Update — I love living here. After they got the Gate installed at the front and the guards are no longer there parking became a little easier. I was able to get a garage. The only problem this place ever had was parking. Mainly towards the front of the complex. The rear of the complex has lots of parking! Everything else about it is spectacular. The community is a joy to be around. The atmosphere this place has is like no where else I have lived. I really enjoy it. The people who work at the café are a joy to talk to and they are extremely helpful always!!! Come check this place out!

We lived in the Upper East Side for 2 years. It was a great place to be — even with a kid. The whole family enjoyed it. We loved the complex, the staff is super nice, the social events are great and the residents are all friendly people.
Obviously after spending that much time in a place we also found some negative things: the walls /​floors are too thin. You can really hear every step of the neighbor upstairs. We also are not sure if Smith Patrol is the best security service to hire. Most of the time they do nothing.
However, it is an excellent place to live overall and I would definitively move there again. We only moved out because we wanted more space for our daughter to play.

We’re not very impressed with this property. We moved in last year and have had continuous parking issues, car vandalism and to add to it, not very helpful staff. The majority of good reviews on Unilocal appear to be Café Staff, usually sitting within the café throughout the business day. I will admit that there is always a pretty face sitting in the café, similar to a group of old gossipy women. One of the girls and the bearded gentlemen are dog walkers for the complex, along with performing as part of the Jazz life on Thursday evenings… They are just too cute together how hard they work. I just wish that others maintained the same roll as these two do with the pets. The complex needs to create a better management environment maintaining the staff and their duties because I see many uses for them throughout the complex not being utilized. It makes you sometimes regret walking into the café because the staff all stare at you… My children are always worried about going to get their cookies because of this environment. If I myself could provide any advice, please make it more comfortable in the clubhouse and quit having so many stagnant people that don’t live here taking up the seating areas!

We have been here almost 2 years now and are about to renew in April. I have friendly that live all over Uptown, Lower Greenville, and Knox-​Henderson. Every time they join my wife and I for morning waffles or morning bagels on the weekend, they can’t believe how many residents wake up early to have breakfast and hangout. This place has THE BEST community events you’ll find. Food truck visits, live music, weekly happy hour, crafts, movies, and sports! Free espresso from the café and the concierge ladies are exceptionally friendly and helpful (talk to them!)
Parking can get tough at night, but there’s attached and separate garages for rent. No complex is perfect, but the atmosphere and style of this one is hard to beat. There’s a great mix of seniors, families, children, young professionals and pet owners here.
Did I mention a lap pool AND infinity pool? A hot tub AND cold water immersion tub (for you crossfit types).
Take time to hang out in the café and talk to the concierge and residents! Many of us are happy to share our experience that will help your decision.

For anyone looking to enjoy all that Dallas has to offer, Upper East Side is the place to call home! The location cannot be beat! You are within minutes to the best Mall in Dallas, 2 Whole Foods Grocery Stores and Central Market. It Sits in the middle of a wooded mature property that provides an escape from City life for walks, Jog’s, and bike rides. You can ride you bike to white rock lake within 10 minutes and Über to all the best restaurants and bars Dallas has.
The property is a Italian Tuscan Villa meets, Magnolia Silos meets Restoration Hardware! The café and Full Time Barista is fantastic and that is just a taste of everything this property has to offer. Top of the line workout facilities, classes, lounge and lap pool, out door entertaining, all while never sacrificing quality (Gourmet Grill area, Pool Cabana’s, etc.) Whats truly great is the effort this property makes to create community among the residents. Yearly events take place every week of every month from Happy Hours to Community Dinners. These events are absolutely over the top in a great way!
Aesthetically this is all great, but what really makes this property Home are the individuals who make up the staff. The people who work at this property have become more like friends and family than community staff. Any need that I’ve ever had from a changed light bulb, to a package signing request is addressed without question. Unlike other properties, the staff in this community truly accommodate it’s residents to the fullest degree. What I will miss most when I choose to move out is the staff, period.
In summary, Upper East Side is hands down the best valued property in Dallas! We look forward to seeing you here!

One lady Beth the concierge is extremely rude. Whenever I ask them questions I get a ruse response. I’ve heard this from
Multiple other residents too. Upper east side would be a much better place if she left.

