Likely, there are renters happy with apartments there; you may be one of the lucky ones too. So take this as our experience only and do your homework before considering renting there.
1. We felt that the sales staff lied to us on many counts. We asked specifically for a quiet location on the property, and they rented us an apartment close to a busy road and just before planned renovations that began a couple weeks after we moved. It starting with the removal of the bushes that hid a foul-​looking chain link fence outside our front door. They did not bother to clean up the trash exposed by the bush removal for several weeks. Next came full construction inside nearly all the units in our building. (I wondered why so many of our neighbors moved our within several weeks of each other.) The apartments probably look great now, but we had to hear the entire construction process.
2. There was a known noise nuisance in the form of a rock band that shared a common wall with the unit we rented. We heard lots of guitar and drum noise and periodic fights and screaming from the continual stream of temporary girlfriends, just before they got fed up and left. The office said that they were «working on it with their lawyers,» but there was never any change in the noise level.
3. The air conditioner compressors are placed near the kitchen windows with no shielding, and we could not open our kitchen window without the noise and dust created by these old compressors, which seemed to be running all the time. We asked the office to move the one that was not ours, and they refused, citing that they would «have to move everyone else’s». Lame excuse.
4. Then we asked to be relocated to another unit in a quieter location, but they cited their «policy» that said we cannot move within the community until our lease is up, and then only to a different floor plan. They also said, curiously, that the replacement renters in our unit would have to experience the same conditions, and it would not be fair to them either. WTF?
5. The management made us feel untrusted from the start. You need to pay the move-​in payment with a bank check (not a personal check), even though they already charged us for running our credit. They did the same for our move-​out payment, and also sent a note with the final accounting statement that our account will be sent to collections if not paid without thirty days of move-​out. Of course it took them 25 days to send us the statement.
6. Usually when people treat you suspiciously like this, they are dishonest themselves. They sent us a statement from their «carpet guy» which indicated (on a floor plan from a different apartment type) that our cat urinated in dozens of locations and charged us for replacing the entire carpet ($ 850). This is a lie. Our cat does not urinate on the carpet and certainly not in the middle of the rooms where we had rugs with waterproof backings. I had a feeling from the way they operate that I would not see my deposit again, and I was right.
We are now renting in a community with truly professional management who take pride in the community and helping their clients feel welcome. We have had NONE of these types of issues in our new home. There are many places to rent from (one across the street from Harbor Pointe), and this apartment complex should not be on top of anyone’s list, unless you are in a rock band and want a free pass to annoy your neighbors.
