Being a licensed General Contractor with over 25 years of home building and home inspection experience is what Rick Yerger, owner and CEO of Building Specs, brings with him to your home inspection. Respected as one of the best in the home inspection business for having detailed, comprehensive and professional inspection reporting, Rick and his team of skilled technicians performs home inspections for some of Southern California’s most elaborate and complicated homes. Building Specs has inspected homes for famous athletes and Hollywood movie stars, and along with his team of skilled technicians, was commissioned to inspect a home owned by a famous Hollywood celebrity with a listed price of $ 40 million dollars, the highest priced home sold in Orange County to date. Sixteen years of continuous training as a professional home inspector and our extensive background in construction enables him and his team to identify problem areas previously missed by others.

Rick Yerger has an extensive background in all aspects of residential construction. As a construction field superintendent dating back to 1982, he has successfully scheduled and overseen all phases of construction from ground breaking through completion and owner satisfaction on over 560 residential and multi family units; adding up to a strong knowledge of structural, foundation, framing, plumbing, roofing and all related components of a home.

In May of 1990, Rick became a licensed California State General Building Contractor and continues to maintain his license in good standing.

Rick has been professionally trained as a qualified home inspector by a nationally recognized home inspection training facility. In addition he has taken related courses given by Construction Educators Inc. out of Sarasota, Florida as well as participating in ongoing Association sponsored meetings and seminars. He completes a minimum of 30 hours per year of continuing education, required for maintaining Ca

Justin met me at my condo unit to do the home inspection and arrived before me. Very professional, informative and encouraged me to ask questions. He used computer on site to go through check list including structural, all appliances and even gave me suggestions for upcoming maintanence. I am awaiting final report, however he summarized findings with me verbally prior to leaving unit. He even took extra time to help me do measurements of floor space for tile and of all windows and helped me to get together a priority list for improvements and necessary appliance replacements. Thank you for the wonderful manual you provided at the end… a Notebook complete with section for report and informative Do It Yourself manual in the back to help with minor improvements and safe money.
They were $ 50 more than competitive bid but well worth the professional information. I feel that I am making a wise decision and am ready for the future.

His reports are thorough and clear. He tells you everything you should know good and bad so that you can make an informed decision on what you are getting yourself into.

I received the full report in the evening after his 4 hour inspection which ended at 5:30pm. The guy is a machine. He is without a doubt the best inspector I have used after six home purchases. We bought our home «as is» as a condition of sale to get a great deal on a fixer. Thank goodness we had Rick come out to identify all the hazardous items we needed to have addressed before we settled into our «fixer» with our young son. He found a crack in the furnace which was hard to see but particularly hazardous, in addition to improper plumbing installations around all our hot water heaters, roof issues, and more. All in, the items we needed to address quickly did not break the bank and we still got a good deal on the house, but we also got peace of mind knowing that we identified everything that needed to be addressed quickly so we could fix everything else over time. Rick is very thorough and he will find everything there is to be found. I can’t recommend him highly enough.

I couldn’t recommend this company any more than I do. Honest, straightforward, and has more knowledge of any company I have worked with in the industry. I am a Real Estate Broker and whenever I am buying a home for a friend or family member I call Building Specs. The reports that they generate are detailed, thorough, and very easy to navigate. They are a little more expensive than the rest of the inspection companies out there… but they are worth EVERY PENNY.
Whenever I have an inspection I ask for Rick Yerger. He is thorough beyond words and explains everything in a manner that is easy for my clients to understand. He takes time during the inspection to stop and explain even the smallest of issues, and finds items that we couldn’t have even imagined. He explains what is normal in the age of the house he inspects and what is out of the ordinary. He lets you know what the major concerns are and why they are major. I will continue to use Building Specs and I tell all of my agents that this is the company to use when you care about your buyers.
Bottom line: Use these guys. If your Realtor does not suggest Building Specs then ask why not. It is your money and you should get the best. USE THESE. GUYS.