I moved from out of state and picked this complex based on their Internet website and amenities — BIG MISTAKE. I will go through the pros and cons of my experience there.
Pros: (1) I had a unit with a garage attached, so parking was not an issue for me. (2) The lattes prepared by the café were free and great. (3) Waffle Saturday was great, as I am too lazy to cook on weekends. (4) Location — very close to Sam’s Club, Walmart, Best Buy, mall, Park Lane stores, Whole Foods, and next door to library. Near highway, so getting to anything or getting something was not a problem and easy. (5) The café/​clubhouse sold drinks and snacks and salads for $ 1.00 — and had free cookies every day. I did «shop» there a lot and liked it. (6) The gym was always clean and the attached tvs were great, so are the mint, cool towels when they have them. (7) While I found the management office to be completely inept in all regards (maintenance requests, move –in, move-​out, info), they did always ask what they could do to make it better and I was able to get out of my lease to move out, as I was unhappy here. (8) Open dog area — it is nice to have your dog off the leash. (9) The tennis courts at the clubhouse.
Cons: (1) Security. The «patrol car» is a JOKE — ¼ the time there is no one there, the rest of the time they are watching tv and texting on their phones so they never look up to see who is coming in. It is very unsafe. I was given a number to call if anything happened and when staff tried to use it, it rang and rang and no one answered. (2) The pool looks nice, but when lived there is was so full of 20+year olds having tons of friends over and getting drunk by the pool, you could not go. If you are a 20+ year old cute guy or girl, this is OK for you — but a middle aged professional did not enjoy the frat party feel. I can say when I was there the police were called twice that I know of due to pool «party» behavior. (3) The «personal assistant» or concierge was a bigger joke than the security. When I had questions or issues, they knew nothing — just kept getting told ‘I don’t live around here, so I don’t know.” They scheduled a tv mount for me (but no one showed up) and took a maintenance request for my broken a/​c — and no one showed up. My experience with them was that they were phony and did not really want to help you. I was constantly left «sorry we missed you» tags on my door for packages — not sure why they could not be left with the «personal assistant.» (4) For the money, it was all sizzle and no steak. (5) The office staff are «pretty sorority girls» that did not seem to know much about the property. My move in was screwed up and my move out was screwed up — got charged for pre-​existing condition that the office had been out to the apt after move in to photograph and note for the file so I would not be charged. While I did get my money back after complaining, they were rude before they reviewed their file and saw their own photos. (6) The finishes were very low quality, for example, the cabinets were not high quality, the floors are not real hard wood. (7) They touted being LEADS certified energy efficient, but the appliances were NOT energy efficient and were cheap apt quality energy hogs, not what I would expect for a luxury living place.
Bottom line — for a young person, this is a «luxury apartment» compared to the dorm and you will surrounded by like minded partying people, but for actual professional who have lived in luxury buildings, this is NOT a luxury high rise facility and they did not have customer service oriented professional staff. It was not for me.

I will post a more detailed review later. But for now I’d like to say that although the complex is nice, they lack big time in many other areas.
Smith patrol is rude.
There is NEVER parking spots available, so be prepared to walk the length of a football field or two if you come home after 6 PM.
Smith patrol will harass you if you don’t have your silly «splash pass“with you in the pool area.
The walls are so paper thin, even my small Bose mini was too loud for my upstairs neighbor. I could hear him walk around and slam cabinets but I never called to complain, these things didn’t bother me that much.
And lastly, don’t count on getting your deposit back. They will find a way to keep it. After living in the village for 7 years with no issues or complaints whatsoever; UES was a major disappointment.

I’ve been here a year and love it. 99% of the people here are professionals and there are a lot of families. Everyone is very friendly; we know a lot of people here and we always go visit the café and do the evening activities. It truly is a welcoming community; the concierges and the barista (who unfortunately is moving to Oregon shortly!) remember everything about you. they are more like friends than people who just work at the apartments. We also rent a garden plot so my daughter and i can grow veggies and she gets a real world experience in the middle of the city. I also like the fact that we can just walk across the street and go walking along the bike paths and visit with the ducks at the Lakes.

Pros and cons:
I am writing this at 4 am due to the fact that I was woken up, again, by my neighbors having sex. Paper thin walls people!!!
Pros: location is amazing. They started cleaning up all the dog poop in the dog areas that most jerks with big dogs neglect to clean up so kudos there because for quite a few months that was an issue. For the most part the interiors look pretty. Café is cool if you use it. The pools are nice. They do a lot of functions I do not go to but I hear are awesome.
Cons:
I do not know why the reviews that discuss noise are ignored but seriously the walls are paper thin. I can here normal conversations by my neighbors or thankfully her short orgasms which mind you is vile. If they lasted longer I’d hang myself. This noise situation is extremely frustrating. The other review which was «not recommended» about hearing your neighbor sneeze is unbelievably true. Noise is a huge issue. That and I have a 120 lb neighbor above me and she sounds like a whale. Never in my life have I heard my neighbor have sex or could pretty much chime in their convos because I heard it all. Yes you should expect to hear some noise in an apt but dammit not hear someone’s full convo! Secondly parking… still an issue, even for guests. Good luck. Maintenance is about ⁵⁰⁄₅₀. The dogs in the surrounding buildings can bark non stop for months which means noise complaints do not get taken seriously. The gym is two level yes, but really I’ve seen better on single level lol what does it matter if not enough equipment? Security? Lol although nice people, they could practically wave in a mass murderer and smile. Scary!
Unless u live top floor with no bedroom wall shared then choose elsewhere, and unless u get a garage which is a rare commodity, then move elsewhere.

We were so lucky to find this complex when we first arrived to Dallas. There are so many amenities, it would be difficult to name them all. To highlight a few, there are two pools, one an infinity and one for laps. There are two jacuzzis for cool nights just to lounge around. There’s a café with any kind of coffee you can imagine, and they’re free! They do a fantastic job with social events and bringing everyone together, and this is so wonderful since Dallas brings in a lot of people from different parts of the country. The people that live here are all really nice and respectful of one another, and except for a few immature kids coming home late on the weekends, we never hear our neighbors. They even include yoga on site in their two story gym, and in nice weather, they offer the practice outside. The yoga teacher, Barb, is my favorite. I couldn’t be happier with this gem we found, and hope to stay for another lease term.

Another update to my review…
My roommate and I decided to renew our lease for another year. I felt it would only be fair to update this review as to why we decided to stay another year after all the complaining I did. I had a not-​so-​great move in experience and the parking still sucks– but other than that, the apartment really can’t get better. I’ve also figured out a solution to my parking problem. This will only work for tenants living in the buildings close to the entrance next to the public library (buildings 1 – 3). I still can’t find parking when I get home from work (anytime after 9 pm) anywhere near my building. What I now do is **drumrolllll**… exit the apartment, U-​Turn twice, and park in the library parking lot. I live in one of the buildings right next to it, so it’s actually closer than trying to find parking deep inside the property. After figuring out this easy solution, I have no reason to leave this wonderful apartment. All the other good stuff the other reviewers mentioned about the apartment is true. I never go in to the café or join in on any of the activities, but I always get the flyers for them. Maybe this year my roommate and I will actually participate in some of the activities.
One thing I don’t think I’ve mentioned is how nice and quiet it stays around here – even during the summer. at the pool! Most apartment pools around here are normally packed with college students and all their friends. I visit the pool often during the summer, but there’s usually always someplace to layout.

I had to sit on this review because I honestly didn’t know how to start to write this and I’m not sure how people will take this but I feel as if my experience will be helpful for some who are thinking about leasing at this community.
My roommate and I came to the Upper East Side mid January looking for a 2b2ba apartment and we needed to move the first week of Feb. As soon as we get there we are greeted by a very approachable young lady who was busy but she told us to have a seat and someone will be with us in a minute. A few minutes passed and we are approached by Lauren the property manager and she shows us to her desk. Right off the bat my roomie and I didn’t get that «Welcoming» feeling from her but we really liked the property so we were pretty much all in.
As soon as we saw the 2b2ba apartment we completely fell in love with it… but Lauren didn’t ever really «sell» us on the apartment, and we never really felt like we were wanted in the community. The property sold itself because it was truly a beautiful property. She originally told us that it wasn’t any available but that floor plan was the only one that we liked so we asked her to double check when we got back to her office. As soon as we get to her office all of a sudden one was «magically» available. So we applied and put our deposit down that day and now we were waiting on the response.
Two weeks pass by and we are still waiting a response and my roommate calls me and she is like check your email, Lauren just emailed me and said something went wrong with my application so we need to call and figure out what we can do because we needed to move the next week. So I check my email and there was no email from Lauren so I called. When I called her she said that it was the decision was made from whomever they get our background checks from. So I asked her for the number of the agency they get the background checks from so I could called to see what was going on because I knew we didn’t have anything crazy on my record. I call the agency and their representative told me that they just send the property the report and the final say so is ultimately up to them. So now I’m frustrated and confused because someone isn’t telling me the truth and we need to move ASAP like in the next few days. AHHHHH
So I call Lauren again and she tells me that no it was the agency decision and it was up to them. Then I asked about the option of having a co-​signer and she said that my application didn’t come back with the option (that was up to the agency). Again, getting the run around and I’m feeling NO ONE is telling me the truth. So I call the agency back again and I ask them why I didn’t get the option of having a co-​signer and they told me that that was up to the property as well. All they do is send them a copy of the report everything else is up to the property.
At the point I’m pretty upset, I call Lauren back and tell her what the agency told me and now her speech is all misconstrued and she stuttering not making sense. The whole time I’m trying to work with her and its like she didn’t even care to work with me to help this situation… let alone she knew we needed to move within days and it took them two whole weeks to get a decision back. So at this point I’m like you know what I don’t even want to live here dealing with this already and clearly she don’t want to work with us or want us there so we are just going to try to find some where that will work with us. I was lied to flat out multiple times and that was that last of it we needed to move on… we were just wasting time playing phone tag to people who clearly don’t want us at their property.
So the next day we went to The Lofts at Sylvan Thirty and we are so happy with how everything turned out. We were approved on that same day, was able to move in the next day and they had some really cool move in deals that we just couldn’t pass up. We had to go up in our rent budget but we were so okay with that because they worked with us to make it work. We actually recommend them to a couple of my friends and they moved in last week. We love the staff here and everyone is really nice. We feel at home.
It took me a very long time to write this review because I’ve felt so uneasy about it but I felt like I should share with my peers my experience not to say that that will be your experience but just something to be mindful of… you never forget how people make you feel right!!!

I am always hesitant to write a review about apartments until I have lived there for a substantial amount of time. Now that I have been here for about one and a half years and lived in two apartments in different areas of the complex, I figure that I could drop a couple lines.
Upper East Side is the best apartment complex that I have had a chance to live in. Dead serious. Get ready for a hailstorm of overwhelmingly positive adjectives.
The price is a little high for the area (The Village), but is very competitive compared to Uptown. If you are between Uptown and here, choose UES and get significantly more bang for your buck. Meet your neighbors and actually park near where you live.
Amenities here are ridiculous to the point that they are borderline stupid. The unreasonably nice café has a barista every day making delicious coffee until 11. I have stopped choosing what I order at all and leave it to her to choose for me. The café always has a stocked drink fridge with seasonal food options for $ 1 and fresh cookies and coffee all day. I have a tendency to use their wifi and work from there often just to snack all day. The gym has two stories, one for spin/​aerobics and one for weights/​machines/​treadmills. The pools are great once it gets warm. The lap pool is usually pretty quiet if you want to actually swim laps or lay out in peace. The infinity pool is the party pool in the summer and has a great grill. The infinity pool wasn’t even poured when I signed my first lease, but it came together quickly.
The happy hours and events are incredible. Usually a local brewery or restaurant hosts a happy hour with free food/​drinks and live music. Food trucks come to some of them once the weather warms up. I have met a ton of people here that I probably would not have ever met otherwise.
If you ever need anything set up or just have a quick question, the concierge team in the café is always polite and helpful. They have helped me with dry cleaning, maintenance for my apartment, calling AAA for my car battery, finding my junk in lost-​and-​found, or just turning on the game if I just want to relax and watch the huge bank of tvs on the wall. They are always so personable and willing to help any resident that comes in.
I am a somewhat needy resident and I appreciate customer service and attention to detail. The leasing staff have been great with all of my nit-​picking and whining and incessant maintenance requests and lease changes. They always remember me and always go out of their way to help me solve the problem of the day/​week/​month.
The Village has their own landscaping crew that keeps all the flowers/​bushes/​grass on point. Sometimes they seem to just dislike something that was recently planted, so they just dig it up and plant something else a week or two later. It always looks awesome and never dead or shabby.
Parking has always been a touchy point for apartments. At my first unit here, I had to make sure that I got home from work by 7 or so to park right by my place. On weekends it was tougher, but never impossible. I have had to park several buildings over before and walk a bit, but it has never been truly impossible to park. Now I’m farther away from the entrance and there is always available parking and are lots of empty spots nearby.
Security guards are ever-​present and cruising around. They pretty much mind their own as long as nobody causes any trouble. I feel pretty safe even with proximity to Wal-​Mart and a few major roads.
Live here.

I have been living here for about a month and half now. This morning I was woken up by my neighbor casually talking through the wall. I heard him sneeze and was tempted to say bless you. For the price these apartments ask I expect not to hear any noise. I am so stressed out about this I don’t know what to do.

I lived in UES for a little over a year, and I really enjoyed living there. It’s somewhat pricier than the other apartment complexes in the Village, but you get a lot of value for your money and it’s notably more affordable than many of the equivalent apartments in Uptown Dallas.
There are a ton of amenities, including a two-​story fitness center, two pools (lap and infinity pools), an onsite barista who serves complimentary drinks, complimentary waffles on Saturday and bagels on Sunday, lots of social events (e.g., happy hour on Thursdays), and a nice café/​community center. Also, Beth and the rest of the concierge staff at the UES Café are incredibly kind, friendly, and helpful.
The only real downside to UES is that when I moved in back in 2013, the leasing office said that UES would be a gated community, but it’s 2015, and there is still no gated entrance. Other than that, it’s an awesome place, and I would highly recommend you check it out if you’re looking for an apartment in the area.

What is it like?
Affordable, luxurious, exciting… the list could go on!
My sister and I moved to this complex in November. We had spent months looking at other apartments, never finding a layout or location that worked well. Upper East Side is located in a quiet apartment neighborhood called the Village and it’s not far from 75, NorthPark, Greenville Ave, Henderson and only 10 minutes from Uptown. UES has layouts for couples, families or roommates. I live in an odd numbered building so I have dark wood floors and white cabinets with stainless steel appliances. I have received numerous compliments on the look of my apartment. I also appreciate the amount of thought put into the building of this complex: the placing of electrical outlets, lights, and nooks are all conducive to laying out furniture however I want! There is also wiring available in the ceiling for customs fans or lights. There is no shortage of storage space in our apartment including; large bedroom closets, a coat closet, the AC closet, the washer dryer area and our attached garage. I also love the programable thermostat and the fact that all UES buildings are LEED certified (super green!), saves me a bunch of money on my electric bills compared to my old apartment. Availability of parking is great, I never have to worry about my guests trying to find a spot.
My favorite part of UES is all of the activities! We get a little card on our door every month for «neighborhood meet ups». I can honestly say in the past 6 years, I have never lived anywhere where I know so many of my neighbors. There are happy hours on Thursdays often hosted by local breweries or wineries with live music and food (everything’s free). Waffle Wake Ups on Saturdays and Bagels & Brew on Sundays mean that I never need to make breakfast or go on a Starbucks run on the weekend. Speaking of, UES has a professional barista on staff every morning, weekday and weekend and every tuesday evening for FREE coffee, lattes, you name it. Other events include FREE decorating classes, cooking classes, fitness classes and personal training every week, march madness parties, etc. The café is always stocked with juice, tea, soda, snacks (free) and small meals from the corner market for purchase. It’s a great place to hangout and catch up on work, homework, and reading. The concierges will all remember your name and they are FABULOUS. They can take care of your dry-​cleaning, grocery shopping, or help you find tickets to a concert/​game. Another awesome perk of this complex is the valet trash pick-​up! Sunday through Thursday evenings, the valet service will pick up your trash and even bags of recyclables. UES also partners with Urban Acres, so you can pickup your fresh produce from the café drop-​off site.
I can’t wait until it warms up and I can go use the new infinity pool or enjoy a concert on the lawn or from my balcony. There is also another lap pool, plunge pool and yoga lawn over by the two-​story fitness center.
All in all, I am so happy with my decision to move to UES and have already had a friend decide to move in to the complex too!

I seriously cannot say enough good things about this property and the management. The entire property is clean and well-​maintained and the management and everyone who works here are SO wonderful! The apartments are beautiful on the inside with granite countertops, stainless steal appliances, and hardwood floors. The maintenance staff is also super friendly and will come out ASAP if you have any problems/​need assistance.
I absolutely adore our concierge, Brittany, and she does such a fantastic job at promoting and organizing such wonderful events. I mean seriously, where else can you get free wine and beer every Thursday night plus live music and great company? Or free salsa dancing lessons? Free waffles every Saturday morning and free bagels every Sunday morning? And don’t even get me started on the FREE lattes you can get every single morning (and Tuesday evenings) made by our awesome barista, Chelsea. Yeah, these are only a few of the amazing perks offered by this wonderful property and the overwhelmingly hospitable and hardworking staff.
This place also offers access to two pools, a lawn for yoga, a 2-​floor gym, and a variety of work-​out classes are also available to all those who are crazy about fitness as well. And if that’s not enough, you have access to the Village Community Fitness Center as well. It’s also only about 2.5 miles from Whiterock lake and has a great location close to Northpark Mall, Greenville Ave, and super quick access to 75.
I seriously love this place so much, and recommend it HIGHLY to anybody considering moving to Dallas. Just do it.
